They are nice and professional. They cancelled my contract on day 10 citing only 2 bedrooms instead of 3 but they must have been clearly confused. It is fine with me because not desperate to sell. It looks like in contract they can cancel anytime before 10 day due diligence without penalty and after that they can cancel anytime but they will loose earnest money which is only 1000. If you cancel it is 1 percent of sales price after due diligence. So, if you are flexible and not making many plans it could be risk worth taking. I sold one with them before with boo outcome. I cleared 20 or 30 k less than on mls but worth it for quick, hassle free sale. It can be good option in right situation.

I sold my townhouse in Atlantic Beach Florida to offerpad a year ago. They made it an Airbnb rental and my neighbors who have a newborn and a toddler have to put up with 20 year olds partying there when it's rented. I went by there the other day and the yard is just dead and disgusting. All the hard work that I put into that beautiful landscaping is destroyed via neglect. I do not recommend doing business with offerpad. The free move was a disaster. You get what you pay for. Offerpad have hurt my old neighborhood and hurt my old neighbors. I feel guilty for selling to them. Find another way if you care what happens to your property and neighbors.
Please be very careful before using this company! Your home is the number one investment you have and owned! How this company handle me was rude and very disrespectful! The three men who came in my home to do the inspection were very rude not clean and the charges of the repairs were way to much! I had inspected again it was for have of it! Much less and more honest! What I have on my security camera of these three so called gentlemen would blow your mind! Again be careful when making a important decision such as this! I am great full I found out about this company when I did! Always have a Lawer by your side to give legal advice too! Very good idea if you are not able to understand this kind of so called fast sale company!
In Texas Bait and Switch is against the Law. They take all your info and pictures. Then tell you. We we dont take them homes with land but we can sell it! Nowhere does it state this. I have thier website fully photo'd for the Texas Attorney General. No but but they have all my info and pictures.
These people are buying up homes and over pricing said houses. Then when they don't appraise, they're requiring the buyer to eat the cost. They aren't willing to work with them on repair allowances with costly repairs either. Good job. 0 out of 10. I absolutely do not recommend feeding into the money hungry company's that are swooping in while times are hard on humans.
So disappointed, they cancelled contract when inspection report was due. Specifically questioned what breaking the contract on their end would be, what they said and did was 2 different things. Have sold 2 previous houses on my own and it sounded too good to be true and it was. NEVER again. Will never recommend them will always tell the truth, offerpad
We went into the deal happy at first. Unaware of how the whole process works. It would benefit everyone to know the process upfront so that if the give you an offer and you both agree; that it's not the definite. They can pull the offer, after the inspection. This can happen without any warning. This happened to us, after believing we would be working out any issues together. Lots miscommunication. Very disappointed!
I recently had a transaction with Offer Pad and it went so smoothly! They were easy to get ahold of and negotiate with. It turned out that the HOA told us that the home needed exterior paint to be transferred into our buyers name (before we could close). I thought this would be a big hurdle but once it was called out it was taken care of quickly. I would work with Offer Pad again.
The house you are trying to buy from them will appraise way under the value they list it at and they will ask you to eat the cost so they can meet their profit margins. Do not buy from offerpad unless you want to waste your inspection money and your appraisal money.
Offerpad made me an offer on Monday, 9/12/22. Told me that the offer was good until Friday, 9/16/22. I asked the realtor if she would negotiate the 7 percent down to 4 percent as there is no listing agent. She told me that she could not but that she would go back to underwriting to see if she could get me more. Just 48 hours later, she calls to let me know that she heard back from underwriting and that the offer had gone down $18K! Imagine my surprise when I am thinking we are going to get a bit more to hear that it was lower than the initial offer and that the initial offer was no longer on the table. Not a good way to run a business. Very disappointed in my experience with Offerpad.
I am a local investor and reached out to offerpad to see what they would offer on a house we had. At first was pleased with the offer and they did their inspections and over a week later and the day before closing they offered $6800 less than the original offer. When I told my rep from offerpad that wasn't going to work they went back to their team and when they called me back the number went to $15k off of their original offer. I had heard from another customer of theirs that they did this so I wanted to see for myself well she was right and they offered her 1 day before closing $58k less than their original offer. If you want a bait and switch company to work with then call them otherwise don't waste your time!
We bought our home via Offerpad, and I would not recommend them. They did minimal cosmetic changes to make the house seem appealing, but after moving in, we realized how poor the quality was. Peeling trim paint that was improperly applied, misleading age of AC compressor- in general, a lot of unexpected large items from the home inspection that were very expensive to repair. They just want to sell a house fast for maximum profit, with the least investment. Buyers beware.
Just received a card in the mail offering to buy my house for half of the value it was appraised at 2 years previously. According to statistics our area has shown an increase of over 12 % since that appraisal, Their offer was some $******* less than what we pad about 25 years ago. I understand that they are entitled to a profit, but is the convenience worth over $200,000 loss to homeowner to be able to close within a week or so?
We are approaching 80 years of age but in spite of that are not senile. Wonder if they are targeting their "Steal your House" offers at old people? Maybe, it must work and is completely legal but totally unethical!
The offer this joke of a company gave was so low that it was downright disrespectful. These people should be investigated for corrupt business practices and preying on the desperate people. If I could give negative stars, I would. Just ludicrous and insulting.
Horrible experience with Offerpad! They failed to deliver a home on the closing date, yet no one seem to care about the inconvenience AND expenses they caused me, the buyer. My furnace didn't work and they should have know this and had it fixed well before closing. This seem to thrive on being deceptive, not revealing details about a property. When you call their corporate office all you get is a recording and NO ONE RETURNS YOUR CALLS. You CAN"T FAX the corporate office without a PIN number. I STRONGLY RECOMMEND NOT BUYING FROM THEM.
On their website it says its easy and fast. Not true. They do an onsite inspection, then they send out other inspectors and inform you of the issues they found and deduct from the price that was quoted. They do not locally move you, they send a couple of men (without a truck) to help with the move. Their title company is a joke and unwilling to help. With their 7.5% fee it is definitely not worth it. Takes too long if you are in a hurry. Waited 6 months still no close and today said they would have to cancel our contract because of the overall condition of the property. We had a fire in 2011 and had to rebuild so how could it be that bad in only 8 years. Inspectors don't know what they are doing.
After purchasing the Condo, this is what I found in the Master Bathroom (See Photos). My first time buying a home and I encounter this. The inspection and Appraisal comes out of my pocket to which it didn't benefit me one bit. The Condo cost 165,000 and now I have to pay close to 1,200.00 to get this fixed. As photo shows they covered it up with wood. Be careful when purchasing from OfferPad... To me this is dishonest and completely wrong to do to a buyer. The owner makes all the profit and it cost the buyer more money for the cover up.
Bought a home with a million dollar view and received a low ball offer from Offer pad.
Looks like they charge a whopping 7 percent interest and a cancellation fee on top of that.
I feel sorry for homeowners who give there home away to these company as they will flip your home and make a bundle on your back.
I would not recommend offerpad I received an offer from offerpad for 267,000 they claim you pay no closing cost but wanted to charge me $16,000 in fees. I webt with a local realtor who sold my home 3 minutes after listing it for 310,000. I saved thousands by not using offerpad
