We had our first renters add our brand new completely remodeled property in Oceanside California May 27,2023. By June 2 we were made aware that the renters had stolen over $5000 worth of items from our property. Vacasa assured us that we were covered by two different insurance policies and now five months later we have not received one penny. The general manager from Vacasa met with the police after we filed a police report they went through the house I've provided all documentation, inventory list and photographs of the purchases and still no payment. If you're a homeowner and you worry about damages and theft find another company to manage your property.

I've worked with VRBO but was skeptical when I rented something through VRBO that was managed by Vacasa, Tried to cancel 21 hours before tropical storm as I worried about getting over bay bridge and am familiar with flood in the area (parents lived in the area so yes I know) as soon as they heard I had insurance, they told me just to submit a claim. Guess they didn't really care about working with folks, just wanted my money. Will not rent again and wish then Karma as now I'm out $800 for an overpriced weekend anyway, as insurance is not paying and my integrity will not allow me to lie just to get my money back.

Worst service
November 3, 2023

November 3,2023. Paid 399.00. Lost out on all of it. I rented a property thru VBRO and thought it was owner managed but found out after it was Vacas property management. The property stated a steep hill and if you rent up here in CA rippling springs, bear bear or lake arrowhead area you expect that. I come up often and no issues with that. I arrived at this property and the driveway was absurdly steep and not asphalted well and with many potholes and very narrow for my midsize suv. I felt it was unsafe for a single mom and her child to attempt. There were no pictures listed of this on the property. The pictures made it seem like it was a flat surface to park. If you can show where to park why not show the driveway so people can determine if it they feel it's safe to drive. I attempted it and just felt it was too dangerous for my car and my child and I as there is no railing on the narrow driveway and if your tire slips off down you go! So I reached out to the property management via phone. And I was hung up on. So I replied to a text they sent me and explain how u safe it was and how I was fearful for us to use that driveway. I didn't expect a full refund but I felt due to the false advertisement a partial refund was fair. During our 5 minute texting conversation they brushed me off and said too bad no refund. I then said I would at least like to leave a review to clarify this and warn others who might be in my situation. They told they would post my comments and concerns. I was not bad mouthing the property I just wanted to help others. I didn't trust them how they were replying to me so I said don't cancel the reservation. I'll leave it open because I felt it was the only way I could leave a review and they replied too bad we already did it and there is no way to reverse it! I asked to file a complaint and they brushed me off repeatedly. When I said I would complain to BBB they told me to call them. They did not even offer to help me find another place and I was forced to drive 30 minutes to big bear to find a place in the dark with a child in the car.

My family rented a "villa" in Eureka Springs AR. Very late on our last night there, we found live roaches (I have video and pictures). It was almost midnight. Because of my schedule for Sunday (our check-out morning), I notified Vacasa on our day of check-out to let them know the situation. Vacasa texted back, apologized, and said someone would be in contact with a resolution. Vacasa then ignored me and refused to help with a resolution and used the excuse that I didn't notify them right at the moment of finding the roaches, etc. They were unwilling to help in any way. I do NOT recommend Vacasa. In reading the Vacasa reviews on the BBB in Oregon, the BBB shows over 1,700 complaints, many about dirty rentals and bugs with people fighting to get their money back.

Vacasa sales team was fantastic to get you to join as a homeowner then allows their tenants to do $50,000 worth of damage to your home and denies any responsibility. Their managers are untrained and overworked and do not care about your home. Do not trust your home with the St. Petersburg/Tampa team unless you enjoy taking them to Court for a year after the fact. Caveat Emptor.

This company left my family in a beach house in 40 degree weather with a breaker box over heating and sent a " maintenance man" who did nothing to fix the problem after we waited 8.5 hours for someone to fix the issue. No contact from the property manager after repeated requests for a call. This is on top of TV issues, leaking faucet issues, filthy window issues, ceiling pealing issues……. The list goes on and on. Save yourself, it is too late for me and my family's one week a year vacation.

Rented a house in Lake Tahoe. They canceled while driving there. Never helpful calls to them until after the 5th call we found someone who could help. They made promises that they never kept. Still fighting them to keep their word. I booked this through Marriott. What the heck Marriott why are you using a service that even your people can't help you with? Stay far away from Vacasa.

Left an item at the rental. The vacasa people have every excuse in the book to not look into it in a timely manner. We have always liked this house but with the management by Vacasa I simply cannot recommend them in the future. It has been very disappointing and frustrating to use them.

Vacasa proved to be a disappointment and far from what was advertised. We had booked a stay from October 10th to October 14th, but our experience was marred from the very beginning. When we arrived late in the rain, we were faced with the challenging task of navigating dark, slippery steps to the property. Adding to our frustration, the heater, a basic necessity on a chilly night, failed to function. We contacted Vacasa for assistance, but due to the late hour, they couldn't send anyone over.

The property had a fireplace, but inexplicably, we were not allowed to use it. The indoor temperature dropped to 43 degrees that night, forcing us to huddle under sweatshirts and blankets for warmth. The next morning, we hoped for a hot shower, but we were met with disappointment again. The shower had rust and water damage, and it was a struggle to even get it to work properly. Even when trying to wash our faces, it took an eternity for the water to become hot.

The reality of the property did not match the images displayed on the Vacasa website. The shower's condition was not disclosed in the photos, the couch was torn, the walls were poorly insulated, and the beds felt as hard as rocks. The only redeeming feature was the view, but that hardly compensated for the rest of the issues. Faced with the prospect of enduring another freezing night, we made the decision to cut our stay short.

I contacted Vacasa to inform them of our intention to check out early and requested a full refund. I provided them with my address to send the refund check. Today, which is October 30th, I still haven't received the promised refund, and to make matters worse, they are now indicating that I won't be getting a full refund as initially agreed upon.

My attempts to resolve this issue have been met with frustration. I've called Vacasa several times, speaking to a different representative each day. Unfortunately, they don't have direct lines to anyone in management, making it difficult to escalate the matter. In response to this, I have lodged a formal complaint with the Better Business Bureau (BBB) and will consider seeking legal assistance if the refund is not promptly issued.

HORRIBLE experience
October 27, 2023

Home looked great online, we arrived and it was filthy. Excessive dog hair everywhere, tack strip with nails exposed (one of our guests cut their feet on it), ants on the kitchen counter tops and in dishwasher, dirty dishes in cabinets, and more. Local company offered to clean, however this place needs some significant TLC and a DEEP cleaning. We spent most of our time outside the home. We visited other homes in the area that were spotless. While in the home, Vacasa offered to reimburse some of our cost, however they have been unresponsive since. HORRIBLE experience.

Worst Experience

Giving them 1 star is to much.

Where do we start? Customer service, crooks, lack of communication, not listing my property when they said, selling me one thing and as soon as I signed it was something different?
My house has been listed for over 2 months and it has received ZERO attention. They have it priced over 100% then anything else in the area and just tell me "its the market".
When you try to email or call, they either do not respond or do not answer. When they choose to respond on the 2nd or 3rd email they will tell you "I have to check with someone higher up". Then you have to wait another week or two for another response.
They took a month to get to the house in the beginning and get an inspection and took every part of two months to change the door lock. When I first spoke to them they told me there were no restrictions in my area on the amount of days it can be rented for, suddenly the day after I signed the contract they said "oh we just looked again and it has to be rented for 30days or more". Convenient after my part was signed.
I looked for the property on Airbnb and other sites they said it was listed on and me knowing the address and where the house is; it still took me almost 5 minutes to find it on any site.
They have charged me for something... I do not know what because no one has an itemized list of what they did. No attention on the house, no help from them, no communication, no organization, unprofessionalism to the max.

I would not rent with vacasa if it was the last company to use, I would pay a homeless person to tend for the house before I ever trust them again. They have had there way with me and I hope other people can read this and choose to never use them. This has been the worst experience ever.

Dishonest company- avoid at all cost

My reservation was cancelled 2 business days before my arrival by the owner. Vacasa offered to put me up in homes which were complete dumps not even in the same city. At least they gave me back my money. There were no repercussions to the home owner. I was not able to write a review to warn people he did this (and I found he did the same thing to another person the day before arrival). And he continues to list the home on their site. Clearly, they don't care.

My utility deposit was not refunded. It took months of emails and calls which were not answered or followed up on. They claimed they don't take utility deposits though my paperwork clearly shows this line item. Finally they admitted I was owed a refund. Then the delayed more saying the credit card could not be credited (my credit card company says there's no reason on their end for this) and I would have to wait as much as 2 months for a refund. If you multiply the number of properties managed times the utility deposit they are withholding millions of dollars so they can use the money and collect the interest.

NEVER RENTED FROM THEM BEFORE AND NEVER WILL AGAIN.
This place should NOT be allowed to be rented. It is disgusting.
Tell me, what would you have done when you arrived finding a house in this condition after driving 5 hours with a 3 & 5 year old.
1. No lock box key. Had to call for a different code for lock box on post.
2. Entry area & two bedrooms near entry smelled like urine. Found out why. The ceiling in bathroom leaked and was half gone. Covered with plastic.
3. No propane. 6 pm called for replacement. Got a response@ 11pm. Had to go buy our own. Never did receive a visit from housekeeping after being told they would come to the house.
4. Dirty dishes in dishwasher.
5. Appliances so old… No ice maker. No ice trays.
6. No kitchen towels or wash cloth for doing dishes. 2 tabs for using dishwasher for 5 days. No paper towels. ½ rolls towel paper in each bathroom.
7. Ants everywhere. Spiders and cobwebs in the corners.
8. Screen missing on one of the sliders.
9. Furniture filthy dirty, covered with dog hair. One chair arm falling off.
10.Extra pillow in master bedroom stained and "clean" sheets/blankets covered with dog hair.
11. Beds so broken down & old that you couldn't rolls over without making so much noise. Headboards detached from beds leaning against wall.
12. Clothes & shoes left in dresser and under the beds from previous guest.
13. Broken towel rack in bathroom.
14. Floors look as if they have never been swept. Under furniture piles of hair.
15. Some much dust on dressers. Never been cleaned for months.
16. The outside of the house was deplorable. Garden hose stretched across yard. Sand toys scattered around covered with mud.
I COULD GO ON AND ON.

HORRIBLE AF

I booked a cabin with them a month ago for my family and they canceled a day before we were arriving due to mold. It was a total of 20 of us who where coming to the cabin. About 5 people were flying from out of town and we all rented cars to end up not having a place to go. I had to find a whole different cabin by going through Airbnb because these air heads had nothing to offer. I swear the people who work for this company are complete dummies. They are rude af and they had nothing to accommodate the inconvenience after canceling at the very last minute. Luckily I was able to find a cabin for those dates that would accommodate my family but had to end up paying an additional $600 from what we paid originally out of pocket smh! I don't care how cheap they may seem on prices to book with them. Our cabin was originally $2700 and although they refunded us, it was going to take time to come back to us so we had to come out of our pocket $3300 in 24 hours to try to find a cabin to fit everyone. DO NOT BOOK WITH THIS COMPANY. YOU WILL BE PISSED! The customer service even sucks and they do not do routine maintenance on their properties from what I see. DONT WASTE YOUR TIME!

I asked to move my stay because my daughter's father died. I was flexible on the dates, because I understand it was late notice. I did not ask to cancel, or for a refund, and I was flexible on the dates, because I understand it was late notice. All I received were cookie cutter responses of no. I didn't want to cancel, I simply could not be there because of a family funeral, and there was zero willingness to do anything. I will never book anything that goes through this company again. And based on their reviews, people on the ownership side of this transaction aren't really happy either.

Don't trust their pics

Rented a condo from them in sept 23. The condo was suppose to have a washer and dryer and had none. It was suppose to have cable although it was dry rotted according to maintanence so we had no cable. The floors were dirty and several items broke. There was 2 plates no spatulas horrible amenities. The place was nice outside of the condo. Tried asking for a partial refund or credit and have been ignored by the higher ups. I will never rent from them again and I advise you to never do it either. Don't waste your money. Rent from reputable companies that take care of their clients.

As soon as we walked in to 207 A E Terminal Blvd. Atlantic city, N.C. We had to open all the windows. The strong smell of cleaning products took our breath. They must have been trying to cover up all the piss on carpets. Why would you have large area rugs in a pet freindly rental. We removed the rugs to the second bedroom that wasn't needed. A few tweaks could make this a good rental. The sofa really needs updating. They might want to do something about the exposed wiring on the dinning room light.

Poor customer service, terrible experience

As a couple in our mid 60s we enjoy travel. We have stayed in several vacation rentals through various agencies without problems. Our October 7-8 reservation with Vacasa via Booking.com was horrible. At no point in the process were we informed that the route to the cabin was not only remote but difficult to drive. Our car barely traversed the steep mountain one lane road, but when we finally reached the cabin the steep drop onto the property made it impossible without fear of getting stuck. We went back down the mountain, rented a hotel in Franklin NC and notified both parties that we never entered the property grounds or cabin. Since we had prepaid for the stay, we immediately asked for a full refund, or at least a refund of the cleaning fee etc since it was not needed. Both entities immediately claimed that it was up to the other organization to allow a refund. They acted like the scarecrow in Wizard of Oz, pointing in all directions but at themselves. After several days of calling and texting, the result was unchanged. We would not receive any of our nearly $400 back. At one point a person on the phone even played the old static on the line trick! They were incredible in their audacity to deny accountability, even going so far to state that it was OUR problem because we had not consulted with local authorities to determine the state of the road! We will never use either service again.
