We rented a "5 star" beach rental in Pacific Beach Washington. The place was FILTHY! I contacted the owner, (who is apparently an entitled snot) and got NOTHING. VRBO just sent me an email asking me to rate their service. DO NOT USE THEM!

I reserved a 2 room hotel suite over 2 weeks ahead of vacation time. Reservation was reviewed twice by my wife and myself before confirmed. We get to the hotel to check in and they give us a phone number to a vrbo consultant (Brian). We call him to get checked in. Few minutes later we go up to the "suite" and we were in shock, it was a 1 room hotel with 2 queen size beds. We call him to question it thinking there was a mistake. His answer was " sorry, that's all I got, you can go online and reserve an additional room or go back to the desk and get an other room on the spot". We couldn't believe what we heard. The pictures online are totally different from the room you get. I'll never use vrbo ever in my life again neither will I recommend anyone to use it. I would rate -10 stars if I could
I recently changed a stay from 5 nights to 4 nights. Property owner refunded 1 night stay + tax which was great. Property owner told me to call VRBO to get the service fee refund for 1 night. VRBO does not refund service fees unless you fully cancel and rebook. VRBO would not refund 1 night service fee. I can't recommend VRBO to family, friends, coworkers, etc after they keep my service fee for a 5 night stay. The property owner did the right thing and refunded 1 night stay. VRBO is a crook and can't imagine how much money from hardworking people they are lining their pockets with. Beware and make 100% sure of your booking else you will lose money just like I did.
Booked a place in Phoenix, AZ in Jan 2022 on VRBO. Had to change the date due to covid and owner agreed to new dates. Day of my stay the owner says i cant stay there since there is a power issue and says i can get a refund. I went by the place and posted on the door is an electric co. APS Disconnect notice due to non payment. VRBO says the wont give me a refund since owner didnt change the reservation properly and they need to talk to him and they are unable to contact him even though on their chat is his statement to give me a refund several times. I paid $512 and had to book another place for 3 nights same day for even more money. Avoid VRBO.

I booked a vacation rental for "$144/night" which, after fees, became easily twice that. Less than a week before my trip I came down with covid and had to postpone. Within that time period I was not eligible for a single cent of refund. None at all. Not even the cleaning fee, which of course isn't needed if I'm not actually staying there.
I was able to figure out something with the host where I got most of my money back and she got her fees covered, but Vrbo didn't make it easy at all. She was very nice. Vrbo doesn't deserve to get rich on the backs of its hosts and guests.
I bought sick insurance and don't know if I'll even bother with it. It requires a doctor's note and doctors are busy and don't take kindly these days to writing notes for covid. The insurance fine print list covid as a 'foreseen event', which makes me think they'd brush it off.
Overall I'm shocked that a fairly new business can have such predatory practices. I will never use Vrbo again.

Think twice about using Vrbo. Booked on June 2022 and the location was a scam. They told me they would find a place for me and they would get me a hotel room for 3 nights. Received email stating they could not find a hotel and for me to book a hotel for 3 nights at $179 a night promising reimbursement(very common email after they tell you they'd find one for you). I found a hotel within seconds and booked as instructed. It is August 2022 and after 57 emails and 37 calls (no joke!) they still would not reply with reimbursement after submitting required documentation. On my 27th call I was able to speak to a supervisor who acknowledged receipt of documentation for reimbursement; yet, nothing at all! No calls no replies from their "Americas Guarantee" Team. You will hear this from them: "You are placed in our highest priority", "Someone will call you within 24 hours" Hogwash! They do not call, reply to emails or reimburse. I have hard proof of that. On a bright note, the people who answer the phone upon contacting customer service are very sweet and professional so please do not take your anger out on them. They are relaying your messages to the proper channels, which are then being ignored. Even their supervisor's emails are being ignored by this Americas Guarantee Team, or being sent to the Multi-verse, so think twice! I've never had this kind of problems with other vacation rental companies
I always book with Airbnb but I decided to try VRBO this trip. Right away Visa contacted me that a fraudulent charge appeared on my credit in the same city where I was trying to book reservations. I contacted VRBO and of course they denied it but it was too coincidental. Then the application misbehaved and the $ that was quoted was different then the final price. I called right away and was told they would take of it and get back to me. I waited a week and no one did. I tried calling and got the run around so I called Visa and we called VRBO together and that agent would do absolutely nothing. Visa recommended I cancel the two reservations I had made and they would take care of all charges. VRBO looks to the property manager to charge your credit card which means it is given out (I experienced the risk with that. With Airbnb you only receive charges from Airbnb. My advice is to move on. The customer service is horrible and the processes are horrible.
Beware of this rental company. We made reservation (property #*******) in May for Oct; had to cancel due to a medical emergency 2 weeks after making reservation (which left owner plenty of time to rent the unit) and I was totally surprised by the owners (OC BEACHFRONT RENTALS) response: "We never cancel reservations on guests and we expect our guests to do the same when booking with us". Needless to say, we had to pay $500+ dollars for a reservation that did not happen. We will NEVER rent from this OC Beachfront Rentals/Vrbo again and will be sure to get the word out to other hard working families who should not be taken advantage of like this. There should always be a fair cancellation policy in place with any rental company.
So I stayed with my mother and a few other family members at 502 16th ave S north myrtle beach on Aug 12th, 13th. The first night we stayed at the home my mother was bitten by bed bugs.We took pictures of the bugs and the bites. The owner had a nerve to say she must have had a allergic reaction to something?! Yes Bugs! We killed several bugs. They act like it was nothing we take things like this seriously. Never book at this house. Just disgusting!

It was my sister who booked our stay for overnight. Check-in time is 3pm but yet the cleaning crew, a men and women only was still in the house when my sister came to the house at 3:30pm. Rooms were smelly especially the room with the bunkbed. One carpet had poop on it and there were no towels like the picture and mentioned in the amenities lists. I found the towels left in the dryer when I was about to do a laundry because our sheets were also dirty with full of foot marks. The house was not vacuumed nor swept. The chairs were all stained and dirty. The dishwasher smelled like sewer. The house is not well kept and it's falling down. The beds are very old and needed a new ones already. The crib was dirty and tables are not cleaned either. I have to mention here that I should me thankful to small things in life since the host Nadia gave good amenities on the property as what she claims in the bad review made by a real customer. Should she not be thankful that we gave our money to a horrible place that is not worth the money you gave her? On the property link, I saw fake excellent reviews and the bad ones were answered inappropriately by Nadia who is the host of the property. Please be very careful with this property. The host will not take reviews very lightly. She is very Nasty herself.
Worst customer service I have ever experienced. I called 9 times and was hung up on by 7 different reps after being on hold for 2 hours and 55 minutes during one call and 2 hours and 17 minutes on another, meanwhile I was 3,000 miles away from home. Vrbo left me and my family stranded for an entire weekend without accommodations for my entire stay or a refund in a city across the country from my home. They had me pay premium same-day pricing at a hotel even though I booked my stay with them 4 months in advance. When I asked to be transferred to a manager, a manager names Marcuz got on the phone and yelled at me. He said, "don't play with this one ma'am," as if my family and I being stranded would be something I'd be joking about and just completely belittled me. I am appalled by their lack of empathy and disregard for my and my family's lives and safety.
This is by far the worst customer support experience I have ever had to deal with; never have I been hung up on by multiple representatives of a company; never have I been left without a reasonable resolution when I am 3,000+ miles away from home; never have I been left stranded across the country without a place to sleep; never have I been yelled at and threatened by a Customer Support Manager; never have I had such an abominable experience that I am forced to warn others of such possible atrocities. We booked a home on a lake 5 months in advance. 13 days before our trip the Oregon Health Authority said the lake had toxic algae blooms and was not safe for kid to swim in. Talked to VRBO and the host. Neither were willing to help at all. The host refused to acknowledge the unsafe conditions and instead sent us pictures of of his grand kids tubing on the lake. VRBO at least recognized the conditions were unsafe but said they can't force the host to refund us. We can't ignore the state health authority so now we're just out almost $2000k. VRBO needs to get involved in unsafe situations like these. Both AirBnB and Vacasa help their renters way more than VRBO
We booked 2 weeks in Europe, 9 different places. One of them was a scammer trying to get money from us multiple times- 200E for deposit and 60E to use linens and towels. VRBO customer service was not helpful at all, and keeps refusing my review due to guidelines. Just beware that VRBO may not really have your back. VRBO is horrible. We need to put them out of business. Showed up in Vegas for a conference the room at the MGM Signatures was a disaster. The bed was up against the wall, trash everywhere, room obviously not cleaned. When you book with a third party the hotel can do nothing for you. Maid service is contracted with a private company. It took me 1hr to figure out who the company was when i finally contacted them she made the comment " I was wondering when I was going to hear from you". Long story short the room had bed bugs and had been treated hence the bed up against the wall. The room wasn't cleaned because it needed a second treatment and so maids were not allowed in and the room was not going to be available to me. Spent the next 2 hrs on the phone the phone with VRBO because I now had no room and the hotel was sold out. We got disconnected and they never called me back. The wait time to talk to someone was over 1hr hold time. I gave up and ended up finding another room via VRBO but it cost me an additional $600 out of pocket. I finally talked to someone at VRBO a month later and they offered me $80 compensation. What a joke this company needs to be put out of business! I will never use them again!
I've been using VRBO (Homeaway) for years. It's always been good until I've had an issue. The property (3 bedrooms) and the listing (4 bedrooms) didn't match. The property was filthy, AC didn't work (Vegas in August), and the sewer came up from the baths every time we flushed the toilet.
The host was nasty and hostile. We ended up booking a place on Airbnb that cost the same but was perfect for my family and me.
VRBO support was terrible and wouldn't transfer me to another property, even though I took pictures and showed them that it's a three-bedroom house on the title. They claimed that the tiny closet was the 4th bedroom. They also said that I should contact the owner about the other issues. I told them I was not going to spend our three days vacation inspecting his house and accommodate contractors to work during our stay. What a joke of a company.

Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.

Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers.
