We've stayed at Boyne mountain in Michigan in the past through other management companies- this was first time with Vacasa. We had an urgent matter and they did not take care of it until the SEVENTH DAY! The night before checking out! It was a safety issue! I kept calling everyday and came to find out they were in Central America! I kept calling them everyday to take care of our UNLOCKED DOORS (we had kids and seniors there!) they gave me the run around for seven days saying someone would come out everyday and they never did! We had frozen foods we had to throw out because the microwave was also broken and they never sent anybody out! It's scary that if you have an urgent issue like unlocked connecting units with strangers having access to your unit- NOBODY WILL COME OUT TO TAKE CARE OF IT! WE HAVE STAYED AT BOYNE MOUNTAIN BEFORE UNDER OTHER MANAGEMENT AND NEVER Had a problem! I DO NOT RECOMMEND VACASA TO ANYONE! All the other management companies were prompt and took care of any issue immediately. We had to put bench and pots and pans behind the door that was open where the people downstairs could have walked right in! Very unsafe!
Don't book with them. They never follow up on any problems with the property and rip people off. We have had a problem for the last three years and won't use them again.
They will not communicate with you, or they tell you to go to a laundromat on your vacation because the one in unit is broken and won't provide any refund of cleaning fees for their filth property.
We hired vacasa to manage our rental home in florida and its just one thing after another with them. They recently merged with another company and its gotten worse. Do not expect anyone to respond in a timely manner or be available after hours like they claim. They talk a good pitch but that is where it ends.
We use Vacasa to advertise and manage our house for rent. Hidden in the contract is that that they build a $500 reserve before giving the client any money and after paying all of their costs. How long will they keep the money if the home is not rented for a period of time? What happens to the thousands of clients if they go out of business? We are going to demand our money NOW or cancel our relationship with them. I'll update this review to discuss the process from here with them.

All the walls are nasty, marked up beyond belief.
Water stains on the ceiling. Holes in most of the walls.
Food/cereal in the couches and on the floors.
Mold in the drain in jacuzzi tub and missing knobs.
Sticky floors.
Filthy couches.
Our beds have debrees in between sheets
Cigarettes butts as you walk in main entrance ground area.
Cabinets broken.
Coffee makers broken.
Dishes are dirty.
Fridge has left over food stuck to the inside.
Freezer has food stuck in there also.
Pool sticks have no tips.
Basketball game was broken.
Air hockey table is broken up.
Bunk bed bed is ripped up and mattress stuffing handing out. My kids are scared to sleep in there.
Black mold/soot and huge cob webs on the main ceiling.

Be sure to check their Vacasas cancellation policy they have no grace not even in the Maui wildfires. I had a reservation on Kauai for August 13-16 then we were suppose to go to Maui of course now with the emergency orders that is not possible. I was able to cancel all rental car reservations and excursions and lodging except for Vacasa on Kauai. I am aware that Kauai is not experiencing fires at this time my problem was that my flight home was thru Maui so If I did stay in Kauai I had no way to get home I checked this possibility before asking to reschedule my stay to January and possibly adding an additional night was willing to add money for that to my reservation after 6-8 hours on the phone with them. They refused to help me out so I cancelled and only got a partial refund 44 percent. I thought in light of the situation they would work with me and move my reservation to January and let me add another night they could make more money. No aloha spirit with Vacasa! Buyer beware never again!
We arrived at our vacasa property in Waldport, Oregon on Friday evening needing to be online for a very important work call. No internet! No cell service. Waited on hold for 3 hours then got hung up on. Finally got a hold of someone at 8 pm they hung up on us. Need to work all weekend and poorly paid call center employees can't fix anything. Say they will send a "ticket". Still no internet 24 hours later and multiple phone calls. Not a local issue, definitely a property issue. Property is dirty and no shower curtain. AND no wine glasses! At the beach I know not a big deal but after everything else we had to drink wine out of beer mugs! AND No movies cause no internet. DO NOT RENT unit 8 at Cape Cod Cottages in Waldport. SO BAD. Basement unit with no insulation so upper unit a thundering stampede and shower head at about 4 feet! Will never rent from vacasa ever again.
Theoretically this rental has everything to make one happy... except the rental manager, Vacasa Rental Management.
As soon as we arrived (a Sunday afternoon), we reported dirt: pizza leftovers, popcorn, candy wrappers in the sun room, other candy wrappers outside in the swing, sticky green stains on a coffee table, a sewer smell in the kitchen. Later, we found significant dust in one bedroom, ants in every rooms, and forgotten clothes and toys under a few beds.
Vacasa Rental Properties promised to get it cleaned ASAP but wouldn't commit when that would happen...The cleaning staff came 3 days later, on Wednesday afternoon.
Communication
- the WiFi never worked. The network assigned to the house didn't show in the list of available networks. Rebooting didn't help. Reported to Vacasa, zero action.
- Oscar or Carola (Vacasa employees) on the phone were nice and understanding, but they were not in Ocean City. They deferred to their local manager, who never called or texted
- Texts stayed unanswered or with non committing answers
VACASA Rental Management and VACASA Rental Properties have won the price of the worst rental management ever. I feel sorry for the landlords who have a cute little house, comfortable, more than large enough for our family of four, nicely located in a very quiet cul-de-sac.
I can only recommend to stay away from this house as long as Vacasa is the rental management company.
Customer service was very rude, we waited outside our room over an hour after our check in time and they never gave us our code.
Vacasa allowed drug addicts to use my home. The addicts left drugs in our home, burned a hole in the dining room table pads, left vomit in one of the bedrooms, and caused $1500 damage to a couch. Vacasa denied the couch claim as normal wear and tear. The local rep will not return my calls and corporate says there is nothing they can do about it. Overall, I have been very dissatisfied with Vacasa and will stop using them as of this Sunday. They have taken enough of my money but refusing the claim shows them to be outright thieves.
We rented a house in Vermont. We paid over $800 a night for this house. The listing said that there was cable and even had instructions to get the cable working. However, every TV was run by a fire stick, not cable, like stated in the listing. We needed a PIN to watch anything, which we were not supplied with, until a day and a half before we left.
I'm not sure how a listing can state that they have cable, when they don't. We never would've rented the house, if we knew there wasn't cable available. We have kids here who like watching movies/tv at night.
As I stated before, we paid over $800 a night for this stay, so, everything listed in the listing, should've been readily available. It's very frustrating. ESPECIALLY because a week and a half later, and there still isn't any answer. Just keep getting the run around.
I will never use Vacasa, ever again.
Terrible experience with their customer service. Apparently Covid isn't a problem to them anymore. We tested positive for covid and had to cancel our trip because we were trying to be responsible and not take covid with us on a long journey to CO. Anyways we got back like a quarter of what we paid. So you are welcome for the free money you greedy A**holes.
Cleaning is very poor and results in negative reviews for guests at our home. Customer service on the renter side as well as the owner side is the worse we have every run into. Charges are made for things not performed. We are not staying with this company as property owners and will not rent other properties again from Vacasa. We have been on both sides and have had very bad experiences on both ends.
We originally booked our stay through VRBO who then advised us our booking would be handled through Vacasa. Upon arriving to the residence it was noticed that the internet and cable TV were not working. The TV stated that a past due amount of nearly $900 was the issue. Being this was a business trip, we required internet to take important meetings. We contacted VRBO and Vacasa for assistance in which Vacasa stated they were aware of the issue prior to us checking in. They were unable to provide an ETA when the issue would be resolved only "we have to pass it to someone "on the ground". We had to drive 10 miles to Sonoma in order to contact anyone due to their being zero cellular service at the property. We never unpacked and after spending 3 hours trying to get the situation sorted, we left the house and found appropriate accommodation. We advised Vacasa and VRBO that we had left and requested a refund due to the fact they didn't meet their contractual obligations. For over 5 hours I have been working with Vacasa to try to rectify the issue and no one takes calls that can help.
For my daughter's birthday, we decided to rent Seas The Day, a super expensive cottage home in Anna Maria Island, Florida, for 3 days, from Vacasa Rentals. The price was over $450 per day but we saw the pictures online and the place looked really good, a cute small cottage house with a private pool, pet friendly and close to the beach. On arrival day, we couldn't believe our eyes! The home looked old and neglected, it was on a main street with a lot of construction noise around, the a/c inlet filter was extremely dirty at least 2 furniture were broken, the pillows were dirty, floor light also broken, the pool was dirty, the backyard had toys and trash from previous guests, leaves were everywhere, in a few words, nothing looked like in the pictures. In addition, there was a door alarm on the backyard door which we couldn't reactivate, no cushions on the lounge chairs next to the pool (although they were there in the pictures). If we had the option to get our money back, we would have definitely left on the same day. I called at least 3 times Vacasa customer service and I also sent them photos from the pool and the backyard area and I asked for the manager to call me back to arrange some time for someone to come and clean at least the pool. Although the agents were polite, I still haven't received any phone calls from a manager to address my complaints. This small old house with broken furniture and dirty pool and backyard, for sure is unbelievably expensive and I am very disappointed, but lesson learned, will never rent from Vacasa again and never trust the photos from internet.
Do NOT stay at any place managed by Vacasa. They are the WORST! Impossible to contact, unwilling to help, terrible customer service, rude people, very long response time. Also, their properties are unlike normal AirBNBs where there are actually amenities to make the stay more enjoyable. Vacasa is so cheap, they provided tiny bars of soap in 3 bathrooms for 6 people and 1 tiny bottle of shampoo for everyone. They provided one small dishwasher pellet for a 5 day stay with 6 people and no laundry detergent. In the kitchen, there were no "extras" so when cooking, we had to buy EVERYTHING, including salt, pepper, condiments, etc. (To add insult to injury, they provides a salt shaker and a container of PAM but both were completely empty!). When we arrived, there was overflowing garbage left inside the house so it smelled really bad. After several hours, we finally got in touch with a live person who did not care ONE BIT and just told us to put the trash outside (no kidding). We also had an issue with check-in and would have been standing outside for hours if we hadn't figured out an alternative way to get in. They respond with bots and you only get a live person, who is barely more helpful than a bot, after hours of waiting. And, if there is anything wrong with your property, they require that you must give 24 hours notice, so hopefully you will not need light bulbs! We love to travel and always stay at AirBNB-type properties, but if we see Vacasa, we will run as fast as we can in the other direction. They don't care at all.
Paid for a week stay in a pool side condo, yet the pool was shut down by the state. Ac didn't work and they have done nothing to accommodate for the 85 degrees it is inside the home. No offer of another condo, so instead we stayed in a hotel with our kids and guaranteed they will try some shady stuff to not to reimburse us for the time we were not able to stay at the place we paid for. Especially since it was the fault of the owners for not keeping up with codes of Florida nor inspect your ac system before renting.

Like Vacasa has over 1000 1-Star ratings with Site-Jabber and probably many more with the BBB, and they are not required to fix any issues or take care of dissatisfied customers, all they have to do is: write a response, which is all BS, has no merit and completely insincere.
I received two very suspicious looking emails at the exact same time in regards to my rental. One stating that my reservation is confirmed, another stating it is cancelled. I reached out to support who clarified it is not cancelled, but that the confirmation code is different. I repeated the same exact info they gave me back to them to confirm. A new support agent responded stating that the original confirmation code is in fact correct. I then called up their support to clarify which code is and is not correct. Support let me know that my reservation "is not cancelled" but that I have to pick a "forced relocation option", essentially I did lose the reservation and had to pick from their selection or cancel. When I asked what "forced relocation" options there were, they stated I should have received an email about it. I could not find the email (it was never sent) and asked for the info again. Then the lady on the call said "sounds like you wish to cancel", at that point I just agreed because its better than dealing with this company ever again.
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
