Been doing some research into this company. Each apartment has blurry pictures, inaccurate information regarding availability, prices, information. I discovered what's going on. This site contains "information" from a lot of apartments. The only correct information seems to be the apartment name (or in some cases even that is wrong). Everything about this site screams SCAM!
I am a landlord that recently started using apartments.com and have used them several times. I work very hard to follow all applicable laws. I have found several ways they are making following the law extremely difficult.
I toured the Saddle Brook apartments TX and the young lady that assist me by the name of Laura was not only knowledgeable of the property she was extremely helpful. Her personality was a ray of sunshine, especially with being closed off from people during this pandemic. She displayed patience and answered all questions with excitement and authority. Laura sold the apartment complex with a feeling of home and being safe.
I've used ApartmentRatings many times during searches, and the one time I ignored the bad reviews about a property, it was a year of hell. Thank you to ApartmentRatings for all those other landlords that you saved me from. You've been great, and the landlords here that complain should just go away. Improve your property and your reviews will improve.
Apartmentratings is rigged. They get paid by landlords, not renters/reviewers. Naturally they are biased. They recently removed renter responses to reviews and left only management responses. They don't allow links in reviews. I tried adding photos to my review but only 3 out of many went through. They also allow fake/paid 5 star reviews. When i tried to point out how one property has consistent 1 star rating and then suddenly a surge of fake 5 star reviews within days from each other. It's a red flag. Apartmentratings staff refuses to remove fake 5 star reviews. Since they are. Com and get paid for advertising properties they may as well remove all negative reviews. Site is rigged.
I have lived at Valley Spring Apartments in Renton for 10 months. I love everything about the apartment I have. The gals in the office, Anita and Sarah, are very nice and help you whenever you need it. If you have a maintenance problem it is always taken care of right away. Have no complaints!
DON'T TRUST THIS WEBSITE and FAKE REVIEWS. And mine "This organization has an F rating from the national Better Business site." Even in their information about themselves on the website, they "state' things like "they are the most visited" website for apt reviews. If you do a little research on them, as of Spring 2023-they are the 6th.
The organizations (or apt communities) must be paying something to add positive reviews or remove negative ones. I tried to leave a review, and the website just took me in circles. One particular apt community had like a 100-5 star reviews. They were all from like one year. Where are the reviews from other years? The apartment place has been in business for 40 years.
If you look at more trusted websites like yelp, facebook, google, and other apt sites, the highest rating for these rentals was a 3 out of 5.
Other reviews here say the same thing-Something is fishy here.
The apartment had water damage, walls were peeling from the moisture, carpet wet, bathroom door paneling had been chewed up by a dog, sink leaked, cracked windows, they painted over the mold, stove rusty, base boards separating from the walls, kitchen cabinets dry rotted because of the dampness. The property manager Tamika Blair nor the assistant manager Devon Rollinson showed me the apartment I would be living in. They showed a model apartment which is a total difference to what the apartments look like. They were unprofessional and lied about showing the apartment I would be renting.
These people allow derogatory comments & don't even take the time to review them. They allow tenants who have been evicted & kicked out of buildings to post comments & have the nerve to charge clients for this trashy "service".
The Phoenix Apartments in Bladensburg, Md. Is the worst apartment building I ever lived in they have rodents, drug dealers selling drugs right out their apartments. The Residents throw trash in the elevators, and on the floor inside and outside of the building. I went to pay my rent in the leasing office a couple of months ago, and one of the Leasing Agents was really rude to me. Also when you walk out of your apartment the smell of marijuana hits you right in the face. If you are looking for an apartment please do not rent from these people. The maintenance crew was always professional and on time with their repairs.

Im a current resident at Falls of Alta Vista and i love how there under new mangement. I love how the ladies in the office are very helpful and understanding with the residents. Im looking foward to living here for quite some time to see how the property prospers with all the new changes & remodeling that is being done to the property. So happy and eager to see the new improvements.
I consider this website a very good way to make an idea about your future apartment.
Indeed anyone could register and say anything but remember "there's no smoke without fire". So if a community has a lot of bad reviews, something is wrong. It is true that people tend to make a bigger deal out of their bad experiences, but there's always a piece of truth.
Always look at communities with more than 20-30 reviews.
I have lived here for several years and had thought about moving but management has made such an improvement that I renewed my lease. The property is cleaner and the office staff is great.
Although their are a few legitimate reviews, we have found any negative ones are from a renter that has had violations and evictions and trying to find a way to blame someone besides themselves for their behavior. I don't think this is a good source for any potential renter, unless they look at them as the management must be doing their job and making it a nice place for us to live by getting rid of the problems. I agree that this website is unfair because any response we have tried to post gets deleted and people can say anything nasty they want. Google review is a fairer website and lets the management respond. I also agree that this website should be taken down for these reasons.
All review sites have an option to claim your business listing; correct it if there is inaccurate information; and respond to reviews WITHOUT requiring you to pay a fee. But ApartmentRatings.com owned by internetbrands.com will not allow you to claim your business listing unless you pay a fee upfront. And when you email or call them, no one answers the phone or responds to emails. What they are doing to businesses is simply extortion, holding them hostage... forcing them to pay up to try and gain control of their online reputation. Horrible, horrible and dishonest business practice.
I thought apartmentratings was an unbiased site until I saw approximately twenty negative (and only negative) reviews disappear... This included my negative review as well as my neighbor's negative review.
I have been living at Fox Run 2 for almost 2 yeats now. I have been very happy living here with my son. Love the apartment. I live on the 3rd floor with vaulted ceilings and skylights which make the apartment feel very spacious and have lots of natural light. Would recommend living her to anyone... barbara b
Just wanted to give a special high five & thanks to a Special office member in Yorkcreek apartments Mr. Trevor Herndon, He is a perfect example of a person in position that his job can be done with a heart, smile & a great attitude. Keep doing an awesome job Trevor you truly are the HAPPY in office every time I stop in. If this guy was paid by his bubbly attitude he wouldn't have to work. Keep up the good work Trevor:)

******* Edgewater (Candice Harb Evangelou) received, accepted and acknowledged a 60 Day Notice to Vacate in order to Terminate the Lease Early. At the time I vacated the apartment rent was prepaid for two months. Even before this time period ended when my rent was still current, they sent me a bill for the entire remaining term of the lease stating that I defaulted on this lease (even double-charging me by not crediting my account for the prepaid rent!) They failed to respond to every request to explain this difference or to credit my account, even after I retained an attorney. They simply reported this invalid debt to a collections agency. I did manage to reach an individual at Millenia who confirmed that the property management team was making no effort to rent out the vacated apartment and their intention was to let the apartment sit vacant for the remainder of the lease as I was obligated to pay for the entire lease term, regardless of Management's previous communication re the 60 Day Notice to Vacate agreement.
Answer: As a renter, ApartmentRatings is the best, and it's free to me!
Answer: When I didn't pay attention to the property reviews and thought the landlord can't be that bad, I was wrong and ApartmentRatings was right. Ignore at your own peril!
Answer: Not a lawyer, but as long as you don't lie, it isn't illegal. I've read in the news that some landlords try to impose fines for leaving a negative review which might be illegal.
