Hello Karen, sublet.com connects the landlord and tenants, but we don't control anything beyond that. Ideally, you will have a contract written and agreed to and there will be explicit clauses on cancelation. Sometimes, if a tenant needs to cancel, they can sublease it to another. Sometimes the landlord forbids that. It all depends. Hope that clears some things up.
