Terrible customer service and warranty. I had to pay 400 dollars out of pocket for a unit that is only 2 years old. Since my filters were supposedly "dirty" they didn't cover the switch that burnt out but when I called another vendor and an actual HVAC tech came out he called BS on KB homes and showed me why that couldn't have caused my high limit switch to fail.
BEWAREWould give a zero if it allowed. Recently bought a new KB home. Worse decision of my life. Sub standard build. Home needed tons of repairs when I did my first walkthrough. After I moved in too. Every one promises to take care of you etc. But fall short. Had broken roof tiles. Ac duct work not attached. Walls out of plumb that needed to be torn out 4 times. Kb forgot to install my garage door opener as well. Soooooo many problems too many to list. Do your homework before you buy. And maybe pay a professional home inspector before you move in. I didn't get any of the so called "KB" experience I feel that I've recieved the KY experience.
We had problems during construction and even bigger issues with kb home loans. I would advise any one looking at buying from them to run the other way.we were supposed to close the 3rd week of june, heck, we can't ever schedual a mover.we did our walk thru and there is a lot to fix. This is my 7th home and by far the worst, and we are not even in it
STAY FAR FAR AWAY FROM THIS UNETHICAL BUILDER AS OF NOW I HAVE HAD BROKEN GRANITE INSTALLED, CRACKED FLOORING THROUGHOUT THE HOUSE, A PERIMITER WALL THAT COULD EASILLY BE PUSHED OVER, AND HAVE LOST OVER $2000 IN WAGES FOR THINGS TO STILL NOT BE FIXED. CORPORATE DOES NOT CARE ABOUT YOU THEY PAWN YOU OFF TO SOMEONE LOCALLY WHO CARES EVEN LESS. AS OF NOW I HAVE REACHED OUT TO A CONTRACT ATTORNEY TO HELP WITH THIS.
BUYING A NEW HOME SHOULD BE A MEMORABLE AND HAPPY EXPERIENCE. READ THE REVIEWS THEY ARE NOT LYING!
KB TURNED THIS EXPERIENCE INTO A COMPLETE AND UTTER NIGHTMARE!
HORRIBLE, HORRIBLE experience from start to finish. Never again will I deal with a KB home! All of the negative reviews are true from horrible construction practices to the ATROCIOUS customer service and HOA collecting fees and owners having nothing done for the community. I literally don't have the room to elaborate on everything but know that I will NEVER deal with a KB company again! Do yourself and your family a HUGE favor...stay away from this builder in Tucson!
When I decided to purchase my house through KB homes, I was working with Kristine Blair. I was lied to about when the house was going to be completed. There sales reps swindle you into putting your money down and try to force you to using there Lender, when I went to look at the closing costs they were around 11k and when I told them, I have my own lender there attitudes changed. I pulled out of the deal due to this and also the lengthy build times and lost my 5 thousand dollars over this. Be aware, I have heard numerous stories about them and still decided to use them and now I have lost out of a lot of money and still no house. I don't want anyone to make the same mistake as I did.
If you are considering buying a home from KB Home-please do your research. Google: Florida Attorney General and KB Home, Willowbrook in Florida. We purchased a townhome in Willowbrook and went through Hell. Our townhome literally started falling apart in less then 2 years-water leaking, actual "water falls" inside the home leading to mold. They take no accountability and have legal resources that go on and on. I am convinced KB Home can literally justify and get away with Anything and I do mean Anything. Please be aware as I would not wish dealing with this "company" on anyone.
The warranty doesn't mean anything. Don't be fooled like I was. Once there was a problem they didn't know how to fix they declared my warranty null and void. I paid an outside air engineer to find the problems and KB wanted to caulk some air vents and call it done. I'm now fixing my home and they continue to send me threatening letters. DO NOT BUILD WITH THEM!
WORSE COMPANY EVER. Since closing date till repairs to be done on a "new house"
4 months so far and this company can't make all the repairs that has to be done. Well FU@$ them. I did the repairs my selft FU@& coastal and west coast drywall&paint companies. Very unprofessional companies. Eagle crest the cove. Only CJ from customer service does his job besides of him… anyone else just give a damnnnnfu@& about your situation
Was going to build a new KBHome. Signed the initial contract, gave them a 20K check.
There was a lot I wanted but it was not released yet. They promised me I would have first dip on the lot when it was release. 4 weeks go by before the lot was release. But now they just tell me that I will NOT have first dip as promised several time over the 4 weeks. "We are doing a drawing now - you want to be in it"
The fact that my realtor and I spend a lot of time on this, they had my 20K check for 4 weeks, I lost out in other properties pisses me off
KBHome (mangement) do not care about you as a customer. They are not interested in having happy customers - it is all about the profit.
I recommend staying away from this builder and go with another one.
Disappointing experience they kept my deposit of five thousand dollars since April fighting my money that I gave with sacrifice and they told me that they would give me my money because the purchase of the house did not happen, and I have evidence of everything via messages that would return my money... It is a lack of respect, I will never buy with KB again.
We purchased a KB built home in the Cary, NC area within the
Amberly subdivision. Within months of taking residence, we discovered a foundation issue which KB Homes corrected since the home was under warranty. We've recently uncovered additional foundation issues and only discovered the issue after pulling up the carpet to resolve a water leak resulting from improper
Installation of the dishwasher. We havereported this to KB Homes and have yet to hear back from the company. Since the home is no longer under warranty,
We have no speedy resolution without taking legal action. We are in the market for a new home. Never again will we work with KB Homes.
My husband and I met with one of the sales counselors at the Edgebrook location in Bulverde in Texas. The sales counselor that we met with was openly racist towards us. He made many inappropriate comments during our meeting and made us very uncomfortable. We were strongly considering working KB Homes but after that meeting, we have decided to go with another company. This was a very hurtful and disappointing experience. They don't deserve any stars
First and foremost, from the very beginning I specifically asked the salesperson is my earnest money refundable up to design studio app? Their answer was "of course absolutely!". I specifically asked because what I read in contract " you only have 5 days". Do not believe salespeople. So many things were unclear about my home up until studio app. 2 of 3 bedrooms come with No Lights, Dining room No lights, Non insulated garage, home comes with minimal insulation, all bathroom vanities have no drawers, Kitchen Island is an expensive upgrade (other KB homes and builders this option is included) and the list goes on! This is where the prices increase just to make a 2021 new home "Nice". After selecting important options it doesn't change that the home is still built with no integrity and cut corners. KB home is a lower level builder with lower grade contractors and cheapest material. I was pre approved 3 additional times without even requesting to be. The system is calibrated to make more money off every house. For a $242,000 home became $300,000 with still a basic floor plan! Going with a different builder that provides features and quality I deserve for that price.
If you consider buying from KB Homes, be sure to have a real estate attorney look over everything. Do not trust their sales people! This company has put us through the wringer, charged us with fees for not going with their lender even though we never signed a loan agreement with them. When I first signed up, I told them that I was using my own lender (I work for a credit union) and they said it couldn't hurt to entertain theirs (KB HS Home Loans). They have you sign a contract to pay for any rate locks but the amount was left blank. They gave us a loan agreement and the origination fees blew away the huge builder credit they dangle in front of you. We rejected it and never signed. Then, the night before closing (which was cancelled that same night by them over lack of attic ventilation) our credit union is told to wire an extra $4,445 for a rate lock, citing the document we signed with a blank amount. They couldn't provide a signed loan agreement because they didn't have one. No bank will wire based on a no-amount agreement and a side note with a dollar figure, by the way. It took some serious protesting to have that removed and they did it "as a favor" to us. We are on our 5th closing now with no date set. I had purchased appliances and furniture after our final loan approval a few days before closing and now they tell me that if I have to trigger another final approval over this, since my purchases caused the issue, they would not return my earnest money if it falls through. Oh, and the reason I'm under such scrutiny over the loan is because I lost my home buyer for my current address since we couldn't move out in time for them (because of KB's date moves). They will make everything your fault and then stick it to you for it.
Save yourself and money and DO NOT buy a KB Home! I've only been in my house 2 years and I maintain my home VERY well... EVERYTHING is falling apart... my kitchen, floors, bathrooms, baseboards, you name it and it's falling apart... I am angry and frustrated because I put a lot of money into this home but sadly ended up with the worst!
Hello, I had entered in a residential purchase agreement with KB Home South Bay in April 2019. KB Home's affiliate lender had given me a prequalification letter and later declined my loan. I gave 30 days loan contingency notice to KB Home to cancel the transaction. Instead of cancelling the transaction, they sent to me a buyer default notice and not releasing my $49K EMD money. I am in arbitration with KB Home at this time.
I would appreciate if you could let me know if you are a similar situation.
In Summer 2018 I entered into a contract with KB Homes to purchase a new home in Rocklin (6120 Mehrten Cir), but unfortunately my initial work agreement with my employer (William Jessup University) fell apart after a few months and I had to withdraw from the deal. KB Homes representative, Jean Gaskins, told me that if I send them a letter explaining my situation, it is likely they will return my $3000 deposit, but they did not even bother to reply! I am very disappointed with KB Homes, especially now that I have realized other companies like Shea Homes and Century Communities almost always return their customers' deposits when they have legitimate excuses for not going ahead with the contract.
We have a five-year-old KB home in Copper Crest in Mesa AZ. Throughout the five years we have had continual electric problems with our garage door and water heater shutting off when it rains. Electrical outlets that sporadically work as well as flickering or non working lights. In addition we have a roof leak. Even though the roof visually looks brand new. However we have a leak on the ceiling of a bedroom which cost us several thousands of dollars to repair drywall, insulation, and paint. We also need to replace about half of our roof another $8000 because KB home used the cheapest roofing materials available that still passed code. Our insurance will not pay because they say the roof leak is due to builder error. KB home will not pay because our roof warranty is only good for a couple of years. Add onto that just shoddy workmanship such as the deadbolt on a door not lining up with the hole it is supposed to go into, or crooked corners and uneven measuring above door sills. KB does Not care about quality. They do things as cheaply and as quickly as they can to make a profit. When your home starts to fall apart, by that time too bad nothing is under warranty.
DO NOT buy a KB home. Our home is full of defects which KB refused to fix so we joined a group lawsuit as did a huge percentage of owners of these poorly built homes. Not sure about other states, but in "consumer friendly" California, the law is completely on the side of the builder to the point it is corrupt. First, KB was allowed to drag out the mediation process. We purchased our home 10 years ago and have had water coming up through the slab from the beginning. We went to mediation along with other owners and apparently KB is able to ignore anything the mediator says too, even though he is recommending recovery for us. This after two crews of inspectors tore up our home to document the situation. Moreover, only the original owner is eligible to receive anything under mediation. We are original owners but over the course of 10 years, several original owners sold their homes and KB knows this. Then there is the delightful portion of the law that says an owner is only able to address actual damage to the home. So if you have a leaky roof, you can consider damage to drywall but not ask for funds to repair the roof itself. KBs plan is to delay everything with their team of lawyers and not pay a dime to fix the homes they built with cheap workers and cheap materials. Once they have your money, their attitude changes and they do not recognize their 10 year warranty or even the recommendations of a court appointed mediator. In the end, it will be up to each individual homeowner to take them to court which is like David going up against Goliath. Shame on KB.
I can't overstate how much I dislike this company.
First off, it took 1.5 years for our house to be built. Our loan was in limbo the entire time. Whenever we complained to the builder they said 'our job is to build for KB, not for you'. KB gave me silence.
When we finally moved in, every single thing they installed like countertops were sloppy and damaged. The trees were dead. Most of the grass was dead. We installed our own blinds and the windows had differences of up to 2 inches right next to eachother.
They have a 'warranty service', but you practically have to scream at the corporate office to actually get anyone our. Our warranty officer doesn't answer the phone. We have to talk to the regional director.
We still have damaged items that were supposed to be fixed before we moved in. What really takes the cake is our fence was just knocked over and the retaining wall was damaged. Both issues that were supposed to be fixed before we moved in, that we pointed out multiple times. Now they write it off as 'storm damage' and will never fix it, even though I mentioned it before the storm!
Shoddy workmanship across the board, we can't get them to come fix poor paint spots, nor will they give us any paint to fix it ourselves, even though it's part of the contract!
Possibly even worse is how nepotistic and condescending they are. They only hire their friends and friend's businesses. I had a third party come out and they said "this is the worst countertop installation I have ever seen in 30 years" meanwhile I had to drag KB out here kicking and screaming to even look at it and it took 3-5 visits for them to actually do anything about it.
Answer: Just google the ceo of kb. And send him a direct email if you want action
