Terrible Tech

This is a formal compliment against your tech Athena Tina whatever her name is. Let explain something I've changed my around for the better but this little girl almost made me result back to my old ways. First this lady calls me at about 2pm on March 12th saying i had a pro care appointment, i told no i dont my pro care appointment is April 24th. She said no the rescheduled it for today. I said no my counter top and my dishwasher is today. She said yes so is your pro care will you be available around 230,i said yes. But then i thought about it because i had someone there for the maintenance part for the pro care i want to be there, the person i had there doesn't know anything about my house and they nkt gonna be comfortable with someone walking all through my house. So i text her and said reschedule that im not gonna be there for that im at work, she replied what time will you be done with work, I said tonight, im not there reschedule no need to go to my house. This woman shows up anyway at 330. Now im talking to her on my ring camera asking her why are you at my house i told you dont come im not there. She gonna tell me someone is in there, i said lady leave my house now and reschedule me i told you dont come anyway, she said well are you refusing service i said no i told you dont even come over a hour ago why are you there. I dont care about your 24 hour rule (respectfully) im telling you reschedule it because i didnt know it was a pro care visit I the lease holder want to be present for that. I dont care who i have there already. I ask her for her supervisor name and number she said no, she not allowed to gjve that out. I said lady get away from ny house NOW. This woman is still asking me am i refusing service i would have to reschedule you, i said lady thats what i said over a hour ago im trying to understand why you still come to my house! Then i tell you leave my house and you don't. I know she dont know but one she was lucky i wasn't there. She needs to delt with and it would be in your company best interest not to ever send her back to my house as long as im renting from yall. I will be copying this to the review page about her. Ive never had a issue with your company until March 12th!

DON'T RENT HERE

PLEASE READ! Trust me this company doesn't deserve any stars at all. Do not rent from Invitation Homes. I know they have a majority of the rental properties in Las Vegas and other areas and that most of the places are pretty nice, but it's so not worth it. I read all the reviews prior to renting and figured that most of the complaints were probably from people who are just bad tenants. I have never had any issues renting places in the past and figured this would be the same. The employees here pester you with communication at the beginning trying to get you to rent. I got emailed twice within a couple days just for expressing interest in a place on Zillow. However, now I can't get people to respond back period. I texted my leasing agent, Krystal, about a month ago and never heard back, not once. If you make the mistake of renting through this company, be aware that any worker coming into your home will report you for anything, whether legit or an outright lie. My sister and her dog came to help me move in. The maintenance worker who came the first week, Christopher Morgan, reported me having two dogs even though the lease indicated I only had one. I was unaware a dog couldn't even visit. So now you all know too! They bury that in the lengthy lease you sign along with your life. Well last week that same maintenance worker came in the house for one minute (literally) and reported again that I had two dogs even though my sister and her dog left several days prior. He outright lied, and the company believes their employees over their customers even though they have no proof. Another way they show you they don't care about you, just your money. Now they are trying to charge me and telling me I violated the lease twice. I have tried calling Kaitlin Wood and Ashley Stever to dispute this accusation and no one picks up my calls or calls back. Any company willing to lie to get more money from you is not a company you want to rent from. I have cameras in my house running 24/7 to document what happens here because this company is so untrustworthy. Thank god I only signed a year lease, but this will be a very long year. I regret signing any lease with this company. I even reported Invitation Homes to the BBB and that still hasn't helped my situation. Seriously, anything is better than living in constant fear of what you'll get in trouble for next. Please don't rent here!

This company needs to be disbanded by the government

Upon moving into the house we hooked up our washer and dryer units. The area where the water fixtures are is very small and difficult to get either my hands or a crescent wrench to tighten the fixtures. I used a crescent wrench and had no issues for the first two days. When I returned home from work I heard dripping in the dining room and found that the fixtures had leaked from the second floor down to the first floor. I reported the incident to invitation homes (Note: do not do this) and they set up an appointment for someone to come check it out between the hours of 12 PM and 5 PM. It was a third party contractor who showed up and said that it looks like there was previous water damage (underneath the wall was another painted wall). Invitation homes setup and appointment for the third party company to show up and sent me an email saying that I was going to pay for the damage. Invitation homes never sent me a quote for the damage. I called invitation homes and they directed me to the local office, upon which they said the information on the quote was not ready for me and would get back to me in 48 hours (48 hours until the repair appointment). I then called the third party company and said they could not tell me the quote per their agreement with invitation homes, but would ask invitation homes to get back to me with the quote. They had also told me that invitation home assured them that I would not be paying the bill. The person at the third party company called me back and told me that she had spoken to someone at invitation homes and that they had spoken to me (which was a lie) and told me all the information, and she again reassured me that I would not be paying the entire bill. A few hours after someone from invitation homes got back to me and said that he could not tell me the cost of the repairs because the repairs had not yet been performed so he could not tell me how much I was going to pay. I asked him what the quote was and he finally told me $1100. I then asked him what percentage of the repairs I would be paying and he replied 100%. I then recontacted the third party contractors and told them what was going on, and they told me that they were going to postpone the visit until they get further notice from invitation homes.

AVOID THIS COMPANY LIKW THE PLAQUE

This company is the worst and now I am going to be homeless with 4 children because of them!
We applied for, and were approved for, a house in the city of Inglewood. We do have Section 8 and I submitted a copy of my voucher along with my application for review. All of my documents were reviewed and approved. We signed a pre-leasing agreement, we were given a move in date and we paid a $500 deposit. We then gave our owner his 30 day notice and we started packing to move. Fast forward 2 weeks later when my section 8 denied my application to move because Inglewood has their own section 8 housing authority. What?! I had no idea as I have lived in my current house for 10 years. Yesenia, as the leasing specialist who is renting a house in Inglewood, should have let me know or double checked OR AT LEAST ASKED if I had an Inglewood voucher. I knew nothing about it. Almost all other cities fall under the LA County Voucher, so how am I to know that a small city like Inglewood would have their own housing authority?!
The minute I found out that I needed an Inglewood voucher, I transferred my voucher to Inglewood. But, apparently that wasn't good enough because all of a sudden, without warning, I see that the house was back on the market!
Now, I have less than 30 days to move AND I have to find a house ONLY in Inglewood, which is very challenging because it's such a small city. I would have NEVER EVER EVER gave my owner a 30 day notice or transferred my voucher to Inglewood had my application, with my voucher attached, not been approved! Now, my 4 kids and my husband and I might end up in a hotel with our stuff in storage because their horrible leasing specialist did not do her job correctly.
And, to add insult to injury, they still have my $500 that was supposed to be applied to my 1st months rent for the house that I was approved for! I asked for a refund and she said it will take 2 or 3 weeks. WHAT?!
You can't speak to a supervisor, you can't get a hold of anyone...this place is so HORRIBLE and now because I trusted that the leasing agent knew what she was talking about, my kids and I have no where to go. It's a sad, sad, situation. And when I ask Yesenia to help me, she says "There is nothing I can do."
Awesome! I would avoid this company like the Plaque!

Don't Do It!

My husband and I actually had to settle for a rental through Invitation Homes. Long story short we were moving from out of state, but were not moving right away (traveling) and Invitation Homes is the only place that would rent to us months in advance. Upon moving in the house looked great. It's a beautiful home but it was not cleaned properly. The carpet is DISGUSTING. It wreaks and is in horrible condition. The master bath has old crusty pee trapped under the toilet where the toilet is not sealed to the ground. The bathroom permanently smells like urine because of this. The windows were dirty. The seals were not cleaned. The gutters are overfilling with leaves and other debree. My husband and I have scrubbed this house top to bottom muliple times. The urine scent in the bathroom is not budging and the carpet is beyond cleaning. I did complain to our leasing manager about this. She put in a work order for a maid and a plumber! THAT is not what I asked for. I do not need a maid to come in and clean the house. I clearly told her my husband and I did that ourselves. The carpet needs to come up completely. The toilet needs to be taken out cleaned underneath and sealed. Then reading upon the move out expectations we will be required to clean the carpet, the gutters, the windows, everything that was not done when we moved in. What I have come to realize is that the Invitation Homes does not come in and inspect the house after the maids come in to see what they have even done. They leave all of it for you when you move out. YOU ARE THE MAID! Anyone can clearly see the carpet damage. I am still pulling dirt out of this carpet and we have lived there for 3 months.
Secondly, lets talk about fees and charges not disclosed upon move in. I did get an email to set up utilities through a company they use called conservice. Upon setting up my service I was directed to set up through the city directly. I did. Now months later I am now being charged separately for stormwater through conservice and Water through the city directly and they both charge service fees so I am being charged twice for fees. Invitation is charges $9.95 per month for an air filter you get once every 3 months so essentially you are being charged for a $30.00 tiny air filter. You are required to pay smart home charges even if you don't use it. My auto lock has never worked right. My temperature is never connected to the smart home app. I have had maintenance come look at both and it is very clear they do not know how to fix the issues so again paying an extra $50 for nothing. It's fees after fees with these people and I cannot believe they are able to get away with it.
I also would like to make note that Invitation Homes goes through some kind of call center. When you call they will literally have to put in a request for someone to call you back from your local office. That is 24 to 48 hours which is highly inconvenient for their residents.

Terrible company (Mold Exposure)

My gf and I moved into an Invitation Home in early 2020. From the start, there were several issues such as mismatched touch up paint (we were told we couldn't fix this by repainting), a ever detaching ceiling in the hallway (they would only "repair" if it fell down), and a fence in a state of rot/disrepair.

In late 2021, we began noticing a large amount of mold growing out of the vent covers. For reference, I've been sick a dozen times with respiratory issues in our 3+ years living there… far more than the previous decade itself. I've been given a regular use inhaler despite never being asthmatic. My gf has had similar issues, along with migraines and skin problems. All signs of mold exposure.

We notified them of this on NUMEROUS occasions, putting in no less than 6 work orders. We also notified them via phone/email several times. The first guy that came out said it was "dust" and that we had to clean it off. He acted like I was some sort of idiot the whole time, trying to shift blame. The next few times, we were basically written off/ignored… like we were making it all up.

After almost A YEAR AND A HALF later, they finally hired some AC company to clean the ducts. However, they just sucked the dust out of them, didn't eliminate the source of the mold (like the company recommended they do, "wasn't in the work order"), and made us feel dumb for bringing this up again later. The maintenance manager even came out and said nothing was wrong. I took the HVAC panels off (indoor unit) 30 mins after he left and found SPORES everywhere, which we've been breathing in for 2+ years. It's no wonder we've been so sick all the time. They literally can't be bothered to do their due diligence in regards to anything.

This is how it works,. They'll send someone (if you're lucky) out to "inspect" your issue, make you feel dumb for calling them, and then (if you're really lucky) contract an outside company to "fix" it. The invitation homes employees (most of them) couldn't care less about your request and it's like they're trained to find any and every reason to say no. For example, we've had them out about 3-4 times for the fence, which gets worse every year. Their solution, instead of replacing the rotten, falling down mess, was to screw a couple of 2x4s on the sections and call it a day. Ridiculous… I've replaced about 8 of the fence posts myself just because I don't have faith they'll do anything. One of their employees even said "this needs to be fixed" only for them to deny the work order.

We have exhausted all patience with this company and feel like we've been given the "run around" every step of the way. If you have a choice of who to rent from, make sure it isn't this company. They are crooks who will take your money (and add all kinds of ridiculous fees like the subpar air filter subscription they force you to participate in) with absolutely no regard for your health, safety, wellbeing, or LEGAL RIGHT to an inhabitable space. We are currently planning on leaving this dump as soon as possible.

I have never in my life dealt with a company so fraudulent, apathetic, and unresponsive to major issues like mold exposure in a home. I have pictures, service records, phone records, doctors notes, and have filed a complaint with the attorney general's office. Stay far the F away from Invitation Homes.

I dont know where to begin. We have been renters for 4 years now. Every year like clockwork we supply our renter's insurance information and conveniently they never have received it even though you got electronic confirmation of receipt. They charge you for renters insurance even though you provided them with All of the proof. You will have to fight for them to remove the fee. That is IF you can get ahold of someone. I have NEVER had a maintenance request get completed in a timely fashion. We have hurricane damage and are 6 months of waiting for them to fix the structural damages. This house is not in a safe condition for another hurricane. They have been notified of their violations with the Florida State Statutes and they still continue to drag their feet. They will blame everyone else for the issues. I warn everyone not to EVER rent from them. I would sooner live in my car than to sign another lease. They illegally charge you for both pet rent and a pet deposit. They are only allowed to do one or the other. Not both. They charge you $10 extra just to pay your utility bills telling you it is like insurance just in case there is a water pipe that bursts like it is the renters responsibility. That is theirs. They cannot charge a fee to pay a bill. Again illegal. They are required to fix structural damages but they never do. Pursuant Florida state statutes they are required to reduce your rent in the event that you cannot utilize the area for safety concerns due to their failure to fix structural damages within the statutes time frame. But they will NEVER give you the abatement. The AC and heat are always on the fritz. They cancel or mark maintenance requests as completed hoping you wont be paying attention. They don't pay any of their HOAs like they are supposed to even though I am sure they add that into your rent. They are in collections for failing to pay HOA dues. (I have friends who own many properties under an HOA and they have stated IH is the absolute worst client for them and they have many accounts in collections) No wonder HOAs may single out IH properties and write many violations.all while IH is collecting $35 for every HOA notice that is sent their way. Many people have moved out and Never received their deposit. And are hit with charges for damages that were there before you moved in. My parents got hit with 10k worth of fees on top of the deposit. They had to get an attorney. As I am sure I will as well.

If you do rent from this company, Save Everything. Screenshot every maintenance request, all pictures from all maintenance requests, all emails, and all phone calls. You will need all of this proof to fight them in court. Your best bet is to email so you have more proof than hearsay. Oh and BTW they conveniently remove maintenance requests from their portal to save their rearends. So if you haven't saved your screenshots do it NOW.

Edit: just to clarify we have been waiting on a roof replacement since September 30,2022 due to Hurricane Ian. We have yet to have a date of when this will be completed. We just get the run around. We are now 3 months away from Hurricane season here in Florida. This house will not be able to sustain any Hurricane damage in it's current state.
They do not care. But let you do anything and they are quick to charge you fees. Thank goodness I have documented everything. I have emailed them on many occasions siting all Florida state statutes they are in violation and also providing a detailed list of every time I have communicated with them. Like I said, document, document, document.

Read the lease

I have read some of these comments with one star and I don't understand why they didn't see the charges in the lease. They were up front about the bs. Charges and it was up to me to decide if renting from them was worth it. It's irritating but not unexpected. That being said, no one wants to rent to people with and2 German Shepherds and kids, so this was a company that didn't care that I had a family, I just have to pay for it. Rent deposits were reasonable and pet fees were clear up front. Still, there are things that don't make sense... all the sinks and tubs and showers were painted when we moved in. Which looked fine for about week before the paint peeling began. Now, we have had to manually peel the paint off to clean the grime under the cracks and prevent the paint pieces from poking us in the fingernails and feet. The electrical outlets don't work properly. They put the smart door receiver thing in the garage, where it can never reach the wifi and we never used it, but still pay the $20/month. I was finally able to use the app to request service for a leak in the wall in the garage which is putting a hole in the drywall, but the repair guy came out, said he couldn't fix it and that someone else would come. We haven't heard anything but we got a message our repair was complete. I emailed the leasing person and haven't heard back yet about that issue, but she did answer a question about another issue I had. I'm sure she will get around to it, but in the meantime, the hole is bigger and water is dripping in an area of the garage that I cannot use because of this issue. They gave me permission to put in a garden, which was nice. They haven't bothered me since I have lived here and that means a lot to me. I get to work, go home, and live, not be micromanaged by a landlord. When I move out, I'll make sure things are the way they were when I moved in, and expect a few bs charges. I keep pictures and a record of requests for repairs and what all the emails sent. There is a 60 day notice of lease end if you intend to discontinue your lease at expiration. That makes it tricky to rent a new place. If you rent with this company, understand that it's a for-profit corporation and they are priced accordingly. When I move out, I likely won't ever rent from them again but mostly because of the outlets and painted sinks and wood banisters peeling.

DISGUSTING HOME

I am writing this review to hopefully STOP people from renting from this JOKE of a rental company.

If I could give them negative stars I would.
Let me explain my experience with them and their "professionals".

My roommates and I inquired on a home listed by this company around August 22nd of this year. We went through the application process. After multiple attempts to get in contact with my "assigned professional", Tamika, with questions I had regarding the dates on the documents they needed, I uploaded all documentation needed to complete the application. On August 25th we were approved for the rental property.

As a preface, during this entire process, both Tamika and her manager have been VERY rude and unprofessional. Zero communication, and only communication when they are trying to collect a fee or some type of payment.

On August 26th I received a text message from Tamika stating they are still waiting on a date they can get us moved in and to confirm some information (that I had already confirmed before over call and email MULTIPLE times.)

I responded back answering the questions and requesting a day/time that we could preview the home. I received a text reply on Friday, AUGUST 26th at 1:44pm stating the company is scheduled to complete the inspection of the home that day, and the FURTHEST date we could move in would be 09/14/2022. She also stated that she could set our move in date for the 13th for now, but that date will not be confirmed until the superintendent walks through the home. Stating that we could see the home once this has been completed and we would receive an email with the information to access the home.

(Please keep this in mind when reading the rest of this review, the superintendent WALKED THROUGH this home and it's current state.)

We were required to submit a $500 holding fee for the home. I asked if we could submit this AFTER viewing the home. Along with requesting a 2 year lease. Tamika responded stating we could not submit the $500 after viewing the home, it needed to be submitted ASAP to hold the home for us. Out of desperation and excitement to find a home, we submitted the $500. (Which we are now finding out this is NON REFUNDABLE)

I just responded Okay thanks.

I was experiencing issues submitting the $500 through their website, and after multiple attempts, messaged Tamika asking for help. 4 hours later I received a message "What's the issue".
Since it has taken 4 hours for her to respond, My roommate had gotten off work and helped me figure out how to submit the payment. I told her "I figured it out!" With a follow up message, once again, asking if she had an update on when we could VIEW THE HOME.

Her response was "Not yet, I'll let you know when I hear from the superintendent."
I responded "Okay."

On Tuesday August 30th I received an email asking me to YET AGAIN, confirm information I had just confirmed a few days prior. I confirmed the information and decided to message Tamika to make sure she received the information, to insure I was doing the correct thing.

My message was "I confirmed everything in the email that was sent to me, Can you confirm it sent?"
Her response was "Confirm what"
(RUDE)
I messaged back "That you received my email. I did not receive a email confirmation that it was sent."
SHE NEVER RESPONDED.

She tried calling me the following day while I was at work. I messaged her back confirming I received her voicemail regarding the tour of the home that she was attempting to set up for the 13th. I was also asking if the tour for the home was a self guided tour or a guided tour with an agent. She stated that all agents work from home and the walk through on the 13th would be with the superintendent. I responded stating that I needed to talk to my roommates before confirming a date, to make sure it worked with their work schedule.

The appointment/walk through was a 1:30pm appointment. She asked if we wanted to move in after the walk through. I told her that would not work. Being that late in the day, we wouldn't be done moving until midnight if we started at 2:30 pm. Her response was basically saying we didn't have to move all of our stuff in on that day but all fees had to be paid before we move anything in. I know that. I'm not stupid. I responded okay, please let me talk to my roommates and I will get back to you.

This is where the confusion started.

I messaged back on Wednesday at 12:56 PM
"Okay. I have talked to my roommate. Could we do the walk through on the 13th at 1:30 pm physically not over video. Can we also schedule the move in date to be september 16th?"

SHE messaged back saying the latest we could move in was September 7th. After as previously stated in this review she said the 13th was the lasted date we could move in. Why was the date moved an entire week forward? I responded if our walk through is scheduled for the 13th, why is our move in date BEFORE our walk through?

Tamika responded stating walk thrus are scheduled based on availability and she would ask a manager if it could be moved.

WHO wants to move into a house they have never laid eyes on? Sign a lease for a house you have never seen the condition of the inside?

After this, I was done communicating with her and wanted a manager or supervisor. I called the customer service line and spoke to an amazing woman by the name
Of Rose. Rose gave me Tamika's manager email and phone number. I emailed her manager IMMEDIATELY explaining the issues and confusion I was experiencing.

She never responded. To this day has not responded to my email.

The last text I received from Tamika was as follows:

"Ok. The manager is stating that we cannot extend the move in date for 9. 15. 22. The latest we can do is the 6th. You will be able to view the home before you move in, when it is ready they will send you a code so that you can access the home to view it. We just will not be able to do the orientation until the 13th. Will that work for you?"

SHE MOVED THE MOVE IN DATE AGAIN WITH NO EXPLANATION.

My roommate had enough at this point and called Tamika directly. She was extremely rude over the phone. But, basically
Stated she would be sending an email with access to the home.

Even with all the bull$#*! we experienced, I was so excited to see the home.

Boy, was I in for a treat.

I have attached pictures of the CURRENT STATE of this home that they want $1,746 a month for.

My mother in law and grandmother are both realtors. I know how a home is supposed to look when completing a walk through, and this was UNACCEPTABLE.

Rust in the dish washer and curtain rod, bath tub not cleaned and STAINED from what looks like dirt, glass in fireplace, floors not clean, water damage on ceiling, cobb webs EVERYWHERE, toilets not cleaned, bugs in the bathtub, half $#*! painting on the interior, MOLD, broken blinds and PUBIC HAIR in the bathroom on the toilet and floor.

Is this walk through supposed to make us WANT to rent from this company?

I am now following up with the manager and will be requesting my $500 back. I will take this as far as I need too to collect my money back. I have health issues and this home is a health HAZARD.

Completely unacceptable. Hope to hear from them soon and will update my review with how they handle it.

I wish I could leave no stars...

In 2015, I rented a home in Charlotte, NC from Invitation Homes. I am a Veteran and at the time that I had lived in an Invitation Home, I had resided in well over 15 different locations, including on military installations, and had always gotten my deposit back. I had always paid my rent on time. I had always communicated with landlords. For those of you have served, you know your service can be negatively impacted if you leave any property in shambles.

I wrote Invitation Homes and told them that I we were moving from the property. I asked them what needed to be done prior to moving out and also asked them if they could send me the color of the paint so I could touch up spots to the home.

The company told me two different colors (both incorrect). Then I tried to get it matched with no luck. So I opted to fill in the holes and told them that's what I would do since neither one of the colors they sent me matched the property. They told me this was fine.

Next I got the carpets cleaned and even changed out the blinds with new ones. I completed the inspection asked the inspector if there were any significant issues. Because we would stay if there were to fix them. We also had the house professionally cleaned.

He said there were not.

HOWEVER, after i moved out, I didn't receive a letter, but got an alert that my credit had been updated to reflect $5700. 00 in collections (AFTER THE DEPOSIT WAS TAKEN!). They charged me 1800. 00 to repaint the house. Almost 800.00 to replace all of the carpet (despite the fact that I gave them a receipt showing that we had it professionally cleaned). They charged me 100 to repair a baseboard. 100.00 for lawncare. They charged me 300.00 for cleaning. They charged me for changing the batteries in the smoke detector and all over the house (even though I had recently changed them prior to leaving). They charged me for new blinds (although the ones I installed were brand new) and told me it was because of smoke damage. I AM NOT A SMOKER! They charged us for everything that could think of. You might as well say they charged us for a renovation.

This debt has been on my credit for over 6 years. It has prevented me from getting affordable housing. It has prevented me from finding housing (when I was a homeless Veteran). And now, I am attempting to buy a house, but I have this collection on my record. It is the ONLY collection I have on my record.

I have asked them for color images (because they sent me black and white images on copy paper in small thumbnails.

And, get this. In all of the place I lived during my military service, I NEVER caused such damage to any property.

DO NOT TRUST THIS COMPANY. They will not settle for less. They want their money. And they are willing to bury veterans *******@5700. 00 in collection to accomplish their goal. And note, this is the amount after they took my deposit.

If you don't believe me, look at Desiree Tromblee on News channel 5 of Nashville. She was charged $6500. 00 when she moved out. They make it easy for you to get in and rake you over the coals when you leave. They tie your livelihood up in collections so if you leave them, you can't rent again because you have a huge collection bill. Then they write it off on their taxes (while you are still fighting ruthless collections agencies). If it can happen to a vet, you are all prey!
