Our extended family of 18 spent a very enjoyable week together in this beautiful home. With kitchens and laundry rooms upstairs and down, a large game room and a pool table, we had lots of room to spread out or gather together. The location was perfect: close to Branson attractions, but somewhat secluded, too. There was plenty of parking for 6 vehicles as well. We heartily recommend it.
We loved our stay in Scott and Cindy's place in Frankfort MI. We had a seamless reservation experience and we were kept updated by Evolve.
First time working with EVOLVE - appreciated the informative texts, providing all the info needed. When we decided to extend our stay, they were able to work with the owner and easily process the transaction for us.
Took many days and several messages to get answers. Also I received a low rating on "house rules" when I spoke to the Owner about it he said there was no reason for the rating and we were perfect renters. Will be avoiding all evolve properties in the future as they obviously have a large disconnect to their owners and renters.
Evolve takes care of the basic things one would expect from a vacation property manager but I feel they could do better when it comes to bringing in guests on their own website (versus other vacation rental websites) and vetting/providing service providers' (e.g. Cleaning, mowing, maintenance) names/agencies to property owners.
We attempted to use this management company in Summer 2021 on a condo. After an absolutely horrible tenant and harassment by our HOA, we decided to cancel and rent as a long term rental with our Realtor managing instead. I contacted Evolve to cancel, which I thought they did, and moved on. In late December 2023 I received an email from Evolve that someone had booked our condo. I contacted Evolve immediately and they were super friendly, acknowledged the error and let me know that my condo was no longer listed. All good. Now, a month later I received a $183 charge for cancelling the booking, which should have never been booked in the first place. No resolve at this point, only that they would "look into it"
I feel like the owners thoughts should be taken into account. Especially on how they would like property presented. Selection of pictures and description in write up.
Also I did get some booking when 1st going live. Since then there has been nothing.
Evolve is a horrible company who does not care about the safety of its residents. We realized that our listing said "no pets" 24 hours before we arrived. We messaged Evolve and let them know if it was going to be an issue we would cancel and find somewhere else. We didn't get a response for 72 hours. When we did get a response they let us know the owner was willing to let us pay a $400 fee, which we paid. Then Evolve called and told us the owner was going to show up and evict us. This is all after we show up to our Airbnb and quickly realize it was complete false advertisement. The floors are seriously dangerous because there are exposed tack strips, nails and staples. There are exposed wires and holes in the walls throughout the property. The dishwasher does not work and that was not disclosed to us at all. I could go on and on for days about how dangerous this property is, but to save you time, DO NOT RENT FROM EVOLVE!
We were kept informed of how to enter the property and everything went smoothly.
The condo was very clean, inviting, and comfortable. It had all the necessities to make it feel like home- especially when cooking an Easter dinner. The location was perfect- close enough to downtown CDA but enough distance to not hear too much noise at night. I would absolutely stay again and again :)
Evolve does a great job keeping our property booked during the summer which is our peak season. What they have not done is to put adequate minimum stays for holiday weekends that don't end on a Monday or Friday like 4th of July. Fix that and my rating is 5 stars!
We absolutely loved our stay here. One thing I can recommend is either buying a new mattress for the upstairs bed or buying a good thick mattress topper. There was enough room for everyone to be comfortable. Will return

This young lady was well-versed and skillful in how she found an answered my questions. This experience only further enhances our respect for evolve and the wonderful employees that You employ. I used Evolve to manage my home as a vacation rental. They were very pleasant to talk to but clearly immature, unprofessional & petty. They misinformed me on rules related to cameras then denied they had misinformed me. When I produced the email they told me I should have reminded them (which I had). They took no responsibility. They did not assist when a client disputed her charge for a booking they made & managed. I ended up having to return $1000. When I informed them I was leaving they suddenly changed the rules on submitting claims for damages. They now required my handyman have a website & logo. When I asked to see the policy they told me the decide what they request on a case by case basis.
Childish behavior. I would avoid them at all costs.
We booked a vacation home rental in Yucca Valley. I did not read the entire pet limit clause carefully, as it stated 4 pets max and we had 5. My mistake. When then trying to request a refund for my stay, which was a week long and cost me $1200, they only agreed to give 25% of the nightly stay. We were there only 15 mins. That's a LARGE amount of money to lose due to an oversight. I will never use Evolve again and would advise anyone to use any other vacation home rental site!
Beautiful home up on a hill with gorgeous views! A quick 10 minute drive to restaurants, shoppong, breweries and waterfalls!
The reservation process and accommodations were both satisfactory. There was only one issue with the townhouse and it was quickly resolved by property management. There was a lot of traffic noise. The management can't do much about that but it could be pointed out in the property description. The neighborhood itself was very quiet. The property was conveniently located to attractions, shopping, etc.
This company does not worth trusting or listing with them! As a homeowner, I listed my house with them and it did not turn into anything good besides uncounted issues from day one. Any time when I needed customer support or had damages on the property from renters it would turn into a disaster. The company is one Big Joke calling itself a Management Company that NEVER has your back in any upcoming dispute over the payment or the damages. Evolve has a limited to None protection policy for Homeowners. They simply collect the highest management fee compared to other platforms and provide the least of protection. Evolve is a company you don't want to list with!
We found evolve to be our trusted go to for vacation rentals. Booking with Evolve is easy, their rentals are top notch. The evolve team is only a phone call away to answer questions and resolve any problems that may arise.
Seamless. All questions and requested amendments leading up to dates were handled both promptly and as requested. Property and owner contact info was pretty much as advertised. Couldn't have asked for more.

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
