The company is denying our claim for something that the technician never even said was wrong with our air conditioning! We have a written estimate from the technician on what is wrong but the company keeps claiming that something else is wrong to get out of paying! This is absolutely ridiculous and will be ending in a lawsuit filed against the company for fraud and misrepresentation! We called and let them know that what they are claiming is not what is wrong with our unit and they want us to wait until Wednesday of next week to speak with someone about it. From what I understand this company will give you the runaround many times and then once you are totally exhausted you will give up and they do not have to pay. Certainly not a good way to do business. Our problem with our AC is clearly covered in their warranty but they will not do anything about it. We own several properties and will never ever ever ever buy from choice Home warranty ever again as it is not worth the paper it is written on. They claim they only deny 5% of claims! There is no way that that is true! Beware!
My water heater went out in one of my properties. My tenant moved out 9/30 but reported seeing water before they left. I advised them to continue moving and I will fix the issue after they leave, to avoid anyone being in the way as they moved. As soon as they left, I called Choice Home Warranty and made a claim, but it was immediately denied in less than 24 hours. Since the house was vacant when the plumber that they contracted arrived, my water heater was not covered by Choice Home Warranty due to the property being unoccupied. I tried to dispute this decision but couldn't get anyone to call me back. I was consistently told that my situation was escalated and that someone would call me back same day and then 24 hours. The "no callbacks" were a major inconvenience as I am having a new tenant move in 10/15. This happened twice before I decided to cancel my policy as it didn't make sense to pay for a policy with no coverage being rendered.
My husband believes that home warranties are frauds, and I was hoping to convince him since I believed all our properties could benefit from a warranty. However, this was a complete let down and I will never do business with Choice again!

Filed 3 claims of which they could not get me a tech, because no companies will work with them! Was advised to get my own tech and they would reimburse me for my claim, never happened. Had an AC issue and they sent me a handyman who I thought was going to rob my house. Then I get the pleasure of a electrician showing up, who clearly couldn't fix my AC unit. Called back again and get put on with Advance Resolution specialist. They say they are going to get me a tech, only to get an email saying it was the first handyman who came to my house already and basically asked me what was wrong with it and proceeds to tell me it needs to be repaired. I called and let them know not to send the tech at all and cancel the policy, the guy says your refund will be very small because of all the cancellation fees. I advise you talk to you Home Owners Insurance, they now offer home warranty service. This company is a complete joke and scam and I can't wait to get on the inevitable class action lawsuit that I am sure will be filed.

This warranty company is #1 in denying any claim. Their marketing department is top till you sign. Once a claim is submitted,they will find a way to reject most claims regardless of its validity. I have some non working electrical outlets in my home. They assigned a Tech to my claim. Immediately, they denied the claim based on an assessment that never occurred.
First, they lied about the technician visit and assessment although he never get to my home to assess the cause of the problem.
Second, when they were told by the technician that he needs to troubleshoot the problem in order to resolve it,they told him troubleshooting is not cover under their policy. How can you fix something without troubleshooting it.
Third, this is not the first time that they manage to deny a very legitimate claim.

Don't waste your money on this scam company. They will most likely fix your faucet for $85 service call fee which you could pay directly to some handyman and get the same fix, but if some major stuff blows out forget about it.
Water collection pan in my AC air handler rusted and leaking water which eventually shuts down the unit. Tech who came didn't bother to check the pan material even though I insisted and put his notes that it "cracked" assuming it was plastic.
CHW was happy to reject my case due to "damage or misuse/abuse" stating if plastic cracked it was due to some damage. No matter how I tried to convince them it was a steel one indeed, nobody cared - they had a formal reason to decline coverage. I heard many baseless statements from their service managers about "non-moving parts not covered", "that part not covered" etc which was lies since their agreement boldly states "all AC parts are covered if failure occurred due to normal wear and tear". What is rusting if not wear and tear? How can you prevent a metal piece exposed to water 24x7 by design from rusting? What kind of maintenance would have prevented this?
Nobody cared to pick up a phone and actually call that tech who put initial notes in. Assigned case managers were helpless and miserable, not sure what their function is if they have neither interest nor power in the claim process.
To wrap it up, they will make up any stupid excuse you can or can't imagine to deny your claim if it's significant.

I don't have good experiences with Choice for the last 3 years. Either they have limitations on technicians they worked for them or the Technician gives you an estimate which won't be covered by Choice and then we checked with different technicians, you found that Choice technician gives you fake estimate/resolution to the issue and making money. They quoted me $441 and declined by Choice to cover and the same issue I repaired for just in $125 and covered under the home warranty plan. They assigned a Technician who will provide a service only after a minimum of 7-8 days which indicates that they don't have a technician and you have to wait with no other options. Technicians they assigned were either overbooked and then difficult to connect with them. Also, if you used your technician and raise the claim, they took a minimum of 3 months and you have to follow up multiple times and keep asking you to talk to this person or the next person. I would change this provider for the main reason that they don't have ample technicians working for them. Do not update the credit card information on your profile. Even you opted not for auto renewal your policy you can see the charge on your credit card. I will anyway I had decided to sue them in the court for charging on credit card even not opted for auto Renewal of the policy. They also stole your credit card information and making charges as they feel so stay away from this. They offered cheaper options but quality of the service they offered to the customer is worst.
I am a Property Manager so I deal with the different Home Warranties for the properties I manage. I have NEVER dealt with a Warranty company where they send you a check for what they feel is the reasonable amount and you do the work to replace an appliances! You have to wait 2 to 3 weeks for the check to arrive. I personally have Choice Home Warranty, my DW needs replaced; you can not replace the brand of DW I had for $179.00 unless you go to Craig's lists! DW costs $275.00 and up. You can believe me I will find another Warranty Company that does the work doing the replacing of the appliance with the same brand. Be sure to read the fine print!

I took the home warranty with Choice Homes based on a recommendation from a friend they were great while collecting the funds and onboarding etc. Now fast forward had two claims and both were denied and I had to contest them both.
1) Water Pressure Regulator: My water pressure was low and it was not reaching the upstairs and the showers were not putting out enough pressure. The technician comes and says the pressure regulator has gone bad. The pressure regulator is covered under the policy but got denied stating the regulator is outside the house near the foundation. Well per the code the city makes the builders install the pressure regulator outside the home before the water can get into the house. After a lot of correspondence they approved it.
2) Electric fixture came loose: I have an electric light fixture next to a attic access and every time you open and close the attic stairs the vibrations make the light fixture shake... eventually after 8 years this light fixture came loose. Now Choice Home Warranty dined the claim after collecting $65 stating the fixture was not installed properly. Hello the home passed 3 city inspections and one paid inspection before I closed on the home. The home was built in 2014... it is very frustrating to deal with this company.
Overall I think they are running a scam.
If I could leave a 0 review I would. Prior to contracting with Choice Home Warranty I called and spoke to a representative. I asked several questions of the representative that I spoke with one being "if one of my appliances goes out does it cover full replacement"? We were just relocating and buying a house in the Houston area and the representative told me yes that it would be replaced with a like item minus our service fee. A couple months in the house we reported a problem with the dishwasher. A technician came out, told us he'd have to order the part and would return when it came in. Shortly after, a representative from Choice contacted us and said that the part could not be replaced and they would cover 249.00 towards a new dishwasher. Never mind that the dishwasher in our home originally cost 1100.00. I elevated the claim and was still denied saying that there was not another dishwasher that had all the same functions. Not only that, to get the 249.00 it would be in the form of a gift card to Lowe's and it would be 30 days before getting it. Talk about furious! This company is deceptive. This past week I tried to file a claim on line but I could only list one item on the claim even though the items were all plumbing related so I called to speak with a representative. He did away with the claim I had filed and started over listing all the issues so that the plumbing tech could address all the issues. One of the problems was water coming from the side of the sink with the disposal on it. I told the representative I thought it might be coming from the disposal connection or maybe not. When the plumber came and assessed the problems he called to get the ok to fix them. They refused the repair on the disposal connection. It is not the disposal but the connection. I called and argued with them because the plumber had the part to fix it but they claim it would have to be another claim. So they wanted me to make another claim and pay another fee so the same company could come out and fix the problem. DO NOT USE THIS COMPANY!
A component on our removable ice bucket broke off. It's something that you take out and put back in and over time, things break as a result of repeated use. This is the very definition of normal wear and tear. Choice denied the claim to replace this $50 part because it was "missing" and therefore not covered. I asked if we had kept the broken piece would it have been covered. The answer was "no" because it would still be considered "missing". I asked if a portion of it was still attached but a portion was broken off, would that be covered. The answer was "if 50% of the component was still attached, we would still consider that to be missing". I asked if a piece chipped off, would that be considered missing. They said no, if it's a small chip then that would be different. I asked where in the contract it specified the percentage the worn item has to be attached for it to not be considered missing. I was told it's not, but that's the company position. Completely fraudulent in the way they interpret their contract to not pay for what the customer purchased.
I purchased a one year home warranty from Choice Home Warranty in Sept 2023. In December 2023 my Air Conditioning unit stopped cooling. The unit is only about 4 years old yet they state the entire inside and outside units must be replaced together at a cost to me of about $4500. No local AC company agrees with this and the AC service company Choice Home Warranty sent out will replace the leaking condenser at a cost of only $1790. Choice Home Warranty needs to reimburse this cost as there is no such requirement of replacing the entire unit per AHRI that they said mandates this. In discussion with Choice Home Warranty management, Eric Pardo, he could not give me the section of which AHRI document they used to make this determination.
I signed up with HomeChoiceWarranty in 2020 paied upfront for a 3 year warranty coverage and I will say I have had small things approved such as drain clogged approved to have worked and paying my dedeductible. If you have a large expense item, such as AC replacement I needed it was denied and now my dishwasher that needs a replacement. I was told because of the year and model #. I will be given some funds inplace of it. For me to purchase a new dishwasher to replace it my self, this is not acceptable, I paied my dedeductible so the $246.00 dollars ends up being $181.00 can somneone tell me where I can buy a new dishwasher for $181.00, DO NOT SIGN UP WITH HomeChoiceWarranty. You will be very dissatisfied.
