The overall reputation of the company reflects significant dissatisfaction among customers, particularly regarding its customer service and reliability. Many users report frustrating experiences with delayed refunds, poor communication, and unhelpful support staff. Complaints about properties not matching descriptions or being in unacceptable conditions are prevalent, leading to a loss of trust. While a few customers express occasional satisfaction with specific transactions, the overwhelming sentiment leans towards a lack of accountability and professionalism. If you have a problem with payment or refund they except you to get it from your credit card company not them I will not use vrbo again or home away. Same company
We recently found a vacation rental listed on the VRBO web site.
Our booking for the rental was made through VTrips.
VTrips charged us a $134.01 booking fee. This was ok and understandable.
However, our credit card was also billed an additional fee of $159.00 by VBRO for use of their web site in locating the property.
We are innkeepers who have been listed with bed and breakfast.com for prob 15 years. Their new business model of only allowing you to list your B&B if you book through them -so they can take a whopping 18 % - is outrageous. I am not the only B&B jumping ship. Whoever thought this a good and fair idea for the innkeepers is incredibly mistaken. Makes me so angry when companies change things in favor of them making the most money possible and dont care about how it impacts longstanding customers... and we are in the hospitality business. How ironic.
VRBO has been holding my rental fee (already paid by the renter) for more than 5 weeks. When I call both VRBO payment department they tell me they are waiting
For VRBO to "issue a permit to pay"! The guest left my house 2 weeks ago! I still have not received a payment of $650
This is AFTER they charged my guest a "service fee" if over $300!
Tried to rent a vacation home from VRBO. Got denied because the owner said the property wasn't available. Went through this 3 times before we realized VRBO is a scam!
I am a property owner and over the last six or seven years enjoyed my relationship with VRBO. But that is no longer the case. In 2017, VRBO changed its web site and formats... properties that were in a unique or historic location are now blended into the entire county with thousands of other listings. VRBO now takes commissions out of the rentals in addition to the lump sum you paid at the outset for Owner's listings. VRBO also gouges with excessive fees for use of a credit card, holds back on payments until long after the guest has vacated the rental property. Resolving issues with their personnel takes hours... they must be minimum paid service employees, not properly trained or sub contracted globally. I have used a property manager for my rentals for 15 years... she has encountered nothing but problems with them. VRBO personnel don't seem to be able to distinguish between a property owner and a property manager. My advice to any person renting their property thru web browsers is seek another company for your rentals... Airbnb, Booking.com etc. Read the warnings by other clients... and do not do business with this outfit.
VRBO now has taken over control of owners properties and charges potential renters a large fee. As an owner you can no longer speak directly with your renter. You can no longer accept personal checks from renters or use PayPal. Renters must give their credit card to even send a request to an owner. Find a way to google a property and contact the owner directly. I hope all owners flee VBRO and they are left with Expedia hotels and other garbage place.
Our reservation for a 30 day condo rental was cancelled by the owner less that two weeks before our trip! Turns out the renter has NO RIGHTS! Refund but no compensation and the rudest "service" staff i have ever encountered.
Very disappointed. Never again.
VRBO scams owners. List your property somewhere else. They don't do much for you but take big commission or expect you to pay big annual fee.
As an owner of a rental property we paid for a year subscription. VRBO cancelled our listings because we refused to charge guests a service fee of $75 per rental. We felt this was unfair to our guests. As a result VRBO deactivated our listing and when we called to finalize the deletion of our listing they told us they would not refund us the years subscription ($597) that we had paid in advance even though they deactivated our account and we only used 5 month sof their service.
Great Vacay Spot! The cabins are amazing! Plenty of activities going on. No need to leave the resort! The pizza at the general store is! Here is a video of the inside of our cabin. https://youtu.be/5o6--8b_SpI
I rented a place on Maui from Judy Peterson - I have the rental address for anyone so they dont make the same mistake.
She cancelled my reservation after I paid VRBO in full three days before my reservation at Christmas. Im still trying to get this issue resolved. Do not trust this owner.
This site is a gateway to FRAUD. We looked up a property and made a inquiry. The "Owner" responded that it was available and to wire the money because... We did so and he acknowledged receipt but the promised confirmation never showed up. Then we were contacted by the bank who informed us the account was suspicious and they suspected bank fraud. We contacted the "Owner" who played games. We then contacted the Homeaway "Investigative team". There are simply no words to describe the moronic, insipid responses from the imbeciles with whom I was forced to deal with for over an hour. Their conclusion was that the site was fine and it was our fault for following his instructions. Despite knowing that "Michael Rosvold" in Lahaina is a fake and a thief the site remains up and ready to defraud another unwitting customer of thousands of dollars. Doubtless there are tens of thousands of phony listings on their site. I drove by their "World Headquarters" in Austin. It appears to be a former gas station. This company is a joke. DO NOT DEAL WITH THEM!
Edit
What a ripoff! Unhelpful website and worse customer relations. Really a bait and switch scam site! 111
They say they have a 100% guarantee - I've found that not to be true. I rented a place out of the country which was horribly misrepresented & VRBO/Home Away has done NOTHING to make it right. They actually told me to do a chargeback with my credit card because they "only mediated between owners & renters." Horrible service - on the phone over 3 hours & go nowhere!
VRBO (and its credit card processing company) has been holding my rental fee (already paid by the renter) for more than 4 weeks. When I call both VRBO and the payment processing company (8 times) they tell me they are looking into it!
This is AFTER they charged my guest a "service fee" if over $319!
If you're looking to get frustrated pretty quickly, head over to VRBO or HomeAway. I tried to book at house everyday for a week straight on both sites and kept getting an error message about "pricing has changed - please double check before proceeding".
I JUST WANT TO GIVE YOU MONEY. It shouldn't be this hard.
After double, triple, quadruple checking, it still wouldn't let me book. I emailed twice (on both sites) without receiving a response. I later called, where their non-U.S. Call center attempted to book for me online. After 20 minutes, they realized they were having the same issue as me and suggested I contact the owner, but didn't give instructions on how to do so. Just a miserable experience - I feel bad for any home owner attempting to rent on either site.
Needless to say, I went to AirBnB and booked the same house, $40 cheaper, with no $500 deposit, in less than 2 minutes. Thank. God.
Using their reservations manager is a nightmare! They transferred a reservation for a guest that booked 3 nights but came to the b&b as 2. They are impossible to get a customer rep 2. It turns into a dispute for the guest and they do not claim it was there error! Basically useless all around after 11 years using them.
We used VRBO for 5 years but we cancelled this year. We paid $499 a year and we did have good results. But now they want to charge the renter 8%-15% which is alot of money... And, they want to do direct deposit to my bank account---which means they can reverse payments as well--which I won't agree to. Worst thing, I can not screen the renters. I am a realtor and I screen renters for the vacation weeks and I have them sign my lease to protect me. Now with VRBO I can't even speak to the renter. I am going to use www.vrconnection.com to start as they are only $200 a year as well as some other sites. VRBO was great, but not anymore as people are leaving them in large groups.
We have used VRBO for 5 years now and it has been going downhill fast! We will be moving our listing to Airbnb or another option. The rates continue to increase and you get nothing other then your listing. We found out today, our listing doesn't appear if someone searching enters dates. We were told by VRBO that is because we have not updated our calander in the last 60 days. (There was no need to update it) We were never told this needed to be done every 60 days and she said it is listed in VRBO's terms and conditions...? Who reads all of that? We only rent our unit during the winter months. We have not received one inquiry for next year, now we know why! Also, if we want to continue our listing with VRBO they need to manage/receive the money and then in turn deposit it in our checking account... no thank you! If you do use VRBO... Beware!
Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.
Answer: VRBO will not help anymore with anything. Homeaway bought them and there is no personal contact with owners anymore until they pay through the site. I don't know about negative reviews. Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.
Answer: I have the same problem. I don't think they have any.
Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.
Answer: I have spoken with them so many times yesterday and today with no fix my problem. The number is 1-877-228-3145. I wish you better luck than I have had.
Answer: Absolutely nothing! Every change they make results in their making more money and owners making less. My bookings are down drastically. I would not sign up with VRBO.
Answer: Go with the standard listing if you have already paid. If not save your money and try homeescape.com. Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. I found out after one of my repeat guests questioned the charge. I'm moving away from them and going with other options.
Answer: A: NEVER, EVER DEAL WITH ANY OWNERS OR PROPERTY MANAGERS THAT YOU HAVENT SPOKEN TO DIRECTLY. NEVER use any form of payment other than credit card. All CC's would refund you the money if you don't get the services. If they don't accept cards or allow payment through Homeaway, FIND ANOTHER PROPERTY OWNER WHO WILL or be prepared to take the chance. READ all reviews, if they don't have any you ARE taking a chance it's a scam or a dump (or a new property but be careful. NEVER make a large deposit EVER! VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
Answer: Try airbnb to rent part of your home
Answer: Same issue for us. The house we rented had glowing reviews and when I tried to post an honest review it still has not been posted.
VRBO provides vacation rental listings by owner in the US and around the world.
