VRBO changed its platform, rental & booking fees, what a shame. I will not be renewing my agreement this fall. In the past three years I have booked the entire summer season by January. I have not even had 1 inquiry since last September! Makes me wonder if my home is actually listed on the site? I have what is considered a "luxury" home on Smith Mountain Lake, and excellent all 5 star reviews. My rates are the same as last year. I hate the new rental price structure, whereas the rate is listed per day, not by week or season. I only provide summer weekly rentals, otherwise three night minimum. VRBO /Homeaway is for vacation "Rental Homes", we are not a hotel, therefor ludicrous that they would put nightly rate. I believe this is greatly affecting my rentals. If not, WHAT THE HELL IS? I called customer service, he told me I had a really high "refusal rate" and that's why people aren't renting from me- what bull$#*!, I haven't even had an inquiry. They're going to be so screwed when homeowners stop using them for their rentals. Don't you just love the free enterprise system! They F- upped royally- Adios VRBO!

I have been a customer (property owner) for 10+ years. Recently VRBO "upgraded the software. In the upgrade they gave all renters a 20%+ discount. This discount was not authorized in any way. A customer booked my property for a week and that was when I noticed the "discount" When I contacted VRBO about it they stated it was " a software glitch". When I asked the service rep to refund me the ($227 they gave away on the discount they stated they would add another fee to the renter! I told them in no way would we do that. VRBO basically stated the to bad. They would not do anything else to resolve their error.
Looks like it will be Air BnB from now on.
Owners and renters beware.

Websites need updating

Tried to book a house in FL for myself and several friends. After researching for hours we came across several we liked all of which all were listed as 'available' on the dates we wanted. But none were available when the owners were contacted... owners claimed their websites hadn't been updated... what? How easy is that? False Advertising!

I am a rental property owner, this week I elected to use VBRO for seasonal rental on the property... went thru their web site and completed the information required to list the property... one step remain before they would publish it and that was the bank information approval. My application was 'pending' for days so I called and was informed that it can take up to 30 days to approve BUT if I signed up with the 'subscription rate" ($499 per yr) I could have it approved within minutes. Being the first time I was going to try VBRO I only wanted the one time listing of $249. To see how their service worked. I was told I would have to wait up to 30 days for the approval with the one time $249 rate.! I run a business renting property VBRO. In this day of internet access the approval rate of 30 days is counter productive to my business not to mention ludicrous! Take your subscription rate and your service and shove it. Your NOT the only game I town.!

They not only have a website that is jumbled for the owners, they get your money up front to list. They charge a 3% credit card fee after you have already paid for the non-pleasure of using their site. They make owners wait around 30 days to get their payout. Everyone should get smart and only use Airbnb. It is a great company and easy to use for guests and owners.

I have a vacation rental in South Lake Tahoe. Used vrbo 8 yrs ago for about 10 yrs. This company has become a joke. We have listing that are located over 1.5 hrs away in upper Truckee past Reno that are listed ahead of ours. We have more reviews(all 5 star), more inquiries, for the same price. They don't get that when you search for South Lake Tahoe you're not interested in a 1.5hr drive vs 5 min. This happens all the time We have had nothing but misinformation from their reps as to why this happens. The only person that ever responds from production is Robert. One of the reps said he is actually the only one in production at the company and that they are trying to hire more people. Is this a joke? Now I just got a inquiry for a 5 night stay next yr at rates that aren't correct. I call VRBO and they said even though they changed how the site is setup they didn't alter the rates that some authorized user had to have done it. When I explained to her that I am the only one who handles this property and it was not me, I would know, she says just go in now a change it. I said the entire yr is now changed, different rates all over the place. Now Christmas week is cheaper than the first week in May. Nobody has that. VRBO HAS KNOW CLUE WHAT THEY ARE DOING> THEY LIE RIGHT TO YOU. OWNERS FIND ANOTHER PLACE TO ADVERTISE YOUR PROPERTY. AS SOON AS I DO I WILL BE LEAVING> VERY< VERY< BAD INVESTMENT AND HORRIBLE CUSTOMER SERVICE. VERY SURPRISED NO CLASS ACTION LAWSUIT HAS NOT BEEN STARTED

An Innkeepers Dilema

I have a B&B that I have advertised on this site for two years. I have been paying about $800.00 per year for this. Yesterday I got notification that unless I am willing to let them manage my bookings via an instant booking calendar and then giving them a 15% cut of the booking, I can no longer advertise on their site. I have a five star B&B, www.RowanLark.com At the end of this month they are removing my listing because I won't give them a cut and let them do instant bookings. Their calendar does not sync with the booking calendar I use on my web site, so I could end up with double bookings. If you use this web site to search for a good B&B, just know that some of the best B&Bs might be missing.

My husband & I took a chance on a business card we picked up while we were searching for antiques in the quaint city of Lexington, Oglethorpe County, Georgia.
We decided to come back to Lexington to search out one of my husbands ancestors,
Judge Joseph Henry Lumpkin and found the perfect way to do this was by going to an event that was to be held here in October. Legends of Oglethorpe was held on Saturday, October 28,2017, and we needed a place to stay. We decide to book the weekend at The Chicken Coop Bed 'n Breakfast, guided by the business card we picked up in the town of Lexington. Upon arriving to the "roost" we were welcomed by Sonja Armour. She & her husband Norman were great hosts and made us feel right at home. It was late when we arrived and she recommended some good restaurants. When we returned cake and ice cream, with coffee and tea awaited us. I have a gluten sensitivity and all through the stay she made sure she prepared my food to perfect standards. Sonja is a wonderful cook and excellent hostess. She truly listened to our travel excursions both mornings at breakfast and added comments on her and Norman's travels and life together. The food was so good and she even shared her mother's fried grits recipe made better, of course, with her added ingredients! You must stay with this delightful couple if you are ever in their area. You will not be disappointed!

So Very Disappointing

As a beach condo owner in Florida, I had a relationship with VRBO for over 8 years. They recently made changes to benefit themselves - increasing costs for renters, and complexity for owners. VRBO actually de-listed my property one month after I renewed because they said I was not responding to all requests. We have a building mandated 2 week stay - and I don't respond to weekend ONLY requests. They didn't notify me I was being de-listed, and would not extend my listing or refund fees. Ridiculously rude to me when I was trying to resolve. Good bye VRBO!

Horrible, horrible, horrible company to deal with. They literally refunded my deposit to someone else and would not dispute the refund with the credit card company and apply the refund to me. I spent over an hour on the phone with them and was very professional. They hung up on me once and later calls resulted in a permanent hold while they transferred me to the "payment department". I planned on booking through VRBO every year for my company retreat. Not anymore their loss.

I attempted to book 2 different rentals and both came back showing dates unavailable despite the website showing them available. In both instances I had requested cancellation insurance. Despite the my rental requests being denied to unavailability, I was charged by CSA (VRBO/homeaway) insurance provider. I had to call CSA to have them issue me credit. Its not about the tiny amount of money here, its the principal.

I'm based in Canada and the charges and credits were issued in US$. Because of this my credit card charges a foreign currency exchange on both the initial charges and on the credits. I called CSA who said I have to talk with VRBO. VRBO said I need to talk with CSA. My issue is that I should not have been charged to begin with so they should honor the out of pocket differential that I had to incur. When I asked to speak to a VRBO supervisor he told me they can't do anything for me.

In addition to the issue with the charges, I take issue with multiple properties consistently showing up as available on specific dates but come back as booked when you attempt to book.

Would never use this company again. I've used Airbnb and have only had a positive experience with them.

VRBO has become a greedy, heartless company to deal with! They are forcing us home owners to charge additional booking fees that get paid directly to VRBO, IN ADDITION to the yearly fee that home owners already pay to list on the VRBO website... and the yearly fee has increased and keeps going up! Despicable!

Misleading information
November 28, 2017

I went to VRBO to search for a specific time frame for a hawaiian vacation. I put in my dates and got about 40 returns saying they had the dates available. However, upon contacting owners/managers, I found that in fact the condos were NOT available during those dates, some not even in the same month. WHAT? How are people supposed to find a place if the dates are wrong? Very disappointed. This sucks.

New little green banner on your property can be bought, all your property has to go through vrbo. Anything less and you never be labeled as premier. I have had some success with my smaller units on TripAdvisor rentals. For the budget minded. My ocean front stuff goes through vrbo most of the time. Unfortunately.

This agency sucks!

Whereas, any other agency backs up customers when a refund is warranted, this small booking agency gives you the go around. If you call them for customer support, they refer you to the owners, who then send you back to agency to help. They avoid calls and say yes, you are within the window for rebate, but then dont reimburse ior cancelled bookings. Only use booking.com. These guys are worthlesx!

Horrendous Downgrade
November 10, 2017

Once the premier travel site, after being bought by Homeaway.com, both these sites are horrendous to navigate. As opposed to using the IT platform that set VRBO apart, Homeaway elected to keep their pitiful platform. The results are fewer User Friendly features, filters that actually work, and a decrease in speed akin to a rickshaw. IOW, instead of keeping VRBO's two price range boxes that anyone can fill in with their high and low ranges, now both sites have an ignorant price graph. No concern about saving guest time with two inputs, now one must sliiiidddddeeee to each.

I booked a place in B&B and went to the place when I noticed they over booked it. Nobody was responsible for the trouble I've been trough. They didn't even reimbursed me in full. They have the worst Costumer service ever.

The new owners of VRBO are charging each and every guest a service fee. They raised the cost to list your property. They blocked all means of comunication between owner and guest. Allowing guest to book only thru VRBO and paying their service fee and not being able to get a better deal booking thru owner. They took all the joy out of being able to talk to your prospective guest and giving them a fair price. If I were a guest I would not deal with this company. Unhappily I am an owner having to deal with thisgreedy company.
