Reservation Stays is a SHAM. I recently stayed at Lylo Queenstown (NZ). I know their green logo and colours. Thought I was booking direct, but turns out Reservation Stays had exactly CLONED the Lylo website. I booked 8 months in advance. A fortnight before my arrival date, I needed to make a small adjustment to dates and rang Lylo, thinking I'd booked direct, and had booked a single room - but they told me I'd booked through a 3rd party and they don't have single rooms! I'd never heard of Reservation Stays. I then emailed Reservation Stays and send follow-up emails, they took days to reply, told me they couldn't modify dates and I had to cancel my whole booking and re-book - it was over Easter and this was not possible for obvious reasons. I dealt with an awful Nidhisa in Reservation Stays Support. When they replied to me by email, it was outside the 100% refund days, so if I can cancelled and re-book I'd lose everything. As it was, I lost 3 nights accommodation cost. I've since read they've cloned other accommodation sites. Lesson learned.
Reservation Stays cloned the Hotel website in Brisbane and did not honor the booking. The hotel is unable to do anything to remove the website and several others were scammed that day. Our flight was canceled after a six hour delay. I googled Marriott and this popped up as a sneaky ad. Not only did they charge twice what they should have, they didn't provide the proper information to check in. We got to the hotel, exhausted, at 2 am and the clerk could not find any reservation. We had to pay again and didn't get to sleep until 4 am. Terrible experience. Even Marriott can't untangle the mess.

Tricked into using their site when I thought I was using the hotel site to book. Up-charged massive fees and "tax recovery" BS. Within 24 hours, I realized my mistake and when I called to cancel, I spoke to 3 different service representatives who gave me 3 completely different explanations. They assured me a supervisor would review my complaint because they would not allow me to cancel. I forced the 3rd rep to cancel and was told I would not receive a refund. My cost was $1,578.26. They sent me a voucher for 1/2 of the initial price. To use in the future. They are a joke, but they seem to be getting away with it so far. I disputed the charge with my credit card company and was told there have been other complaints about them. AVOID THIS VENDOR AT ALL TIMES.

I searched for a Fairfield Inn on my phone. When I chose check availability it took me to Reservation Stays not Marriott, I did not realize this.
1-Reservation Stays never verbally disclosed the name of their company. Only in the confirmation after I paid.
2- Reservation Stays representative stated I could cancel or change up to 48 hours before arrival. I called 72 hours prior and was told I could not make any changes.
3- Marriott could not confirm I have a reservation yet.

I won't go as far as to call the third party booking place as a scam, but I do believe their intent is to commit fraud or at the least to just ignore customer requests. To make the reservations you must pay in full ahead of travel. They did in fact make the reservations for me at a Hilton and gave the Hilton a virtual credit card to use when I checked in. I used them to book a two night stay with a guarantee that I could cancel with full refund if done by April 17. The guaranteed cancellation and refund was described on the confirmation they sent me. My plans changed and I first called on April 14 (got a foreign speaking representative who couldn't help). On April 15 I followed with an e-mail. I had requested a modification to one night, but assumed if they couldn't amend my reservation that I would be able to exercise the cancellation with full refund clause. At this point I have to say, their Customer Service is horrendous.
They send a no reply e-mail "we received your e-mail and will get back to you". They didn't get back to me that day or the next (April 15 or 16). In fact they didn't respond until April 18 when the guaranteed cancellation and refund clause had ended. Out of desperation, I called the Hilton directly and they graciously changed the reservation from two to one night. I originally paid $472 to reservationstays.com; I ended up only needing $154 plus tax for the one night at the Hilton. I have made many attempts to get a refund of the $306 paid and not used. Every single response is that your booking was non-amendable and non-refundable. I provided them with their confirmation showing it was refundable had they acted before April 17...and they simply ignore it. DON'T DO BUSINESS WITH THE THIRD PARTY BOOKING COMPANY.
I made a last minute decision to use this website to reserve a room in Panama City and to my surprise the website charges were almost 100% more than the hotel room price. I don't understand how hotels allow websites like this one to charge excessive prices. DO NOT USE THEM.
So I called this number got it from google trying to reserve a hotel room gage them my info seemed legit but when we got to the hotel no reservation was even made at all and when I called for a confirmation number they gave me a number went to the front desk and they said they did not have that number of conformation so they took 129$ out of my account for a room I didn't even get to stay in!

They are a third party booking company that doesnt offer ANY cancellations or refunds. I made a reservation in error and within 20 minutes called the number from the confirmation email. They offer NO help whatsoever and keep your money. Their website makes it look like a hotel website, but it is NOT. STAY far, far away! I think they're in India..
If I could give this company zero stars, I definitely would. We tried to book a hotel room through this company and we required them to find us a hotel that would take a dog they confirmed that we could book a hotel room and then when we arrived at the hotel, they told us they do not accept pets. When I tried to get a refund, they told me I needed to provide proof of purchase of another hotel room so I sent the receipt for the other hotel that we had to book. I then received an email stating I would get a refund in 5 to 7 business days. Suddenly they decided to change their story and claimed that they didn't receive a request for a hotel that accepts pets from us even though we had called twice to request a hotel that takes pets. It is clear that this business is shady and they scam people. Don't ever book through them because you will probably get fraudulent charges on your credit card in the future. I encourage anyone who has a bad experience to contact the Better Business Bureau. Hopefully this business will be out of business in the near future.

In November 2023, I booked a room at the Hyatt in San Jose for February2024. In minutes I got the confirmation email (which stated the reservation was non refundable) it was for the Hyatt across town. Immediately tried to switch to the correct location. But, neither Reservation Stays nor Hyatt could / would move the reservation to the correct hotel. And because of the stated non-refundable policy of Reservation Stays, my bank won't reverse the charge. Because I need to be in the specific area of town, I am taking the loss and booking in another hotel. Wish I had read these reviews before booking. I wiill be mindful to avoid Reservation Stays in the future and recommend you do the same.
