My partner and I bought a house through offerpad. What a nightmare. From the minute we decided to purchase the house there were issues. The septic failed the inspection. Turns out that offerpad had called the very same septic company we did and had an inspection a full 7 months before. They knew it had failed and failed the disclose this to us. We had the most excellent real estate agent, Janae. She jumped on them about it. We went weeks waiting to hear what they were going to do. But every step of the way they insisted we sign to close quickly and they weren't going to pay more than $50.00 for any repairs. We kept sending the papers back to them to address the septic. Finally 2 weeks before we are suppose to close, they say they will replace it. Offerpad just had to let the septic company know they were paying for the repairs and to get the permit then send the money to the septic company. We were suppose to close on Nov 13. That day came and went. Offerpad dragged their feet about the septic. Turned out they never contacts the septic company and there was no permit. So now the closing date is Dec 13. We are getting close to that date and there is still no movement on the septic. Then we find out the permit was issued on Nov 28. But the work would not be scheduled for another two weeks. Hello! So we had to fight with let us move in before the septic was done. We had given notice and had to be out by Jan 1. We finally moved in on Dec 28. We were so happy, til we started to uncover offerpad's idea of reno. There are switch plates on the walls covering up holes they didn't fix. We are talking like 4 of them. The closet doors were painted, but the guy must have been short because about 2 inches from the top the paint is very then and all you see is whispy brush strokes. They painted the kitchen cabinets, painted over wood! Didn't clean them either just painted them, now there are grease marks showing through the paint. The glass in the French doors All have paint on them. They painted the bath tub and the vanity in the master bathroom! Really? I'm talking, painted in the bathtub as well as the tile walls. Painted tile! My partner and I weren't looking for a fixer upper. It's a good thing we are both handy with power tools. One thing we took away from this, well two things. Never never ever ever buy from offerpad! And they got screwed. I insisted they pay $6,000.00 towards our closing costs. We also got a new septic. They put in new floors (tile and lament) And carpeting in the bedrooms. They purchased the house for $175,000.00. We paid $179,000.00! The septic was $9,700.00. Walk away from offerpad, don't deal with them.
