Booked 9 person NC beach rental home through VRBO then received Vacasa email confirmation.
After taking my deposit Vacasa insisted all guests sign a Guest Attestation form. Vacasa never sent an attestation form.
Vacasa insisted the rental lease be signed with attestation form or deposit would be subject to forfeiture. I repeatedly requested an attestation form. 3 times we went back and forth. There never was a Guest Attestation form. Rental agreement rejected with threatening forfeiture language.
Rejected. Rejected. Rejected.
Finally told my issue was kicked up to the supervisor and a special dispensation was issued.
They explained, like I was an idiot, that the a Guest Attestation form was the Rental Agreement. Nobody ever said that before. There was one signature line on the Rental Agreement.
Then they deducted second installment for payment from the same card that I used for the deposit. No notice, just go out and 'snatch.
If you see Vacasa, then run away.
Terrible terrible customer service. Winddancer, Destin, Florida. Requested early check in. Everyone in our party requested early check-in. They all got early check-in except for us. We know for a fact that the room was cleaned and done. 4:00. Still no code to check in. Will NEVER use vacasa rental again.
We arrived at our vacation rental and they wouldn't give us the code to enter the house that was so inconvenient after one night on the road we had to wait for them to email us the code because they forgot
Then while there at the house the maintenance guy for the pool came and put chemicals in the pool and told us not to use the pool until tomorrow night. Imagine my kids. The pool was the main reason we rented the house. I texted vacasa and asked them about this but they never answered. They can't do maintenance while customers are there. It was the worst experience ever!
As an owner, Horrible management by Jess Santos and Chris Mitchell. Filthy cleanings. They do not change sheets, comforters or even towels after stays. I had a blood soaked matress they were demanding to clean instead of replace. Drugs, used condoms under uncleaned bed Their fees are twice as high as other rental companies.
Google reviews were so horrible. The broke rules to have it removed from searches.
We will NEVER rent from them again. This is for Leavenworth, WA area. Horrible communication. Dirty home (pee on the floor, a used pot filled with oil, hair in the shower, dust everywhere, stains everywhere, old beat up furniture, downstairs basement smelled HORRIBLE) a broken hot tub, missing things like: washcloths, dishcloths, etc. I forgot an item that I have to pay $25 for them to find. It's been several days and no response. I tried calling again and she's saying they aren't even reaching out to HER. We paid so much money and for what. Horrible customer service. Run! Do not use them for anything. Reporting to BBB.

Review that asks only for what we loved seems as disingenuous as Vacasa's advertising. Claim of 24/7 support is false; zero response to several calls and an email over a 5 night stay at a property they call Dream Catcher in Idyllwild.
Hot tub locked/nonfunctional and "maintenance" # provided reported that last service was 3 years prior; a major disappointment because rehabbing a knee injury. Gas grill would not get hot; no extra propane tank; unusable, and meals had been planned around its use; another major disappointment. Unstoppable flow of hot water into tub, limiting availability for showers, and clearly not a new problem; forced to repeatedly exit home to turn off water at meter to allow HWH to recover; daytime, not so much of a problem; nighttime, huge problem. Dead trees and dead branches on roof; gutters overflowing with dead pine needles creating fire hazard; general lack of exterior maintenance. The location was nice. Too bad Vacasa dropped the ball.

Rented sea terrace in ocean city. Brought my daughter and her 7 month old... Dirty carpets we couldn't even let the baby crawl around without a sheet being down. Dirty dishes and dust piles everywhere. After covid you'd think they would take better cleaning precautions but the place was filthy. Tried to call management because lock box wouldn't work they were clueless. Overall left a bad taste in our mouths will not be renting from them again.

I have rented from Outer Beaches Realty for many years! I have a rental from October of this year, that I reserved in Novemeber. Vacasa took over the rental and suddenly they're trying to say I owe more than my original price. I have sent all emails PROVING they are wrong, twice mind you, and now they're saying there is nothing they can do to fix it because one of the photos I sent was a screenshot and doesn't show the date. It's only a $50 difference, but even with the PROOF in front of them, they say they can't honor that price. So now I am forced to decide whether to keep the rental, as we probably can not get another on such short notice, or to cancel and ruin our vacation with my parents. This is absolute absurdity and they need to work on their work ethics!

I am 22, which is under the age limit that I did't know existed, but they let me book anyways on their site. I hd reserved a rental, paid, and printed the confirmation. I had emailed with them for days asking for further questions and anything else needed, until they finally asked for me to confirm my age a day before the booking. I was honest (because I didn't know about the rule until now) and canceled day before. Now I get rules are rules, but where was the catch that I am underage on the reservation process? I had to enter my age and date of birth to reserve, but not until the day before they cancel me after multiple great conversations to establish that the rental is a one night stay for a long beach hopping trip. I called to get more information and the lady on the phone was rude, interrupted me, and gave me no info other than telling me it is canceled and thats it. Now, with a day left to rent, I'm sure it will go unrented, which makes no sense at all. TERRIBLE EXPERIENCE
As an owner I had a terrible experience with Vacassa and couldnt get out of my contract quick enough. They promised the moon to get my keys and delivered nothing but fees, charges and a 1200 dollar water bill thanks to their cleaning crew leaving my toliet running all day and night for weeks! They talk about revenue optimization...but trust me its their revenue they optimize not yours. In 6 months they rented out the place like 5 times and took every penny for themselves. I literally owe them like hundreds of dollars still and not one penny from any of the stays. Think twice before being bamboozeled by these scammers!
Vacasa is the rental management for my vacation home in Kissimmee. I work with Vacasa after managing my vacation home on my own for two years. I was hoping Vacasa can bring me good revenue and only charge 25% of my total revenue. On the revenue front, I am very disappointed about the booking rate and the overall daily charge they got from booking. With CVOID-19, I decide to sell my property. Vacasa charges me thousands of dollars on the two bookings they have more than a month to move to other property. That is very unreasonable. As a host on booking.com, booking.com work with me on the booking that needs to move. If I give them one month in advance time, they usually move without any charge to host. In that token, Vacasa is a totally rip-off. I will not recommend Vacasa to other vacation homeowners. Beware of their charges. Very high. In fact, it is more than $5,000 higher than you will get in booking.com as your own host. Be aware!

We were really excited to stay at a condo near the beach but when we arrived, we noticed a number of issues at a Vacasa property in Bethany Beach.
In short, the condo had a stale stench because the air was off for hours, days? The refrigerator was also OFF and we weren't able to keep our food chilled for HOURS. The tub was filthy. The tub was clogged and the water would not drain properly. The garbage disposal was broken and caused a food/water clog that ended up stinking up the entire first floor.
To make matters worse, Vacasa refused to make it right in a substantial way. $100 for our discomfort and inconvenience is a joke.
Vacasa does not care about my family or yours. They do not care about the guest experience.
They only care about money.
Please spend your money and time elsewhere. Awful!

Wouldn't of expected beds that had been slept in, sheet had sand, hair & wrinkled body impressions!
Was shocked that after a pandemic there would be such disregard for our safety. There was no response from Vacasa after I advised them of the dirty sheets.
We found note in the toaster at our unit, it said "Do not use, FIRE HAZARD".
They couldn't tell me if there was a coffee maker in our unit. They were suppose to call us back after our 2nd inquiry and they never did. We brought one, but there turned out to be 3 coffee makers there.
Just unresponsive, horrible customer service.

I rented a condo with Vacasa in Steamboat Colorado. Upon arrival, the property was in unlivable condition, hot stuffy air, temperature over 90 degrees, no air conditioning and no air movement. I called Vacasa to tell them that these are impossible to live and dangerous conditions. Their customer service is close to non existent. So called manager Ashley was rude on the phone and refused to provide me with a refund. I lost over $800, but because it was impossible to live there I had no choice other than move out. I read negative reviews about Vacasa's poor customer dupport before, but I didn't realize it was so bad. You can't reason with them, they are after your money, no customer satisfaction in mind.
Hello Anna! We are terribly sorry for the unlivable condition of the condo! There are quite a few homes without AC listed as an amenity and we apologize for any misunderstanding. Our condos and homes have undergone upgrades and updates to give our guests a more comfortable experience.
I rented a location through Airbnb that was hosted by Vacasa. When I arrived the keys for the locks were missing and the doors were unlocked. While this was disturbing it was handled. Two days later the gate to the property malfunctioned and we had to call Vacasa. They just just push it open and leave it. After checking out they did not communicate with us but unbeknownst to me blocked me from being able to rent through them.
Over a year later I book another location through Airbnb hosted by Vacasa. They accept the booking and take my money then send a message saying they will not host me but reduce to cancel the reservation and try to force me to cancel so that I only receive a partial refund claiming the refund policy is Airbnbs fault not theirs even though they set the policy and they are responsible to cancel if they refuse to host. Terrible customer service and terrible experience. Never book through Vacasa.
Due to an emergency surgery, we were unable to use our rental so I lost $1400. I tried to inform the management and received e-mails lwith impersonal responses like...are you enjoying your stay, drive carefully, etc. I expect to at least communicate with a real person as opposed to an automated response. I tried to let them know they wouldn't need to clean the place since we never made it and got the responce...please clarify. This type of communication is unacceptable to me.
4 hours before I was due to check into my beach house for Memorial Day and I was driving almost 12 hours with 2 babies I got a call saying they had canceled my reservation! They said they didn't have another rental available so I had to pay over double the amount I had paid vacasa to another rental company because last minute Memorial Day weekend. I am still fighting with them to get all my money back!
My family and I rented a home just outside of Lincoln City, Oregon the middle of July. When we got there we noticed that the dishwasher had written on it with a marker that it was broken. This was not good since it's in the middle of Covid and we had a large party of people. The home was not clean, so many things I could talk about. There was feces smeared on the wall in the bathroom! There was a note from the cleaning person saying if we ran out of towels there were additional in the dryer. My husband went to get them and they were so packed in there that he could hardly get them out, and still wet! How can they possibly be clean? I've called and called and they promise to have someone call me back and still nothing! I will never rent from this place again and would caution anyone to. Our vacation was to be something good! Two nights and I spent $1563. 00 Very sad!

VACASA is a complete rip-off. I was forced to move out of one of it's rental property in idyllwild California the first day due to the extremely inhabitable conditions.
The property was heavily infested with rodents, the drops were all over i. E. the bathroom cabinet, the desk corner and the worst, the kitchen countertop.
The rodent activities were so severe we even heard the noise from the bedroom roof during the day! What is worse, the refrigerator was not working and the maintenance did not bother to fix it.
After hours of hold on the line talking with their customer service who did nothing to help other than wasting time, Vacassa eventually refused to relocate us and force us to move out with no refund. So be alert, steer clear of any rentals hosted by VACASA!
Have used vacassa for years. Have always had great experiences. Used it for a birthday party cabin in Mt hood oregon. Place was very clean, but cabin could use some work. Lost power for 12 hrs, contacted vacassa, and they said we are sorry. Hottub was also not up to temp when we arrived, and then took 8hrs to reheat after power went out. Will no longer be staying with vacassa.
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
