The site is jam full of time wasters and people who don't read your ads. You can spend hours, even days, arranging views where people don't even show up! Their prices are way too high and the 'service' is non-existent, with messages unresponded to and calls unanswered.
On the other side, I tried finding rooms on there before and it was an absolute nightmare. Most were already taken, or they just ignored the message, or sent a $#*!ty auto-response. In other cases the place was totally unsuitable, and a few were blatant scams. The odd gem is on there but you'd be better off pinning a 'room wanted' ad onto a community noticeboard.
Definitely not recommended.
A lot of fake properties and people in this website. Their system doesn't work properly saving old expired ads. Anyone who even don't have any link with a property can advertise it … any current tenant put anything and were not able to carry on any responsibility for this. How is the current tenant can say – accept DSS?! They refer you to a landlord or estate agency who refuse fairy tales of current tenant and sometimes they are not aware the property is advertised! Just a waste of time with this fake website SCARErooms))
I'm a Landlord looking for a tenant to join our house share I was contacted by a young girl who sent me a message as she wanted to view my room, I replied and never got a reply. I managed to find the girl who's picture was on her advert and got in contact through Facebook to my surprise she said she never made an advert on spare room and was living in India and only dreamed to come to the UK. Her profile stated she was in project management in the UK. Such lies this website makes false profiles and fools people like me who paid for there services. Stay away.
Hi Sonia,
Thanks for your review. As all accounts, ads and messages are created and sent manually by users, we've contacted you directly with our site moderation details as we'd like to take a look at the account concerned. While we do allow people to browse the site, registration (compulsory) ad creation and messaging are only for if you intend to actually move or let a room out. Our moderation team look forward to hearing from you.
Best wishes,
The SpareRoom team.
Spare room pretend so hard to tackle 'fake' profiles, insinuating for the most part that these 'fakers' are pretending to have a property to illicit money from a tenant. This is distraction technique. Nobody nowadays needs to be told that they should not hand over bank details or money without checking the accommodation and landlord first. Those scam artists are few and far between. Their advertising revenue comes mainly from Landlords and people looking for a housemate. The scam that THEY are involved in is creating false profiles, many, many of them. This keeps landlords etc, paying for contact. There a number of ways to identify that they are doing this which the ASA is aware of. Just don't use this scam artist of a company.

Hi Antony,
It looks like you may not have understood the service and we'd like to help clarify how it works. We don't post any ads ourselves as this is not company policy and our time is spent assisting our customers and improving our service as best we can. We have many users who are brand new to seeking accommodation online, some for the first time ever when moving from home either for work or study and even from overseas, where renting in the UK may be new to them.
We include plenty of safety tips information on the site as well as the ability to email or calls us to help users and indeed receive lots of positive feedback on the fact that we do offer this type of information and have a security team monitoring the site.
Our customer services and/or site moderation team team would be happy to speak with you to make sure you're getting the best from your account, talk you through why safety online for everyone is important and address any other concerns you may have. Our contacts details are customerservices@spareroom.co.uk or site.moderator@spareroom.co.uk or on 0161 768 1162. The Advertising Standards Agency (ASA) are also welcome to contact us via the same details.
Best wishes,

I have a four bedroom house for three roommates I am very happy as a homeowner to have had so many interested people. I have a lot to offer and am happy to welcome the right people. I found all three from Spare Room. I am truly content with the end result. If I ever need another roommate I will definitely only go with Spare Room. Hawthorne, CA USA

Spare room banned my advertising claiming I was not allowing full access to the kitchen. However, when I myself was looking for rooms, I had found many many instances where landlords did not offer full access to the kitchen. In any case, I did change my ad given that I decided to travel for work for a few days and that I now I could allow full access to the kitchen. However, still they denied my ad. I complained stating that their policies are double standards. I even showed them proof of advertisings that did not even mention kitchen use, and they still do not change their mind. I am looking to complaint outside of spare room. Please do you guys know is the next Ombudsman or Financial Conduct Authority? I honeslty do not think Spareroom is safe. Please stay away!

Have been using this site for quite a while and it is utter rubbish. It is impossible to rent anything via this web, landlords don't reply despite reading messages, listings are inundated with adverts of horrible overpriced con ads or properties already rented. Also lots of people try to scam you and just get your info without offering actual viewing etc.
Made many reports to the site, but they are incompetent enough not to care. They wanted me to play police and submit proofs so that adverts can continue to up as they are ' only advertisement platform' and cannot control what is being posted, according to them. My question is what are the moderators for if they cannot do anything and scammers can do what they want.
Also, most of the adverts that are worth something are not free and want to to pay ridiculous amount to try to contact the landlord that will most likely not reply anyway.
I will soon report it to authorities as they do not realize that responsibility for all the content lies on themselves.
AVOID!
I have used this site for 2 years and found it very well organized, the search is easy and fast and it has a lot of people from all over the world, so your choice is great. It is a little bit expensive but considering I was able to find good roommates within a week, I really can't complain. As i have stayed without because of Covid 19, I'm not sure what I'll find this year (2021) in terms of choices. But yes, you can trust this service.
1. Scammers
It's a decent mix of fake ads and scammers who who don't have ads and reach out directly asking for your contact info
2. Time wasters
You can place your own personal ad detailing who you are and what your looking for. Be prepared for folks to get in touch who don't bother to read your ad. For instance, if you have a small pet, be prepared to be overwhelmed by an array of options that don't allow small pets.
(I suppose they think that you throw your small pet in the trash?)
3. Functional issues
There are certain features that aren't, like the aforementioned, mentioned. These features don't work on the app yet work on the website.
(It's a go figure it out for yourself bonus)
4. Breach of contract
In the event that you share your dissatisfaction, in the event your experience is quite negative, eventually a "manager" of customer service comes along and insinuates a ploy of brutal British condescension. Without requesting anything whatsoever, SpareRoom will take it upon themselves to cancel the service you paid for no longer providing "early bird" access to ads.
Businesses have an opportunity to grow as a result of direct and honest feedback. This particular business doesn't inhabit or share that particular value.
I'm quite confident they hope I just go away. I'll be glad to. I'm equally confident that SpareRoom's nefarious business practices won't
Hi Jesse,
We're sorry to hear SpareRoom wasn't the service you expected or enjoyed using, As an advertising platform, we have limited jurisdiction in what we can enforce users themselves actually doing, even if we've provided lots of tools and tips along the way for them. We're adding to these continuously in order to improve the overall experience, so we're sorry to hear the current ones weren't quite right.
Our custom systems also help to detect and warn anyone of any users we believe to be non-genuine and the majority are removed before they get onto the site, however, it may be the case more sophisticated untoward behaviour is detected at a later stage, though we do immediately remove the accounts concerned and advise any user who may have been in contact with them as soon as possible.
We're bringing as many parts of the web service to the apps as we can as they have a different set up due to the nature of the platform type they are, so it can take a little longer to bring certain features to them that work on web but are not formatted for apps - yet! If you have any particular features you'd like to see on the app that are not currently there, do let us know as it may be something we're currently working on or can add to our feedback considerations for apps.
We can see your upgrade was refunded in full, just to clarify once an upgrade does come to an end, the service will revert back to the free version so there will be early bird ads in the results again, which is correct according to our terms and conditions.
We recognise SpareRoom may not be for everyone, though we hope you'll give us another chance in the future as we're always implementing new features and improving them to bring the level of service our users ask for and expect and appreciate you taking the time to let us know your thoughts.
If you do need any further help in the meantime, our team can be contacted at customerservices@spareroom.com or on 877 834 2909 and they'll be happy to help.
Best wishes,
The SpareRoom Team
Finding a room shouldn't be this difficult, they needs to start banning non responsive landlords from the site as they just waste everyones time. Landlord wants to know more about you? Cool I'll spend 20 minutes writing something that conveys that only to get ''read''. At least allow us to put a BIO section so we don't need to waste time introducing ourselves what we do etc, absolute waste of time, this site sucks so bad I'm starting to use gumtree instead.

Hi Daniel,
We're sorry to hear you didn't always get a reply. We're aware since the UK opened back up after the pandemic, the demand for rooms has been extremely high, so landlords have been inundated with requests for their rooms and are doing their best to get back to everyone in turn. We're currently highlighting our bulk auto reply features to them so they can get back to everyone in one go to help them keep on top of replies.
You can also post your own room wanted advert stating all your requirements (a bit like a bio) and landlords and flatmates with rooms to offer can also reach out to you directly.
In the meantime, if you need any further help and to make sure you're getting the best from your account, please contact us at customerservices@spareroom.co.uk or on 0161 768 1162 and a member of the team will be pleased to help.
Best wishes,
The SpareRoom Team
Read the ad very carefully before the landlord responds to your ad. You be ready to ask questions about whose going to be living in the home. You are the one that's going to be spending your hard earned money. Remember your in control and the landlord is counting on you to help pay down their mortgage. If you need to sign a lease, you aren't happy with your house, you aren't obligated to stay another day if it causes you any problems.
Hi Marie,
It looks like you've placed your comments on a review site versus a forum on tips for renting online. We also don't sell physical goods so these don't apply to us. If you use SpareRoom and have a review about that service, you're welcome to post about that. If you have an account with us and need any further help, please do get in touch directly.
Best wishes,
The SpareRoom Team
I've used spareroom for a few years and still they don't seem to take the diversity of renters seriously. There is no function to be able to set preferences of who you want to share with.
The dangerous this is that the majority of landlords are white and discriminating against ethnic room seekers. Spareroom monitors ads for racist or discriminatory language, bit needs to fully verify ad posters and do checks.
I had an experience with a landlord that kept my deposit and had mould issues and behaviour issues. The landlord had painted over the mould and the mould grew back. I alerted spareroom multiple times, with photo and video evidence, as the mould affected my property in the room and my health. Yet the landlord had posted the room again without fixing the issue before i left. Without fixing the issue before I moved in and refuses to address it properly.
I received email responses from spareroom saying they are a platform and don't get involved and will bite my report, so in the future if anyone else reports the landlord it will be on file.
I understand that spareroom is a platform and I needed to report it to the local council environment department. However, if I have alerted spareroom why was the landlord allowed to repost?
I think spareroom needs regulation and a body that they report into to make sure anyone posting an ad is verified. There are social media platforms that are held responsible, so why not a platform for renters/landlords.

Hi Denise,
We're sorry to hear you had a negative experience with a landlord you encountered on SpareRoom.
As our moderation team may have advised, we're providing advertising space for people looking for and offering accommodation, but are not involved with any part of the letting process and are only able to moderate adverts placed and behaviour while using the site, as this falls within our jurisdiction for the type of platform we are.
A letting agent, for example, is different as their services do fall under regulatory bodies involving the letting process as they are directly involved with that. Social media platforms may also differ as they can often state certain promises or fulfillments in their own terms and promotion related to their services, so may be able to be held accountable for not abiding by these.
If you've made a report to the local council and can provide our team with any contact details, they'll be happy to get in touch with them to confirm if there is any legal evidence of wrongdoing and take the appropriate action with the advertiser concerned. They do investigate every report made to them, however, certain reports can require legal evidence, as they may have advised. If you need to discuss your report any further, please get in touch at site.moderator@spareroom.co.uk or on 0161 768 1162 and they'll be pleased to assist.

They charge excessive fees to list a property
There is no guarantee of any return on investment, despite this being the "number 1" place to rent a room
The LL has to do all the chasing, wrong imo as i've got a room for rent, but am not the one who needs a room.
The site admin team are down right rude and disrespectful
Never again - use roomgo, idealflatmate and other sites now, awful company never recommended by me

Hi David,
We're sorry to hear you didn't find the service as expected and we'd like to look into your comments further.
We do allow everyone to use the site completely free of charge and provide some optional paid features to enhance your advert. While these are not a guarantee of letting a room, they can significantly help to promote your room advert in the listings.
We know in today's rental market, more landlords have been proactive and used the option to reach out to room seekers, with the paid features also opening up more contact opportunities.
We'd like to make sure you're getting the best from your account and rectify the contact experience you mentioned you had with our team. Please do contact us at customerservices@spareroom.co.uk or on 0161 768 1162 and we'll be happy to help.
Best wishes,
The SpareRoom Team
I am going to file with the bbb and attorney general to get my payment back. They say to email and they will get back to you- they didn't. I called waited in hold for 15 mi utes and I was printed to leave my phone number and someone would call me back soon- they didn't.
Hi Cassie, we checked our records and we can see we replied on the same day of your first contact and also again on 9/28/18 but did not receive a reply back on both occasions. Our replies may have gone to your spam folder so it's worth checking there and we'll also be happy to re-send the time-stamped replies through to you so you can see we replied. If you need any further help, please get in contact directly and our team will be pleased to assist.
As above be really careful getting a tenant from this site you will end up being owed money, being messed around by dishonest people.

We're sorry to hear you had a negative experience while using SpareRoom. We are unable to find an account or any contact based on the details posted here, however, we'd still like to look into your comments and any account concerned, or alternatively offer any advice if it's something outside of our jurisdiction as an advertising platform.

And I decided to post an ad, for a roommate. MUCH better than CraigsList, even though a small fee is involved (you can use the free version, but then you have to wait 7 days before someone can contact you). The phone didn't answer and I don't like how they don't make the policies very clear up front, which is why they only get 3 starts. Do it right, SpareRoom, and even if people have to pay a little bit, you'll quickly win over the CrapList, I mean CraigsList crowd. That service is free with no waiting, but HORRIBLE now.
Normally l do not write reviews, but please be aware of those properties that are rented out by beaconproperty on sparerooms or any other plateform. These people will not return your deposit and will try everything to make sure that they do not return your deposit. To their defence I did stay extra one week which I forgot to pay the rent until remainded, but was the time I was moving out.
Upon leaving and despite leaving everything in really good state, infact left the room better than it was given, they now claim that I was late on the rent and had to pay £195 pounds when the rent that was agreed was £125.
Long story short, try your level best to avoid this company as you are sure to be bullied and ripped off.
I cut my losses, because they wanted me to pay the £195 then they would return the deposit :)) ), inanycase this is for others out there, who maybe are health care professionals or who have been employed by the hospital.
All I'm saying is to be very careful, Guys and Girls.
P.S zero stars

Horrible App. Nobody replies and full of fake adverts. No matter how much you complain, no action is ever taken.
Hi,
We're sorry to hear you didn't always get a reply from the ads you contacted. Some areas can be incredibly competitive and we know there's currently high demand versus supply. We do recommend placing a room wanted ad, as some advertisers can show a preference to replying those with an ad first over those with little to no information about themselves.
We're always happy to help you get the best from your account and our friendly customer services team can be contacted at customerservices@spareroom.com or on 877 834 2909.

Answer: Not the greatest site. There are always people out to scam you. They don't help you when you put in a complaint. It's a waste of time. Just get a lawyer and sue.
Answer: I chose spare room because of the options of rooms one can find in the borough you're looking for to live in and to hopefully deal with a Good Quality Landlord and not one just looking to take your money and put you out. Like this Landlord. I had
Answer: Hi Marty, thanks for your question! Firstly make sure you create a Room Wanted ad as this not only help you get the best response rate from those offering rooms, it also shows other's that you're looking for somewhere and they can get in touch with you as well via your ad. We always recommend including a bit about yourselves, perhaps if you're moving for work or just simply looking for a new place in the same area. Also a bit about what you do i. E. either study or work and maybe working patterns as that can be a deal breaker for some. Some info about your interests also helps those offering rooms see what you might have in common. Do also note what's a deal breaker for yourselves if there is anything in particular - it can help prevent any wasted contacts. If you're happy to include one, perhaps a photo of you both as well as it all ads to the personality of your ad and helps it stand out in the listings! When messaging anyone maybe highlight something about their ad that you liked rather than just 'is the room available?' and let them know they can also view your ad, as we include a link to it whenever you message anyone. We hope these tips are useful and if you do need any further help at all, our team at customerservices@spareroom.com / 1 877 257 4944 will be pleased to assist.
SpareRoom has a rating of 1.3 stars from 51 reviews, indicating that most customers are generally dissatisfied with their purchases. SpareRoom ranks 9th among Roommate sites.

Hi,
Thanks for your comments ad we're sorry to hear you have come across a misleading ad. You can report these directly to our moderation team at site.moderator@spareroom.co.uk and they will be pleased to help.
They do ask for proof of ownership where this is required, however, many current housemates do advertise correctly if their landlord has allowed them to manage finding a new housemate to join them. Of course we would expect that they've checked any details with their landlord first so everyone is on the same page, as we understand it can lead to disappointment if one of the details is incorrect.
Our site moderation team look forward to any further details you may have so they may investigate further.
