With no notice to owners, VRBO changes their policy of no booking fees for renters to a 9-10% booking fee... in spite of the fact that owners pay to list on VRBO. To renters, please boycot VRBO.

To avoid the service fee just sent a personal email to the inquiry and explain they can avoid the service charge by paying via Pay Pal. I have had 2 bookings in the last 2 weeks and potential renters appear to be very happy that I notified them. You can also update the VRBO calendar by just blocking the dates you process away from VRBO. For me this is temporary because I will soon say goodby to this deceiving, immoral company who has slayed the goose that laid the golden egg.

Homeaway VRBO Expedia has been cheating its customers for years now.
First they talked their customers who are homeowners into paying for upgraded premium subscriptions (platinum) for a cost of nearly $2,000 with included bundle promising they would show up at the top of searches displayed to the travelers on their websites. Then long before these outrageously expensive subscriptions expired homeaway/VRBO/Expedia cheated those same owners by artificially bumping up other homes to the top of the search because by doing so Homeaway/VRBO/Expedia would make a larger commission.
The list of lies is a mile long, even their customer reps have been recorded outright lying to travelers.
Now Homeaway/VRBO/Expedia want to make another HUGE money grab by charging travelers a 10% commission ON TOP of the HUGE listing fees they already charge owners.
And when we the owners try to put WARNINGS on our pages to let travelers know we are not the ones charging this they block our listing and because they now own most of the listing websites they essentially put us out of business.
Worst they lie outright about what the fee is for.
They say it is for insurance, in case the owner fails to deliver.
First of all any credit Card Company will immediately reverse the charges if a traveler complains, so they are providing nothing. Second it is not them who can help the owner. Its up to the property owner to be of service. What if the AC fails? What if the pool stops working? Is Homeaway going to fix that? Of course not only owners can.
To collect this exorbitant fee and rip off the traveler as much as they already rip off owners they now make it seem like all owners on their site are crooks. Well if the owners on homeaway are such crooks the travelers should ABSOLUTLY AVOID BOOKIN ON homeaway/VRBO/Expedia.
Please if you are a traveler reading this DO NOT DO BUSINESS WITH ANY of the homeaway family of sites.
There are other more reputable companies, and the best thing you can do is look to find an owner DIRECTLY on the web and save these huge fees that should be going to feed your family.
Since HA/VRBO has adopted their Best Match and service fees policies, my inquiries have dropped by 95% of where they have been in years past. In order for small businesses to survive, the inquiries have to be there.

VRBO has just determined that even though owners pay a full up front fee each year for advertising on the site, that they will now start also charging our renters an additional 4-10% for every rental transaction. This new "fee" adds no value from what I can see and appears to be a method of milking clients while taking no responsibility. Check out their new Terms and Conditions as updated February 9,2016.

Two years ago my guests and I paid VRBO/HomeAway a little over 2% of our gross income. Their fee would now be 12% if I kept using the "Book Now" button and my guests and I would pay VRBO nearly $8000. About a week ago I turned off auto renew. Yesterday, I turned off "Book Now". VRBO confirmed that they could not collect the fee if the customer does not pay via "Book Now" but they plan to force all owners to enable "Book Now" later this year. I am looking forward to finding a company who can compete with this monopoly.
I own eleven vacation rental properties and am EXTREMELY upset that my customers are now asked to pay a HUGE service fee of 9% to book. Additionally, I personally take at least two trips per year and have always booked through VRBO. No more! I will transition to Trip Advisor or Google Clicks.

As with others who have posted here, I have listed 2 homes on VRBO/Homeaway for 4 years at a cost of $1500. 00/property, per year. Apparently that's not enough for VRBO/Expedia, as they are now getting greedy and wanting income from both homeowners AND guests. Even worse, if you elect not to use the booking system to avoid the service fee, they drop your listing position! That seems like extortion! Either use our system and gouge your guests, or turn off the booking option and lose your site ranking/position! Also, if you are consistently declining the bookings, or letting them expire, you will also be penalized by have your ranking/position negatively affected. They think they have us over a barrel, but I'm glad to read that plenty of other homeowners and guests are fed up and looking for alternatives!
I changed my listing description to explain how guests should not use the Book It function, and instead should use the "send email" button to avoid fees. That only works if a customer will pay with a check, which plenty of my guests are choosing to do. It's very unfortunate to see a site that was so useful and user friendly go completely sideways after being acquired by another company. Oh well, I'm off to look for other rental sites and alternatives.
We joined with VRBO in August of 2015 and went with the annual model to avoid individual booking fees. Without notice they have started charging our prospective guest a large service fee. They state that they had carefully considered this before implementation; however, when I called they indicate that it will be changing in April. I told them to change it now by removing the fee to align with the agreement is singed up for. Our recent inquiries have not booked since the added fee was imposed. I see that Flip Key does not impose a fee on their annual model, I will be joining them this weekend.
As a rental owner I'm extremely frustrated with the new service fee that VRBO has enacted, completely disregarding any agreements that were in place with existing owners and renters. If you are as frustrated as me, there is a new option, "home escape". Created by a former VRBO employee, its is everything that VRBO used to be and is growing. The site is setup just like VRBO so it is extremely easy to cut and paste everything from VRBO.
I am very disappointed in the fees that VRBO is now charging the renters. WE have been advertising on this site for over 5 years over 10 homes and paying over $5000 a year to advertise, we will stop advertising as soon as our subscription is up. Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.

Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
