Build quality is MEH at best
July 14, 2022

Have had several issues since we bought our home less than two years ago, i was initially wary when they were pushing back on me getting an independent inspector for the home, claiming all their homes are internally inspected and "no one has ever asked to have a house inspected before, I don't know if we even allow it" was said a few times, my inspector found >20 issues requiring correction and noted that they have a habit of building shoddy fences so to keep an eye on that. Had a fence post rot out from the base and drop a portion of my fence and was denied warranty on it because it's been over a year, glad to know they don't even expect their fences to last.

Edit: i put value at 3 because i managed to buy before prices skyrocketed, they did however completely ignore my requests to sign docs for 24 hours and then came to me a day later saying i had just missed signing by one day before the price rose 10k so there's that

Dishonest
October 16, 2021

Kb homes refuses to fix ongoing issues and their warranty guy Mark F is a liar. We have a sewer gas leak and he came to the house to smell it, he smelled it, sent out General Plumbing. Their tech fills drain line with water, puts a camera in the drain line and air bubbles appear indicating a water leak. He fills out his report and leaves out the part about the air bubbles. We have had three leaks in our roof and the last time it happened I contact Kb warranty and didn't hear from anyone until five days later after I called their Texas and California offices. Untrustworthy and a crap organization from top to bottom.

Absolutely NO communication, ethics, updates, quality control, follow through, and were 3 months behind schedule (home was done, less the repairs which have yet to be done from our walkthrough 4 mo. Ago... we just weren't allowed to move in). Utilities in neighborhood were not set up. The site was not set up for sewage. PGE was not set up for electrical. Even after our house was built. Yet they still took our money without a second thought. All the while keeping us in the dark regarding what we were about to go through. They never told us the real situation until we couldn't reverse the process. We only wanted our deposit back so we could find a home we may actually be able to move into. It gets really old trying to get extensions on an apartment lease and living out of boxes with no end date.

KB let us down
September 9, 2024

We went and visited KB homes in Lakeland Florida. Our salesman was very pleasant and bent over backwards to go over every aspect of buying a new home with KB. We looked for 2 days on a Saturday and Sunday. We looked at 3 different lots and finally settled on an oversized lot.is where things started to slowly get away from us. Sunday night the salesman called and said we have to sign a contract that night in order to take advantage of the special pricing being offered. I felt somewhat rushed but went ahead and signed the contract through DocuSign. Then the salesman came over to our house with his real estate people to discuss selling our current house. That afternoon the salesman called to start the process of collecting the required deposit of nearly $20,000. That evening I mentioned to my wife that the salesman had mentioned that the neighbors who were going to build on the other side were going to build a swimming pool, and another neighbor was going to store their boat in the back yard. My wife at point realized this was not a 55 and over community and there would be several homes with children. She then said there was no way she would agree to buy the new house. So, the next day we told the salesman our decision not to purchase the house. This was only 2 days after we had signed the contract. The salesman said he did not think there would be a problem canceling at this point. A few days later he called and said he talked to his manager, and there would be no problem, and we should get our deposit back. Now here we are 2 1/2 weeks later on the eve of attending the funeral of my wife's mother, we get a email from KB homes, stating that we have defaulted on our agreement, and they are keeping the entire deposit. They are acting like we have cost them money for advertising etc and have no right to our deposit. We backed out 2 days after we signed the contract. How much damage could we have caused them. What a horrible slap in the face. Buyer Beware!

Lack of professionalism
February 2, 2022

My experience with KB Homes has been very difficult and frustrating. Since the beginning of this building process, communication has been the biggest issue within' the company. It took us 11 months to have our home built. I have spoken to customer service reps and supervisors about the continuous issues that we are having in our home. I have received no feedback as to when these items will be taken care of nor does anyone respond to my outreach. When I'm outside my home, they won't even look at me knowing the issues and concerns I have regarding my home that was built by their employer. I may take legal actions if these items aren't addressed because I was informed that issues within' my home were covered by the companies warranties.

A/C troubles
July 11, 2020

I been living in my kb home for only a year and already have air conditioning problems. It stopped blowing cold air two days ago already. Had to give multiple different calls to see if i had some sort of warranty. And to find out no type of warranty for my a/c is available because it was only available for the first year. And the part is over $500. I feel like they build these houses so fast that they dont take their time with details and mess things up. Worst decision was buying a kb home. Especially since we live in florida and its really hot. If i can gove advise to others. Do your research better.

At first I was undecided if to go with KBhomes or Lennar. Don't know how satisfied I would of been with Lennar but could tell you I am very dissatisfied with KBhomes. I hope you don't make the same mistake of trusting sales, superintendent, or any one that says everything will be ok. If you do decide to go with KBhomes be ready because on top of the purchase price expect to pay at least another 20 thousand. I am not just talking about wants in the house but needs. It is almost impossible to not purchase upgrades. Listen to this. None of the rooms come with any lighting imagine getting a 4 bedroom you are in for a surprise. Keep looking around at other builders and compare. Best of luck.

I bought a brand new KB Home in 2020. Within 4 months in, the pipes exploded in the wall in the kitchen. The home is under a short 2 year warranty. They came and fixed all issues which I had to take 7 days off to just watch them come in and work. 2 years later, another pipe burst in the kitchen wall but in a different place. Hired a plumber to come fix the issue and they said that KB Homes hired a company called Victory Plumbing to do the work. The plumber stated that the clamp for the pex pipe was done incorrectly. Another plumbing error. As of right now, I had to go through the insurance company as the 2 year warranty barely expired (of course). It has been over a month and I have no first floor. Shotty work, Shotty workmanship, worst experience I ever had as a first time household buyer. I have pictures of the horror show I am dealing with if needed!

Don't trust kb home. Outside house trees and plants were dead because of poor dripping system. Got it fixed by kb home, but very soon again the doing system went bad and plants gone dead again. Now kb home says its your fault, you have kept water pressure high. I was never told by kb home how this system works and how to manage water system

Horrible Builder
April 30, 2019

This is a low quality builder. I had a horrible experience with this builder. Do not waste your time or money with KB Homes. It hard to get in touch with anyone in corporate other than a customer service call center rep. Do not give earnest money you will never see it again.

Stay away from KB Home. Their finish contractors do very sloppy work and KB Home will not come out after closing to do followup work. In our development 15 town homes have been or will soon be completed since I closed. Walk throughs began two weeks before closing, another one day of closing and one four weeks after closing. Only one item out of 30 has been taken care of. Save yourself a lot of time and anguish. Do not buy from KB Home.

Worst workmanship
December 23, 2022

Brand new house. Every outlet and switch panels are crooked. The kitchen sink had low pressure and sputtering randomly. They sent a plumber out after 2 weeks and he found woodchips and construction debris in the line. Kitchen gfi outlets and range would constantly trip the breaker. 3 weeks after reporting it the electrician came out and found that the neutral was touching the ground somewhere so they have to break a bunch of drywall and run new lines. Bathroom and main bedroom doorknobs have no lock and another bedroom had the doorknob installed backwards, where the lock is outside. Toilet seats misaligned. 6 windows would wobble and not open and close right without excessive force, which were somewhat fixed after 2 trips by the supe. Upstairs furnace gas line wasnt connected, which was resolved. At this point, it can't be just mass incompetance. It seems like pissed off workers intentionally doing horrible job. Stay clear from these shady fawks.

Homeless
April 28, 2023

KB "Home" can't even prioritize the most fundamental human necessity - housing! I'm now officially without a home because of a countless false promises. Not only am I left without a house, but I'm also out a staggering $90k that's just sitting in escrow. And to make matters worse, I can't even use my credit cards or anything because the closing is stuck in limbo. This is beyond frustrating!

I am so infuriated right now! Three weeks ago, I called this out to Patricia Martinez and asked for her help to secure a backup plan for a hotel and storage, but all I got was reassurances that we would close on 4/26. And to add insult to injury, I was given a measly $3k, which is a complete slap in the face given the financial and emotional burden that this situation has caused me.

The final was supposed to be set for 4/27, and yet here we are in the early afternoon on 4/28 with no county final in sight. As I'm typing this out, I still don't have a date for when I'll be able to move into the home that I've been trying to purchase. And now my family and my dog are left scrambling last minute to find a roof over our heads. This is absolutely unacceptable!

Do better KB"Home"!

The framing, painting, sheetrock, window sills, windows, and gutters were constructed by a gorilla. Electrical wiring is dangerous and a fire hazard. If you did not get to see your home constructed from the ground up and get to see how the wiring was done, it is an exercise in gross negligence. If you are in Florida go with TAPIA homes.

I wish I had done my research. KB Home is not on the BBB. This was the first warning. I found out too late. Being that I am a first time home buyer I was clueless. My house is a brand new house from scratch. I've been having issues with it since the beginning. The HVAC went out 1 month after moving in. Since then the new system has been giving me problems. Each time the technician comes out he make up excuses as to why the system is functioning the way it is. As of his last visit, he did something in the attic and now I have this odor coming from the vent whenever I turn on the AC. It triggers my allergies and causes me to have to use my inhaler. The AC vents are stuck. I cant open or close them. My Son's room gets so hot even with the AC on that i cant put the heat on for too long, when need be. The paint work was done by none professional. They hire Patch work people to do repairs. My Garage door has openings still even after they so call repaired it. Bugs still are able to get in. The grass is not the best. I have mushrooms growing. The fencing is with cheap wood.
I'm so over KB home. I will be selling my house in the next 2 years. DON'T BUY A KB HOME!
I Had pictures but deleted them due to storage on my phone.
