Sublet.com kept sending me some "potential" hit on my rental listing, but no contacts from any potential tenants. Then, they encourage me to pay for the premium membership and promise better coverage and marketing... no leads at all. For NYC, still use streeteasy.com, this will not bring you any renters.
When I explained to them that I all ready know about the scams they pull, they emailed me saying I could have a promotional account that will give me 5 free contacts and to "click here". I do and it says, promotional account now activated. I go back to said listing, click "contact listing" and same error code pops up telling me I need to pay to upgrade to contact this person.
I call the customer service number and all Steven tells me is, you need to go to sublet.com and follow the instructions and pay for the upgrade. After I tell him 4 times about the email I received, he still repeats the same thing. I hope he is not getting paid for that.
Sublet.com is a rip-off scam site and just wastes your time.
So far not one of the listing on sublet. Com turned out to be valid. Many of them that said the property was available for time I inquired about, turned out to be false and they tried to rent me a much more expensive property.
I sent my complaints to them with exact details and Rental ID #s but as of today they have done nothing. Do not waste you time with this site!
I initially thought it was a good site. When selecting an apartment I gave preference to those landlords qualified by the website as "trusted". However, a "trusted" landlord - Carolyn Rusin - has not yet paid my security deposit back, and although I contacted Sublet and informed them, nothing happened. I have never even got an answer from the website. The landlord keeps sending me e-mails that the check was mailed and the check never arrived. Note that I am living in the Upper West Side and the apartment that I had rent is in the Upper East, where the landlord office also is located. No reason to take months to refund a payment. The "trusted landlord" feature is not reliable and you cannot count on the website for support. I recommend you are very careful, particularly if you do not live in the U.S., you may never get your security deposit back. Moreover, there is no point in paying for Sublet signature if what you get is the same you can get at Craigslist for instance. Good luck there and I hope this review is helpful.

Many tenants give preference to trusted landlords because they are verified as the owner or manager of the listings they post. The landlord has identified their knowledge of the listings, passed a phone verification process with our quality control team, and verified their identity. I paid the $25 standard fee for 30 days to have access to tenants on the site looking for room rentals in Dallas of which there were over 30, all of which I contacted to get no response from a single one when they were looking for the same rent I was requesting, so the owner who doesn't pick up phone calls only gives us an automated machine to leave messages doesn't call back on purpose but he emailed me back saying I needed to listed as a "Trusted" landlord for free so I asked him to list me as that 3 times, when he didn't do it I emailed saying I've already lost 2 weeks time on your site of my 30 day listing not being shown as a "trusted landlord" because he's not doing his end and that I was going to write a bad reviews on my experience, he then finally labeled me as trusted and sent me a couple of fake tenant replies to my account but blocking the tenants contact number, saying I needed to pay more for premium access to the number? After I paid $25 for listing and I don't get access to the respondents number unless I pay more? It did not explain this in the first place for the standard listing so they're just trying to scam people into paying for fake listings they make up, and don't want to give access to by showing numbers to contact because just by responding to tenants from their message portal doesn't mean that there's an actual real renter receiving that or they would probably also have to pay to have my contact info. In which case it's a lose lose situation and only win win on the website owners part by collecting from one or both parties unless they keep on paying up to the premium level without telling us that when we sign up for the standard rate. I just disputed this charge on my credit card and thankfully my card company accepted it.
It has been three weeks since following listings on Sublet.com. Having a paid the $9.95 fee they simply past you on to a so called owner. Most the owners are simply agents looking after properties around the world. Having phoned this agent in Europe, they emailed the listing from Sublet.com but the price was much higher. I then called Sublet in New Jersey, after many attempts they did state the listing price was correct and the agent was wrong. Having lived in Europe, my wife and I are used to the games they play. This is known as a rip off! Buyer or renter beware. John & A
I didn't want to pay and found my place on another service, but I've never had a site automatically stop sending unwanted emails and I was surprised and pleased when they sent the last email saying that if you don't log in for a week they stop sending you lists. Wish all sites did that!
We have been looking for a four-month rental in the Scottsdale, Phoenix area. Sublet.com has properties listed that have been rented out for weeks. The site needs to take down listings in a timely manner so they don't waste people's time after tapping them for $15.
Best site for legit short term rentals. You have to pay to pley.

Joined this website to post an apartment I own for rent. The website is really easy to use, I could contact tenants really easily using the mail center, I also bought the upgraded service, the tenant database, so I could contact all of the users on the site that were looking for an apartment in my area and that's how I ended up finding a tenant. The listing was easy to post, I could add all the info I wanted, as well as post pictures. I was able to do a credit check and background check on prospective tenants through the website, and they were more affordable than other services I've used in the past. SO happy with my new tenants and I plan on using sublet.com again when they move out. A+ website!

Mostly we expect our users to appropriately put the times their listing is available as a courtesy to the tenants on the website and will contact them if something seems wrong. Our monthly fees for landlords are $20 for Premium Listing, $20 for Tenant Database per month. Note that these are optional and listings can be free. Full tenant access costs $15 for 3 months. -Jamie

Answer: Hello Karen, sublet.com connects the landlord and tenants, but we don't control anything beyond that. Ideally, you will have a contract written and agreed to and there will be explicit clauses on cancelation. Sometimes, if a tenant needs to cancel, they can sublease it to another. Sometimes the landlord forbids that. It all depends. Hope that clears some things up.

I can say from experience that many customers have been able to find very understanding landlords, who don't require a credit check.
