I GOT SCREWED

Open App to an offer to purchase my home my home. My home is 103 years old and passed down 3 generations to me. I have lived here 24 years. Over the years many keepsakes were collected and with my plans to live in Retirement on a houseboat it seemed like the perfect. Time to accept offer and begin selling off my collections and furniture. Keep in mind if it didn't fit on the boat i didn't need it in which this was just about everything. What was hard to give up or personal i put in a storage unit.
As Offerpad began its process of closing there was information I gave them and surveys and title searches were completed i was reassured this was really happening. In turn on my side this reassurance accelerated my downsizing. I sold off living room, dining room and 3 bedrooms of Furniture. I planned to leave a brand new refrigerator and the one year old stove, and washer and dryer for the new owners. I listed many keep sakes on line and accepted on many things way less in value but Offerpad was moving fast and I wanted to be ready. Thier movers were messaging me constantly in turn with demands to begin closing and telling me there would be deductions of sales price if clean up was involved I emptied the home of near everything and began cleanup on the yard. I sold off three birthbaths, statues and dismantled unfinished projects for an example my Greenhouse and Outdoor Shop. My home was now empty and clean inside and out. Keepsakes in storage and my Houseboat purchasing had begun. I was excited in this new way of life i began redirecting my future i began purchasing things for boat such as new dishes and towels all with Nautical themes to coordinate with water living and my excited grew even more. With the deaths of my wife, my mother and very best friend all within recent months I was all in and excited in my new direction in life to heal and spend time alone with the Lord.
I lived in a complete empty house and was waiting on closing. I was told there would be inspectors coming and set up with a closing date. We set inspector appointment and with little to no worldly items to move i cancelled movers assistance due to only having possesions i placed in my storage such as tools and persoal keepsakes i could carry to the boat myself.
Then i received messeges of Inspecting coming and here they come. Inspection was completed and before the lead inspector lest he tells me " We dont really purchase home more than 50 years old and i responded saying that i told the their man and woman lesding the way to close from the very beginning this home was 103 years old and solid.
The inspector then said well i will be turning in my report and wait to see what they say.
I was denied and the sale of my home was over because it did not pass inspection. I was never what failed this inspection nor did i understand why. I just had some work completed like $8000 worth of floors, completely new roof and electrical breakers and breaker box and wiring and. Much much more. All the lights go on, all the water works, theres no rotten wood anywhere. Except for three window payne with a crack in them and exterior painting that i was doing when the offer came already completing the hardest part, the make ready and just the other dsy repaited the exterior of my home which is beautiful and. Damned near perfect. OK
If this inspection failed because of the age of the home why wasn't this told to me from the very beginning when a few times i was bragging to the two main people about getting a. Historcal marker and how solid and well built my. Home was.
Since then im living in an empty home and my mental state of depression has me with in days about to be admitted into the Hospital. I never received any communication and the rude $#*! i tried to get my reasons of failed inspection refuses to answer telling me its over, Offerpad was not buying.

Repair credit is a joke!

I have mixed feelings about Offerpad.
I wish I could give it a two and a half stars and not a full three.
I am currently selling my home to Offerpad (Today's date 10/19/2021 closing 10/25/2021)
At first everything was going amazing.
I was expecting the worst because of all of the negative reviews. The offer was decent so I decided to sell.
If I had a question or concern it was answered very quickly. I received courtesy calls with updates on what to expect next. Everything was going good that is until the inspection results came in.
I received the inspection results with a list of things that needed to be repaired with a total of $12,900.
A few of the things I expected and a few I did not!
A carpet replacement threw me off. I was shocked but not surprised. Let me explain.
2 years ago my husband sold his house to Offerpad (612 Ironstone Dr Fairburn Georgia) when we moved in the carpet was awful. Because we didn't plan on staying long we decided not to replace it. Fast forward to us getting ready to sell. He decided to go with Offerpad for the convenience.
We were not surprised when the repair bill came back and a carpet replacement was on there.
Okay he gave Offerpad the credit for the carpet because we knew it needed to be replaced.
It was so close to school being out we decided to allow our children to finish out the school year. So we would drop them off at the bus stop down the street from the house.
With some of Offerpads homes you can do a walkthrough without an agent.
We thought it would be fun to walk through the house one last time.
To my surprise the carpet was not replaced, but cleaned.
I could still see stains on the carpet. It was also a burn on the carpet in my daughter's old room it was still there.
We decided to let it go because we had already sold the house.
However I've only been living in my current house that I'm selling to Offerpad for 2 years and the carpet was brand new when we moved in. It's still in excellent condition, but once again they're asking for a credit to replace the carpet.
I know damn well they're not going to replace it but have it clean. I believe that to be deceitful and unfair.
The second repair was for the bathroom floors there's absolutely nothing wrong with the floors but if they want to upgrade fine I seriously doubt there will be any upgrades done to the floors.
The convenience of Offerpad is great and the agents are very nice but super busy/forgetful... I say that because I was supposed to receive a call to go over the repair list. No one ever called me. Instead I had to email about my concerns with the repair credit. After the email I was called right away.
They were super nice and offered a $500 credit back to me for the carpet that they're not going to replace. That's not enough I think I should be credited for the full amount because the carpet is new and just needs to be cleaned. If they want to charge a credit for a cleaning then that I understand because that is the only thing they're going to do.
It really sucks the way they do people when it comes to the repair credit.
The idea of Offerpad is awesome the execution is way off.

Selling Review - Pros and Cons

Let me start by saying I have sold probably 15 houses in my time so I am familiar with a 'normal' process. You will find many reviews, both good and bad, on OfferPad. Mine is no different, it's just an actual account so you know where the pitfalls could be.

OfferPad, as you know, is in the business of buying and selling real estate for a profit.

Let's start with the offer. The offer you received will definitely be less than you would receive on the open market. Let's make this easy, you are taking a lower offer for the convenience of their process. For me, the offer was low but was reasonable, so we decided to take it. We did so by first asking them to explain their negative ratings on excessing repair fees and canceling their offer ahead of time. We were assured these cases were rare, yada yada. There is only one condition to where you both can back out, once you have signed your contract, and that's when they do an inspection. If you don't agree on costs then you can walk away no fee. After that, you are both legally bound to complete the transaction.

Overall communication was decent, there were times it was difficult to reach team members, but that was early on and quickly resolved.
Everything was fine for us, until the inspection. We have a very lovely and large house, backed up to a pound, and we own the empty lot next to us. Our renters just exited so of course there are things you need/want to fix here and there, but their report came back with several items identified. Some were so crazy, we just put a new 30,000 roof on it and they complained about chips on the chimney and metal fencing being too low around the chimney and thus subject to leak (that is put there to deter squirrels from entering, not water:-)).
We reviewed the items on the report, and then the lady told us the repair costs would be $23,800.00. I told her we did not agree. She stated that the report clearly states what must be fixed in order to sell the house. I challenged her because the report is to cover the buyer, but it by no means every single item 'must' be handled. My biggest problem was her attitude, basically, take it or leave it. In one instance I told her "so this is take it or leave it" and she replied "yes". I asked for a detailed list of what repairs were required, she said refer to the report. But the report says "resurface the pool", it does not say with what. The price difference between basic and diamond brite could be $5,000.00. She said this is the bid that their contractors provided, but would not provide details of what those repairs would be. I then said I think I can get the repairs cheaper, I'll elect the option to repair it myself. She said I could not get the prices lower, and that she would have to get approval from her supervisor. I told her that I had the option of doing the repairs myself, so please provide an itemized list so I know what to repair, and to what level. She again stated she could not and would have to ask her supervisor. She then told me I would have to provide receipts for repairs, on and on. I told her fine, but when it comes to receipts, you are asking for $23,800.00 for repairs, cannot tell me exactly what needs fixing and to what level, and what guarantee do I have that the repairs will be made? She she we're reputable, on and on, but would not provide receipts or a guarantee that they would do the work instead of just take the money. In the end, their offer that you can do the repairs yourself is bogus, so definitely watch out for the inflated fees. They say, "sorry, take it or leave it" and that's their entire answer. There was no willingness to work, they made you feel like crap.

The rest of the process is so smooth you don't even know someone is working on it. Contracts are notarized and signed digitally, the next day the money is in your account.

Although they definitely simplify the process, the do so in a very informal, and in some cases, disrespectful manner. They assume you have never had to deal with an inspection report, they definitely do inflate the fees. Their job is to just flip the house so they will make a profit for sure. Their fee is 7.5% for the deal. You have to pay doc stamps, which is either. 5 or 1.0 percent of the value of your house probably. So closely calculate up the money coming back to your report. When you see the settlement sheet you may very well be getting back less than you think!

Look, overall it's definitely simple and easy. Because the renters were still in out house, I think from signing to closing was 48 days, but I think they could have done it a lot faster if they wanted to. They know what to do, have a team prepared to execute, and do execute. I had it put into our contract that if we didn't agree to repair costs we can get out of the contract with no penalty or fee, you should as well. My main issue is with the going over of the inspection report. I think it could have been handled with much better skill and interpersonal relations. They do not like to give an inch, and give all kinds of excuses. There's nothing major in an inspection report unless it says its major. Hold them to task. If they are quoting you $5000 for a repair and you think it's $1000, they will say "sucks to be you, do you want to cancel"? I hear that so many times I thought once that perhaps they were intentionally trying to get us to cancel the contract. So like anything else, "seller" beware in this case!

What? The septic failed!

My partner and I bought a house through offerpad. What a nightmare. From the minute we decided to purchase the house there were issues. The septic failed the inspection. Turns out that offerpad had called the very same septic company we did and had an inspection a full 7 months before. They knew it had failed and failed the disclose this to us. We had the most excellent real estate agent, Janae. She jumped on them about it. We went weeks waiting to hear what they were going to do. But every step of the way they insisted we sign to close quickly and they weren't going to pay more than $50.00 for any repairs. We kept sending the papers back to them to address the septic. Finally 2 weeks before we are suppose to close, they say they will replace it. Offerpad just had to let the septic company know they were paying for the repairs and to get the permit then send the money to the septic company. We were suppose to close on Nov 13. That day came and went. Offerpad dragged their feet about the septic. Turned out they never contacts the septic company and there was no permit. So now the closing date is Dec 13. We are getting close to that date and there is still no movement on the septic. Then we find out the permit was issued on Nov 28. But the work would not be scheduled for another two weeks. Hello! So we had to fight with let us move in before the septic was done. We had given notice and had to be out by Jan 1. We finally moved in on Dec 28. We were so happy, til we started to uncover offerpad's idea of reno. There are switch plates on the walls covering up holes they didn't fix. We are talking like 4 of them. The closet doors were painted, but the guy must have been short because about 2 inches from the top the paint is very then and all you see is whispy brush strokes. They painted the kitchen cabinets, painted over wood! Didn't clean them either just painted them, now there are grease marks showing through the paint. The glass in the French doors All have paint on them. They painted the bath tub and the vanity in the master bathroom! Really? I'm talking, painted in the bathtub as well as the tile walls. Painted tile! My partner and I weren't looking for a fixer upper. It's a good thing we are both handy with power tools. One thing we took away from this, well two things. Never never ever ever buy from offerpad! And they got screwed. I insisted they pay $6,000.00 towards our closing costs. We also got a new septic. They put in new floors (tile and lament) And carpeting in the bedrooms. They purchased the house for $175,000.00. We paid $179,000.00! The septic was $9,700.00. Walk away from offerpad, don't deal with them.

DONT DO IT!

(Closing date Nov 12,2019) I want to first start by saying that this review will be extensive but if you are interested in a normal, hardworking, responsible, Texas family's experience that may save you from the worst home buying experience of your life you should take the time. In addition, if you pay attention to the reviews most of them are from home sellers not home buyers, there is a reason for this. Sellers can get out from under their homes in a jiffy and since Offerpad doesn't ever live in the house it makes it easier to fall into a lipstick on a pig situation, no back story means lack of information and context to a potential buyer. In other words right out the gate, buyer beware. This review encompasses the whole Offerpad buying experience from realty, to broker, to mortgage, to title. From the start, working with Offerpad required that we jump through hoops, you cant use an FHA loan and you have use conventional and be pre-qualified to make an offer. The house had been on the market for two days when we jumped through those hoops to make an offer. We had to wait 7 days (we found ourselves waiting a lot) for a response when they said they had multiple offers and wanted our "best and final", similar to a foreclosure transaction only this wasn't a foreclosure. A side note - there isn't just one realtor, in fact, with Offerpad you get who you get and you may make it through a whole transaction and never speak to the same "agent" again like we did. This means you will get different answers from different people and your agent will have to spend hours seeking information that should have taken a single conversation. We initially offered only a few thousand below asking and came back with asking for our best and final; to this day I genuinely struggle to believe that multiple offers existed but that is something we will never know for sure. After our offer was accepted we were told about their. 25 percent "of total purchase price" incentive for using their mortgage lender, Offerpad Home Loans which is really Loan Depot. We opted to go with them because this seemed like a great incentive until we realized it was only about $800, I regret ditching our local trusted lender to do business with Offerpad, a regret we will have to live with. The house was inspected and like other reviewers we found that their repair work was sub par, laying laminate over un-level tile, literally flipping AC filters upside down instead of replacing them to make them look clean all the while clogging the vents with thick dust and debris, laying sod over the evidence of what we would discover was a massive swimming pool pipe leak that was not fixed, spray painting the inside of all of the cabinets to hide imperfections and grime, painting over nails, removing all window coverings instead of replacing them (a massive expense for a new home owner by the way), and more. The negotiation process was painful and ultimately we settled for far less than we ever would have because the process was just so frustrating. Fast forward to lending, I am a very organized person and once we opted to go with their lender I reached out and electronically submitted all of their required documents before they were even requested by the loan originator. We immediately produced any further information requested and were motivated to make this a quick and easy transaction. Offerpad offers an early close incentive (more on that later) and so we felt like we were on the same page with them to move quickly, the house was vacant. None of these people are local, if you try to call Offerpad Homes or Offerpad Home Loans as a buyer you will get a voicemail 100% of the time. I have NEVER received a call back from Offerpad Homes or their lending department, not once. When you are buying a home from someone or some thing, I should say, and going through a lender that does not and has not ever lived in your state expect for them to make mistakes. They dramatically under calculated the cost of homeowners insurance because they are out of Arizona and are unfamiliar with things like wind storm and hurricanes in Texas. I contacted them to address this issue because the amount was significant. We jumped through some more hoops to make things work and then days and days went by. My father passed away during this time and even then I was able to stay on top of it but my loan had been passed on to someone else without any notice or introductions. Finally, the loan originator responded told me that he wasnt really over this phase of my loan anymore and that is when everything went completely and utterly wrong, and it hasn't stopped. The loan company consistently dropped the ball, the loan originator wound up taking over the whole transaction which was ultimately overseen by the department manager; however, from beginning but it was a complete logistical nightmare which they admitted. Fast forward to early closing, the day before I called the title company who had no information regarding our loan and was actually going to be closed during the time closing was scheduled. I had to call the loan originators personal cell phone to find out how closing was going to take place. Offerpad uses First American Title who sends a mobile notary to you, if I hadnt asked I wouldnt have known. The day of closing, the notary calls 20 minutes before closing, she still hadn't received the documents. One hour later she shows up. In the meantime they send me a copy of the second closing disclosure for review, the early close incentive is less than half what we were quoted and 100% of the buyers credits for repairs was not listed. Again had to call the loan originator (because the manager who took over who promised she would "be with us until the end" never responded beyond our one conversation) to try to resolve these MAJOR issues with funding even though that is way beyond his jurisdiction. Furthermore, I never received any communication from the title company whatsoever, we didn't know how to pay for closing costs or what to expect during closing. We signed a total of 5 Closing Disclosures because there were so many errors, ultimately we had to print the final version ourselves to sign. We were given blank copies of our paperwork and have never received copies of the original documents. The notary had zero knowledge of our loan and was unable to answer any questions regarding our loan or to assist with the major errors that if I hadn't caught would have cost us thousands of dollars. We spent more than two hours along with our agent attempting to rectify the mistakes, meanwhile we received a call from First American Title (for the first time) and were legitimately yelled at by the employee on the other end. I had to ask the woman to stop yelling at me because she was upset that we told Offerpad that we had not heard from them. My guess is that the lender contacted them with their error but it was directly taken out on us even though it was the truth, we hadn't heard from them. She blamed it on Offerpad stating that they are a terrible company and that they hadn't even received anything from them until the last minute. We got wiring instructions and moved on with closing while we were waiting for the second set of corrected documents to be emailed. Offerpad stated that they would pay $50 a day for early closing, however when it came to closing they offered us only two days instead of 6. Their justification was that there was a weekend and a holiday which didn't count... really? I was in disbelief at their attempt to cheat us out of their own incentive. Based on the massive disaster our experience was our agent was able to make it clear that this was not acceptable and advocate for what was ours (he had to produce their exact verbiage of their own offer before they would agree to the correct amount). To add painful insult to injury we went through three excruciating hours of closing only to be told at the VERY LAST MINUTE that while we closed we would not be allowed to have our keys for another THREE DAYS. This was devastating, we were angry, frustrated, and put out. Moving plans and logistics had to be completely re-worked. NOT ONCE did anyone mention that we wouldn't get to be in our new home, the pain to close early was completely pointless! Since then we have discovered a "prolonged" bat and rat infestation in our home that should have been legally disclosed and addressed prior to the closing of the home. The cost to re-mediate this issue is substantial but besides that we have bats and rats in our home! It has been two weeks since our agent and I attempted to contact Offerpad regarding this issue, I have never received a response and my agent only heard from them today with no resolution as of yet. Furthermore, last Friday I received a massive tax bill for the portion of taxes that Offerpad was required to pay at closing. Thus far the title company nor the Offerpad loan department has resolved this issue, in fact, I was placed on hold while they were "investigating it" and was never re-connected with the customer service representative who was assisting me. I emailed and called numerous times only to be transferred to voicemail. When people ask me about our new home I genuinely experience distress because I have almost nothing joyful or positive to say about the experience. It has truly been an unbelievably horrific and unprofessional experience. Do not buy a home from a company who is only in it for the profit, who has never lived in it, who monopolizes the lending, title, and home warranty. Go with local agents, and mortgage lenders who care and know your market, buy from real people who have lived and loved in their homes, and learn from our mistakes... we wouldn't wish this on anyone!
