As an owner, I now understand from my guests that they had one option for Rental Cancellation Insurance - CSA that does NOT include cancellation for any reason (e.g. Pandemic). All cancellation coverage requests have been denied due to the WHO declaring a pandemic on May 15th. VRBO did not offer renters insurance options for the pandemic. They are now strong arming owners to refund 100% or face down graded ratings. Why didn't VRBO offer other options for cancellation insurance. I am moving away from VRBO going forward as should guests. Bad for both parties!

I did it in the their app and it cancelled immediately and said the credit will be applied in 1-2 weeks. We are now past 2 weeks and customer service is clueless about where it is in the process. About the only thing they say is "trust me" it will be refunded at some point. I cancelled with 4 other vendors for the same trip and they have all applied a credit to my card. I booked another rental via airbnb instead since these people could not even apply anything to the new rental. There will no "no trust" a second time with this company.
I booked a VRBO property for dates in July, 2020. Shortly after (the following day) I received a call from the owner of the property stating the property had been promised verbally to someone else and was told to cancel the booking. I did so. When I called VRBO I was told I would have to pay the charge and they would refund me in 4 weeks. I explained that this booking snafu was not mine and I in good faith booked through VRBO and would like the transaction nullified before payment or incurring credit card fees. They told me to contact the property owner. When I asked why, VRBO said to deal with the owner regarding the refund. I was on the phone for 38 minutes, being put on hold and read script. This was a totally unsatisfying booking with VRBO, especially the customer service.

VRBO have told their property owners they do not need to refund peoples money regarding Covid-19 travel restrictions. They have said it is OK to steal people's money. I believe AirBNB are refunding people. I will not be using this sham of an organisation ever again.

You will be much better off if book your place at legitimate resort or hotel. If you need to change or cancel in most cases commerical places will work with you. VRBO property owners have total power over you and may refuse to refund.
My renter cancelled his reservation due to the pandemic outside the cancellation period, nevertheless I refunded him 95% of his deposit (I could've kept 100% under the cancellation policy). My renter had paid VRBO back in early February and I have yet received a penny from VRBO as of late April.
I had to cancel my reservation as Canadian Government issued a Travel Advisory on March 13/20. My stay was for March 18 to April 30. VRBO refunded their fees and I received the cleaning fee back as well. The owner refuses to refund my money and will not let me reschedule the trip. VRBO says that will attempt to help me but they never return my calls or provide any updates on my issue. VERY POOR customer service! My rental agreement states that the cancellation policy is per VRBO policy. VRBO emergency policy is that customers be refunded or rescheduled. Owner refuses both and VRBO DOES NOTHING!.
Wonderful Cabin especially for a larger group. Backs up to a forest. Pets are welcome and ours thoroughly enjoyed being outside. Really nice layout and bathrooms everywhere which was really nice. Peaceful and serene. Greatly enjoyed the gas fire pit on the patio, the hot tub and the wonderful ranch table next to the kitchen. Perfect for board games! Only opportunity is that the kitchenware and appliances could use a refresh. Washer and Dryer were perfect. Brian and Sara were very responsive to our needs and quickly supported a request to extend the stay an additional day. Thank you!
Terrible response to COVID19 using it as an Excuse not to give money back. This was a damage deposit held by the company NOT the owner. Going on 5 weeks and keep getting told to wait and wait- website only this week was updated to say 3-4 weeks and like I said I'm going on 5. Banking on never getting my money back. This company and its service is the absolute worst! Will never use again
I canceled my reservation March 18th because of this virus. I was told to by VRBO, Expedia and Delton, that I would be getting my refund. It has been 4 weeks, and no one can tell me where my refund is or when I can expect it. I was told I would be getting an email from a "specialist" and still have not received such. I will never be using this company, or recommend it to anyone.
Use a local vacation rental company as opposed to this one. Owners can change the price of what you search for/find at the time of your booking request. VRBO's response is "... we encourage owners to keep pricing updated, so that the right price is shown." Yeah, sure. See Photo of what we booked at - the owner turned around and said the price was actually $1,500 more!
On our fifth rental through VRBO, my cancellation insurance was not honored. A health problem arose three days before departure, and while VRBO accepted that the insurance was checked on the application, the insurers deny. From then on, endless dead-end phone calls, mails, and chats, until I gave up. No employee took the case in hand, ans Sysiphus was not happy watching the process roll down hill each time. A pity, as the properties have always lived up to their description, but the personnel at VRBO lack competence to handle a problem.
Due to the pandemic, closings and imposed quarantine I have to cancel my trip booked for May. I am a nurse, an R. N working the front lines on a respiratory floor with covid 19 patients. I am an essential worker. VRBO told me it was my problem and to call the property owners myself. I purchased trip cancellation protection when I booked this trip as well. I will be contacting the BBB and writing a letter of complaint to VRBO.

We spent a week in Grand Turk at West Road Reef House in Cockburn Town, Grand Turk. It was completely misrepresented! Obviously, we based our decision on the photos and description on VRBO. The photos were from the prior owner and the living area no longer looks that way. The furniture is old, very uncomfortable and definitely drab looking! The description says it is "meticulously maintained"... a HUGE lie! It was listed as a 3BR/2BA, which is also not true. It was a 2BR with a loft that had 2 kid sized beds. We were 3 senior ladies traveling together and we expected that we would each have our own bedroom! Stay away from VRBO and West Road Reef House!
I'm tired of hearing from VRBO owners that this is a tough time for them as well, therefore they have license to take what is not theirs. What kind of world do we now live in when it's justified to take money from someone when you did not provide a service or product? My airline canceled my flight, and my conference was canceled, due to Covid19. Beyond my control. I cannot even get to the VRBO property if I wanted to. So... I would like a refund. If I don't provide any service to my clients, I don't (and CAN'T) charge them.
Most VRBO hosts make their monthly mortgage with a 4-7 day stay/booking. So, I have ZERO compassion, when the host tells me "I have a mortgage to pay, so I won't refund you". I don't care; that's BS. I have a mortgage, which I easily deferred (a simple email) until this Covid19 pandemic is over. I also applied for the Emergency Relief Fund, due to lost income. These hosts just want easy and free money; just be less-awful people, and apply for the Emergency Fund, like good people across Canada have done. I also have no work, and hence no paycheque. So, don't give me your sob stories, owners. Covid19 does not justify theft. Airbnb did the right thing, and refunded upon request. VRBO will be no more after this, I suspect.
Imagine if I told my clients (that I had to cancel), "I'm taking the money from your scheduled treatment because I have a mortgage to pay. Sorry you didn't get your treatment, but I need the money, too". I'd get shut down, and lose my license.

Do not book with Vrbo/Homeaway. My wife and I had to cut a 7 week European vacation short after 1 week due to COVID-19. Received full refunds from 6 Airbnb rentals and even 2 Hotwire hotel bookings. No refund from our 1 VRBO/Homeaway booking. Will only book on Airbnb in the future. Additionally since VRBO/Homeaway is owned by Expedia I will boycott Expedia from now on.

Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.

Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. I found out after one of my repeat guests questioned the charge. I'm moving away from them and going with other options.

READ all reviews, if they don't have any you ARE taking a chance it's a scam or a dump (or a new property but be careful. NEVER make a large deposit EVER! VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
