Invitation Homes owns 2 houses in North Saint Paul. The one on our block is the biggest most expensive house on the block. We have had no problems this time as far as the renters go. In the past, we have had the worst of the worst. How would you like dead animals sacrificed and buried in the yard. People who have no clue on living in a house let alone in a decent neighborhood. Undercover police siting in front of your home watching the Invitation home and then twice taking out one of the residents in handcuffs to jail. Having to see cars that are destroyed sitting in the driveway for months. Grass not cut and weeds taking over a once nice yard because all because IH is a Slum lord!
I'll have to admit it, I'm currently in search of renting a house, I thought my apartment rental days were over. I've never heard of Invitation Homes and decided to Google them. I saw a house around the corner from where I currently reside with the for rent sign and this company. The house is definitely in a nice area and everything you need is near by; e-ways, shopping centers, a popular mall, the zoo and a local K-8 school and high school. I must confess though, it's highly unlikely to have 81 negative reviews within the last 6 months and idk maybe 3 positive reviews dated last year and even attempt to convince myself that I'm getting a deal. This neighborhood is great without the likes of a company that claims to assist people who would love to live here but have to deal with all of this. I'd rather stay where I'm at. It's so unfortunate though, that anyone would have to be discouraged due to an obvious failing property management company. I would only hope that homeowners review the company before placing their trust in it, because I, as a renter, was about to and after thoroughly researching the company am willingly deciding that I will not.

I would not recommend anyone to live in an Invitation Homes Property since this is how they are allowing their management to treat loyal tenants... I've called numerous times to have them repair previous water damage issues and normal wear and tear in the home. They've sent several contractors to my home and when they reported the issues back to the property manager they were denied to repair. I've emailed property manager Mariah Miranda and she refused to answer my concerns and questions. I had to contact the City Inspectors, for Mariah Miranda and JoAnn Rabb with property management of Invitation Homes to communicate issues and concerns with the City Inspectors. I've been a loyal resident for 8 years and truly disappointed with how they have treated me and my children as their tenant.
Do not rent from these people. They give more excuses as to why they cannot do a job. They raise rent without any updates. I spent the first three years fighting with my A/C which turned out to be mold-ridden. I've lived here for over five years and I have been given the run around on maintenance issue that magically I am responsible for now. My rent has consistently increased without any updates. What a crock of trash. Save your money and rent elsewhere or buy. They are not worth it.
We moved into a brand new house. So far we have had a garage door break, a sliding door installed inside out, and brand new flooring coming up, and a sewer line break, so our front yard smelled like S***. There are tons of b. S. fees. You have to pay $10 to pay rent. You pay rent for pets every month. $35 per pet per month. Not a one-time fee. If you are in a brand new house everything is under warranty, so you have to wait for a vendor to come out. Houses are built in about 6 months and the craftsmanship reflects that. Just don't. If they paid as much attention to detail to the companies that build their houses as much as they pay attention to all the fees, that would be awesome.

Where do I start with this so called property management company-if i could give a zero star and still give a review that is what I would rate them. I should have known when it took email after email and many phone calls to get lease accurate before even signing anything. They lack sense of urgency and are not empathic about anything. We have had continual refrigerator issues in the short 5 months we have been in the house. We have lost food, we have had to listen to loud noises it was making and finally we get a new fridge delivered- but have had the broken fridge in the house for 3 weeks. Just what everyone wants 2 fridges in their house! It was to have been picked up this week. L I had not heard anything about time window so I call. After 1 hour on and off hold and speaking to literally 5 different people issue still not resolved. Same story-different day. Someone will call me back. We had front glass door broken we believe by mowers. Keep in mind the majority of the door is glass. I called to get this fixed ASAP as anyone could get into the house at anytime. The response was we cant get anyone out their for a week. I lost it with them. They drive you to a level of stress that shouldn't have to happen. Again phone call after phone call and literally have to get angry with them as being nice doesn't get you anywhere with them.
Maintenance sucks- god forbid should you need something taken care of immediately. It won't happen. Run as fast as you can- no one needs this unnecessary extra BS in their lives.
Would rate no stars if I could. Got charged over $800 even though we steamed the carpets and made sure the place looked decent at move out. I'm understanding if its $200-$500 like the 5 other places I've rented at. So expect to get charged insanely. Also got $1200 worth of damage charges with no explanation whatsoever. The only things broken were the toilet paper handle, and towel hanger. Place came uninstalled of washer and dryer that we fixed up ourselves and this is how we are repaid.
I would never recommend Invitation Homes to anyone. We sold our home 10 years ago because we outgrew it so we rented until we purchased again.
We rented from them for more than 6 years in the same house. When we decided to purchase we only renewed a 6 month lease vs. Renting month to month. Approaching the 6 months, we notified them of the move. They were requesting that we buy ourselves out of the lease. On top of that we had a $2000 security deposit with them. We contacted them to notify them of the move out, cleaned the place and dropped the keys off.
Several months later I recieved a notification that they kept my $2000 and... charged me an additional $2400 to repaint and replace the carpet for the new tenants. I have never ever ever ever heard of a company charging to repaint and replace carpet when we were there for more than 6 years.
Even though we have a beautiful new place paying less than what they were charged. They came back and put everything on my credit report and kept my $2000 security deposit.
Who does this?
DO NOT EVER USE. Had a rental with this company for a year. Was lied to from start to end. The house was never cleaned upon move in, appliances didn't work, the fence was termite invested. The home was never repaired the way it should have been and now they have gone silent when inquiring about getting my deposit back – which is beyond the 30 days they have to refund it. These are the exact people to avoid, but you should NEVER USE THIS COMPANY. Who has a 1.28 rating from the BBB. Scumbags.
I want to say that as my previous statement of the issue at hand. Maybe it was a misunderstanding. All the issuer has been resolved. The ladies who I've worked with, I don't want to mention their names due to privacy acts. They are phenomenal. Much appreciated.
They don't fix anything, came out 4 times to fix ice maker and never did. They won't tell you in the beginning on top of the tremendous rent you also have to pay for monthly air filters (which I had to call to remind them to send), smart home fee (I never used), the water bill goes to some fee collector that charges an additional $60 service a month, and a pet fee.
This company never fails to disappoint, I have been in this home for 6 months. Called the HOA company cause we never received our community keys only to find out that don't even have our information as living in this home. They couldn't help me and stated that I need to email them so they can bring it to the leasing people. Sent email and its been almost 3 weeks haven't heard anything from them called again and they agains stated they couldn't help me. So disappointed in this company. Maintenance is a joke. Every time I have called they will come tell me they have to come at a later time come back make me have to take off of work only for them to tell me that they have no idea why they are there and they need to reschedule. This has happened multiple times. I will definitely NEVER recommend this company to anyone. All the extra stuff they sell you on to. Make it seem like they are great is a joke as well. I rather pay for my own filters that work and I don't feel like I should pay extra for it being a smart home cause that doesn't work either. TERRIBLE LEASING COMPANY.
I would give a zero if I could. My neighbors are Nazis and harrass me near daily because I live with a Black man. I have called the police and get nowhere. I have, in the past, reported this to Invitation homes to cover if the neighbors do something to the property. So, I contacted, by email, Invitation homes to ask whether I could end my lease early so I can be safe. In this market, they will be able to re-rent the place quickly and likely for more than I am currently paying. I get that they have a business to run, truly. But they did not even email me back. They lack any common courtesy or compassion. They could not care less about the safety of myself and my loved ones. In addition, my microwave went out and it took them a month to put in a new one. DO NOT RENT FROM THESE CORPORATE LANDLORDS! They care more about their profits than their tenants.
I had a gfci blow (sparks, smoke, etc). Cannot use many of my outlets or open my garage door (even manually). Contacted the organization multiple times and was just told they are trying to decide if this requires maintenance in house or a vendor. In the meantime, I cannot flip the breaker lest I risk a fire. It has been nearly 24 hours and I am still not scheduled for maintenance. Do NOT rent from these people. They are ONLY about investors making money and not about providing safe living spaces.
This is the WORST rental I've ever lived in and Invitation Homes has done nothing to help. We were forced to sign our lease without even seeing the home because they were busy "fixing it up for us". Had we'd known the issues this house had, we NEVER would have signed the lease. Immediately upon moving in, we realized there was a heavy smoker and they had animals. The house was full of pet hair and smelled horrible. We kindly asked Invitation Homes to have the ventilation system cleaned (we have small children and didn't want to live in a smoke filled house). They said no and it was our responsibility to have the vents. Cleaned. Our water is also brown and smells like raw eggs. Again, this is our responsibility to fix. We have had animals living in the ventilation system that have died. Again, Invitation Homes made us pay to have this corrected. The carpet is in such poor condition that there are ripples, popped nails and when my babies crawl or walk on it, their hands and feet turn black. Disgusting. Our patio which is made of stones has crumbled, which is a risk. Again, our problem. Our family has had serious illness (pneumonia, bronchitis, etc.) all because of how dirty this house is. We've had the vents cleaned twice and run purifiers in every room, but it doesn't help. Again, Invitation Homes said it's our problem. Nearly all of our appliances have broken, which is the ONLY thing that they have actually fixed. Because of all of these issues, we will be breaking our lease to move in to a better unit, but to make matters worse, Invitation Homes will be charging us a penalty of 2 months rent to get out of the lease. GIVEN THE CONDITIONS OF THE HOUSE, THIS IS UNACCEPTABLE. This is by far the most rude and horrible property management company I've ever worked for. They don't care about the tenants, they care about your rent. And, that's it.
WARNING - DO NOT RENT FROM INVITATION HOMES! I found a property that I liked and applied online. Was approved and then asked to pay the deposit before even seeing the lease (only given 2 days to pay). Well, I was NOT going to give a $2500 deposit without seeing the 53 page lease. However, I did pay the deposit after agreeing to the (very crazy, super restrictive with many many fees for different things/actions) lease. From there I had to pay the first months rent and additional fees (this is a theme throughout the lease) before I could get access to the property. I visited the invitation homes site along with rent cafe site (both seem to have the same information, not sure why the 2 sites other than to confuse folks to the point where they can charge you fees for not using the correct site) to find that neither site will allow me to pay the rest of the move in fees. I have called several times to only give my information to the person that answered the phone and was told somebody would get back to me. Well that never happened and now it is June 1st and still not able to pay rent or get access to the property. Finally was able to reach somebody to discuss my situation and was told that my application was canceled. So now I am back to square one and out $2600 (the app fee and the deposit)!
VALENICA CANNON is supposed to be the real estate agent that is attached to the property and she has been no help. I only got her on the phone once and she told me that she cannot help me as she has over 600 properties attached to her so she cannot possibly help everybody!
Just received my rental bill and Im being charged for numerous water and sewer charge back fees that I am not responsible for. After contacting Invitation homes I got nothing but a run around...
We moved in to our home and within a month, the toilet backed up... we called in an emergency request from Invitation homes and a plumber came out and stated there was a back up... most likely caused by the previous tenant. We were charged for the sewer backup by this piece of $#*! company. We disputed the charge and were told we would get a call back... Do you think we got a call back?. NO!... I paid the rent with the fees and never got a call back. I paid it because I didn't want to pay their pathetic late fees, that by the way are Illegal! As stated in the California Class Action lawsuit thazt was won against them... This company is a $#*!ing Joke! Sooooo... fast forward one month, and guess what? I'm charged for the Sewer and Water Chargeback fees AGAIN!... I WILL NOT PAY THIS COMPANY ONE MORE DIME UNTIL THIS ISSUE IS RESOLVED. Oh... and another little tid-bit about this garbage company,... We called about our deck at least 4 times... and like all the other review. They give you the run around and they go about the cheapest way around the problem... We have dry rotted wood on our deck and a hole in it... They fixed the hole. But the technician who came out even stated himself that this company will do the absolute minimum. The technician stated... unless you're falling through the deck... they won't fix it!. STAY AWAY FROM INVITATION HOMES... THEY $#*!IN SUCK... AFTER OUR LEASE IS UP... WE ARE OUT
I filled 3 application for a rental they never ever call you back I have been leaving messages for well over two weeks not one returned call not one. The service is absolutely horrible.

I even went to the office the door was open so we went inside the office, where the receptionist area is located, we heard voices in an office se we knocked on the office door to let them know we were in the reception area, we knock and yelled could someone please help us then the talking stop and it got very quiet so I knocked again begging for help no one came out of the office to help us.
Then we rode to the corporate building which is the next building over so we ranged the door bell someone finally came out side and said no one is there except a test agent and mail room clerk and yes this was during normal business hours.
I called and lodge a complaint with the phone lines I've been calling for the past two weeks of course I nevered received a return vall
Over priced. Extra charges that you have no option but to pay. 9.99 a month for A (1) air filter every 3 month's so I pay $30.00 for a 10.00 filter. Smart home features are not optional extra 30 a month to unlock my door with my phone and control a/c. Mandatory 8% rent increase every year. When you fall on hard times they really do not care. My wife had surgery so I missed some work and they sent eviction threats on the 6th when rent is late on the 3rd. They will not take your money and allow payment options to help even after attempting to pay all but 100.00 in rent because my kids need to eat but money hungry investors don't care about people. I would not recommend this company to anyone unless you love being screwed over by a heartless company of investors who only cares about money. Invitation homes is willing to put a family of 6 to include a 5 month old child out on the street without a thought. They should win company of the year for that one. No consideration for privacy when maintenance comes they want to take pictures of your whole house every room for what. We have a move in inspection and an exit inspection do you really have to invade privacy and take pictures of all my stuff. The Grinch AKA Invitation homes need to grow their heart a few sizes and actually care about their customers and not just their property.
This is the worst company to rent a home from. We have had so many issues.
We moved in this house last June, spent the last summer waiting for them to pay fines to the HOA and get pool access, but that was not done on time.
We started this summer with the same issue.

Answer: Literally no where else to rent in California. Invitation Homes is notorious and nobody seeks out to rent from them
Answer: Absolutely. But no one will actually be able to help you. The renter is always at fault. So don't expect them to help you.
Answer: Scam stay away unless you can handle stress. Losing money
