Complete scam
February 28, 2025

Do not rent from Invitation Homes. You will not get what you are promised. We pay $3,000 a month for a home with a pool. However our pool has been empty for over half a year. Even now no idea when this will be resolved. I feel so disrespected due to lack of communication of their end. No email or call back. No maintenance requests fulfilled. We had a $170 pest control fee added to our monthly $120 pool maintenance fee. This pest infestation was due to their neglect on the pool. However they take no accountability. You will pay for services you do not receive. Run while you can.

We have lived here for 8 yrs in an Invitation Homes, home. Each time we have had to request maintenance, we either got one of their redneck engineers or we've had to contact the BBB to get anything that was important taken care of. One instance from their redneck maintenance worker, he couldn't install the new dishwasher we needed yrs ago and just screwed the dishwasher into the counter, through the dishwasher! Causing it to leak all these yrs! Right now, it has been 48 hrs since my home has been without water due to a leak issue. There are so many issues with this home and all we ever get is a complete run around when we try to get it fixed. We have decided to move because of the lack of maintenance. I pay rent on time every month, never have been late. Yet, I'm met with this resistance just to get anything fixed. Ridiculous. Do not rent from them unless you want to live in trash homes.

I have been an invitation homes renter for the past 4 years in Tampa FL and recently in Oct we went through a hurricane that damaged some of the property and the garage door. We called invitation homes to get our garage door repaired from the hurricane and after a month sent someone out to put back the dented garage door. Putting the door back with the dents was shoddy but hey, it worked. A month later, Invitation Homes sends me an invoice for $1000. This is disgraceful that they would take advantage of hurricane victims plus the fact that they didnt tell me prior to the repair that I would be responsible as I would have gotten a handy man to fix it for $250.
Overall, renting with Invitation Homes has become an unsatisfying experience as they have increased fees on everything as well as forced rentals in buying cable services with no choice to opt out. This is our last year with them.

Unprofessional

I wish 0 stars was an option, worst property management company I've had. I renewed my lease with the prior company right before Invitation took over. Invitation didn't send out any sort of welcome email or who they were, just an email requesting our payment information. Then they contacted me requesting a copy of the lease I had signed because they apparently didn't have it on file.

I've always had a 5 day grace period to pay rent, it states it in my lease very clearly. The way my pay day fell this month, I paid on the 4th, which was within said 5 days. I then got a message of a $100 late fee. I emailed them the copy of my signed lease again and asked them to reverse the late charge. They took forever to respond, passed me between multiple people who refused to acknowledge my lease that I sent several times. I paid the fee because I was nervous about it being on my account when Michael, my "leasing experience specialist" reached out and tried to tell me it was late because I only have a 3 day grace period. I replied to him, attaching my signed lease, yet again, and told him the lease said I had 5 days and requested a refund to my account. Now, no one is responding to me, no one has refunded the amount for the late fee and no one has acknowledged that they were incorrect.

Negligent Staff
December 2, 2024

I've been without heat for 2 days now and it's 30 degrees outside. This company refuses to fix the heat in the property and won't find a contractor to come out and handle it. Currently it's 50 degrees in my home and I'm starting to get sick. I plan to file a lawsuit for unlivable conditions. The maintenance manager Gina, hung up on me as I was trying to fix the situation. My leasing agent Angela said she couldn't help. And the cooperate contact Monique Niznick has not returned any of my calls. In all my days of renting Ive never been treated so poorly by a company. Mind you I've made every payment on time every month. They refuse to fix this problem and now I'm suffering because I chose to trust them. Do yourselves a favor. PLEASE DONT RENT FROM THIS COMPANY! They don't treat you human, they treat you like a number that's insignificant in their huge corporation. I'm speaking with my lawyer at this time on how to file a lawsuit against them for unlivable conditions in their homes. This was my greatest disappoint in renting

Horrible leasing company

I am currently living in a Invitation Homes rental. I have been here for a year and a half. We had a pipe break on a Thursday afternoon. I called as we were searching for the water shut off to the house and let them know. I called the next morning, that afternoon, the next day. I went four days without water, I have children. On day four, no one had come out. I had a friend come out and go in the crawl space under the house to repair the pipe. I called on day five to inform them that I took care of the water leak but the crawl space under the house is still flooded. Two weeks to send a contactor out to take bids for the water cleanup. After not having a kitchen for a week as it was torn apart for water extraction, the contractor comes and removes the fans and heating element. Cabinets and kitchen sink were not reinstalled, flooring was ripped up. Was told that is not what they were hired to do. I have had no communication from Invitation homes once they chose the restoration company with the lowest bid. I had no water for four days, no kitchen for a week, now no kitchen sink and still do not know when this is going to be resolved. Happy Thanksgiving!

DON'T DO IT!

I started renting from this company in June,2024 they over charge, you never speak to management they add charges which you never get an explanation of what the charges is for. Please check the reviews they are legit this is the worst company to rent from they send their maintenance out to snoop around, there is no peace and good luck on any repairs needing to be done

Be Careful with Invitation Homes!

I've been living here for five years, and it just keeps getting worse. They raised my rent by $500, plus I have a mandatory $9.99 AC filter fee that they send in the mail—not every month, but I still have to pay it monthly. On top of that, they charge a fee for customizing the water bill.

The smart home fee increased from $17.95 to $30! Don't hesitate to report any maintenance issues; it's Invitation Homes' responsibility since we're paying such high prices!

I've had ongoing AC problems since I moved in. They fixed issues for free in the past, but this year, after sending three different technicians to check the AC, they still haven't resolved it completely. Now, they want to charge me $403.45 because one technician claimed the coil was dirty. Madeline Reyes, the assistant portfolio director, said I have to pay because it's my responsibility.

So, new renters, be aware: cleaning coils and maintaining the AC is now our responsibility. It feels like we can't call Invitation Homes for anything anymore since they're shifting all the responsibilities onto us.

My AC is still malfunctioning, and now I have to pay for something that's been an issue for years. They aren't giving me a chance to dispute this; it's simply pay up or face late fees.

Don't make the same mistake I did. Avoid renting here! I've learned the hard way, just like other friends who are experiencing similar or worse conditions. They use legal jargon and contracts to justify everything. They're just looking to take your money!

This company owns a few homes in my neighborhood and they do NOTHING to maintain them. I have been trying for months to get them to remove a tree on their property that is rotting and overhangs my house. No response to calls, messages on their web interface, certified letters. The home next door to mine is reducing property values on the entire street because of the condition of the yard and home. These people are in it for the $$$ but do not do a thing to take care of their properties.

UPDATE 10/23/2024: Sent message. Got a reply that they were "escalating" my concern. STILL NOT TAKEN CARE OF, NO ONE HAS REACHED OUT, AND I AM MEETING WITH AN ATTORNEY NEXT WEEK TO SUE THEM FOR THE FULL VALUE OF MY HOME PLUS DAMAGES FOR EVERY DAY THEY DO NOT TAKE CARE OF THE PROBLEM. No reputable listing agent will take the listing for my home with the tree overhanging my house and brush/bamboo/rats next door. I am DONE being polite and professional with these people.

Stay away

My mom and I have been renting a home in cooper city for almost a full year. Full year in December. The home has had countless issues AC problems, the oven being infested with cockroaches, holes on the exterior of the home, problems with the jacuzzi, and others. Massive leak that ruined my moms clothing and shoes in her closet weeks ago that has yet to be fixed. My mom has had severe allergies in this home. Finally reaching the conclusion that the home is the only thing that has changed in her lifestyle. Her primary care doctor and eye doctor are concerned about mold in the home. After so much back and forth invitation homes said they would finally send someone. They said to look pout for random numbers calling us for the mold test. As they could not provide confirmation on which number or name I should look out for. My mom and I should just answer all calls in case it was the inspectors. Which in itself is crazy. There is a lack of transparency and professionalism especially for such a big company. The people sent to check the home today for an air quality test (to check for mold) were set to be there at 9am and never showed. Resulting in my mother missing yet another day of work. We have tried to be flexible with invitation homes and have been present for countless repairs, but the vendors/contractors sent to resolve problems violate time frames or never arrive. We have been patient with previous repairs. I wish this was the first time that someone coming to check/fix something in the home were a no show/extremely late. But unfortunately it's almost every time. This has resulted in so many missing work days for both my mom and I. This situation has gotten out of hand. Invitation homes has no regard for our time or care about the possible suspicious toxic mold in the home. The leak has not been fixed after various visits to the home after the contractors have told us they suspect the home has many issues. I have emailed and called so many times voicing my concerns and nothing is done. A simple "I will escalate this concern." With no solutions or real answers for anything. Please please please please save yourself the trouble and don't go anywhere near invitation homes.

Unless you want to take on a full time job of waiting for people to show up for countless repairs, damages to your own property, and health concerns. Along with explaining to your boss why you will be missing work yet again. Stay away.

Worst landlord ever

I would give zero stars if that was an option. Have lived in an Invitation Homes house for four years in So Cal. Management office is rude, incompetent, unprofessional, and uncaring about their tenants. House was in poor condition during move in (their excuse was COVID) and it has been constant requests for repairs since. They refuse to make most repairs, and IF they agree to fix anything, it is with the cheapest materials they can find. Maintenance guys are nice, but they are overworked and often apologize for not being allowed to fix things because their bosses won't approve. We have termites (which they originally tried to claim was our responsibility), numerous other infestations (including rats three times), a rotting fence that is falling down, several appliances have been replaced (with the cheapest model available at Home Depot), leaks, mold, chipping paint in bathrooms, and a long list of other problems. The house is uninhabitable due to their neglect and refusal to do basic maintenance. I am embarrassed to have friends or family over. We are convinced this house is causing health problems, but no one at this company cares. They also charge all sorts of fees that are probably illegal. Check out the recent ruling by the Federal Trade Commission. They have to pay $48 million for deceptive business practices! They are the true definition of slum lords. Just despicable people who only care about profit. Run away and do not rent from them!

Rented for 2 years. The worst experience for me and my Family. From lost maintenance orders, HOA fees because Invitation didn't get the HOA violations to us in time which they charge you $35 for each violation even if NOT YOUR fault), lied to from day one just to get us signed up. Supposed to have fence, took over 3 months. Every month there were over $100-$500 in extra fees besides the base rent. Renters have to pay an admin fee every month for Invitation to manage your water bill, yet the water company charges an admin fee as well! So you're paying 2 admin fees LOLOL. Actually 3 admin fees as you get charged for them preparing your rent invoice each month as well. You have to pay an extra $10 a MONTH for only 3 total very cheap air filters a year. That's $120 for only 3 very cheap air filters. The AC guy told us the filters were crap (his words) and not worth what we are paying. You pay over $50 for doorbell video ring A MONTH but you have to pay an outside company to use it. LOLOL. So $600 a year for a doorbell camera that you can't use? Oh, but you can access your AC from your phone. Seriously? We moved out the last week of July to the first week of Aug. We gave them a deposit of about $2350 plus the Pet fee. Not getting pet fee back even though my dog was a saint. They are really trying to only give us $900 back! I am fighting every charge as they have ruined 2 years of our lives and I refuse to let them steal our money for the last time. Over 2 months later and they haven't responded since Sept. 25th. Our family was affected by Hurricane Helene and Hurricane Milton. Lost power for almost a week and lost about $500-700 in food, besides our property damage. Even breaking my dumb hand during Milton. PLEASE keep your family away from this stress. OHHHH and now you are mandated to pay almost $100 a month extra for Spectrum. American Homes Rental Company are amazing and don't charge a bunch of ridiculous fees. I have requested emails for the higher ups but they don't have time for the small little people. GIVE US OUR DEPOSIT BACK MR. TANNER SUPPOSED CEO.

First of all, we had termites' issue which took a month to fix. Now they have a new thing of booting the resident cars while others out of state can park there. There is no first warning no notice. They lock your car violating your rights. If someone blocking your way and leaving the trash can out and you cant park there you have to park somewhere right? My daughter had to take uber this morning since we were late. THE FINE WAS ALREADY PAID; they took their sweet time to arrive to unlock it. Where is justice?

If it werent for the housing crisis in America I'd never rent from invitation homes, and am trying to move asap. Terrible service, wouldn't even fix all the outlets in my house despite being told by multiple electricans that it's dangerous and a fire hazard. Uses the cheapest supplies for your house. My house is literally unfinished, the garage still has insulation poking out from two walls. Broken attic window since we moved in. Yet the rent goes up every year, if we complain they say it's the market and then try to make me feel bad because we have a lot of people on our lease. They really have no compassion, and lack hindsight. It's because of companies and people like Hamiliton Henry the 3rd that we have a housing crisis here (yes, the third, a typical out of touch rich person). If the rent wasn't so high, maybe so many people wouldn't have to live in your below average housing. Our A/C was out for two months once. I could go on and on about why Invitation Homes is literally one of the worst, if not the worst place to rent from in the U.S. Terrible just terrible and you should be ashamed.

I rented from this company for a while. When we first moved in there were glued neon stars on the ceiling in one of the bedrooms. We never touched them because we did not want to damage their disgusting pop corn ceiling. The whole time lived there, several issues in line with the age of the home started taking place. Every time they hired inept or cheap companies to do the work, and it took 3 or 4 calls to resolve the issues. The most disgusting was one time the sewer was backing up becuase there was a pipe break and their solution was telling me to not use wipes. I fought them to the nail and the pipe was replaced after having toilet water all over the floor inside the house 3 times. Another time, ahose between the dishwasher and kitchen sink leaked. They sent a guy from their company and he figured it out after the second inspection. He fixed the line, but the rotted cabinet stayed. With time, we had to take out the door, because the hinge could not support it anymore since the cabinet was sagging.
The shower pan in the master bathroom leaked, and their repair was replacing just the bottom. So, we ended up with 2 different kinds of tile. By the time we moved out, it looked like it was leaking again. It took 3 months for them to replace the cabinet which was full of mold.

The whole time we were there the house was not painted or the roof cleaned. Although the neighbors' houses all looked wonderful because they maintained them.

Avoid renting from them if possible. They will steal your deposit after they barely maintain the homes.

SCAM - BEWARE

Please beware of this company! They are a scam and only want to take your money that they charge for a "so called" credit check. Then they try to act like Transunion can't find your credit file, just so they can deny you. Complete farce! RUN AWAY!

Awful neighbors

They rented to drug dealers, kidnappers and tied to a murder. Many shenanigans going on. Arrested finally gone but very untrusting of their vetting of tenants. Institutional rentals are ruining neighborhoods

Such an evil company who will never respond even if your ac goes out. For 5 days. In the middle of summer. Four times! They will rob your security deposit and there is nothing you can do about it. Beware!

BS move out charges
July 22, 2022

Would rate no stars if I could. Got charged over $800 even though we steamed the carpets and made sure the place looked decent at move out. I'm understanding if its $200-$500 like the 5 other places I've rented at. So expect to get charged insanely. Also got $1200 worth of damage charges with no explanation whatsoever. The only things broken were the toilet paper handle, and towel hanger. Place came uninstalled of washer and dryer that we fixed up ourselves and this is how we are repaid.
