I don't even rent from these fools my son does and what a mistake. Problems that were there before he moved in that caused home owner association problems, I think my sone ended up using my bobcat to fix an issue with the yard. The straw that broke the camels back was when these idiots charged my debit card for my sons rent even though it wasn't late and without contacting me ( I co-signed) I changed my card number then he was told he had to pay a late fee because I reported it as fraud to my bank. Buyer/ renter beware these people are bad.news. I'll ask The next person that texts me about selling my primary residence if they deal with invitation homes if they do they will be cussed like a dog. If you looked up bad business people in the dictionary you will see invitation homes corporate logo

It is a shame that this platform does not allow consumers to give a business 0 stars. Invitation Homes in Charlotte is the worst leasing experience I have ever encountered. From walls in the same room having different colors (even on the same walls) to a yard that has not been cared for in a long time to the AC unit they refuse to mount to the pad to the house wide electrical issue that are causing surges. Seems like it is unethical to charge the full rent amount when the tenant cannot use any appliances without the lights going off and shorting out outlets. The smell of smoldering wires is not an emergency by Invitation homes standards. The problem is they lack accountability. They hire the cheapest contractors possible and fail to thoroughly inspect the shoddy work that was completed. The job of managing properties is the easiest, all you must do is promise to fix something and ignore the tenant after the poor workmanship is completed. They came to touch up my walls and made them look the same just in different places. Yes. I know it sounds insane but look at the pics. They did not even paint from the baseboard to the ceiling. Not to mention they did not put down drop clothes and damaged a few personal possessions. Please do yourself a favor BEFORE moving into their "As Is" rentals. Document every aspect of the house with pictures and videos. You will see the pictures I included, they do not care about quality, just making money. The only positive experience I have had was with their call center agents. You can tell they feel bad that a paying customer must call numerous times to get a response. It will be amusing to see what boiler plate response they attach to my review. If you are ok with subpar conditions and contractors that rush jobs because the company does not care about their work, this is the leasing company is for you. Looking forward to building a website dedicated to this companies' horrible customer service. You should really treat your tenants and property better. If you have a long-term vision, better kept properties and customer service means higher rent. (Still have not fixed the power surge issue 5-6-24)

Awful neighbors

They rented to drug dealers, kidnappers and tied to a murder. Many shenanigans going on. Arrested finally gone but very untrusting of their vetting of tenants. Institutional rentals are ruining neighborhoods

SCAM - BEWARE

Please beware of this company! They are a scam and only want to take your money that they charge for a "so called" credit check. Then they try to act like Transunion can't find your credit file, just so they can deny you. Complete farce! RUN AWAY!

We leased with Invitation Homes for almost 5 years. The 1st year was ok, however it quickly went downhill. Work orders were not completed correctly, including when our AC went out during an Arizona heat wave with temps of 120 degrees. Invitation Homes did not respond to emergency work orders and did not send anyone out for 5 days. We were unable to speak with with an actual person or get a call back regarding reimbursement to stay at a hotel or purchase/rent a portable AC unit. This quality of customer service continued, there was an irrigation leak that was never addressed causing our water bill to more than triple and we were never reimbursed.
The rent went up drastically each year and we were required to pay a monthly fee for AC filters, even though the AC repair company advised the reason for the issue was due to incorrect filters.
Prior to moving out, the new lease was sent to us with an increase of over $1000 from what we originally signed when we moved in. We submitted out notice to vacate and were told they would decrease the monthly rent by $600 if we stayed. This in itself confirmed the need to leave, they were increasing rent in large increments but decreasing once the resident said they were moving. Did they just want to see if the tenant would sign the new lease with the increase, which I'm sure many do because they don't think they have any other options, completely taking advantage of tenants/families with ridiculous, unnecessary increases.
Upon moving out, random fees and charges were taken out of our deposit, even though the house was left better than when we moved in. They never had any intention of refunding the deposit as they are experts at nitpicking and adding non-sense fees to avoid refunding the tenants money.
They do not care about their tenants, just how much money they can get from them.

Crooks

Do not rent from these crooks! I signed a lease starting 9/29/2023 for 2 years. What an idiot I was. Since 9/29/23 I have had heat issues both on nights where the temp was in the 40-50's. They left me without heat until the next day. First incident was 11/29/23 and recent 1/2/24. The tech I had was the same for both dates and was awesome found the issue today after a while the condenser pump needs to be replaced. He called to get approval from his boss and they said no. So the wires are rigged to get the system to stop tripping the fuse. Which to me doesn't sound safe. He said the system is old and needs to be replaced. He couldn't even tell me how long this "temp" fix would last. I don't fault the tech as he wanted to have it fixed properly he was just doing what he was instructed to do.

I emailed invitation homes to ask if I can change the lease to opt out of the second year. I figure plenty of notice and seeing I have already had issues maybe they'd be decent. Figured they would even get more rent than what they would be getting from me the second year. They stated no and I would have to pay the lease termination fee for the second year which is over 3k. Bad business. To take advantage of people. Stay clear of this company!

Nothing but crooks

Beware of doing business with this company. I rented for 2 years and returned their home in better shape then they gave it to me. They not only took my deposit, but they are trying to charge me an extra $1400.00 for repairs. What they don't know is I have pictures of what the home looked like when I moved in and what it looked like when I returned. I will be looking to start a class action lawsuit, because it definitely appears there are plenty of people out there that have had these same issues. DO NOt RENT FROM THIS COMPANY! The only thing wrong when I moved out was I was missing 2 replacement bulbs. The carpet was never even walked on in this house. It was just me living in the house. So all I did was stay on the tiled areas because I did not want to be responsible for the carpet and they still charged me for professional cleaning, I would really love to see that receipt because there was no reason to clean them and they know know it. They are lied about Everything they are trying to charge me for. This is totally sickening the way they are taking advantage of every single renter they have.

Horrible! Beware...

Horrible service! My house has gas leaking from 2 different sources. A work order was created and then canceled. Ring devices are also still not functional and was attached to someone else's account since I've moved in. They force you to use their Ring device and utility company for gas, water and sewer as well; making money in a multitude of ways but not giving proper services when needed!

No good

Had the exit inspection with them. The guy told us what we had to fix, and we fixed the issue. Fast forward, and now we owe them 2000$ for the most random things you can think of. 5 now, they put it to mine and the wife's credit. Not just one BOTH! For the same price on both of us, so now we owe them 4000$. They are a scam, a legit scam, but a scame none the less. We will be taking legal action. Well water
November 10, 2023

After complaining and my last review we finally to settle the issue and being address tomorrow morning or Monday. I was disappointed but not knowing that they was going to be changing the pump on Monday and maintenance service reach out to get it fix tomorrow. After I did my inspection after I can say Derek Smith really gave me a break down on my home care inspection. Gentleman was very professional and polite with his service and was very helpful with questions I needed answered to. Am glad they resolved my issue with my time base and I feel much better now. This is a beautiful home am renting and I will care and maintenance this place as if was my own. Thank you guys for the help and invitation home to resolve everything for me. Everyone is joy the weekend and stay safe.

Terrible

I cannot stand this company. I have had nothing but issues renting from them. I currently am trying to pay my rent, but cannot because they have charged me for renters insurance. When I have my own renters insurance. I sent in proof of renters insurance 2 weeks ago and they sent back confirmation of said insurance. I called about this yesterday and was told I would receive a call back yesterday. I never did. I called back today because I want to pay my rent without receiving one of their many fees. When I did reach somebody after waiting 10 minutes I was told I will receive a call back. We will see if I get a callback or if I have to call back myself. This is one of the many issues I've had with this company. Not to mention how they get you with the cheaper rent only to charge you $300 more with fees we pay $20 extra to get our water and trash bill so we can pay it and then they charge five dollars more for us to pay it it's just shady And when you try to do things for yourself and have your own insurance so they don't charge you $10 for insurance that only covers their house and then five dollars to maintain that insurance because once again they have a fee they won't even acknowledge that you have been paying another company for insurance and they still charge you I cannot stand this company. I will be moving out as soon as my lease is up. I had a maintenance issue that needed to be addressed. When we first moved in. We got on the schedule and I had my father wait at my house all day because we could not take off of work, no one ever showed up. I called when I got home from work and they put us on the schedule again a week later we ended up fixing it ourselves, which is crazy because of all the fees we pay we might as well use the free stuff they give us, but we can't because they never show up, once again, I cannot stand this company. If you could avoid renting from them, please do it's just a hassle and scam.

Invitation homes does a great job. Since their purchase they seem to be more focused on the money versus their clients. I had bank fraud and had to wait to get a replacement card. They did nothing to help me in avoiding a late charge.

Invitation Hell Homes
October 24, 2023

So today after several months of requesting the torpedoing coconuts from the two 50 foot high trees in my front yard be removed. It was finally done today! For the past 2 weeks IH has been requesting pictures of the 3 trees that I requested be trimmed which includes the 2 coconut trees and another tree towering across the entire street. IH claims they sent an email late yesterday at 5:00 P.M. that the tree company is coming on 10/24. I found this email on 10/24 (after my conversation with Cynthia-mgr of local IH office) which was sent at 8 PM which reads they would be here between 11-3. Barely any notice, the email shows I would get a call which I did not get, then they arrived between 10 A.M. & 11 A.M. The Buzz saw alerts me they are here and as I look out my window I see a flea market happening on my front lawn. The company IH has contracted is in my front yard has squatted with machetes and is chopping coconuts and passing out coconuts and coconut water to passer by's. What kind of ghetto scenario is this? I pay an extortion/exorbitant amount of money to live here. Who do these coconuts belong to? The contractor? IH? Or me? If one of these passer bys get sick from one of these coconuts, or a machete accidentally slices someone...who gets sued? Your contractor allowed people from off of the street to walk on to the property that I rent, pay monthly liability insurance for without any permission. When I was transferred by maintenance to speak to your ever so "personable" local manager Cynthia, she claims she checked and that the result is I should go outside and tell the machete wielding contractor to leave my coconuts alone. I value my personal safety, so that was not an option for me. I cannot express enough how I am amazed of the rampant incompetence that exists within your local office. This is an official grievance. As I pay the rent here, I feel I should be compensated for the 50 plus coconuts that were stolen from me. And again, tree #3 is still not addressed.

I rented from Invitation Homes for a year. During this year I received horrible customer service, the home needed so many repairs. They use the cheapest & worst maintenance vendors for their work. The wait time could be up to a month to get them out there. We had a newborn in the house and temperatures were as low as 53 inside the home during the winter and 94 in the summer, they DONT care! They sent 2 small portable units for heat and air to cover a 2 story home. We ended up sleeping on the floor & couch in the living room so that everyone could attempt to warm up or cool off. 1 day late on rent, you get a notice to vacate. My bank account was breached, sent iH homes a letter from bank stating this and that they were working to resell e, was still told by IH to vacate after 3 days. Constantly dealt with bugs; they sent an exterminator out once! We had to endure future expenses. Had home professionally cleaned at move out. No damage in home, grass was mowed. The place looked better when we left than it did when we moved in. Still only received $982 refund from a $2140 deposit. $800 water and sewage bill that took almost 2 months to adjust but received vacate notice during that time and was told to pay or vacate! PLEASE PLEASE PLEASE SPARE YOURSELF THE ANGUISH OF DEAING WITH THIS SCANDALOUS COMPANY! Dallas Tanner gets richer while you get screwed!

This is the most IGNORANT, INCOMPETENT, NEGLIGENT, UNFITTING, UNSUITABLE, DISRESPECTFUL company we've ever dealt with since the beginning! You should be embarrassed for how your employers treat and talk to your clients. Especially after we've been very patient and understanding while dealing with the unprofessionalism my husband and I received from Rachel Ross. I HIGHLY RECOMMEND for people to stay away from this company or you'll end up regretting doing business with them.

Payment Processing

I have had a great experience with Invitation Homes. I am going on my 7th moths with them. For some reason my payment is not processing correctly with my bank. Then my sweet rep, Sasha Cruz, assisting me with my transaction. She made my day by letting me know that my payment went through and she sent me the confirmation email. I was even more pleased that this email was sent to me with a confirmation of payment! Thank you SASHA CRUZ for taking care of me.

Horrible service when it comes to maintenance. They make up charges to keep your deposit, want you the renter to pay for carpet replacement, and upgrades they the owner should be responsible for. They use less than average contractors and do a really crappy job in general. Unable to speak with anyone regarding your deposit.

The lie and literally try to steal your money by charging for things that are already done or cannot be done. For example we were charged for cleaning, power washing and mowing. All were done just prior to moving. Then we were charged $300 for carpet steaming and the house had NO carpet whatsoever. We had a work order for a leaky gaicet theat they attemptes to repair 4 times. The tech said jed have to come back because he had another appt. Then cancelled right before we moved and never finished the repair. After we moved, they then charged us $200 for the repair they failed to finish. We were there 5 years and we started with a different company that was bought by these thieves. We were told not to paint by the Invitation Homes rep at our move-out walk through because we had been there so long and they pro-rate it. They charged us $995 for painting. DO NOT give these people a dime of your hard-earned money! They charge you every month for a service fee for I don't know, a thermostat fee of $17 every month. If you sign a 2 year lease to lock in a rent rate, they charge you $80 per month for signing a 2 year lease.

King of Junk fees

This company has ridiculous surprise fees. Today all my utilities were double charged with no explanation. Now I have to be a detective and prove they were paid so I'm not charge. I have to spend an entire day handling this rather than working. Everything is an issue with this company.
