If you are a host I recommend you do not use VRBO to list your property. It is a waste of time and money. Their property search does not work consistently. It works for a few months and then the listing goes dark, photos revert back to old photos or part of the listing description vanishes.
This has been going on for several months. After over 20 calls and emails to their customer service and upper management nothing has changed. They just keep telling me it takes time. The service use to be great but now it is non existent.
I just booked a very expensive vacation home through VRBO. This has nothing to do with the homeowners but with VRBO. I booked my vacation, and much to my surprise, I was charged a separate fee of $888 from VRBO. Nowhere in the booking, did it state that VRBO charged a fee, let alone such an exorbitant amount. After the excitetment of booking such an amazing vacation, I noticed this fee on my credit card that I did not give permission to be charged. Very disappointing to say the least. Although I am still excited about my upcoming vacation, I will never use VRBO again. Buyers beware!
We rented a condo in Bradenton Florida The air conditioning unit was broken the smoke detector beeped all the time and the master bedroom toilet did not flush We got very little sleep I reported it to on site office and Vacasa Customer service the only response I got was from Wendy in the office she told us to open the doors for air flow. Then we were told that the hydro was going to be shut off for most of a day. That was the last straw we were so tired and frustrated we left a day early
What a nightmare company! STAY AWAY. I felt extremely unsafe in my vacation rental and contacted VRBO several times to discuss it, I ended up making arrangements to stay elsewhere instead, because the vrbo location was so sketchy. October, 2022 My wife and I paid for a condo rental in Anguilla for Feb/2023. We flew 2,000 miles & used the emailed directions to optimistically drive to the unit. Upon arrival, we attempted to obtain entry information by calling the owner. He told us he "was sorry to say, but all of the units (including the one we had paid for) were occupied".
Fortunately, some kind/friendly/helpful locals jumped in to help us find a place to sleep that night (not an easy task after dark-there's no Holiday Inn on Anguilla). Later in the night, (some 8 hrs after check-in time) we receive a phone call from the owner officially canceling the reservation and stating that he would return our full payment.
I attempted to leave a review explaining this information to potential renters in the future, but VRBO refused to allow it, with the excuse, "you cannot review a property that you didn't occupy."
I believe that future renters would be very interested to know that this owner has a history of canceling reservations after guests arrive.
VRBO should NOT suppress such information, even if it might reduce their rental income.
I'm a new host on Vrbo and had a few questions regarding set up the bank account correctly. I called and spoke the a representative who disconnected the call after 30 minutes because she couldn't help. Called back, and she hung up. Tried the chat option, not sure who I was chatting with but the chat also suddenly "ended". Called back a third time and talked to the same person who refused to get a manager on the line because there were "no supervisors on the floor". I'm thinking I made the biggest mistake listing on Vrbo. I have been on Airbnb for 4 years without any problems.

The assistants always promise a call to an expert which in our collective experience havens about one kn three times.

This unit is sub-standard and not representative of typical VRBO or similar places. Street access is through a side garbage can storage area. The entry door is one-flight down and across loose pavers over a narrow dirt/rock lawn. The unit is below the primary house and has its own septic tank. The landlord can enter through either of two locked stairways from inside the house above.
Upon arrival at the agreed-upon time, the landlord told us that the cleaning crew was not finished and asked us to come back in an hour which we did. Later when we came back, the landlord operated the toilet (which at the time required several flushes to clear) and cautioned us not to use anything other than "marine" toilet paper. We took her advice and only put toilet paper in the trash except for solid waste. We also discovered that the shower spray head swivel was not tightened enough to re-position the spray above your head. The next day the landlord had a handyman fix the shower.
We were also told not to plug in both hot plate and toaster oven since that would overload the single circuit breaker. The TV in the sitting room was plugged into an extension cord draped across the floor at the bedroom doorway; we considered it a hazard and un-plugged it to get it out of the way, disabling the TV.
We searched for but found no blankets for either of the two beds. The landlord at first argued that the thin bed cover provided was usable as a blanket but finally gave us a quilt to use. We suggested that we might use the other bed for a third person but were told that we would be charged extra for a blanket.

I rent one apartment in VRBO on Dec. 2022. Then we can not found the host and reach them also before the moving day. Then i called VRBO and i have to confirm this information at the time when i can check-in. Of course, the host doesn't contact with me and also VRBO can not find them. I also do not have exact address to go there. So VRBO promised to one free night hotel. I did everything according to VRBO requirement. And send my information to VRBO after that. Then in three weeks i called to VRBO several times to return the renting cost and one night hotel cost. The different agents always said they will submitted the information to money guarentee team, and i have to wait. But it passed already 7 days, i called again, they said that we still have to submit your information again. So it obviously is cheating. My open case number is *******. It looks like VRBO just want to scam the money from customer.
Watch out! I booked and paid for a place property #*******, VRBO also charged me over $300 immediately. Then I got no response from the host, I have no way to contact her. I am calling my credit card to cancel. VRBO told me my rental was not covered under them because my rental host only uses their platform to advertise their property. WTF? The WORST experience in my life dealing with VRBO support. Hours and hours spent with their support. Dropped lines where they don't call me back, wrong email addresses, can't access the account for months.
Stay away from VRBO! We rented a very high property for a lot of money. The property was not was listed in VRBO- 5 bedrooms not six- so there was not enough room for all of us. Pool was dirty and too toxic to swim in, hot tub was broken and filled with sludge and bugs. There was duct tape all over master bedroom window. We called and emailed VRBO as soon as we arrived. They kept disconnecting us and no one ever responded to our emails. Once we got through in the phone- the guy said we had to ask the owner for a refund, being a scam artist of course she didn't offer us any money back. We had to pay in the with VRBO months in advance so there was no recourse for us. This company is not honest.

-After a period with many extremely good reviews (only perfect ratings and full feedback from guests who were truly happy), I started using PMS software, so I had to become a 'professional' in VRBO, by changing some data, sending them some papers etc.
-After some months I stopped the PMS software, so I wrote to VRBO to make my listing a 'simple' one again.
-The facts: they were very late to reply, I lost one booking in the calendar (I had a booking after some months and after the change the booking was 'deleted' from their platform, so I could not communicate with my guest), in many of my e-mails they never replied AND they told me that I had to delete my listing and do it again (which means that I would lose many perfect reviews from guests).
-Last but not least: their application for hosts was not working for 'ages'.
I suggest to 'stay away' from them.

I booked a villa in crete for my son, his wife and grandchildren (9 & 6). We were joining Them 2 days later. (£6,000 cost). It was in height of School holidays.
They arrived, after a full day of travelling, to find they couldnt get into the Property. They Called the manager, he Said he'd come and sort it out, an hour later, they called Again and Got Cut off. After Carling the manager, i received an e-mail from vrbo to day the host had cancelled. Subsequently we had to find other accommodation, which was 2 days in a hotel a week in a villa and a further 4 nights in a hotel. I did get my money back, however this was very stressfull (and we were very lucky and fortunately Well travelled). An i never received a real sincere apology. I would never use vrbo again, nor Expedia, i also understand airbnb are part of the same Company. To add insulter, they afsked me to review my holiday
Good day, I have a 3 bedroom house listed on VRBO. I recently had guests stay for a week and VRBO has not paid me and can't/won't say why. These people have already checked out, no sign of any dispersement of funds. DO NOT USE THIS COMPANY.

Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.

Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
