Do not I repeat do not go with vacasa. They're a terrible company and I don't know how they have survived this long. I arrived at my unit and it was dirty. Nothing was clean and customer service was terrible. I was ignored and if they did answer it was the run around.
We booked a beach house for Gilchrist, TX (near Galveston) and Vacasa just canceled it this morning! TWO WEEKS before we were supposed to be there. They gave us two options to replace our reservation and NEITHER of them worked. Not room for all of us and not on the beach. I have 5 people coming from different points of the US with no where to stay now. I'm livid! If I could give them zero stars, I would. I will NEVER book a trip with them
My wife and I stayed at a condo in Angel Fire, NM for our 29th anniversary. Upon entering the place it seemed clean and comfortable, but there were some things that happened that didn't quite make our stay any better. Some items and areas were dirty, the bed was very hard and the refrigerator ruined most of our food for the 5 day stay... needless to say had to eat out every day all meals. Construction on the outside of the entrance began the day before we left, and continued the morning we left. Overall the stay was relaxing, plus the Vacasa management did try to make things right by giving us some money back. The memories we made were the most important thing that we try not to get ruined by the uncomfortable stay.

I am a disappointed homeowner not a guest who let Vacasa manage my property close to a year.
I wish I never contracted them and left my property vacant. Horrible management people I can also call them thieves because they never paid me my propane cost and dog fees while they were collecting them from the guests including 12% COUNTY TAXES. Horrible management and people. Stay away from these thieves!
Do not book with this company it's one inconvenience after another they do not respond they are not responsible for anything they'll tell you the building then the building will tell you it's the casa ask for a manager refuse to give me a manager absolute horrible experience our elevators were down there was no parking at the building someone took our parking spot no one would do anything about it our air conditioning did not work we spent over 8 hours locked out of our condo the building wouldn't help because I changed our door code without alerting us
I had to recently cancel a reservation through Airbnb for a Vacasa property due to a medical situation. Neither Vacasa or Airbnb demonstrated any flexibility with a refund or credit. Vacasa blamed Airbnb and Airbnb blamed Vacasa. A very frustrating experience.
I booked with Vrbo, I got am email Vacasa that my booking is confirmed, one hour before check in after traveling 3 hours, I hot a email that my reservation is canceled with no refund.
No idea why Vrbo let's these guys on their platform

This company is absolutely horrible! Do not do business with them. Their customer service is horrible to begin with. They do not give refunds as advertised. They tell you they will, but then when you have to cancel they tell you that they will not be giving a refund.

Disgusting! The minute you walked in the smell hit you! It was so bad I had to buy candles to breath. It was dark and dank and the carpet was old and dirty and coming away from the floor! The stove was rusty and very outdated, the bathroom door was peeling off, the lounge chair on the porch was taped together. Oh and "the pool" was across the highway and a large field! The beach was 3/4 blocks away! I've stayed in some pretty bad places and this ranks #3 on my list. I tried to post pictures but I couldn't get then to download! For the money they charge it's a disgrace! Only saving grace is your in Hawaii…..

We got to our rental later than expected and they had emailed the wrong code for the door. We called all three numbers listed to try to find the right code and no one would answer. When someone finally did answer it took over an hour for her to tell us to find a hotel and they would reimburse us. So at 1 am in Breckinridge CO on a Friday you can imagine how much we had to pay. No one has responded to my multiple emails about being reimbursed and they said they couldn't refund me for the night we weren't able to get in that we had already paid for. When we finally got in, we were hit with a wall of gas smell and at 5pm that night someone came to turn off the entire fire place and said we could not use it. The bed was horrendously uncomfortable, there are no blankets in the entire unit, the wifi doesn't work, the TV gets one Fox news station, and a piece of paper would've provided more support than those pillows.
In the past, we have stayed at the sand and sea condominiums in Seaside, Oregon. Last year, we are told at the last minute - there will be construction.
We went anyways. It was annoying and the very late notice was unacceptable.
We decided to book at the same place this year. What happens? Exactly the same thing. We get an email says before traveling - construction. This is a bait and switch.
I call Vacasa. I finally get thru to an operator. I can barely understand them due to poor english - and there's a rooster crowing In the background, like I'm talking to someone at their house. They couldn't tell me anything.
Will we get a refund? Who knows. We are screwed either way. We either go - and have banging all the time - or if we are lucky - get a refund - but are unable to book another place due to the late notice.
Vacasa and this Sand and Sea condos - are horrible. They should be sued.
I have had only two Vacasa managed rental experiences, both were bad.
We had property stolen from a Vacasa managed rental on one occasion.
On another rental which we canceled, we received no response and had to dispute the charge with our credit card company.
From now on, I will definitely try to avoid any rental that is managed by Vacasa.

Alike many others I have also been refused a full refund although the pandemic is out of our control. I cant speak with a live person although i have requested to many times. The only person I can reach is on vacas facebook and they refuse to have anyone call me. Im done with. Complaint filed with the BBB.

Vacasa marketed the property we stayed at as a property with a pool, firepit and hot tub. When we got there they initially told us we did not pay for the hot tub. Then they told us we could not use the hot tub but we did pay for it. They were not helpful at all resolving the issue. They did nothing. The hot tub was not broken they just chose not to allow us to use it.
We rented a house for a fun trip to the Keys. We live in SWFL and our cancellation deadline was 9/26/22. With not plans to cancel, that date did not matter until 9/28/22, when Hurricane Ian ravaged my community. Our home suffered almost 3 feet of storm surge inside. We lost all of our cars and no longer are able to live in our home. I contacted both Air BNB and Vacasa to explain the situation and request a full refund due to the natural disaster and the effect it had on our home. If vacasa had canceled on their end for us, we would have been allowed a refund or even if they accepted our refund request. But they are greedy company and are not willing to help a customer in a unforseen situation as big as a natural disaster. They are keeping $4300 of my money becuase of their "refund policy". So money that I could use to buy a car or put towards my home or even rent since I now have a mortgage AND rent. They denied my request. Will never use either company again
I booked a home through Airbnb that I guess was managed through Vacasa. A few weeks later, I received a text and email (not through the Airbnb app) telling me the booking was no longer available even though I had fully paid and the booking was accepted. I was offered several other bookings and told any price differences would be refunded. I repeatedly asked them to message me in the Airbnb app for security purposes and they would not. When they finally responded in the app they gave me a smaller list of places to book that all had terrible reviews. When I requested one of the bookings that was in the original email they just cancelled my booking and refunded me and told me that the previous offer to rebook no longer stood. Horrible experience, horrible customer service and totally messed up my trip planning.
I booked through Vrbo as a group trip which ended up being cancelled. I then received two messages from Vascasa claiming I had an existing balance over $400 that needed to be paid before my reservation could be canceled. After calling Vrbo support I was connected with a vacasa representative who was very rude and proceeded to tell me they never sent the email. I told her I could email it back to her to which she responded with "You're not understanding and I will have my supervisor call you back" before hanging up. I never received a call from a supervisor. This happened over a week ago and they will not cancel the property or refund my group. They attempted to charge extra and now that they were caught will not refund us. Please save your money. DO NOT BOOK WITH VACASA!
This was a lesson to learn, or rather a reminder to check the company before booking. Terrible company to deal with. Severe weather canceled the flight, thus canceling the trip, with 0 refunds, VRBO was no help, Vacasa still charged us the 200.00 cleaning fee. But I put most of this on my shoulders because I failed to do the normal checks on the company before booking. I'll go back to or stick to booking through Amex or Cap One for protection.
We rented through Vacasa for our stay in NC mountains. Our original reservation was Linville Land Harbor. When we arrived to the property it was filthy and needed some repairs. It smelled of mold. We called and texted the company and sent pictures. The first time we called the person was very rude and said the cleaners were on the way. The second time they told us they would be there in an hour to start cleaning, then we got a text. Saying that our rental had been cancelled. I called them promptly (3rd person I spoke with) and they gave us another rental unit. It was clean and in much better condition. Then we tried to use the washer and it was broken. So, we called them and texted. They never sent anyone to fix the washer. Same with the dishwasher. It took us until almost 7:00 to get into the new unit after many phone calls and texts. We have not received ANY compensation. They have HORRIBLE customer service. They do not respond!
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
