WASTE OF TIME!
November 25, 2021

I told them what I needed, cash out for remodeling and they changed the terms on the loan last minute and I ended up with almost nothing on my cash out in my refinance. I WILL NEVER DO BUSINESS WITH THEM AGAIN. They are the worst. Don't bother doing business with them.

Get it in writing

We refinanced our home this spring through Quicken. We were told by our loan rep that Quicken will always own our loan, they never sell them. Well 2 months after we close, we get a notice that they have sold the loan to Fannie Mae. Quicken will service the loan but do not own it. Quicken refused to do anything about it. Otherwise a good experience. Left a bad taste in my mouth

Dishonest

I gave them an account number, but they chose to use my old account without telling me. Now they want late fees. But I told them the account on the phone and they chose not to tell me they would use the old account. They caused the problem. Quicken loans is dishonest! I would not use Quicken loans!

Use a burner phone &/or create "disposable" email address. I cancelled mortgage loan application & they still call 5 months later despite being told repeatedly to STOP!

Called quicken loan and talk to Sunny Beydoun to get a pre approval. Talked to Sunny on Thursday 5-13-21. Sunny said to call him back in 30 minutes with all info to get pre approve. Sunny gave me his cell phone numbers. I called back 30 minutes later, and Sunny said he is at his nephew birthday and he will call me the next day. The next day i got no call, when i reach out to him he said he call my gf, then we decide that the next morning 5/15/21 i would wake up at 7am pst to get pre approve since Sunny is in Michigan which will be 10am est for him. The next day i woke up and call Sunny at 7am pst he said he can; t give me a pre approval until 9 am pst becasue quicken loan only o pre approval after 9am. I asked Sunny if i wanted a pre approval at 8am i cannot get it? He said i can. I said i would work with a another loan originator in my time zone. Such horrible customer service

People, a company doesn't get any better than this. Once I'd asked for help with my home loan, they COMPLETELY took the initiative, and got 'er done. I had put off my re-fi because I'd remembered having to shlep all over town for this or that document... Quicken friggin did it all, and for me and cheerfully, seeming to grasp (in a way other mortgage brokers did not) that I was doing THEM a favor, by selling them my loan. Very, very cool company. I cannot recommend them enough.

After receiving weekly emails from Quicken to refinance our present mortgage, we decided to give it a try. We went through tons of paperwork, emails back and forth, a bad appraisal and hundreds of dollars. In the end, we were not going to get the cash out we had said we wanted right at the beginning of the process! We STRESSED that we wanted $15,000 cash out or we didn't even want to start the process. Their "so-called" problem solver was rude and insulting by reminding us that our 2200 sq foot house was in a depressed area where the value of the neighboring houses is not high. It *is* the way banks and the real estate world work. They did not take into consideration that there is a community of new homes being built a few blocks from us. The area of our State is growing fast, and there are construction, and utilities being worked on all over our city. Anyhow, this process took longer than any of the mortgages we got and paid off over the years! BTW, our FICO scores are 790 and 720 respectively. All we're left with is a checking account less the $400 they took from us and the appraisal fee $100. They were QUICKen to take that! Our insurance policy on our house is the kind that pays to rebuild it. It's for $350,000! Too bad the VERY nice people Sara DeGregory and Cindy White have to work for Quicken! Those two deserve much better.

BEWARE
February 21, 2017

The $400 deposit you put down is COMPLETELY NON REFUNDABLE if for ANY reason your loan does not go through. The agent might not be clear about this, BUT no matter what they will NOT give it back. Even if they find proof that the agent was NOT clear about the terms they still will not give it back! VERY bad business practices going on here. The agents are also NOT very well trained. Several big errors on the part of the agents that are supposed to be serving you. Do NOT use them!

The message I received from Quicken Loans was that we will not give you any information on loans unless you give us all your personal information. No, we will not tell you how VA loans work, how a second mortgage might be leveraged, down payments for top tier credit scores, etc.

I highly recommend going with a local lender (e.g. Credit union) as they have no incentive to provide good customer service due to their size and control of the market.

I have paid all of my notes on time for over 10 years. I am self employed and was told that 2 years of taxes would be required, however what they do not say, is that if you change jobs for the better anytime after those 2 years, you then need to wait another 2 years for taxes to be submitted. Absolutely ridiculous, how a customer is progressing in life or just wants to simply refinance the nonsense this company requires. I'd rather pay higher percentage to another willing to help. The person I originally dealt with to start my mortgage was Grobnagger, Nick. Of course they were very helpful over 10 years ago to get my business, but then do nothing afterwards.

We talked online with a rep, who answered our questions. She was then able to take our information and get us a pre-approval for a mortgage pretty much right then. She had to get some more detailed info to finalize the approval, but it was nice being able to start looking for a house with an Idea of what we would be able to actually get a loan for.

Lack of knowledge

We locked in our rate almost 3 month ago now received a letter with the date for closing when I call the officer for the closing date, he came up with another story, we are very disappointed with the lack of knowledge and the time we waisted with them.

Low appraisal

Ql is at fault for a low appraised value? That is an independent appraiser im sure quicken is just thrilled your home appraised low and they wasted resources on a loan that cant close. The old 500 deposit complaint gets old this company closes billions of dollars in mortgates pretty sure their objective is not to collect a deposit from you. You pay a deposit to a mortgage company to pay third party fees your appraisal is one of them. Your loan doesnt close you pay for the actual appraisal they pay for processing a loan that doesnt close locking a rate and are out thousands of dollars including bad pr from people that think ql is out to collect these deposits to take over the world and stick it to people bc thats where the real money is in mortgage lending... 500 deposits

Nightmare!
September 12, 2022

Other than arranging for a mandatory $1,100 appraisal of my property, the closing process was fine. Some months later, Quicken flipped the mortgage to Mr. Cooper and the nightmare began. First, the loan flipped on August 1st but wasn't picked up by Mr. Cooper until August 3rd 2022. Yet, my automatic payment was CANCELLED for August 1st. I received a letter dated August 11 from Mr. Cooper directing me to their website to make payments. On the same day I received the letter, I did so and set up automatic payment. The website was bad in many ways, but I finally manually entered all the new account information which had not been prepopulated and enrolled in automatic payments. I entered the routing number, account number etc. into the system. Then Mr. Cooper CANCELLED my autopayment because it said I was behind in my payments. I couldn't establish autopay until I was current. I used their website to make a one time payment, re-entering all the banking information. I set up the payment for September 12, but Mr. Cooper changed the date to October 10! I then went to the website a third time and changed the payment again... still hasn't gone through. Four phone calls later, I still haven't got it solved. There is actually more, but, trust me, you don't want to hear it. I would never choose Rocket Mortgage again because they work with the worst. The process for informing Rocket Mortgage of this follow up was difficult... lots of phone transfers and hold time.

I called this company to inquire about the HARP & refinance. I chose to call them 1st because of the 4-5 rating. I am extremely disappointed. So far I have talked to 5 reps (in the hope of finally getting to somebody with sense) but all of them suck! One, they have a vague idea of what this HARP is all about. 2nd, I was asking for figures for closing cost, 15 yr. & 30 yr. Term & all they give me are ballpark figures (what the hell does "somewhere from $6 or $8000 maybe" means?!) Am I calling a flea market or something?! You can tell from their voice the lack of enthusiasm; 2 of them had sarcastic tones because I wouldn't close right there & then! Then they pull out my credit score, checks it without even asking my permission first! Now my score dipped by a considerable number of points! What the f__k is that kind of customer service?! I asked if they had an office where I could go, sit down & study offers, all of them said none! Seriously how did this company have high ratings with this kind of people & service?
If you inquire with them, get the name of the representative. The company should know who this imbecile employees are cause people like them will tarnish the reputation of this company. I'm inquiring somewhere else. I'm done with Quicken Loans!

Fraudulent loan process

Require payment upfront for an appraisal and said the appraiser wasn't answering their requests for it. After a month they could not give me the appraisal and refused to refund the cost of it.
