Make it up as they go
March 24, 2020

Said they couldn't do a loan modification because I defaulted within the first year of a prior modification. At no time did they inform me this was what I was agreeing to when I signed the original modification. It looks like they found a loophole somewhere and said oh, this is our investors guidelines. That is no reason not to do another modification.

I refinanced with Quicken Mortgage (now know as Rocket Mortgage) who took only one of my payments before assigning me over to Mr. Cooper. Mr Cooper's automated phone payments system apparently did not record all twelve digits of my bank account number (to be used) on my first payment, but gave me a confirmation number for the payment. So i got a $25 rejection fee when they tried to get payment from my bank with the partial account number. Then, i had to pay extra (instead of a $14 fee for using the automated phone system), it cost me $19 to talk to a live body to get it straightened out. The Mr. Cooper employee said she would escalate the issue (send it to her superiors) to get the fee reversed. This is not a good start. I'm not recommending Mr. Cooper to anyone.

Do not I repeat do not sign on with this mortgage company, even if it was free it is not worth dealing with these people who sit in their office and steal your money. I refinanced back in 2018, it cost me *******. 00 dollars to do that with mr. Cooper what a ripoff and they will not disclose what the cost was until the of the process when you are locked in. Buyer be aware of getting ripped off by Mr. Cooper. Terrible customer service, terrible to do business with, and they will rip you off. Richard S.

Escrow
August 22, 2019

Mr cooper took over my loan, then failed to pay my insurance through my escrow account (1500$ set aside for insurance). Insurance company drops me for non payment, then mr cooper fines me for not having insurance. Do not do business with them.

This is a very difficult system Mr. Cooper has. If you can go somewhere else. No one answers, if they do it takes a good 45 minutes. We were sent a letter about our insurance, we had to change. We sent our new insurance and a month later we found out it wasn't accepted. No reason why, no explanation, just go to the website and send it. As I tried to find out, it literally took me 2 hours to find out the names didn't match. Not so hard right? We sent a fax, but it takes three days to confirm if a fax was sent... so it just continues. The madness.

We were transferred to this company. They claim that our loan was discharged in a bankruptcy. They were sent all information to prove that this is not the case months ago. We have never been late. Except when they took 1.5 months to send us the new account number. They have not fixed the issue. We have recieved paperwork asking our intention to vacate. All statements have a bankruptcy disclaimer. Now They have adjusted the interest and principal amounts to match down to the exact penny of the prior, but far less on principal and much more on interest. Customer service refuses to acknowledge the issues. Absolutely the worst mortgage company.

HORRIBLE!
April 3, 2020

I just wanted to tell my experience with Mr. Cooper. I have lost my job due to Coronoirus. I called Mr. Cooper on Friday. I was on hold with them for over 6 hours. When they finally came on the line, the first thing I asked if they had my phone number, and would repeat it back to me. I wanted to make sure that they could call me back if we got disconnected. They said that there was really nothing they could do for me. I asked about the forbearance, for some reason that was not an option for me. She said I could try to apply for a modification. I am not sure how that is going to be possible. We have lost half of our income, our bills outweigh our money. So I started to cry because I was upset. SHE HUNG UP ON ME!

So I had run into some problems paying my mortgage. Working to get straightened out. No where near foreclosure but am behind. Mr Cooper sent somebody into my house to "inspect" They proceeded to Winterize everything claiming the house was abandoned. I came home from work to find doors wide open. Family room and kitchen trashed my refrigerators and freezers empty. Now that the kicker to all this is. In one of the freezers I had been stashing cash to pay my HOA dues. Had about 2200 dollars in a box in the freezer. Been trying to get answers out of Mr Cooper but all of a sudden not a peep. They hound me constantly for the past due even though there is good faith agreement in place for the past due. But trying to get an answer now. Not a peep

Their sales team tries to force you into completing a refi with them. If you choose to refi at another institution they charge crazy fees to give you a payoff quote. They are rude on the phone and refuse to remove any of the fees. They charged fees for county recording fee without even knowing what the county recording fee actually is. They are untrustworthy. Stay far far away from this lender.

This company has the worst customer service in the world. I've never written a review (bad or good) in my life and this is the first. Now I should've checked these other people's reviews before I started. I tried to refinance for 4 (?!) months and on the very last day of closing I didn't even get a call about it. I called multiple people including my loan officer furiously multiple times, but to no avail. I wasn't able to close and all I got later was an email that said that they're sorry for the miscommunication but would I like to try again.

Their names are: Victoria Chu and Gabrielle Amador. Do not work with these two.

We needed a release of lien for a real estate transaction. Cooper said that it was paid off, but refused to send us the release. Then they said it was not completely satisfied. We gave them the option to provide us with a balance due and the option to send the intent to release. Mr Cooper won't do either... even after quoting our state's real estate law, they are not honoring either option we gave them.
The lender in this transaction has been clear to close for 3 weeks now... and Mr. Cooper is holding up the lives of a dozen people while they just sit on their thumbs. I couldn't be more frustrated and will NEVER use Mr. Cooper again... and I will also actively dissuade everyone I know not to use them either.

It's a SCAM
April 30, 2020

My mortgage originated with Bank Of America. It was sold to these creeps. I sent a mortgage payment at the beginning of one month - only to have Mr. Cooper pretend that I didn't send it. To make matters worse, "Mr. Cooper" decided to extort that money from me, and kept my credit score hostage. In the meantime, I recieved all sorts of very questionable collection phone calls, and no promise to withhold cashing the earlier check in consideration for the payment I arranged online. This is not a legit organization. If your mortgage lender sells to these jerks, CHANGE LENDERS IMMEDIATELY. Not kidding, this organization is a sick joke set up for the purpose of robbing you.

Is ZERO stars an option?
November 18, 2019

If you are unfortunate enough to have had your mortgage sold to this scam company or their former entity, "Nationstar' my best advice is to file complaints early with your state AG and. / or Consumer frauds dept. If you happen to be in NY you may also want to contact Nina Pinada at ABC TV in NYC. She did a wonderful investigation of these crooks a couple of years ago and I'm sure she would like to do a sequel.
Forget wasting your time with their"customer service" Instead send all your complaints to their CEO. ( with copies to the AG and Consumer Frauds dept.)

Disgusting company
October 12, 2020

I paid all my mortgage fully because their unpleasant attitude. Then, they still made my life misérable. They did not send me the deeds and ping-pong me about the paperwork. Ow... we did not receive the money, ow... the account receivable pregnant, got mosquito bites and so on... thousand excuses. After months, they told me that I supposed to have contact with the city about the deed.

How misserable they are? The customer service was very calm to response my angry. I guess it is what they do everyday.
Sure, I will report them to BBB.

August 25, 2020

I'm on ssdi not by my choice my injury changed my life. And when bank of america sold my loan to mr cooper my payments went from 532 a month to 732 a month. I asked if they would move my payment date to the 27th and this way I can make the payment. They said make two payments and then you can make the change yourself and then they knocked off the fees jumped my house up to 832 a month. They are very ungrateful. I hate mr. Cooper they suck..

Mr Cooper paid my homeowners insurance twice and then did an escrow analysis which raised my payment substantially. They not only refused to take any responsibility or actions to help restore the error, but they also made it very difficult for the insurance company to refund the overpayment. When my insurance company finally was able to get the money back to them, they held it for two weeks before putting it back in my escrow account. Then another week to prepare a new escrow analysis. I was forced to pay one payment at the erroneously high amount. I filed a complaint with them and got a letter back saying that they would have a response no later than July 24. It is now August 5 and no sign of a response. Borrowers need to have some rights including input on who the servicer should be. Mr Cooper bought the servicing from the lender that originated the loan; the loan itself was sold to FNMA. Complaints pending with state regulators and BBB.

My mortgage was sold to these guys a few years ago. They have screwed up my escrow account repeatedly and increase my payment by over $200 a month in barely over a year and I had a fixed rate. Went to refinance earlier this year with them, thinking this would be a quick process since they already had all of my records. They kept asking for new documents, or documents previously sent, days/week would go by and I'd hear NOTHING from them, the timeliness and communication overall was really bad. Then after 4 months... 4 months. They declined by refinance although I had well over 50% equity. They said they'd do the refi after October, when I had more income, which wasn't needed at all! Went with another company the following day, and closed with a lower interest rate in 3 weeks! They just wanted to keep my loan at a much higher interest rate and had no interest in doing whats right for me, their customer! I couldn't be more disappointed in this company! Run from Mr. Cooper!

HORRIFIC
March 5, 2020

If you want to be taken advantage of, disrespected, and no service, Mr. Cooper is your answer. For 10 years they paid a sewer connection fee (we built our home) out of escrow, and all of a sudden stopped. 8 months later + the BBB + attorneys they finally paid it. If you want your FHA MIP dropped, call, call, and call 10 more times. They currently owe us $800 for that. If never want to see your escrow statements or understand how they are calculated, use Mr. Cooper. If you want to talk to a computer for 11 minutes then get hung up on, these are your guys. This company is a disgrace. The only reason we are here is because our mortgage was sold to them which we have no control over. They should be put out of business. I'll leave with... call the refinancing line (or answer their calls because they call 2 times a month) if you want help with your existing loan.
