If I could give --------0 stars I would! This is the worst and most horrible rental company I have ever experienced. READ BEFORE RENTING A PROPERTY WITH INVITATION HOMES PLEASE! Much trouble can be avoided! To begin with, they are THIEVES, when you move out they charged you even for what is not necessary, they paint walls unnecessarily, the only thing they want is to take money from your deposit at all costs, inventing damages that do not exist to the property. The photos that they give you as evidence of the partial painting that they did don't even have a good quality... In the pre-move out visit inspection, everything was perfect as the inspector that came said, no recommendation were need it, but after we moved out the walls "need it to be paint again" They charged me for cleaning the gutters, and they were dirty when we moved in, I placed a maintenance work order, but because it was more than 30 days from the moving date, they didn't want to clean it, and they didn't.
From the first day we had clogging problems throughout the house, laundry room, bathrooms, dishwasher, etc... The room near the laundry room could not be used anymore due to the bad smell and humidity, even the floor peeled. The AC did not cool in two different occasions, and they left me without air the whole weekend (with children in the house) because they do not worked on weekends...
They charge you for everything every month, for the AC filter, for the Ring camera (That should be you election to have), for the smart rent HUB. The water has to be under their name, and the company that does the management of the water bill(Conservice) charge you a flat fee ($9.99) every month!
Long story short, I'm going to make sure no one I know or I will know in the future, ever rents a house with these thieves, """Invitation Homes should be called House of Thieves"".

The experience was awful to say the least. DO NOT RENT, WHEN WE MOVED IN THERE WAS ROACHES, THE AC DID NOT WORK, HOUSE WAS FILTHY AND NOT PREPARED PROPERLY, 3 WEEKS LATER THE WHOLE HOUSE HAD A MAJOR LEAK. The house had several MAJOR leaks, plumbing issues and a MAJOR TERRIFYING TERMITE INFESTATION HAT OCCURRED FOR MONTHS WHICH CAUSED me AND MY FAMILY MAJOR EMOTIONAL DISTRESS, ANXIETY, DEPRESSION, AND TRAMUA. Now I have a bill in my name that is incorrect because they messed up the statement( they owe me a refund), they wont answer the phone and I have to dispute it with the collection company.
Stay away from this company at all cost! Houses are band-aided together and they hire the cheapest repair people possible. They do not respond to emails and do not care one bit about you. My upstairs shower almost fell through the ceiling and it took 3 months to repair. Reported roof leaks 4 months ago and still not fixed. Between my wife and I we have had to take off work at least 30 times to meet repair people, and half of the time they don't even fix anything. I complained to them in an email and never got a response but a $420 credit appeared on my bill, the next month that credit disappeared and then it showed I had a balance of $420 which got added to the next months rent. I have autopay, so it takes whatever is due, so how would I have a balance.
Valarie Shields was my rental agent. So sad that an agent is given so much power to destroy a company's reputation. We found the house we liked, paid the necessary deposits, and picked our move-in date(which fell on a Monday). We reached out to her on Friday asking why we hadn't received the lease yet and if we could arrange the key pick up. Keep in mind we had been emailing her all week. She confirmed that even though it would be the weekend we would get the necessary digital prompts to sign the lease, pay the first month's rent, and then the code to access the keys. Sunday night still no word...emailed several times, Monday morning I had movers come and help load the truck, and for 3 hours tried to reach out to get access to the property. Valerie was unreachable, she claimed later having tech issues, but we called 10+ times, emailed, and called the office- so her tech issues destroyed her phone, email, and laptop(WOW). No one could help us. We paid $400 (the minimum fee) to the movers and sent them home. Then proceeded to wait hours for her to get the lease together so we could sign and get access to the property...we had no choice as we had to be out of the prior property- but to submit to this poor, unprofessional agents timeline- we eventually got a hold of her at 11:15 but did not get access to the property till almost 2, forcing us to move in late into the night in order to vacate the prior property in time.
We tried in vain to reach managers like Ross McTernan, Diane Kregg, and Tanika but all were in a "meeting" and even later when we eventually made contact- supposedly Valerie could not get support from them either. It's absolutely terrible that good tenants have been treated so poorly.
Honestly too from a business standpoint, it's sad that management offers no support or even can step in cause it's not in their "job description" and they have meetings to get to. What a terrible start to our business relationship!
This company has no problem charging $3000.00 per month for a house but will not fix a obviously not working A/C
I can honestly say I haven't had any bad experiences with this rental company other than a situation I brought upon my self. They replaced things they couldn't fix in a timely manner. They worked with me when I couldn't pay (made arrangements) all my years of renting I can't compare them to any other company. We live in a good clean neighborhood, love the schools and no I do not work for them. I been living here for over 3 years. I'm in the process of moving but I had to come on here and leave an honest review.
Run! Do not rent from them! This is the worst company i have ever encountered. My account manager, her director and the director of operations are completely horrible people. They do not care and will charge you $825 for repairs that they "feel" you should be responsible for. Then will try to evict you after you get assistance to help with the repair, then they added $450 for "legal fees" after they filed for an eviction when i informed them that i was approved for rental assistance. I got assistance for $3220.00, my balance was $3400.00, now i have a balance of $2400, yall my rent is only $1660, please make it make sense. This is a clear case of retaliation simply because i spoke my mind about that bogus repair fee. Run! I cannot wait to move!
I rented from IH back in 2021 in California, the property was in Compton California. I moved in in January. Their business license was expired. My water was cut off two weeks of me, moving in. They put me and my family into a hotel, but they told me that it would either be prorated rent or go to a hotel and I told them it should be both. I shouldn't have to pay for rent fully when I'm not living in the house and you guys are the reason why the water is turned off because you guys had us running illegal water for the tour. We signed the lease. The windows were dirty so I had 15 maintenance request. Make a long story short I took them to court and I won $2800 in California due to the fact that they did not want to hold itself accountable for me, prorated my own rent due to the fact that my water was off, and I had to pay for the water to be turned back on. Then when I moved out, they tried to charge me for cleaning fees and I had to show them pictures to prove that they never clean the house. When I came. They cleaned it during me living there.
Worst company ever!
Had a problem with septic backing up into house my wife put in service call on Friday due to the fact we couldn't use the plumbing with out it flooding our basement. They told her earliest would be Monday which was 5 full days away.
So I called they upgraded to an emergency which you would think they would be able to get a plumber out sooner then we'll wrong apparently a multimillion dollar company that charges 2000 a month rent can't find a plumber to fix a blocked pipe.i would not care that I had to have a plumber come out same day on my dime but this isn't the first time. Had appliances changed the installer cussed the entire time he was in the house with my wife turned breaker on to the dishwasher without it being wired up no wire nuts nothing just a hot wire under a machine thats metal and has water good combo. Had water heater replaced the installer put smaller one in and tore vinyl flooring it was reported but invitation homes denyed the fix so now we have a big chunk of floor missing. Entry doors rotted out they denyed the replacement of. Windows wont seal they denyed the repair. Have green laminated countertops swelling from water no repair or replacement. But give us 2000 a month and we want youbto subscribe to a filter change every three months. Maybe it's the labor pool maybe lack of care for their tenants or just money hungry ceo or all the above but still this need to be resolved for all future renters this company will take but not give. I hope this reaches the highest level executives so they can see how their company treats their money makers! All I will get is some satisfaction that I saved others from this nightmare and oh don't forget the automated message where nothing will be resolved.

This is my second lease signing with invitation homes. I k ew about all of the pointless fees whenever I signed my lease, so having to pay them isn't a shock. The people at the plantation office (Kirin Cynthia tausha) have all been SO KIND and helpful to me! Anytime I have a maintenance request it is handled timely and done right, the staff are always so nice and helpful to me. I did try to move to another invitation home at the end of my lease term but for some reason my credit wasn't strong enough? I literally have one small thing on my credit and I have good credit so idk how they do that….it was fine the year before nothing changed it only went up 37 points. Which is sad bc the home I live in is extremely dated, has those red clay Spanish tiles from the 1970s all throughout and even dry rotting in some areas. The home is 1200 square feet and last year I rented at 2800 ….this year they gave me a raise to 3249 with zero updates done to the floors or anything else and I asked a woman named "ravena andrews" if I resigned if they could paint my walls (they are an ugly yellow) as a sign on bonus and she said no, they will only clean carpets. I have one room with OLD carpet. That is hardly a sign again bonus! But as for the way the staff handles maintenance requests and the team of IH maintenance men they are awesome and sooo nice! Marcus is one who is so kind and takes his time and is thorough when fixing problems in the home! I would love to remain with IH but move to a different home. I will try again but I will have to pay 1500 to transfer to a new home if approved. Unless it's within the lease is up month. Then that fee is avoided. And to break lease and go elsewhere is 4500. By the time that is paid, first last and security and fees at another place you're looking at what just shy of 20 grand? To move into a rental? I like staying with this company bc the workers make me feel secure in they always have my back. I give a 4/5 for the reasons listed. Oh, and I wish they would allow pit bulls! I want one so badly :(
I was a very happy tenant in Queen Creek, AZ for six years. I experienced good service and always felt confident that when the time to leave arrived everything would be easy. I could not have been more wrong.
When I first moved in, I was told not to worry about 'normal wear and tear' and to leave things like small nails in place because they would have to do other repairs and paint. Well, that turned out to be bait and switch. They told me to spackle all the places where we had nails, asked for extensive cleaning of rugs that they would rip out anyhow (costing us over $200), and a myriad of other lies.
In the end, we paid well over $500 for cleaning, etc. of the property and then were charged another $720 for misc. Charges (like the nail holes!) and were threatened with collections if we didn't pay. When questioned about the charges the person was nasty and accusatory.
Needless to say, I am telling friends across the country to stay away from any of their properties because they are at best duplicitous.
Don't rent from them! We've been a tenant for 3 years and experienced ongoing problems. Broken fridge, mold under the sink, no action from corporate or local office.
DO NOT RENT FROM THIS COMPANY unless you have absolutely no other choice! Every employee of Invitation Homes should hang their heads in shame and immediately find another employer. 99% of the employees lack all compassion and empathy and could honestly care less about the emergency situations you are experiencing at their residence. Invitation Homes does not keep up with their properties and unless you can prove that the issue is a true safety issue, do not expect to have the issue resolved, especially if they send an Invitation Home maintenance person.
Update on an additional issue. Not only does this company overcharge in rent and trust me, you are not getting your money's worth for the home they are renting you, they will code safety issues under a different maintenance code and then assign a charge back fee to your account. I received a notification that a service charge of $423.47 was being added to my account for Landscape/Irrigation, Trees/Plants, Weed removal, Resident Responsibility Item repair. Ivy was present and growing over the window well of the property from THE DAY WE MOVED IN. I contacted them about this within the 30 day requirement, (they conveniently have no record of this), so months later when a wild animal fell into the window well, because the ivy growth prevented the grate from being placed over the opening, they finally assigned a landscaping company to come out and remove the ivy.
I immediately called about the $423.47 charge and was told this issue was resident responsibility and there was nothing they could or would do about it. The property manager suggested I stand in the window well, from inside of the house, and trim the ivy back. This would seem reasonable if you were perhaps around 10-feet tall. My suggestion, if you have a safety issue, just ignore it or they will find a way to make you pay for it. I am seriously considering breaking my lease over this. Of course, they will always convince themselves it's about the money...that's how their customer service operates. They think you're unhappy over the money they are charging you, not over the fact that they truly DO NOT CARE ABOUT THEIR TENANTS! They know they will get another tenant shortly after you move out, and they can charge the new tenants an even higher monthly rate for their property. So, I guess it is about the money, for them, at least. The property manager also said she would email me all the details needed around this transaction and a payment plan option of four months to pay for the landscaping (safety issue) they performed. I have yet to see any such email.
When I moved in on 9/15/2021 we noticed dead roaches on the kitchen floor, I spoke with someone at the home office about them being very bad, and they told me that this was my problem to get my own pest person. I do not want to be charged for this issue as it as been a nightmare living in these conditions the past fourteen months. The master shower was leaking, and it took over three weeks to have this resolved, same length of time with the garbage disposal. The A/C return filter was black from dust like it had not been changed in a year, and the plant shelves where so thick with dust we had to attempt cleaning them before we could utilize them. The A/C ducts require cleaning as there is a moldy/musty smell along with residue on the ceiling vents, which were also dirty when I moved in. During our exit walk-through, we were advised of the cleaning expectations for us to have our full deposit refunded. I was told that since there are three walls that have minimal marks that we are required to paint if the marks cannot be removed from cleaning. I would consider this as wear and tear since we have lived there for 14 months. Also, the blinds when so aged and brittle the string broke during the professional cleaning that was completed. I will replace them and supply a receipt, but I feel this is also wear and tear. We were also told that we needed to pressure wash the house to remove any green algae, and in doing this, since the house is in desperate need of painting, some paint is coming off along with the algae. I do not want my deposit to be affected by any of these issues. Finally, I was also advised to contact maintenance as the drain pan to the water heater had evidence of leakage. When maintenance came out for this issue, he commented it was due to poor maintenance and it had been leaking a long time. If these are your cleaning expectations, why wasn't the residence held to these standards when I took possession? The above-mentioned residence has been poorly maintained before I took possession, and in my opinion, not ready for occupancy given the move out expectations.
Given the availability of rentals in the area at the time I signed the lease for this property had other properties in the area and the conditions of this property, I would not have chosen this property. My poor experience in dealing with Invitation Homes, I would not recommend your company to anyone I know.
MILITARY FAMILIES, DO NOT USE THIS COMPANY FOR HOUSE RENTALS.
I've been in the Coast Guard for ten years and this was the most frustrating move process I've had.
Invitation Homes employees do not understand how BAH works. We're moving from Michigan to Miami (big BAH difference). They made us submit two months of bank statements, two months of pay stubs, a formal letter explaining our Miami BAH, a copy of my social security card (?) then denied us because we were "$800 short of their requirements" when we were, in fact $7.70 short. They then refused to explain where their number came from or let us talk to the person who processed it. Fine, after half a week of trying to get through this, we sucked it up and asked a relative to cosign. Their tax returns weren't enough to count for proof of income, so the leasing agent texted on Sunday morning, giving us 45 minutes to get their bank statements too, or the application was cancelled. Wellp, she cancelled it, we lost $150 of application fees unless we're willing to keep working with them on a different rental, and their corporate office didn't call back within the timeline they gave us.
Can't say how they are with everyone else, but this system is NOT military friendly, and I cannot advise strongly enough to avoid them.
I have rented with this company for 8 years and I am elderly they are horrible at addressing any problems.I have had mold for months and they do not care.I have had no water for 3 days almost 4 and again they make it seem like it's my problem yet when the rent is due in the amount of 2,400 they are quick to get it.I can not wait to end my lease they are not good at all.DO NOT RENT WITH THIS COMPANY
Don't rent from them, they are terrible with hidden fees and do not replace anything that breaks. Fence fell down twice now, both times they came and nailed it back up. Roof has leaked on several occasions, each time they send a guy out to spot patch the roof. Carpet is in really bad shape, was told when i moved in that it was not that bad the last resident just did not have time to have it cleaned. Well that was a lie. Everyone in the area knows this is a rental home, and the HOA for certain does as they fine the house constantly. Which are all passed along to you. Tree growing past the fence, your fine. Tree growing to far into the road same. Chain sawed both of them down, now no more fines for them.
I lived in one of their homes for six years and thought they were great. I recently moved out, did everything they asked for cleaning but was unable to remove all the nails from the wall from pictures. I paid over $700 to have the ghost personality cleaned, carpets shampooed, and landscaping taken care of before turning in my keys. They kept my security over normal wear and tear and trumped up over $700 in charges for them.
For not rent from them. They lie about what they accept for moving out.
I have read some of these comments with one star and I don't understand why they didn't see the charges in the lease. They were up front about the bs. Charges and it was up to me to decide if renting from them was worth it. It's irritating but not unexpected. That being said, no one wants to rent to people with and2 German Shepherds and kids, so this was a company that didn't care that I had a family, I just have to pay for it. Rent deposits were reasonable and pet fees were clear up front. Still, there are things that don't make sense... all the sinks and tubs and showers were painted when we moved in. Which looked fine for about week before the paint peeling began. Now, we have had to manually peel the paint off to clean the grime under the cracks and prevent the paint pieces from poking us in the fingernails and feet. The electrical outlets don't work properly. They put the smart door receiver thing in the garage, where it can never reach the wifi and we never used it, but still pay the $20/month. I was finally able to use the app to request service for a leak in the wall in the garage which is putting a hole in the drywall, but the repair guy came out, said he couldn't fix it and that someone else would come. We haven't heard anything but we got a message our repair was complete. I emailed the leasing person and haven't heard back yet about that issue, but she did answer a question about another issue I had. I'm sure she will get around to it, but in the meantime, the hole is bigger and water is dripping in an area of the garage that I cannot use because of this issue. They gave me permission to put in a garden, which was nice. They haven't bothered me since I have lived here and that means a lot to me. I get to work, go home, and live, not be micromanaged by a landlord. When I move out, I'll make sure things are the way they were when I moved in, and expect a few bs charges. I keep pictures and a record of requests for repairs and what all the emails sent. There is a 60 day notice of lease end if you intend to discontinue your lease at expiration. That makes it tricky to rent a new place. If you rent with this company, understand that it's a for-profit corporation and they are priced accordingly. When I move out, I likely won't ever rent from them again but mostly because of the outlets and painted sinks and wood banisters peeling.
Answer: Literally no where else to rent in California. Invitation Homes is notorious and nobody seeks out to rent from them
Answer: Absolutely. But no one will actually be able to help you. The renter is always at fault. So don't expect them to help you.
