The overall reputation of Offerpad is marred by significant customer dissatisfaction, primarily stemming from perceived deceptive practices and poor service quality. Many customers report low offers that do not reflect true market value, alongside unexpected deductions after inspections. Complaints also highlight a lack of transparency, rude interactions, and inadequate support during the buying and selling process. Conversely, a few reviews commend the ease of initial transactions and prompt issue resolution. However, the overwhelming sentiment suggests that potential clients should approach Offerpad with caution, as many feel their experiences have been disappointing and frustrating.

The staff are really helpful and are ready to assist whenever needed. I was truly satisfied with the service that I got here.
They are nice and professional. They cancelled my contract on day 10 citing only 2 bedrooms instead of 3 but they must have been clearly confused. It is fine with me because not desperate to sell. It looks like in contract they can cancel anytime before 10 day due diligence without penalty and after that they can cancel anytime but they will loose earnest money which is only 1000. If you cancel it is 1 percent of sales price after due diligence. So, if you are flexible and not making many plans it could be risk worth taking. I sold one with them before with boo outcome. I cleared 20 or 30 k less than on mls but worth it for quick, hassle free sale. It can be good option in right situation.

Let me be as honest I could be, Offerpad provides one of the worst service repairs in the whole state, not just to save a couple dollars but to just sell a home making as much profit as possible which is fine to an extend. I never recommend anyone buying a home that has the name offerpad
I am a local investor and reached out to offerpad to see what they would offer on a house we had. At first was pleased with the offer and they did their inspections and over a week later and the day before closing they offered $6800 less than the original offer. When I told my rep from offerpad that wasn't going to work they went back to their team and when they called me back the number went to $15k off of their original offer. I had heard from another customer of theirs that they did this so I wanted to see for myself well she was right and they offered her 1 day before closing $58k less than their original offer. If you want a bait and switch company to work with then call them otherwise don't waste your time!
We dealt with OfferPad realtor Kerry banda and he would go MIA on us, Gave us TERRIBLE advice, we would get NO updates unless we asked, we would have to wait days or over a week for simple replies, there was little to no negotiating on his part. We lost the home we were trying to get through him and when it sold he NEVER even told us! We finally had had to terminate our contract with him, we sent him an official letter of termination and after a week... big surprise, NO REPLY. We sent him a SECOND letter of termination...STILL no reply 2 weeks later! So we send an email to his OfferPad broker Steve Metarelis and a few days pass, we email ANOTHER letter to Steve and days pass again with no reply! So we call and ask for him to return our call... No call, no email, no reply from Offerpad Broker Steve Metarelis... We call a 2nd time and it has now been over a week and we have heard nothing from either the broker Steve Metarelis or realtor Kerry Banda. For those who do not know we need a disolution of contract from the realtor before we can move on to another realtor and they know this... By my personal experience I would urge you to please avoid ALL business with this VERY unproffessional company. We have contacted the better business bureu and are being forced to get an attorney involved for what would have taken them 15 minutes or less to do on there end.
I recently had a transaction with Offer Pad and it went so smoothly! They were easy to get ahold of and negotiate with. It turned out that the HOA told us that the home needed exterior paint to be transferred into our buyers name (before we could close). I thought this would be a big hurdle but once it was called out it was taken care of quickly. I would work with Offer Pad again.
They offered 80% of home value and you pay fees their 20% is supposed to be used to do any repairs to sell. We were closing on a Friday and the company expects you to be out the home by midnight the day before closing. Inspection occurred on a Wednesday the week before closing and they waited an entire week (literally 36 hours before our move out time) to contact us and try to reduce the price by $30K because of the repairs. The repairs was much less than 30K but they were trying to back us in the corner. In short, they wanted us to pay for the repairs (leaving us less than 80% of the value) while they get the full 20% of the home value. We already reserved a truck, the house was packed, I scheduled service cut off, and we were ready to rock and roll. The business uses a transaction manager (middle man/woman) so we told her absolutely not when she called yesterday to try to take another 30k off and she still hasn't got back with us and we are supposed to be out by midnight tonight and close tomorrow. Sharks who intentionally cause harm and stress and not doing the right thing so please save yourself the hassle.
I sold my townhouse in Atlantic Beach Florida to offerpad a year ago. They made it an Airbnb rental and my neighbors who have a newborn and a toddler have to put up with 20 year olds partying there when it's rented. I went by there the other day and the yard is just dead and disgusting. All the hard work that I put into that beautiful landscaping is destroyed via neglect. I do not recommend doing business with offerpad. The free move was a disaster. You get what you pay for. Offerpad have hurt my old neighborhood and hurt my old neighbors. I feel guilty for selling to them. Find another way if you care what happens to your property and neighbors.
Horrible experience with Offerpad! They failed to deliver a home on the closing date, yet no one seem to care about the inconvenience AND expenses they caused me, the buyer. My furnace didn't work and they should have know this and had it fixed well before closing. This seem to thrive on being deceptive, not revealing details about a property. When you call their corporate office all you get is a recording and NO ONE RETURNS YOUR CALLS. You CAN"T FAX the corporate office without a PIN number. I STRONGLY RECOMMEND NOT BUYING FROM THEM.
Please be very careful before using this company! Your home is the number one investment you have and owned! How this company handle me was rude and very disrespectful! The three men who came in my home to do the inspection were very rude not clean and the charges of the repairs were way to much! I had inspected again it was for have of it! Much less and more honest! What I have on my security camera of these three so called gentlemen would blow your mind! Again be careful when making a important decision such as this! I am great full I found out about this company when I did! Always have a Lawer by your side to give legal advice too! Very good idea if you are not able to understand this kind of so called fast sale company!
Offerpad made me an offer on Monday, 9/12/22. Told me that the offer was good until Friday, 9/16/22. I asked the realtor if she would negotiate the 7 percent down to 4 percent as there is no listing agent. She told me that she could not but that she would go back to underwriting to see if she could get me more. Just 48 hours later, she calls to let me know that she heard back from underwriting and that the offer had gone down $18K! Imagine my surprise when I am thinking we are going to get a bit more to hear that it was lower than the initial offer and that the initial offer was no longer on the table. Not a good way to run a business. Very disappointed in my experience with Offerpad.
We went into the deal happy at first. Unaware of how the whole process works. It would benefit everyone to know the process upfront so that if the give you an offer and you both agree; that it's not the definite. They can pull the offer, after the inspection. This can happen without any warning. This happened to us, after believing we would be working out any issues together. Lots miscommunication. Very disappointed!
I had an offer for $460K after I submitted my photos. Nice home in nice neighborhood. House in nice, new roof and AC. I then was contacted by a real estate agent who apparently partners with Offerdoor to do the "listing" option... I was starting to think this is a real company. The $460K offer lapsed,(they only give you a short time) so I renewed the offer. 2 days later, (now that I am interested in making a contract, the offer comes in but I can't see it. Instead I get a call from that Real Estate agent, who tells me the offer drops $50K to $410K. The "notes" stated because one particular home, blah blah blah, we had to drop your offer 50K. That was my experience. The comps by real estate agents that I Interviewed, showed otherwise. Do not take Offerpad's word. Do not trust them. If you get a good offer... I recommend you take it, and hope they don't try to sham you on credits when they inspect (is what Ihear that they also do). That way, the only thing you lose is time and patience, not money.
Hope this helps. I'm listing the traditional way.
They tried to sham me.
So disappointed, they cancelled contract when inspection report was due. Specifically questioned what breaking the contract on their end would be, what they said and did was 2 different things. Have sold 2 previous houses on my own and it sounded too good to be true and it was. NEVER again. Will never recommend them will always tell the truth, offerpad
I've called the phone number on the Realtor sign several times, about the property next door to me having lights on, the garage barn doors jimmied open, which I had to secure. I gave him/her my name and phone number to please call me back if any of this was done by the Realtor and not a Squatter,! They never called me back! The same doors been open for 3 days now and my safety is now a concern. The sliding door is open and their kitchen window is also opened up I would NEVER USE THERE SERVICES
DONNA it's too dark to take a photo, I can add one tomorrow if needed
Hmmm not sure about Offerpad yet, too many fees and deductions… I think I could have sold my house For much more. Some of the repairs they wanted were not needed at all. I sold another house with another company cash offer, much more transparent than offerpad
In Texas Bait and Switch is against the Law. They take all your info and pictures. Then tell you. We we dont take them homes with land but we can sell it! Nowhere does it state this. I have thier website fully photo'd for the Texas Attorney General. No but but they have all my info and pictures.
These people are buying up homes and over pricing said houses. Then when they don't appraise, they're requiring the buyer to eat the cost. They aren't willing to work with them on repair allowances with costly repairs either. Good job. 0 out of 10. I absolutely do not recommend feeding into the money hungry company's that are swooping in while times are hard on humans.
Offerpad posted a home in Conroe for well above appraised value. The home needs a new roof and new ac unit. We found this out after inspections. Offerpad did not offer to do any repairs, so they provided a repair allowance. At this point we verified with their repair team that if the house did not meet VA appraisal what their intention was. They informed us that the repair allowance had nothing to do with the appraisal and they would cross that bridge when we got there. So we move forward purchasing a VA appraisal. The appraisal came back well below the appraised value. Offerpad was contacted to try and get their comp prices in order to figure out where they got there posted value. One of the comps that used was across town and not acceptable, it was also a home that was 14 years newer. The only other comp they had was closer to the actual appraised value. Offerpad tried having us pay half of the difference of their mistake in posting the value of the home. Additionally, they were trying to require us to give back the repair allowance. These are highly inappropriate business practices that are costing a lot of people money for inspections and appraisals. I would recommend everybody stay away from doing business with offerpad.
The house you are trying to buy from them will appraise way under the value they list it at and they will ask you to eat the cost so they can meet their profit margins. Do not buy from offerpad unless you want to waste your inspection money and your appraisal money.
Answer: We work with local agents in each of our markets to help them provide clients with additional options to buy and sell a home. We even offer agents an industry-high 3% referral fee when their clients sell through Offerpad. You can find more information about how we make it easy for agents to work with us and build even more business at offerpad.com/agents.
Answer: They take 6% off of the offer and after they do their inspections plan on getting low balled the day before closing. They have a reputation for this bait and switch tactic!
Answer: They are a legit company but will offer high and then low ball you 1 day before closing
Answer: Success story - no. I would advise against using them.
