I was able to easily see what the rental house contained for our stay. The rental contact was super responsive and helpful when I had a question about TV remotes. Overall the house was comfy, quiet, and well stocked with everything we needed.
The property is amazing! The views are amazing and the pools are top notch. Eat at the stand on-site, you will not be disappointed. The condo was fully stocked, but bring beach towels. The picture online shows beach towels on the shelf, but they were not included. Having two toilets was very nice. We had very few issues with with property itself. The keypad has to be reset every time you leave and come back Otherwise, you're standing outside your room for a long time. I just typed in all zeros and waited two minutes and it fixed the issue. The TV in the bedroom is not set up to watch TV. There's a plug in the living room that does not work. The lamp has been unplugged. The bed and couch are extremely comfy! Overall, it was just what the Dr. ordered!

After talking to several local "boots" on the ground" partners I found a good fit was not available. I hired a person that understood the STR business, but her business plan was to be a manager of higher end property with often absent owners. She would not help me with maintenance issues, internet problems etc. she overcharged for the wrong service. Bottom line is that Evolve needs to do a better job screening local resources.

Having used another property management company, I appreciate the visibility to rental data and the option to enable pricing alternatives to fill in gaps in my bookings. It gives me so much more control on earning potential. I am constantly in the owner app checking on guest info which makes personal communication easy. The support line makes it quick and easy to respond to guest needs for updates to their reservation no matter what platform they used to book. The cleaners that I've been connected to are wonderful!

Evian is perfect location for our group of tennis friends and this home was lovely, clean, well equipped, and has a beautiful view from the patio. When one of our group left behind a treasured gold necklace, the necklace was quickly located and returned.

Booking with AirBnB and with VRBO, the most frustrating experience is with people using Evolve for their bookings. You don't get responses in your VRBO chats, you have to wait to get a response in an email. They are not always quick to respond and are generic with responses asking you, the one that books, to reach out yourself to the home host. Why don't they, evolve, do the reaching out to connect? Very impersonable. My only plus is that you know when you book, they more than likely will hold your booking, where others back out last minute wanting to make more money.

Setting is very quiet with a large yard with lake views and a firepit. The house is spacious and well stocked. The house has a large screen porch which is a plus if bugs are bad. Overall a wonderful experience that we hope to repeat next year!

These people started in Colorado. I been with them trusting them to do EVERYTHING and guide me with lists from what to expect when you expecting guests. Since April 22. It's a symbiotic relationship. They suggest or as I take it tell me what has worked for others and I take it and run with it adding my own little essence of my horse farm twist on it. To top ten secrets of highly effective owners to how to get the most bang for your buck and over thousands plus vacation evolve experience that I as an owner should take to see what my guests may or may not be taking anyway from my feeble attempt to be the poster child of what a real evolve shirt term rental should look like, smell like etc etc (appealing to all 5 senses of my guests each and every single one). Oh what a little slice of heaven. This was Old Florida on the river. Beautiful. Very peaceful, relaxing. Just what I needed. I would definitely come again.
We headed to Charlottesville this past weekend for our oldest's graduation from
UVA. My wife, our 2 younger children, my parents, my aunt and our pups all went.
The house was perfect! So much room, fenced in yard for the dogs to go out, the kids loved the chickens and goats! The house was clean and had everything we needed. Big thanks to Derrick! He was nearby if we needed anything and regularly checked in via text to make sure we were good. If you have a big group or need a spot that accommodates dogs this is the one. You won't regret it.

This is our second year staying at this beautiful home. They have done some upgrades but it still had that has the grace of a Victorian. The host. Barb, is very nice and always available. I can't wait to come back here

I was there for 3 nights while I attended a conference. The house was very well stocked with everything I needed for a very comfortable stay. It would have been great to have more time to relax on the porch and watch the birds. Next time. Shortly after I arrived, the owner sent a welcome text letting me know to reach out if I had questions or needed anything.

Very nice house and the location is great. In Rapic City but on the wet end of town so easy to access the Black Hills and all the attractions. The beds were very conformable. The kitchen was very nice and the living room was huge. The deck was great with a smoker, blackstone, and gas grill. We used them all daily for a variety of great food. The deck was also great to sit on at night.

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
