The last few weeks have been spent looking at listings as a prospective tenant. Now that I'm ready, I signed up just now for a free profile thinking that I could send messages to landlords, but every attempt was blocked by a pop-up telling me I have to pay for a membership to do this.
I understand requiring landlords to pay to advertise their properties... but tenants? That's crazy. All my time searching on here has been wasted.
This company is absolutely not living up to their claims. I literally went through every listing they had in Bergen County and IF someone did answer me I was rudely hung up on and not one single email was returned. I ended up having to dispute the charge. It sucks because I really need a month to month lease and they had me hoping I could find that. Just a huge disappointment. I recommend not wasting time on this company. I venture to say it's a scam.
I had an account for about two weeks. During this time I reached out to several listings. Some of the listing were email only and others had phone numbers. As I began to contact the phone numbers I was shocked to find they lead to a leasing agency or apartment leasing office, who had no idea of what I was talking about. Finally I reached out to the support team for assistance. I emailed them and called. Neither got a response. After spending $19.99, no responses by the listing property owners or support my overall thoughts are as follows. This site is trash!
I paid the $17.95 fee for three months to find a sublet in Tokyo. On a search for something $1000/month or less all I got were two landlords, who had the same ads listed for the last six months: Lavender and Beatrice T. I actually got a reply from the latter person so I sent her a response with some questions - no further response. Lavender never did respond. I am going to dispute the fee or get my money back thru my credit card bank.
I really looking seriously for an affordable accommodation. Once I found something interesting and tried to send a message for some question to the landlord the site ask me to buy subscription. Otherwise I cannot keep in touch with the landlord. In most cases the money is wasted for nothing because of there is no warranty someone will replay or all the accommodation are seriously posted. It feels really like a scam for me.
My assumption is that I list my unit for, the past 3 months, never get one client.
And you have a lot of people looking for apartments? And top of that they are.
Put up more than what landlords, are asking for! Something is wrong with that.

There is no access to contact information unless you pay a quote for service" fee. The free ones or a bait and switch situation. This feels like a scam. There are free sites out there to find rentals. Why would I pay a fee?
Almost every link you click on redirects you to a different website. These new websites ask for another fee (on top of the one you already paid Sublet) before you can contact the landlord. This site is a con, preying on the over heated Amsterdam rental market.
No activity on the website. IF you find something it will let you write the message and as soon as you want to send it it will tell you to pay about 35$. Otherwise its full of scams but that seems to be pretty common now
I've contacted a number of "landlords" and no one responded. No one responded to my emails and when I called, I was hung up on! I paid $12 to have full access to absolutely NOTHING!
Please do not use this site it's a SCAM. I'm not sure where all these positive reviews came from but I wouldn't trust it.

I tried using this platform to sublet my room, but it's not worth the money they ask for. I had to pay $20 just to message a potential subletter. Then they ask for MORE money when you want to post a listing for a room. You can "upgrade" your account to have your listing seen first, but I decided not to waste any more money so I have no idea if my post is even being seen by anyone. Definitely NOT worth spending any money. Like seriously do not waste your money with this platform. There are plenty of free sites to use.
I placed an add and I paid $20 for an upgrade and whenever I wanted to contact potential tenants I get this message: "Get tenant database access with a 20% discount", meaning that I have to pay another upgrade for something that I already paid for. I suspect that it's a fraudulent site.

Premium listings, which you paid for, allow all tenants including those who do not pay for the full tenant service to contact you. The Tenant Database allows you to browse all of the tenants in your area rather than waiting for them to come to you. I literally just got off the phone with them and they haven't a clue how much time they waste their users by locking accounts while they take days to verify if your a real estate agent or not! I would have gladly provided this info online as this is required by law to disclose. Yet they lock my account made me wait 3 days to return my call/online email request. They could easily do this vetting online and save everyone the heartache!
Since I've now been verified, I don't have another 2 days to see if I can finally get back into my temporarily suspended account, per the tech support people. Ridiculous! I'm taking my business elsewhere! In the meantime, I've found it much easier to just find the sublet property address on their site and then do a quick online search. You can get contact info for the desired properties and deal with them directly to bypass this mess. Just saying!

Looked for rentals in Canada. Many renters did not bother to reply. Maybe we were not welcome as a family with a small kid. Ok! Later I looked for a short term rent for my husband alone and payed the fee. Some answered me that the property was not available while on Sublet.com it was! One woman refused to give an address!? MUCH later she replied I can contact her! AFTER the requested month had passed! Third person was unable to answer any of my questions clearly but blessed me and wished all the best many times. Are this people in order?! I gave the 3 links to Sublet.com explaining what I found wrong but got no answer. Wasted money, time and hopes. Shame! Here in Europe we are not used to that much scam in one place!
We're sorry for the difficulty you experienced with the landlords on our site. We do regularly screen our landlords and make sure their posts are legitimate, but sometimes things fall through the cracks. Unfortunately we cannot control our landlords and rely on their activity as much as you.
The worst rental experience of my life through this site. Extremely invasive and unethical landlord started engaging in physical harassment. Ended up calling the police and stuck in legal action. It will take months to recover. Sublet has a 'review' button, so I wrote a bad review to warn off other potential victims, however I don't even see where that went on the site. Probably directly to the landlord. This site 'appears' better than craigslist, but craigslist actually has a mechanism to respond and remove predatory landlord postings. BEWARE.

I invested in a 90-day premium membership in order to sublet my unit in June. I should have looked into user reviews first. I have quickly learned that Sublet.com will not deliver what I expected. The site seems to be overrun with clients looking to rent next week. Three parties have contacted me and two of them obviously didn't read the posting since they want to rent in March and my unit isn't available until June. Bottom line: Get a broker if you want to rent your place or find a rental.

We require tenants to set a move in date and landlords to set their lease term and start date in an effort to create matches that work for both parties. We are sorry that your start date was not read carefully and you received leads that were not helpful. Part of what gives our website utility is tenants ability to find housing FAST. We would love a chance to make it right in the future and show you that a tenant can be found with middlemen and their broker fees :)
I didn't want to pay and found my place on another service, but I've never had a site automatically stop sending unwanted emails and I was surprised and pleased when they sent the last email saying that if you don't log in for a week they stop sending you lists. Wish all sites did that!
So far not one of the listing on sublet. Com turned out to be valid. Many of them that said the property was available for time I inquired about, turned out to be false and they tried to rent me a much more expensive property.
I sent my complaints to them with exact details and Rental ID #s but as of today they have done nothing. Do not waste you time with this site!
We have been looking for a four-month rental in the Scottsdale, Phoenix area. Sublet.com has properties listed that have been rented out for weeks. The site needs to take down listings in a timely manner so they don't waste people's time after tapping them for $15.
Sublet.com kept sending me some "potential" hit on my rental listing, but no contacts from any potential tenants. Then, they encourage me to pay for the premium membership and promise better coverage and marketing... no leads at all. For NYC, still use streeteasy.com, this will not bring you any renters.

Answer: Hello Karen, sublet.com connects the landlord and tenants, but we don't control anything beyond that. Ideally, you will have a contract written and agreed to and there will be explicit clauses on cancelation. Sometimes, if a tenant needs to cancel, they can sublease it to another. Sometimes the landlord forbids that. It all depends. Hope that clears some things up.

This is partly to maintain security so third party bots don't steal everyone's information (very exposed on other sites) and partly because as a business, we need to charge somewhere. The landlords who pay for premium are totally free to contact, and any landlord marked as "trusted" has been personally vetted by our staff. I'm sorry you don't find our business model to your liking. Would you be interested in a free trial perhaps? Either way, I wish you luck on finding a rental!
