I've read hundreds of complaints about VRBO and their BS changes they continue to make. I agree with them all, but $#*!ing doesn't correct the situation. When is someone going to file a civil suit against these bastards? Teach me how and I'll be the first to start it.
They has recently started skimming 10% off the top of every travellers booking-and providing nothing in return. Many people simply can't afford the VRBO tax and can no longer go on vacation. Sleazy company's avoid them like the plague.
I have just listed one of my rentals with vacationhomerentals.com. This is a Trip Advisor site, and there is a 2 mo. Free trial, and then $299. Per year. No additional fees either to owner or renters. Good site, but does lack some functionality that hopefully will be fixed sooner or later. Check it out!

Looking for a new venue.
In the past we routinely used VRBO or Home Away to book vacation rentals. Now I see they are charging a "service fee" based on the price of the house. I will look elsewhere for my future rental needs. Very disappointed!
I paid for my rental over one month ago. The lovely couple that hosted us at their lake house have yet to get any payment from VRBO! I will go through another agency to book with this sweet couple next year. The fee VRBO charged me to use them was very high and not worth it to know they treat hosts so poorly.
We were going to figure skating worlds in Montreal. The province of Que cancelled the event.
Talked to the manager, he said no refund.
Never again. I didn't cancel it... fair would have been 50% back. So far? Nada. Don't stay at a vrbo.
Rented apartment in ft Lauderdale. Drove 12 hrs but property wasn't ready... waited 8 hrs for the keys. Hidden mandatory expenses like valet parking increased price over $400. VRBO customer service is none existent. Rejected my honest but polite review 8 times... I think because they only want 5 star reviews. First and last time with VRBO. Avoid.
I complained earlier about the 2 step verification system. It no longer seems to exist, or at least I haven't had to deal with it for several weeks now. So they must be listening - partly, because I sent another complaint to them and they gave me a completely irrelevant response... always suggesting I go to FAQ when my question doesn't fit there. For some reason they attach a different photo to correspondence with clients than the one you see when you open the site (i. E. my chosen cover picture or thumbnail)! Very annoying, as the pic is a very specific one - of someone taking Spanish lessons on the patio - which is not my general message to potential guests! I have re-sent my problem to them - let's see if they listen this time!
Posted rental average rates are fantasy. The average final price without the security deposit is typically two to three times more than stated. 3 bedroom rentals charge $200 more for 6 adults. Why does this happen? Why is there a service fee? I have been using vrbo and homeaway for 10 years. Doubtful i will ever use them again.
I cannot believe that VRBO is able to force these fees on consumers. And the nerve... get us signed up, pay all the costs, lie to us about how the "Book Now" works - Since these fees have taken effect, not only have we had no rentals, but not very many inquiries either. There must be a better place to advertise your vacation rentals. We are on Air BNB and don't mind paying their fees as we don't pay anything to have our homes listed on their website. It actually works very well. Please someone give some input on where we can list our rental properties without gouging the consumer. Typical big business... Keep in mind there are lots of large corporations that have gone under and hoping this will be another one. We must stick together and try to put an end to this or else cancel our listings.
I have been using homeaway/vrbo for about 7 years. Not for much longer. A good friend of mine who manages over 20 properties and about to take on another large complex is going to bail as well. Vrbo has way overstepped its bounds in taking my property advertisement from me. There are a so many unethical issues I dont have time to detail, negative bug placed over my ad, removing my ad from search list be of alleged out of dare calendar, blocking easy access to MY CLIENTS email addresses. Vrbo is acting lime these properties are theirs. Advise finding another ad web site. They are trying to for e owners to "book it now" so they can collect a hidden booking fee.
They also identify / punish owners who don't accept every inquiry... Unfair as I'm limited by number of guests on permit with county. I always have groups over the limit & have to tell them no or lose my permit. VRBO I out of touch with market & their "research" on service fees is bogus.
Airbnb charges 2.5-2.9% with no subscription fee. Not sure how VRBO justifies 4-10%. Plus 1000. 00 for platinum subscription.
Can't wait for legal action!
Booked a month rent in 2022 at Billy's Breeze Dock in Carrabelle FL. Unit was paid for, plane tickets booked by family members. Owner Cancelled. Did not get enough money. As they say "words no good, your no good."
Almost a decade with VRBO. Was once a pleasure doing business w/them. Now, not the case. They've become downright bullies. This constant bombardment with a pop-up that tries to force you into payments their way is awful. I own my properties, they do not! Exasperated.
Rented a condo in Maui. It was INFESTED with bed bugs. VRBO played games with the host was non responsive. Then finally Said a "specialty unit" would contact me. Never did 300 bites between myself and my partner ans medication... this company is a mess won't refund and will just give you the run around. I guess this is what court is for. Do not rent from paradise vacations or VRBO
Cabin Duplex Pigeon Forge... Limited parking. Dirty carpet. Dirty blinds. Smelly basement. Leaking shower. Animal knocked over garbage (outside) reported and never cleaned up for 4 days. Terrible internet... terrible customer service.
I have been a VRBO host for 8 years... Customer service is always a challenge, even for us as hosts.
But, we are currently going 2 weeks with No Payment (owed thousands). Over seas call center keeps telling us to wait. No way to contact anyone on our own...
So, what's the answer? Keep hosting VRBO guests for free?
This is the first time we used VRBO and the last. I can't even describe the horrible customer service we've experienced. They double booked us and then did nothing but blame everyone else for their mess up offering us no solutions or compensation. Use any other company to book your vacation. This one is terrible.
I have used this website in the past to find lodging. I will rethink that action as after staying at a very mismanaged property/mold, etc... I tried to write in a negative review. The owner disputed this review. After several phone calls and an email requesting 3 or more types of documentation - rental agreement, picture inside the property, receipt, etc. (1 of which should be more than sufficient). I found that the "customer service" at this company is almost completely totally lacking, in specific Ron was unhelpful and rude on call. I would avoid this company and try for other companies that are showing up trying to do this process right. Beware Homeaway, VRBO, and vacation rentals.com are all the same company.
Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.
Answer: VRBO will not help anymore with anything. Homeaway bought them and there is no personal contact with owners anymore until they pay through the site. I don't know about negative reviews. Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Answer: Absolutely nothing! Every change they make results in their making more money and owners making less. My bookings are down drastically. I would not sign up with VRBO.
Answer: Go with the standard listing if you have already paid. If not save your money and try homeescape.com. Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. I found out after one of my repeat guests questioned the charge. I'm moving away from them and going with other options.
Answer: A: NEVER, EVER DEAL WITH ANY OWNERS OR PROPERTY MANAGERS THAT YOU HAVENT SPOKEN TO DIRECTLY. NEVER use any form of payment other than credit card. All CC's would refund you the money if you don't get the services. If they don't accept cards or allow payment through Homeaway, FIND ANOTHER PROPERTY OWNER WHO WILL or be prepared to take the chance. READ all reviews, if they don't have any you ARE taking a chance it's a scam or a dump (or a new property but be careful. NEVER make a large deposit EVER! VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
