We filed two claims and never got them taken care of. These people are very irresponsible and in considerate. We paid extra for roof leaks but when we had one and we filed a claim they never took care of it. They sure were quick to take our money when we bought the warranty though. We also filed a claim on our water heater and our claim was rejected. I was so very disappointed with these people. Please do not waste your money with these people.
Customer service reps are polite. However, labor charges are Not covered! Our $450 a year policy is now costing us $675 because we had to pay labor charges to have our washer repaired in addition to the service call charge! Know what you are getting before you buy...
I selected Select Home Warranty after reading several review and several conversations with the company. Everything they say is false. I've submitted 3 claims so far and all of them have been denied. Isn't it there job to cover a items when it breaks Read the fine print because nothing is covered and I mean nothing. Our A/C kept freezing up. We called and they denied it because it was a maintenance issue. What are they? Unless you have all new appliances and a one year coverage by another company don't sign up with them. Terrible company and nothing but lies. We also filed a claim for our hot water heater that had an issue. They came and said it was leaking and that they don't cover it. Each time you file a claim you get charged $65 dollars to the tech only to have them deny it each time. It appears they have a deal with the maintenance companies to not fix anything collect $65 dollars and then Select Home Warranty sends them a check for a good job of not costing them money to replace or repair anything. All so they aren't timely. When you file a claim it's 24-48 hours normally more before they respond. The call for the A/C was 4 days. I was overseas and so the phone call charges were over $200. I think the government needs to investigate this company. You pay good money for nothing.
Bought coverage on two properties. Attempted to use them on three or four occasions over a three year period. Not one single positive experience with them. Most egregious was an AC issue that was relatively minor. Out of the blue, they asked for historical maintenance records on the unit. Most don't have those on items requiring repair, nor should they. Just so happens, I had them as yearly maintenance was part of my coverage with my previous home warranty company. They tried every tactic possible to not accept the information they requested, and it finally took BBB and a state insurance group involvement to get them to pay out. This is just one example, they attempt to find a way out if paying on every single claim.
Select Home warranty go out of there way to avoid paying for your repairs. When a technician comes to your home they only evaluate the situation than submit a claim to SHW to have the work done. They will never do a repair when they first come out. The call center is in the Philippines and the workers are scripted. No getting through to them never a resolution. One of there upper management team members called and told me to contact him if I run into problems again, that was a joke. Mr James Wilson do not receive call nor does to return them. His VM says to email him only.
They sent a second rate plumber and took 3 weeks to get back to me after I filed the claim. I'm starting to wonder if this is a legitimate business.
Then the tell me to get to the pipe they need to fix they will have to cut in to the dry wall but will not cover the cutting of it or repair of it.

Customer service is in India or some other foreign place. They do not understand what you are saying and are responding from a script which is frustrating and a waste of your time. They also deny claims that should be paid. For example, the thermostat in my water heater exploded and caused a leak, and when I filed the claim they stated they don't cover leaks. But they cover thermostats which caused the leak. If you cancel your membership they call you from the US to collect. But no one in the US is available to take your claim or assist you in any other way.
I purchased the best plan that they offered thinking that would benefit me in the long run. Three weeks into it and dealing with outside temperatures of 20° I have been told I need three years of maintenance records. When I tried to explain to them I do not have the maintenance records because I purchased this house through my father's estate and he is passed away I do not have it. They did not care and offered me $150 for me to have the furnace repaired on my own or offered me $150 to replace the furnace. They also told me that it would take up to 30 days to process the reimbursement of $150. They state their corporate offices in New Jersey but every time you call them you will get a call center in the Philippines. I live in Indiana and it's 20° I was on the phone for 30 minutes trying to explain to someone in the Philippines what it was like for it to be cold outside and snow on the ground because she had never experienced that. The original repair person they sent out was from Sears and I had to wait five days for him. He ordered the part and came back and sit in front of the house for three hours trying to get approval from this company to put the part on the furnace. Then and only then I was told about the maintenance records and they even needed a video of the furnace I guess the furnace was gonna do a TikTok act I really didn't understand that one. When I spoke to one person in the Philippines and told him I would like to speak to somebody in the corporate office he became a laughing joke with him and the other workers in the office that I actually wanted to speak to somebody in corporate. I am now in the process of going to switch to a new company and if I were you I would go elsewhere. This company is not there when you need them!

THIS IS NOT WHAT THE SALESMAN TOLD ME WHEN I SIGNED UP. I AM NOW SUPPOSED TO GO BUY THE DISHWASHER AND INSTALL IT. THIS IS NOT WHAT I SIGNED UP FOR I GOT THIS POLICY SO I WOULD NOT HAVE TO GO THRU THIS TYPE OF HASSLE AND WHERE AM I GOING TO GET A DISHWASHER INSTALLED FOR $275. DO NOT BUY FROM THIS OUTFIT AND IF YOU HAVE A POLICY JUST CANCEL IT NOW AND BE AHEAD IN THE LONG RUN. I AM.
Had lightning hit my A/C and the google smart thermostat also. Select home warranty sent out a tech to band aid the ac and replaced my thermostat with an analog non programmable unit. The a/c worked for about three min and then stop after the tech left. There words " it is not cost efficient to replace things with like kind. And this is not our policy." It is set up with loop hold in all contract. Ask them to send in a written email there contract. (They won't do it.) if that is not shady. At best they will do the bear minim to "fix " the problem.
I have had multiple home warranties and never as bad as Select. The sellers gave us, unfortunately, this warranty. It is a completely worthless home warranty. They didn't cover emergency plumbing. They said a home inspector should have taken apart our toilet to discover that it was missing a phlange. They refused to pay for water damage as well. Don't waste your time. I've filed complaints with the NJ Attorney General's Office & in the State where I live. The BBB complaint in case anyone reads, as well as the NY Jets that they've partnered with and the NJ Department of Consumer Affairs. Stay away. Run. Read other review sites. 1-star from people who have submitted claims. Good ratings are from people who most likely were given a discount.

Very bad claims service, I had a problem with my heating system, I called them and they took two days to get me a contractor, very disappointed and decided to close my account.
I am extremely disappointed in the integrity of this company. When I signed up, I felt confident in my purchase and that I was making a great financial decision. Unbeknownst to me, I did not receive the fine print stating that they only cover up to $500 for projects (such as broken duct work that was estimated $1,450 to fix) and if there is any mention of maintenance work, in addition to the issue at hand on the estimate, they will automatically deny the claim, leaving you responsible to fix the entire issue yourself. Once a claim is denied, you can't open up a claim on the same system again. I also had to find my own service technician where I was told that I would be getting reimbursed for anything over $60, which was a lie. So what's the point? The overall lack of transparency regarding their policies and unwillingness of their claim representatives to do what is right and cover issues that are clearly broken (as documented in pictures provided to them) is unacceptable and I will never do business with this company again. If you are on the fence about using Select Home Warranty, I would suggest you look else where.

I purchased the full 5 year plan thinking I would be covered for anything, like the very enthusiastic salesman said (eyes rolling). NOPE! First claim was to fix my icemaker - no sorry that's not part of your platinum coverage? Really? I gave them my model number of my fridge to make sure it was all covered! Still a NO... Second claim try,, microwave went out. It's a $400 built in microwave that they said isn't worth repairing and they cannot replace it because it's too old so the gave me $95 towards a new one? HA-HA, laughable at best! I was so frustrated I asked for a refund of my policy and then for the last slap in the face, $75 to cancel and it's prorated, and a few more things they subtract I could barley get my money back! DO NOT USE THIS SCAM OF A PLACE!
The company is a DISGRACE, Please read your contract carefully, charging customers a $75.00 termination fee should be an EMBARRASSMENT to the CEO. Having to wait days before any technician to come out and fix the Problem. Half of star for this company... the company is just Terrible, NEVER AGAIN.

And 3 more that I paid their techs for then had to fix it myself. Now my freezers compressor is out and they took money out of my bank account without my permission after saying they would go ahead and fix the freezer well guess what they declined it. And said it wasn't covered when in the contract it says it is. List all meat and others because of 3 weeks if waiting for them
