When I first signed with Invitation homes they were great, but in the last couple of years, they have become terrible. I have had the following issues in the past 2 years AC went out we were in a 100+ degree house for a week with no communication from them. Oh, but they were sure to call and say we heard you have a puppy you are not in compliance with your lease. What! Really? ( puppy was just purchase 2 days before) Also had a tree fall not once but twice on our neighbor's car that was a fight to get the rest removed before it fell on the house. Now they are adding a filter fee to the rent. I buy my own and do get them cheaper than what they are charging. If the neighborhood you live in has a HOA and they send a notice that is another $55 dollar charge added no questions asked or even a chance to fix the problem. I asked today I have lived in the house going on 9 years any chance of updating the house. Nope we will do updates when you move.
This is by far the worst leasing company. I regret renewing my lease with this company, they charge an obscene amount of fee(s). What ever they charge you in rent, expect an additional $200 in fees. Also when something breaks down in the home, they complete a lot of bandaid jobs, just to have you call for 3 months straight until they are tired of having booked 10 appoints to solve the issue. After my lease is over, I will be more than happy to leave. However I feel very sorry for the next home renter who is unaware of the leasing company they are doing business with.
We rented a 3 bedroom house for 6 years. Terrible experience. We couldn't afford to move out earlier so we were stuck. They raised the rent $520 in 5 yrs. The air conditioner was original from 2001. We made 9 service calls. House temp was 93 at one time. We were so happy to leave..
I'm writing another review about this horrible company in hopes to get something resolved. I know sometimes people complain just to complain. But this isn't one of those times. From adding extra charges on my rent, yes my rent. Their maple tree falling and damaging both of my vehicles, I'm tired. Recovering from covid, out of work and dealing with this is depressing. Imagine being on oxygen calling your landlord while looking out thr window at a massive tree laying on your new truck and car. That's what I've dealt with for over a month now. Help me get this resolved somehow. Please!
Invitation Homes are a bunch of thieves. They will put your family in danger with their lack of follow ups on issues. Imagine living in Phoenix in the middle of the summer with no AC! We had to admit my son into the hospital because our property manager didn't care about the heat wave and the situation with the AC. They told me I was a bad father for not removing my child from the home I'm leasing for over 1800 a month. That was back in June, 3 months later still no proper AC and they just don't care. Their customer service is terrible, they will insult you and at times a bit racist. Have paid full amount of rent to use 1/3 of the home the last few months. Kids cant sleep in their bedrooms do to the extreme heat. The situation of the house is a joke, the plumbing is a joke, and their AC service is even worse. Stay AWAY from this people if you cherish your family.
If I could rate some negative stars i would... they have absolutely nothing in place for the COVID-19 restrictions... the kids are getting sent home from school constantly due to being in a infected by other individuals. And they still want to charge a late fee... they do not care about there residents and nothing they have going on at a time like this, its like we have to choose between health our kids and life... i definitely can not wait unit our lease agreement is up. They should not be charging late fees. This is ridicules. I would definitely would not rent from them...
Nvitation Homes has so many surcharges, garbage, sewer and water bill that you don't see, you end up paying $250 - $300 more than your rent, off of their word of the charges. In addition, I left the rental property cleaner than it was when I got it, put up new blinds - the rental was left in good condition and I ended up getting short changed on my deposit refund at least $1000. The bathrooms were old and dilapidated when I moved in, and I feel like Invitation Homes conjured up a list of charges to pay for the remodel on the bathrooms. With the property when I left, because it was rented right away. I called the office and sent a registered letter requesting to discuss the deposit refund and compare pictures I took when I moved out to their move out charges invoice and I have heard nothing from them, which has been about several weeks. I called again today, and they stated I will get a call back from my move out coordinator, I have heard that twice, on top of sending a registered letter. I felt like I was being ripped off by not being able to see the water/garbage and sewer bill, now I know I have been ripped off. I just want what's due to me, I have not cashed to check in hopes that they will call me back, but nothing. This message was left on 8/13/21.
I moved in July 22,2021 but my lease started July 13,2021 because I was out of town and they needed the lease to start. With that being said, on July 23 I fell down a flight of stairs because I pulled on the rail and it came out the wall. I ended up putting in eight work order the night I moved in. There is mold in the kitchen cabinets, closets, bathrooms and probably attic where a leak is coming from. They haven't fixed my air which hasn't worked but one week! Currently water started leaking in the garage! No one is coming to fix the leak there for another week! Every work order for maintenance takes anywhere from a week or a month and a half to execute! I called and explained my frustrations and they said they'd call me back. No remorse no results and horrible management! On top of all this I still was required to pay my first month of rent in August where I also had a late fee for paying at 5:00 on the dot! Please do yourself, your family and anyone you care about a favor and run from this company!
Rented a home through this company for 3 years. After not being able to get a fair treatment from the company to be able to transfer to another home, we decided to turn in the keys to the house. Don't be fooled by their 30 days move out inspection, you will never ever maximize your deposit. We paid to her the carpets professionally cleaned and turned in a receipt and they charged over $275 for carpet cleaning, we had pest control service done 1 month before moving out with termini (which they sponsor) and they charged over $200 for pest control. I was charged 2 months of utilities that we didn't use (they won't let you put utilities on your name), we got charged for power washing the exterior of a house that is not ours, got charged for professional cleaning (and we extra cleaned the house). We got charged almost $18 because they said we stayed in the house an extra day and the house electricity was shut down 2 days before we turned in the keys to the house. They will steal your hard earned money. I have videos of the condition the house was turned in and will be looking to find a lawyer that can help me with this. STAY AWAY. There are other companies that will be a bit more fair than this company. At least will let you have utilities on your name and will not be stole that way but if you NEED to rent a house through this company he very careful and be advised that they will stay with over 60% of your deposit.
This rental company is the absolute worst I have ever rented through. Their website is utterly confusing and frustrating, they have charges on our rent that are even more confusing and frustrating. When asked for a bill of all of our monthly charges, they claim to only have a "ledger" of all the charges which includes a bunch of small fees that make no sense where they come from. There is no structure to what we are charged and they offer no explanation which honestly is extremely sketchy. They increase rent an outrageous amount for a tiny living space, and do not care for loyalty from very good, clean renters. They do not look out for their customers and take forever to get back to you. It is clear they are a hungry money company and that is all that matters. No appliances have been updated in 3 years we lived at one of their properties and we will ensure we are not responsible for any of these updates once we move out. They also charge a smart home fee which is absolutely not worth it, they take care of your water/sewer bills but upcharge is $15-$20 just for "taking care of it for you", and they also seem to charge HVAC filter fees but NOT once have they sent us an HVAC filter. The absolute worst and most frustrating rental company I have ever worked with. I would highly suggest staying away. In my opinion, even one star is too generous.
My highest recommendation is no go with invitation homes. This company does everything to get maximum money and make minimum efforts. Their maintenance comes just to pretend they do their job. Our AC problem was never fixed when we had 78-79 degrees at home minimum with 93-95 outside. They were just telling it was normal for all acs to work this way. At winter time our electricity bills were over $400 because the heater wasn't working properly.
When we moved the house was not clean neither inside nor outside and for our complaints they said you'd better clean it yourself, then they said they'd do something to it but never got back so we cleaned everything ourselves. When the time came and we moved out they charged us every possible fee they could even if the house was left in a better condition. They ignored our request to vacate and then charged for late notice - ridiculous. They charged us for lawn mowing even though we mowed it a day before. They charged us for leaves blowing - though the pavements were clean the day we moved out. It was windy and rainy and leaves normally get back overnight when it's the weather especially when the house is under a lot of trees. Every possible charge was applied no matter how we left the house.
Total disappointment with this experience.
I have been a tenant for almost 3 years. They care about $$$ only. I went 6 months without hot water in the master bath. The only reason it got resolved is because of me. The "fix" was to run a water line thru the attic to the master bath instead of figuring out why this was occurring. During the TX cold snap, I learned that the heater was not adequately wired. Had to live in the cold for a month due to their negligence. I was told they could not get out in the snow - really. This is my livelyhood. They failed to issue a credit as told to me and when I asked for a refund due to their negligence they refused to refund me. Instead they issued a credit to my account. This is my money not theirs.
When you ask a question and ask for clarification you get the same answer back. Really!
Rude employees, Long time to get an answer, Keyless entry in backorder for 2 months but charge as normal since the problem occurred... Well the house is pretty but when you pay 2K a month you are expecting to be treated well right? As a business manager myself I will never tolerated to see "guests" having to deal with such incompetences. Mr Tanner it is time to change your company philosophy and be "customer driven"!
Have lived in my home for over 32 years and neighborhood has been great until Invitation Homes took over a home next door. Multiple family members resided there with farm animals; garbage all over the yard; loud parties all hours of the night and invitation homes would do nothing. Neighbors were forced to contact local code enforcement and police. Even when tenants m Ed and house was being supposedly cleaned - garbage and debris littered yard for over a month until code enforcement was called. Not a good neighbor!
Our sewage and water system backed up - reported issue 4 months ago was told its not an issue - reported several times more with same answer - result has been mass leaks to basement - smells of vomit in our kitchen - unable to use kitchen - we have been feeling ill from possible water contamination - little to no resolve from invitation homes to fix - has been a month since newest issue has taken place and we are still without a fully functional kitchen as a result (I assume the smells in the house dictate that the issue is still substantial) - All work orders pertaining to this issue have been deleted in there system to hide the amount of negligence - also and this is possibly the most important we were scheduled to renew our lease and had until 6/30 to renew but our lease extension was canceled on 6/19 when I sent an email to beg for a resolution on 6/17 (our contact was out of town for a few weeks and unreachable) - company will contractually evict you without due process so beware. Additionally - house rented in general is falling apart - have replaced AC and water heater (which all took a while to resolve as well) dont rent from them is my suggestion
We've been renting this house for just 15 days... and we are so sorry we came to Invitation Homes. Fees, fees, fees. No maintenance at all, we submitted work orders, and they themselves flag them completed or cancelled. After we paid $100 for their "website use of", we learned we have to pay a fee of $9.95 just to pay rent. Bug infestation, appliances broken, piping and a/c real old (things you can't see when you tour or inspect the house). And worst of all, overpriced. Corporate style. Thanks.
Current resident, air conditioning stopped working on Saturday and it is now Tuesday and the air conditioning isn't fixed. Invitation homes has to approve repairs prior to sending a technician to complete repairs or replace air conditioning unit. It is summertime here in Az, currently 118. We stayed in an Airbnb for two days and was told the repairs would be completed. Well temp repairs were completed and have failed. Called Invitation homes and all they say is we are waiting for approval. This company does not care about their tenants and repairs to an a/c unit should be considered an emergency and handled right away, especially during the hot summer months. Filing with the Better Business Bureau.
Do not rent a home from this management company! They tack on extra charges despite them being advertised as optional. The home was horribly filthy on the move in date. The leasing agent told my 76 yr old mother that the AC would be fixed before her move in date. It was not. My elderly mother had to move in in 90 degree heat! We had to call several times to request maintenance and it still took nearly a week to fix it. Beware of your monthly charges. We've only paid one month's rent and have noticed several errors in the charges. Thus far, it's been a terrible experience, we've voiced our frustrations and no one from the company has seemed to care. Stay away.
WARNING! DO NOT LEASE A HOME FROM INVITATION HOMES! They will charge you for EVERYTHING and find every excuse/reason to keep your deposit when you move out! They will even try to make you pay to move someone in!

Every time you go pay rent it's never the amount that's due, it's always a different amount.
The septic tank is always backing up. The ground outside in the back yard is super soft as well as some parts of the front yard. And they go up every year and never fixes $#*!. They do the bare minimum, I wouldn't rent with this company by far the worst!
Answer: Literally no where else to rent in California. Invitation Homes is notorious and nobody seeks out to rent from them
