Caveat emptor. Your signing on to an evergreen automatic renewal contract. Evergreen for Costar, like a bad marriage for you.
Will never use again. After looking for some commercial properties, loopnet blocked my account.
"You have exceeded the amount of activity allowed by LoopNet and are temporarily blocked".
It has been like that for over a month.
Loopnet and Costar are the worst organizations ever. When someone joins them, he/she cannot cancel their bad service no matter how many times one attempts. I have tried through many emails and conversations to cancel their lousy service, but they ignore my requests and keep on billing me. When they will attempt to ruin my credit, I shall have them sued. Take my advice and DO NOT join them or cancel your subscription at your first chance. Good Luck.
Tried to get a ad on April 15,2022 and site was having difficulties and it timed out. Thought nothing of it. Come to find out they had been drafting on my account for 5 months and I never placed an add or got any email verification that I purchased anything. Checked to find they have been taking money. I called in spoke with a gentleman and he told me that he would refund me and cancel. I said cancel I never signed up for anything. I said can you send me proof of that and he said he would send it over right away. I haven't received anything. These people will suck your money out of your account weather you do business with them or not. Businesses and their employees use to have pride theres none anymore.
I have paid Loopnet over $3000 and never got any benefit from the service! I signed up for a 3 month subscription that auto renewed every quarter for over 2 years with a monthly charge to my credit card of $104. I called and cancelled before it auto renewed a 3rd time and they said it would be taking care of, but they kept charging the card. Every company I have ever set up an Auto renewal with will send out a monthly receipt or notify you in some way that the 3 month contract is renewing. It seems that their plan is for businesses to not notice the recurring charge. Really unfortunate that companies will do this. Be sure to document every discussion and get email confirmations for any changes made over the phone.
Signed up for Loopnet using a corporate card that had a lot of advertising on it. Listing was ineffective so after a number of months I cancelled. Two months later I got a call on the listing so I realized it did not cancel, I cancelled again on the site, followed by a phone call and an email. This time the listing came down but they kept charging my corporate card, which is mixed with lots of other similar advertising (i.e., for almost another year before I caught it. I know, I should have caught it but when I called them they said that I sent my cancellation to an automated email account that they don't monitor and there was nothing they could do to help. If you would like to join in a class action lawsuit against Loopnet/Costar, it's clear from this review board that they do this frequently and intentionally. Please reach out at *******@sportlabinc.com if interested.
They have very friendly sales staff, that make you feel comfortable. But don't be fooled. They don't give a S&*! About you or your business. When you go to cancel your contract they will say that you have to give them more time to cancel and you are committed for another year. I called long before my year was up (4 months prior) and asked about canceling. They never once said anything about needing to send emails, texts, faxes, phone calls. And this is not libel because it really happened to me.
They increased their rates by a whopping $50 per silver slot after my one-year term, which was $150/month for me. They did not inform me of the new rate increase until after my contract expired. They also weren't advertising my listings on a couple of occasions when I went to check on them on LoopNet. Their prices have increased excessively. I recommend that commercial users/professionals use Crexi instead. It's significantly cheaper and a better platform overall
Website works like s**t, it's not loading properly, always has some bugs, i was looking for a land, after 2 hours of browsing the just blocked me:"You have exceeded the amount of activity allowed by LoopNet and are temporarily blocked. Your use of LoopNet is subject to LoopNet Terms. Any use that does not comply with the Terms is unauthorized"
But when I try to read their terms, page is not opening.
The manager called back and cancelled my subscription so I agreed to remove the bad review. It was frustrating and I wouldn't use them again. I did get leads from Loopnet, but it was expensive and not easy to cancel.
Watch them I called and cancelled and they continued to charge me even after I cancelled. They claimed the kept my membership open for $164 a month even though I had no listing to sell. They also call constantly to up sell you.
The sell you 1 month but charge you 3 and you cant get out of it. Stupid $#*! said you did not read the fine print. They dont tell you the charge you all 3 months stupid. Dont pay them any money this website does trickery to fool you and steal from you.
Signed up for a one year plan when I had a listing. The property was sold in 3 months. When I was about to update the status to sold on the site, only to find out loopnet removed it without my concent. Even with a sold listing, there is still some sort of marketing value. They refused to stop charging me $99/month, but I am paying that for nothing. I wouldn't have a problem of paying $99/month for a sold listing because that's what I signed up for, but charging people for doing nothing is a ridiculous. I don't think there is any language telling me that loopnet can remove the listing without my consent and I would still be on the hook for the whole contract.
I promoted a commercial listing on Loopnet on June 1 and sold it via my local MLS in 21 days and it closed a month later. I obtained a few leads from Loopnet were not qualified buyers. Loopnet is now stealing my money: I signed up with loop net for only a 3 Months of Marketing as this was the shortest period offered. The customer service person said I would not be billed after my 3 month period. They have now billed me for 5 months and after my complaints my service is cancelled effective Dec 1,2021 meaning they plan to steal 4 additional months of payments from me. I would avoid this sites the results are poor and they are dishonest. Horrible outfit. Terry Sullivan, Broker RE/MAX
NOT worth the headache and people inquiring about chess clubs and churches in class A space. Every step is so difficult. And wrong. Beware auto-renewal, which is not in your contract, but they can do without a signature. We are struggling with this right now after we had so much trouble years ago - when they removed our listings while we continued to pay. Customer service was just telling you to find other people.
Property owners: buyers are NOT going to pay to look at your listings, if you want to sell your property use another site and NOT Loopnet ripe off. You will get more views from other sites. Loopnet is just a money grubbing company, just ask your prospective customers if they want to PAY to look ( answer NO) remember they already pay the commission to buy the property.
I had no idea that the site requires you to update it every 75 days. When that 75 days is reached, they consider your listing "inactive." "Inactive" means no one will see it when searching for listings. It doesn't mean they will quit charging you. Now I understand why I have had NO activity or inquiries for over 15 months, while they continued to "auto-renew" my "listing" without listing it. DON'T use this service unless you are a real estate professional who plans to monitor it and your account every day.
Buyer Beware! I signed up to lease a small space. I cancelled the listing on Oct 8th and yet was billed another 118 today ( Nov 2). I called them to complain and all she kept saying was that It "auto renews" quarterly and if you miss the first day of the next quarter ( which as Sept 1), you are automatically committed to the next 3 months even if you cancel on Sept 2. This is the most ridiculous scam I have ever seen.
Paying for 2 months even though my listing is no longer there and even their service is no longer needed. Absolute joke!
Don't do it! Go elsewhere!
I neglected to cancel my contract in writing prior to the 60 day required time frame and now they are demanding payment for another year. Did I mention that I got NO RESULTS from the first year? This is a scam. Who needs to force people into a working relationship? PS Can I select less than one star as a rating?
I am a small business owner and chose to advertise my business for sale on Loopnet. The listing process was a tad difficult and must be finalized with a call from an advisor prior to it going live. During the call they encouraged my husband to upgrade but we chose not to. Once it was listed I immediately started getting calls from CoStar, their sister company, asking me to list there because Loopnet was really just for property. I asked why this wasn't discussed with us when the advisor called trying to get us to upgrade but didn't really get a response other than we would get better results if we listed on CoStar as well. They called three times a month for the next few months. I finally decided to cancel the listing partially because of what the advisor said and because it wasn't getting much traffic. I thought I had signed up for a month to month plan but was told it was a yearly plan, which my receipt confirmed. Although, I had no intention of signing up for a year. I emailed about seeing if they would consider letting me out of the contract. They said they only offered quarterly or yearly subscriptions. I asked if I could be downgraded to quarterly, pay the difference and be done but they were unwilling to do so. Its frustrating that they were willing to take my money knowing I was selling my business, not just the land, then call once I was locked in to say I should have chosen CoStar because Loopnet wasn't really going to do much for a business sell. Then to refuse to refund me when I decide to cancel knowing I am on the wrong site.
Answer: Cancel your credit card I signed up for a 1 month charge of $87.95 after they charged my card a second month I call and told them I did not want to continue they told me I signed up for a quarterly service so I let it go, now they charged me again and said I signed up for a annual. I just canceled my card no more charges. Loopnet are crooks and very dishonest will not ever use again.
Answer: I got on Loopnet intending to use it for a couple weeks. I intended to pay one month's subscription. By the time I noticed it on my credit card, I had been charged for 3 mos. I got online and canceled. I called Loopnet and requested that I be refunded my 2 months, stating that they could see that I did not log in to the service at all. They stated that the site was clear that I was getting into a subscription that would keep charging my account, that my request had been reviewed and was denied. They would not credit me the two months. At this point, I am watching to see if my current cancellation will take or if I will need to call back. I believe that an upstanding business should credit me back, given that they are 1)charging a card with recurring charges, 2) they can see I did not use the service, 3) they sell essentially a subscription to a software product that does not depreciate from use. In my business, I have credited back unhappy customers for lesser reasons than those that I am citing.
LoopNet has a rating of 1.1 stars from 48 reviews, indicating that most customers are generally dissatisfied with their purchases. Reviewers dissatisfied with LoopNet most frequently mention credit card and customer service. LoopNet ranks 1208th among Real Estate sites.
