My loan was sold to Mr. Cooper and it has been a Sh** show ever sense. I have sent my home owners proof of insurance multiple times. Ever time they say they have it then a few weeks later I get a warning again. It take 30 min to get a real person on the phone and then they have no clue what to do...run if you can. RUN RUN RUN!

Mr. Cooper processes and communication timelines are outrageous. Attempting to sell my home via a VA Assumption. The process traditionally takes 45-90 days. Mr. Cooper, on several occasions, quoted 6-12 months. Once they receive the paperwork to start the process, it can be under legal review for 45 days. No phone number is provided rather a fax number and email. After hearing nothing back about updated timelines with the email address given, I reached out to their customer service rep for yet another update. Their legal review office responds to inquires in about 30 days. At this point, we are about to far exceed out expected close date as outline in the purchase agreement and will have to re-negotiate terms or find a new buyer. The worst part is my original loan was purchased by Mr. Cooper and I had no say in it.
Customer service reps were always nice, the company as a whole is just greedy. Once they got wind I was selling my home I was bombarded with marketing advertisements for a new mortgage through Mr. Cooper for my next home. I would recommend staying as far away from this company as possible.

Terrible
April 29, 2023

Nation-star, Mr Cooper, and now Lakeview.
When I had Nation-star, they took five payments for one month on my automatic payment, which really gave me a problem financially. They had such a bad name that they changed to Mr Cooper, and now Lakeview which is unorganized and very difficult to work. Just more of the same.
My loan was generated through USAA, which I hold responsible for and inapt irresponsible loan servicing companies that switch because they can't seem to get their act together.
Bad customer service.
Poor public relations.
Cannot be trusted with account information.

I have has mr Cooper as my mortgage company for 14 years. I finally decide to sell my house and the title company requested payoff from mr Cooper. They sent it over and it has a 30 day guarantee of payoff amount. Everything is set for close. 5 days before close they sold my acct to servbank. I spent hours on the phone with servbank and they say it takes 7-10 days to onboard the new acct. So now we can't close and the buyers have a reason to back out of the sale!

Credit Misreporting
April 24, 2023

Misreported a late on credit report. Score dropped over 100 points (1st ever late) and then proceeded to argue with me stating they can't correct on their end and I have to take up with credit agencies. Definition of corporate bloodsucker, if I could choose who serviced my loans it would not be them.

I realized my autopay didn't setup correctly and paid on the 31st day double to catch up and they said they would not charge the late charge and all was well. 5 months later I learned they reported me to the credit unions. I have paid mortgages for 15 years on time everytime an they report me! If I could leave I would but I can't because I am locked in. No wonder they have a 1 star! Are any mortgage services good?

April 19, 2023

I got transferred from rocket mortgage it's been a complete nightmare they're telling me that I owe them A month's mortgage when I don't I'm taking it to the Better Business Bureau also going to have it audited because they are not fair at all they took money out of my account and left me with nothing I did research on them and found out that they were Nationstar the same they did there they're doing here I'm just one person however I'm going to fight them because it's unfair how they're charging me late fees when I'm not late I'm actually a month ahead so I plan on suing them and also trying to get whatever I can so that I can feel satisfied I do not like them at all they are so wrong

We were transferred to this company. They claim that our loan was discharged in a bankruptcy. They were sent all information to prove that this is not the case months ago. We have never been late. Except when they took 1.5 months to send us the new account number. They have not fixed the issue. We have recieved paperwork asking our intention to vacate. All statements have a bankruptcy disclaimer. Now They have adjusted the interest and principal amounts to match down to the exact penny of the prior, but far less on principal and much more on interest. Customer service refuses to acknowledge the issues. Absolutely the worst mortgage company.

Go elsewhere
April 14, 2023

My loan was sold to Mr Cooper 6 mos ago. I have been trying to buy a plot of land next to me for a year and the owner finally relented but time was of the essense to close. I called a couple of local credit unions (lenders) but none would get back to me. Seeing that all my loan info was with Mr Cooper, I thought this would be a relatively fast transaction. This was my first mistake. The rate I was quoted was a little below what I had been seeing elsewhere which was a plus. I had been asked to submit the typical items to do a refi with cash out until the underwriting phase. After submitting 2 months of pay stubs previously, I was asked to provide a year to date (Jan-March) payroll statement. Why? Who knows. I then had to submit proof of insurance for my HOA. Why? Again, who knows. My relator said this was bizarre and she had never heard of it in her 25 year of selling homes. BTW, my LTV on the loan was excellent so I was understandably irritated by this point. I did get the insurance document they needed which did not expire until May. Well, that was not good enough. They wanted next years statement even though the legal item I provided was still valid. That was my breaking point. NO lender has ever asked me for this and I had already provided everything any other lender would need and then some. I sent an email last night to push this loan forward or I am walking. Oh. And their fees are higher than a typical financial institution. IF this deal goes through, I will be refinancing elsewhere as soon as the rates get better. Save yourself the trouble and go with anyone else.

Horrible company
March 30, 2023

They say that they don't take any form of card payments! I told them its all I have right now, did not care! They are just money hungry! They did not even give me another option. This company would rather have you pay $40 in late fees because your other account doesnt have enough funds. I couldn't get my routing number or account number to work.

I will be switching companies for sure! Never recommending mr.cooper to anyone. I will be filing a complaint with better business bureau

Worst company ever.
March 25, 2023

I have had nothing but problems since coming to this company. When I was first switched, I got over 20 phone calls in 5 days. When i finally called back to find out what they have been calling for, I was told they didn't have any idea why I was being called. Customer service is terrible. They give you the run around and never get your problems solved. They don't mail you your statement/bill until after it's due (I haven't received my bill in over 6 weeks) and then they try to make you pay a late fee for their mistakes. This company is a complete nightmare. I have had to call twice a week for the past 3 months because of something that got messed up. This place is a joke. The moment I have the opportunity I am getting away from them immediately. It's a constant fight with them. I can't even get them to mail be my bill in a timely fashion. But I get all of their other mail. Please avoid at all costs.

My mortgage was sold to this company in June of 2022. I had an escrow analysis in Oct and made an almost $2000 deposit. Then in Feb of 2023 another analysis was done stating I needed an additional $1000 plus. I only need to have 2x my escrow payment after taxes and insurance according to them. When I did my calculations I will have double that when next February comes. I can only hope my mortgage is sold before I have any iother ssues with them. I feel ripped off.

My loan was sold to Mr. Cooper a few months ago and it has been a complete nightmare from Day 1. I tried to set up bi-weekly autopay with them, which I had with my last company and never missed a payment or had any issues. I had to pay one month in advance (basically 2 mortgage payments). I did this TWICE, and they still couldn't figure out how to get it set up. When they asked me to advance pay a third time, I refused because I don't want anyone this incompetent with access to my bank account. So I set it up through my bank instead. But they didn't credit the payments correctly, then reported me late and tanked my credit score, when they had the money but just hadn't applied it! If you have a choice, DO NOT do business with these incompetent people! All the trash reviews all over the internet are for very good reason!

Never in my life have I dealt with a company and it's employees that screw everything up, can't find previous correspondence, can't and or won't send me verification of conversations & are totally brain dead. The government needs to look at their horrendous history and reviews and take away all of their credentials as bankers & payment collectors. It's like dealing with a Communist organization that does whatever they want to do.
Unfortunately it appears they have government banking connections that they pay off in rubles and under the table benefits. Be sure to document every call with notation of day, date, time if call, person you spoke with, what their exact title is, their company ID # and record all conversations. To sum it up they are a bunch of commie whores.

This company should be ordered to shut down period. They would randomly go into my bank and do draft when there is nothing due. When they realize their mistake and reverse the bank draft, they would post a penalty on me... I wish someone would start a class action lawsuit and I will join in a heartbeat.
