I had so many issues last week at our rental home in OBX, and to this day, 5 days after leaving they haven't returned calls or emails. Completely unprofessional in ALL aspects, from the condition of the property to their lack of professionalism with customers. NEVER AGAIN. Wow one expensive lesson learned.
This is first time we rent with Vacasa. We had a great experience. Professional service. Exceed our expectations. Definitely use it again for future rental.

If I could leave a 0, I would! We were supposed to stay at one of their properties from 3/6-3/10 and our flights were canceled 3 hours before our trip. We were unable to find another flight in that time frame. I talked to several people at the property. All very very rude who basically said your s*** out of luck. One lady actually laughed. They wouldn't give a partail refund or change dates. I understand policies but when something is out of your guests control you would think you would be helpful.
Also, after reading other reviews it soulds like its all around crappy customer service and terribly taken care of properties. We are currently disputing charges with our credit card.

Vacasa does not keep up their rentals. The amount of mold and mildew not cleaned is astounding. Never heard back from them, after leaving feedback. Dirty toilets. Blood on the ceiling.

We've been renting houses in the outer banks for years and always had a positive experience. This was our first (and last) time we've used Vacassa. The 8 bedroom house *, has many pluses, but … When we arrived the pool water was green, and they were still cleaning the house after our checkin time. There were so many issues with the house that show how poorly the property is managed. Gates in the pool area that don't close, decking splintering with pertruding nails, siding blown off the house, stove where large burner doesn't work, large leak in pool that requires adding over 1000 gallons every day. I could go on listing items showing how poorly the property is maintained. We called customer service over a dozen times, they said our issues were marked as urgent, and we would receive a callback from the property manager * and homeowner, but no one ever called us back. We're still waiting, but not holding our breath.

Cockroaches, massive mould issue in the washing machine, broken appliances, disgustingly dirty on arrival, broken chair legs, etc. Worst of all the property management company fires off generic 'join the queue' responses except they never follow up in over a week. We can cook or clean at this rental bc of the state of the house and it's over $500 per night. Absolutely impacted our vacation is a negative manner and they have no concerns and no response. DO NOT RENT ONE OF THEIR PROPERTIES OR HIRE AS A MANAGEMENT FIRE.

All the walls are nasty, marked up beyond belief.
Water stains on the ceiling. Holes in most of the walls.
Food/cereal in the couches and on the floors.
Mold in the drain in jacuzzi tub and missing knobs.
Sticky floors.
Filthy couches.
Our beds have debrees in between sheets
Cigarettes butts as you walk in main entrance ground area.
Cabinets broken.
Coffee makers broken.
Dishes are dirty.
Fridge has left over food stuck to the inside.
Freezer has food stuck in there also.
Pool sticks have no tips.
Basketball game was broken.
Air hockey table is broken up.
Bunk bed bed is ripped up and mattress stuffing handing out. My kids are scared to sleep in there.
Black mold/soot and huge cob webs on the main ceiling.

I would strongly caution against renting from Vacasa. The unit we reserved (in Dillon, CO) was left in dangerous condition and with unsatisfactory air quality. Management was unresponsive and failed to offer reasonable resolution.
When we checked into this property, there was a badly damaged futon in the living room held together with duct tape. It collapsed and shattered into many very sharp pieces, one of which came extremely close to injuring one of us. The air quality inside the unit was also extremely poor--all of us including our dog experienced eye watering, coughing and sneezing while inside, which would resolve completely whenever we stepped outside.
We attempted to contact Vacasa about these issues and had to complain to VRBO directly after they did not respond to three separate messages. After four days of attempting to get in contact with anyone from the property, a Vacasa representative finally responded. Her proposed resolution: they would remove the damaged piece of furniture (a moot point since it had already collapsed), send someone to inspect the ventilation, and offer a partial refund of 6% of the purchase price (yes, that's not a typo--six percent). When I responded that their proposed refund amount was not reasonable, they refused to offer any more and stopped responding to messages.
No one ever came by to check on the air quality. We were forced to simply endure it.
This was by far the worst hotel or rental experience of my life. Shame on Vacasa.
2 bad experiences with them. We live in central California and going to China peak ski resort every winter. Last year I booked a condo with Vacasa and they canceled my reservation on the checkin day and my family with kids was on the way to the mountain. The phone signal was in and out. We had to turned around and went back home.
2nd time was this year we booked a condo for 10 people and was on blizzard and storm weekend. I just wanted to postpone my trip next available date and they said no. It was stupid of me to canceled it instead of live it open and not show up. After my cancellation and no refund at all, they re post the condo for rent on the dates I rented. Really bad customer service, never book with them again!
Do not reserve with Vacasa unless you want to be highly disappointed with your accommodations. The unit we rented was in poor condition, with numerous broken items including a toilet, many lights and most importantly, the oven was literally "out of order", per a sticker on the front panel. Furniture is badly worn out, carpets are worn and buckling, the WiFi does not work, and there is black mold in one of the bathrooms. Also, it was bare bones as far as amenities. Only the basic generic soaps and there were not even coffee filters or even salt and pepper. Shakers yes, but empty. We could not prepare a complex meal as there were not enough kitchen utensils or appliances to do so. Furthermore, management is remote and has no on-site or local presence whatsoever. So if you have any trouble with a toilet, the oven, WiFi or even accessing the unit, you can only seek remote help via text, and they are not knowledgeable about the unit or complex the unit was within. On that note, the instructions to retrieve room keys and parking pass were incomplete. Vacasa staff didn't know how to adequately answer my questions. They didn't know what we should do if we were to arrive at a late hour. (Ended up We had to walk across the street to Northstar Lodge to pick up the keys. If you were new to Northstar, you would never know this critical piece of information and could be left panicking about how to get in late at night. Very disappointing experience in every way. Avoid at all costs. There are many much better vacation property management companies.
We recently rented this condo for 6 weeks and we're very disappointed with the cleanliness of the unit.
The vents were filthy, dishes in cupboards had to be rewashed,bed was listed as queen and was a double.
If you plan on cooking bring your own pots, pans, knifes and utensils because all in the unit were worn out.
Also the fridge had no shelve on bottom over crispers, stove,microwave all need updated. The facility itself
Was very nice and beach was great. The Indian Shores area is very nice the restaurants, people very friendly.
I guess my suggestion would be to check on others units at this location. The place needs a lot of T L C.
Stayed at a Vacasa home for Christmas 2202. We had roaches in our kitchen. Vacasa staff did nothing to help even after I sent them pictures of the roaches.
So on top of overcharging for daily rates, and then charging fees on top of that, they refused to change dates (not even cancel) for our rental even though there is A HURRICANE moving through the country right now.
They keep sending us standard messages repeating their policy, and blaming it on us because we didn't book insurance (aka more fees)
STAY AWAY FROM THEM!
On-site staff is terrible. Offsite staff is terrible. I'm not sure how this company is in business. I've always loved going to Sandbridge beach but with Vacasa being the option we will look elsewhere. Whoever is running that place needs to be fired.
Never got to stay at the place they advertised but they surely did take my money and 3 days later I had to cancel due to unforeseen circumstances they would only give me 50% back. Really they still had 30 days at the time to refill the room I only held it up for 3 days. What they do is steal your money -- STAY AWAY
Apartment was nice, however elevator was broken and they waited till arrival date to advise of same. Also, coffee maker and washer and dryer were broken and any call for support it routed to overseas with promises for a call back from someone local, and you never get a call back. There is no accountability because you can't review like on AIRBNB or VRBO, thus they completely ignore any concerns. Save yourself the frustration, pay a little more and DO NOT RENT DIRECTLY FROM VACASA.
This company is 100% fraud. I paid for my booking and they literary sent me a text message at 9 AM the day of my arrival cancelling my accommodation. Save yourself a headache and DO NOT BOOK ANYTHING THROUGH THEM.
We have used the platform for 2 months. Service is horrible. 1) No direct person contact- They will sign u up for first initial meeting, after is done. Then they tell you, you also need to hire another local host(why bother sign-up with them(if we need extra layers of hiring local host-makes no sense), 2) Poor platform functionality- they put up all your information on Airbnb, Vrbo, etc with owner information as a point of contact without acknowledgment (if trouble exist), so they sold my cel/email to random people and I get constant spam. 3) after we terminated our contract, they still continuous selling our listing online (without consent)
4) continuously sent random people to our location (we almost call the cops for trespassing). 5) Failed to let all platform know that, they no longer have the listing (owner need to report, after they found out) there is a random listing out there.
They are the worst practice and also don't even know why they were qualify own public traded stock. I believe this is a fraudulent business practice to scam people with personal information.
Excellent location with easy slope access, ski storage near slopes, 2 nice hot tubs and indoor parking garage. Studio units good for 1 or 2 people. Building and most units are a little dated.

Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
