I booked an AirBNB using Evolve as the host at a listing on Bryson City NC. 2 days before our arrival time, we were going over the check in details and discovered that several recent reviews (over pat couple weeks) had stated there was a German cockroach infestation in the home. Killing 20/30 roaches per day. I reached out and voiced my concerns with this and asked for a full refund, in which they declined. They would not even discuss the issue, even though this cancellation was not at any fault of our own. Stating that we did not arrive to the house to verify those accusations, even though EVOLVE responded to the bad reviews stating they were aware, and the house had been fumigated. And the review right after said fumigation, said EVOLVE assured her it was handled, and it was not. They saw cockroaches their stay and could not even stay in the home. Very tasteless for a company that is so called a 5-star company. They handled this inappropriately knowing they were at fault for the cancellation
I listed two homes with Evolve and wish I never had. I had issues with their management from the very beginning. They recommended a cleaning company that was absolutely terrible and resulted in two bad reviews about the cleanliness of one house. Once they didn't show up before a guest arrived and once they left the bedrooms and bathrooms completely not cleaned. Both resulted in bad reviews. I also found that Evolve did not have my listings up on the houses and a couple different points. When I sent a request in about it they said I didn't know how to look it up. Wrong! After the request the listings happened to pop back up. They went from everyone getting the same listing coverage for 10 percent to having to pay for better coverage. Such a scam. The guest damage insurance that Evolve supposedly provides is a joke. They try every way they can to get out of paying. I turned in legitimate photos and receipts and I never did get paid. I had so much trouble I finally quit. It was an awful experience listing with them.

Be Warned Owners- don't work with Evolve. They charged us almost 4,000 because we had a damages to our home that would not allow guests to stay. We cancelled the booking with ample time and sent in documentation to evolve. They had plenty of time to rebook the guests. We were still charged so much money for this. We completely regret working with Evolve and will tell everyone we know not to make the same mistake.

As a mid term property owner, Evolve has been great. They walked me through the set up process, took photos and got me a tenant right away for a 3 month stay. I am very happy with how they treat thier property owners.
Three families converged from three states, gathering at this wonderful property in Mountain Home for three days of reunions. There were wonderful beds, game rooms, great kitchen and gathering areas. The whole family loved our time.
I have heard so many stories from family members about places they stayed that they had to clean before daring to enter. Our place was so clean I felt right at home. It was well stocked and our host was as sweet and as accommodating as could be. We loved it.
Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:(

We had 15 people for Thanksgiving ranging from 18 mos. To 96 years. Jamie made sure the house was well set up for us, even setting the table. She was accessible whenever we had a question. The house was clean and warm, the beds comfortable and the kitchen had what we needed. We were very happy.
Beautiful home, this home is really a home, decorated tastefully, lots of extra items, including coffee and filters, spices, salt and pepper, etc. The place has that homey feeling when you walk into it.
House needs some TLC as things are looking a little run down. Two weeks later, I have yet to hear back from the property manager about the issues that I reported. However, the house was spacious and for the number of rooms it offered was a very good value.
The rental was exactly as described and Evolve was very helpful when i need to add more nights to reservation. Easy to keep in contact with them and the hosts. Host are very accommodating. The place was quiet, cozy, and very close to town and the water ways. It has a garage to store bikes, kayaks, or other equipment. Very pleased!
We enjoyed our stay at Fiddlers Rest. It was our second visit and enjoyed it just as much this time. From coffee on the front porch in the morning to a glass of wine by the fire pit in the evening this place is so peaceful and superbly appointed. The fresh wildflowers are such a nice touch and the decor is perfect. We brought our dog and we all enjoyed it immensely. We will definitely be back!
A last minute changes of plans which required an additional night to our original booking. Evolve quickly secured our additional night, however I was charged for an additional 3 nights versus one night as requested. Once contacted Evolve realized their error and happily reimbursed us for the additional nights.
It's been nice getting into the vacation rental business with such a professional, friendly, knowledgeable staff.

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
