We had to cancel our reservation because of the Stay-at-Home Mandate due to the pandemic. They refused to give us back our full refund. They said they can only give us back "70%" and on top of that they charged us a service fee of $173 that is not refundable. The owners fee of: reservation, cleaning, damage protection is not fully refunded even though none of those applied to us. Basically we lost almost 45% for cancelling more than two weeks in advance due to the pandemic. They only care about collecting your money and not doing what is right. The owners of this property are very unreasonable and money hungry. I would rather book a hotel next time. The fees they add on is astronomical. It is a scam.
I booked a property on VRBO, 2 months in advance with friends and planned our trip around the area we were staying as we did not have a car. At the airport on our way to the destination, we found out that the property we booked was not available as the owner had asked VRBO multiple times to remove their listing. We had to scramble to find a place to stay at higher prices. VRBO booked us for one night at a Hotel and sent available listings on their website. We had originally booked a 2/2 uptown condo walking distance to the things we wanted to see. They sent 1 star motel properties with one bedroom, 20 miles outside the city. After multiple calls with customer service they sent an email to self-lodge and submit a claim. I did so and have been denied reimbursement. I will never book with VRBO again and urge you to do the same. I heard from the property owner that we were not the first guests to experience the wrongful booking on VRBO. And they still have not fixed their listings. Do not let them offer to have you submit a claim, clarify that they will remedy the situation immediately.
This is the worst place ever to use Sept/2020 I couldn't fly to Bonaire in the Deutch Netherlands because of Covid19 scam, and I told them that united airlines canceled my flight. I asked them for a refund of $918 for a week at one of there rentals they told me I need to contact the property owner in Bonaire lol I said I got the services threw VRBO and they should refund me cause it said youget 100% refund. Still months later Canadian Tire MasterCard has launched 2 invegations because this piece of $#*! rip off company won't refund but they take your money! This is a totally unsecure website. I have been exposed to a fraud through this website by a property owner. A property owner was able to connect with me directly and I was naiive enough to make her a payment not through the website. I ended up not receiving any refund after I cancelled. The owner disappeared and stopped replying to emails. Vrbo simply didn't help solve my issue in any way. Very untrustworthy website and untrustworthy owner! BEWARE!
Ridiculous! VRBO is only concerned with VRBO! We had a property that we put a deposit on 10/24/2020, the stay was planned for 4/24/2021. 1 week later 10/30/2020 we changed our plans and canceled. The very next day the owners refunded our Money in full. (They were great) VRBO's payment of $380.00 (commission for using their site) has still not been returned to us a full 3 weeks later. How dare they! They should have refunded it as soon as the owners refunded it in full. That is what the contract states. Will we ever get the $380.00? Do I need to get me Credit card company to stop this payment? What a hassle! Avoid these greedy crooks!
VRBO is a service that manages to make sure they have ZERO responsibility to make sure your vacation is completed. They specifically are loyal to the people who rent to you and not to you. So then what happened to us is no surprise. We booked a home in North Carolinas for Christmas Holiday. We paid UP FRONT over $3,500 plus VRBO fee and insurance for an additional $500. Our family started preparations for this holiday until we received two credits on our credit card for a refund of the rent. When I called VRBO, they said "call the owner". The owner gave us a excuse that some software had double booked and very nicely said too bad.
So now VRBO has washed their hands of the matter and has still not refunded our Fee. Bottom line is VRBO does not care if you have a problem, they say contact the owner.
So be aware to contact the owners up front and get commitments or your vacation will be cancelled with NO NOTICE.
This site will scam you! It will post a price (in my case (37$/night) then charge you without telling you more and have additional fees that it also does make you aware of! (85$ and an extra 11$/night)

I had an issue with the property was unable to contact the owner over weekend and pulled my back out due to having to move hotels. Still fighting for a refund and VRBO can do nothing except send the owner messages. I have to contact my bank to fight this now. The worst trip + the worst after care = I will never use VRBO again. Maybe this is just that one owner but then they need to suspend or delete them because I will not take this risk again. How many other owners have no sense of customer care once they get their money. Which I had to pay additional fees over the original amount in addition due to some error on either VRBO or again with this specific owner.
We will NEVER be using VRBO to book any future vacation. My family and I were supposed to be traveling to Florida this week from Canada. That clearly would not be a responsible decision given the current state of our world not to mention the boarder is still considered CLOSED! We have been at odds with the landlord's for months now. Not even to get reimbursed but to change our travel date of which the landlord is not willing to budge on saying Canadians are still travelling and renting their house. The problem is VRBO is not willing to help more than sending an email to the landlord. We were told the only thing that we can do is call our credit card company to get our money back. VRBO needs to take action and take these type of landlord's off their site. They also need to update their cancellation policy as it has not been updated since may. I will make this very simple... VRBO does not have charge back insurance. Recently, a young couple stayed in my vacation rental in Orlando. Everything seemed fine until I received a notice from VRBO that my guest has requested a chargeback. What this means is my guest's credit card was never charged because they requested a charge back on the night before they checked out. They definitely stayed the full length of their reservation and they managed to stay for free. I'm out more than $800 due to this scam they pulled. I will not take this chance again as word gets around quickly so I'm dropping VRBO and sticking with AirBnb. I have a second listing coming up in a couple of weeks which I won't be listing on VRBO. They challenged the chargeback with the credit card company who eventually sided with their customer. Bye bye VRBO as you will not get my business due to your lack of policies and insurance.
Me and my wife rented a home in Tahoe, we decided to cancel since my wife is pregnant and we were afraid of her getting COVID. Vrbo said being pregnant isn't a valid enough reason to cancel, they also asked to provide a doctor note suggesting that it is unsafe for her to travel. We got the doctors note and all the documents we needed but no reply back. They just took 1500 from me.
Terrible customer service. I booked a reservation. I decided to change my reservation after less than twenty four hours. I gave 15 days notice & was charged over half of the entire reservation. They even took over half of tax, processing fees, cleaning fees. I feel like I was robbed. Don't waste your hard earned money on vrbo or it's affiliates.
I have booked 3 houses for Lake Tahoe for Christmas, the 1st in June and on October 16th they email me to say the owner sold the house and it is no longer available. The 2nd and 3rd houses PAID FOR had "Syncing Issues" and were double booked so they are not available. NOW there are only 3 condo's available or a house for twice as much money or so far away from town or the lake that it will take 1.5 hours to get there. BUT they are sorry! STAY AWAY FROM VRBO.
After booking I needed to cancel due to Covid with the family I was going with. I told the owner sept 10 that I wouldn't be able to make it & my check in was the 18th. I was 6 days into the cancellation policy of only receiving 50% refund. When I spoke to a Vrbo representative she assured me I would receive 100% refund due to Covid and this particular case and that they would prompt the owner to issue the refund. I asked the rep if there was anything else on my end I needed to do after this call. She said no and that it could take 3-4 weeks for the refund. As the weeks go by and no refund issued I called back only to find a complete mess! No refund was even initiated and home owner is now refusing to issue any refund at all. I basically have over a $1,000 charged to my account for a trip I never made. The owner keeps telling the reps "she will think about it." While the reps keep telling me a supervisor will contact me 24-72 hours. I have never received a call from a supervisor. I have never had an issue like this when I use Airb&b and this was my first time even using Vrbo. Highly disappointed and currently disputing charge through my bank. I hope this can get resolved and I will never use this app for houses ever again. Super unprofessional and waiting over a month for refund that was never even initiated to begin with!

It's impossible to reach anybody in customer service. I've taken 4 reservations and never got paid. Reached out via phone and live chat and nothing. When you open a live chat, even though it says you're chatting with an agent, you're not actually chatting with an agent. Nothing happens and you have to start over. And there's no history of where they claim they're sending payments to on the website. I removed ALL of my listings from their site. I only do Airbnb now.
Total scam - owner (Property ID *******, Property Manager's name is Dyna) cancelled a reservation I made in July in October because they found a better deal. I recommend booking a different place through a different website who will actually hold owners to what they agree to.
Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.

Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. I found out after one of my repeat guests questioned the charge. I'm moving away from them and going with other options.

READ all reviews, if they don't have any you ARE taking a chance it's a scam or a dump (or a new property but be careful. NEVER make a large deposit EVER! VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
