Recently dealing with issues regarding the return of my security deposit, overcharges and back and forth excuses on their part. It's the owners doing etc. I don't really need excuses, just want my money back. If you want to get anywhere with this company seems like you have to sue them and the owners of the property they manage. It's a good thing I know a good lawyer. If you are looking for a rental it's better to rent from an established community where they actually care about their tenants. An apartment would be better than this. There's too many ways this management situation can go wrong. Renter's warehouse blames the owner for everything wrong in terms of maintaining properties, enforcing the lease, and returning security deposits etc. So everything takes longer than the law allows to get done. They don't care about laws regarding time limits apparently.
We have had nothing but problems with Renter's Warehouse. When we first moved into our townhome, the property had clearly not been cleaned at all, and the carpets were absolutely filthy. They needed to be replaced before allowing a tenant to move in, and our representative from Renter's Warehouse had told us they were professionally cleaned before moving in. This was a blatant lie, and even after I spent my own money on renting a rug doctor to clean them myself, they still look disgusting.
Now to speak about Renter's Warehouse's website: It is downright shameful. We have had problem after problem with making payments on their website. It is frequently down and unable to make payments, which leaves the burden on the tenants to call Renter's Warehouse and resolve THEIR problems, which can take days and once in our experience weeks to finally resolve. The final straw that led me to write this review was how this month, our rent payment did not go through, and we were not notified by Renter's Warehouse until the day that we had accumulated a late fee. I checked my account on the website and my automatic payment settings had been wiped. I called Renter's Warehouse and they basically told me tough luck. I am the real fool for trusting their website to do anything it is designed to do.
If you want to save tons of headaches and wasted money on fees tacked on due to the incompetence of this company, please avoid Renter's Warehouse like the plague. They are truly one of the worst companies I have ever dealt with.

I waited for 2 weeks for the property to be listed on the website, then put the application in and after I paid the app fee, got turned down for the breed of dog I have, that should be noted on the application before you even apply. They keep your money saying non-refundable. Very unacceptable and highly pissed waste of time and money, when I could have known before hand that they don't accept pitbull breed dogs. Arvis Sullivan was ok but doesn't know to much about the application process, she could have told me beforehand they don't accept pits but I guess that's how they make their money, False pretense and misrepresentation!

You may have applied for a property through one of our franchises, which I recommend you contact directly. If you applied with Renters Warehouse, your application will remain active for a period of thirty days which you are able to use towards any property currently being listed by Renters Warehouse. Alternatively, upon written request, Renters Warehouse will refund your application fee if you do not intend to apply to any other properties.

It was the worst move in ever. All dirty carpet, walls awful, no paint, oven not working. I wish I did not deal with them. Then rent increase like %40 after a year, so I have to move out. I dont like relocating, because moving is a headache.
We had a good experience up until move out. We were told we could pay extra for a deep clean and carpet cleaning to expedite our move out since they had renters waiting to get in. We still had a month on the lease, but Kristi Gregory told us that extra fee would cover what was needed. This conversation occurred during the walkthrough. We then find out we were being charged $2000 for dirty walls that they had to "repaint". We had a two year lease and upon renting, Vance, the initial agent, told us they paint after two year leases for typical upkeep. When we contacted Renters Warehouse, we were told not to contact them anymore because they are only the "messengers"- NO, they are the people who are contracted to be the business liasons and when they give shady information, people lose out. They should be ashamed of themselves. If you work with this company, get everything in writing or record conversations. Terrible business practices that their agents can mislead people and give out incorrect information. I will be sharing this with as many military families as I can so they can avoid their bait and switch tactics.

When we received your notice to vacate, we provided you with a move out packet with information pertaining to your move out inspection. We provided a checklist to help ensure you receive as much of your security deposit back as possible. During the move out inspection, a representative of Renters Warehouse thoroughly documents the condition of the home. The homeowner determines any and all charges that are assessed. Our dispositions manager contacted your homeowner in reference to your written dispute regarding your disposition. Upon review, the property owner feels the amounts withheld are appropriate under Florida state statutes as damages to the property and represent the cost of returning the property to move in condition less normal wear and tear with proration of costs appropriate to the length of your lease. This is the property owner’s final decision and, unfortunately, there is no further action that Renters Warehouse can take on your behalf in regards to this dispute.
They double charged me 1000$ rent. When I explained to the woman that I had kids to feed and couldn't afford to be out 1000$ dollars. The woman LAUGHED AT ME. Now its gonna take ten business days to get the money back that renters warehouse STOLE from me. Will NEVER use this company again. It's been headache after headache and noone cares. Biggest joke of a company I've ever dealt with.
Matt, we are truly sorry your experience was not to your satisfaction. Upon review of your account, it appears you set up two autopayments via your personal tenant portal. Our Property Accountant was able to contact you to clarify your account. We do not have access to any banking information. We use a third party processor to keep your banking information secure. There is no way that we could ever take a payment that you did not enter in the portal. On 9/11/2020 Renters Warehouse successfully processed the refund of rent that was overpaid. This was deposited directly back to your bank account. Our accounting team can remove one of the autopayments or you can log into your portal and cancel one or remove both and pay manually. DO NOT USE THIS COMPANY! If you thought being a landlord came with a lot of headaches try working with Renters Warehouse. If I could leave less than a 1 star review I would, I have worked with this company for 3 agonizing years and in all that time I cannot think of one positive thing to say about them. If you don't believe me, believe the rest of the 1 star reviews as my experience was no different than many of theirs, but if you do nothing else, please save yourself from the nightmare that is working with this company.
Each time a tenant submits a work order, Renters Warehouse asks me what I want to do - this infuriates me because I shouldn't need to tell them how to manage a work order at a property - that's property management 101. It's the same each time: Confirm the issue, get pictures, and get several professional opinions and quotes.
Renters Warehouse wants to send one preferred vendor, not get additional vendors involved. It's a scam. In each of the 3 times that I allowed Renters Warehouse to send their preferred vendor, that person is the most expensive bid and wrong about the diagnosis. I still need to find vendors on my own, vet them and their knowledge, coordinate meeting times with tenants and vendors, and arrange payment. I literally have no idea what Renters Warehouse does besides tell me the tenant put in a work order. They're completely worthless to me.
I fear their bad property management is by design because it takes work to be this bad 100% of the time. I'm going to have a lawyer look at the contract I signed with them because I know this company is up to something.
So Renters Warehouse promised me the moon and the stars in my perfect, over a half million dollar house. What I got was a financial degerate who was late on rent in the second month and texting ME for relief. This party continued for a few more months with RW doing nothing but collecting their fee and when I finally had to evict the worthless renter who had the police there at least 2 times... they asked for eviction fees from me. Run, do not walk away from these people, especially if you have a nice house. My renter is almost 3 months behind on rent and we are having to pay to evict her, yet RW makes money on all late charges! I pay the mortgage and if she is late, THEY get the money? Something does not smell right. They will send a slick salesperson to your home and tell you everything will be good. Yet YOU never see the contract or the credit rating of your renter. The truth is they will accept late payments from people who were never qualified to be in your house in the first place! They kept allowing partial payments without the owners permission and as it stands I am 5000. 00 in the hole, yet they made all their money up front. BEWARE a company that puts crooks ahead of property owners.

I was considering using renters warehouse to manage my rental property in Phoenix. After several phone calls and eventually an in person meeting with Michael Ray from renters warehouse everything seemed pretty good. Their services were presented to me as a $99 a month flat fee for managing my property and he explained to me how they write a rock solid 11 page lease and help find tenants if we need a tenant. And talk about how quickly they can find a tennant. I was ready to move ahead as I was wanting to get away from managing my own rental and turn it over to a professional. I had my existing tenants apply and pay the $110 application fee. When it came time to sign the management contract I read the contract and was surprised to see all the extra fees charged in addition to the "$99 flat fee" that was pitched to me.
$199 start up fee, $350 fee to write a lease. 1 months rent ($2500) to find a new tennant. $350 to renew and existing lease. Suddenly the "$99 flat fee" is no where near $99. Now to me a "flat fee" should be inclusive of all of the services Michale told me we're provided. And not have all of these extras. I spoke with him and told him I felt mislead and that he was not honest with me and he just says "well I'm sorry" and when I asked if he would refund the application fees I was told know. I just feel I should go out of my way to warn others about this company's unethical sales tactics. It is quite obvious from reading these reviews that the tenants are quite unhappy with Renters Warehouse' ability to manage a rental property but I thought it should be known that they are also misleading the property owners. I wish I had read these reviews sooner. Had they refunded my tenants application fees I would have just walked away.
This is not a company in favor of tenants. I moved the location was not as clean or painted as a typical apartment move in so as a townhome I figured it was just different and move relaxed. We also moved in the middle of the pandemic (May 2020) and overlooked many things: yard was wildly grown and a mess, front door frame loose ( had my step dad fix it), bedroom door Locked me out and I had to replace it due to no other way but busting in. (No issue there But wish it wasn't the case.), and the foundation and walls in garage were cracked. There was no fresh paint job.
So come renewal time I get Paper work to resign then a week later a notice to vacate due to "unknown reasons." I asked If I did Something wrong and I was told no it was just landlords choice and I had 30 days.
So I move out and leave the house exactly as I moved in. Clean no mess but the average picture holes or so.
Move out fees are ridiculous. I get charged for not painting when it was not painted freshly in my move in. I get Charged for a door frame but that was not my damage. And garage fee for the damage that was already there. And i get accused of stealing a bike that was in the attic. Im a single mom, why would I ever go to the attic, I've seen too many scary movies for that! You can not accuse theft when it is false and there is no actual proof.
The move in rental never had a move in inspection, the realtor just gave me keys and left. I should Not be charged for issues that were there before my 12 month lease!
Do not use them! You will be either an upset tenant or upset landlord.

I have not been late on any of my payments, until July and it was not even I was late I had a bad month in my Business and some bad checks written to my Business so my finances we're all out of wack and I looked for some help since I was falling behind on bills and I went with Impact ( great people) well anyways I filled out the CDC form for rent help and gave them a copy like I was asked and impact berified they were gonna pay my rent but it was later then usual and it would of been sooner but impact did not fill there part of the paper so there money came late and believe they got paid all the way up through August, so they got there money and now they refuse to rent to me after August 31 even though I have never been late did not break any rules or laws. They were just mad or upset about impact and getting the money little later but they would of got it sooner but they refused to fill out the federal csc document until last min.

This is the absolute worst company I have ever dealt with. Once they get your lease, you will get no response to anything. If you do get someone on the phone and have a discussion, you will later be advised you spoke with "a low level customer service rep"; therefore, any information they took is invalid. The person I leased from, Vance Brandon, was merely an independent agent whose only role is getting people in the homes. Any calls to him after that we're met with direction to contact Kristi Gregory. I spoke with her once and, after hearing about her forthcoming wedding for much longer than anyone would care, I was never able to reach her again. My only communications from her were poorly constructed emails composed on a 6th grade level. When asked to show the house by Berta, I agreed because she stated she was an independent contractor and wouldn't get paid until someone signed a lease. I agreed to allow one person to come at 3pm on a Saturday. At 2, she showed up with a huge group and then a second group an hour later. Venture Capitalists at their worst.
I'm an owner and have had renters warehouse Kansas City look after a couple of properties. The level of ineptitude and lack of professionalism is outstanding. Some items:
The one property manager attempted to get my new tenant to pay a deposit directly to the manager (in cash or to personal bank account).
They were completely unresponsive to tenants requests for work. For example, I approved a request immediately once I received it (but it took them a few days from date of tenant request until it hit me), they then failed to act on it for many more days. I had to babysit and communicate w/ tenant to get the work done
They have an interesting model where it seems requests for work go to a national call line and then acted on. Unfortunately, these people know next to nothing about how to get work done. I had something where plumbing would need to be redone which involved cutting into wall. The quote was EXTREMELY explicit that they wouldn't repair/replace drywall and paint. They never called for drywall or painter, I again had to babysit the entire process.
When rent isn't collected on time, they'll ensure they get the late fee but don't follow up w/ tenant for payment. Who cares if the owner doesn't get paid, RW is happy!
When transitioning away from them. They lost the keys to my property. Twice. Key management, way too difficult for Renters warehouse.
They are just horrible. From the reviews, from a tenant perspective and from a homeowner perspective.
Here I am sitting at home it is May of 2020.
My last contact with Renters Warehouse was in July of 2019 when we stopped using them to rent out our home in Surprise, AZ.
Why? They cost us over $8000 from two Evictions of tenants that were never made to repay.
But the reason I am writing this today is because as I mentioned above the last contact with them was in July of 2019 and at that time after the walk through, they said we owed no monies and our account with them was clean.
Yesterday they send me a email that in June of 2019 I authorized A/C repair for that residence, True I did and so I figured that invoice was paid with the last months rent as they always took maintenance owed invoice out of the rent paid to my account.
I am shown an invoice dated 02/2020 for $237.00 for work done in 06/2019, WTF?
I call Renters Warehouse and they Blame the vendor and say I owe the money and if I don't pay, the Vendor Will Put A Lien on the Property. Again, WTF?
I know this vendor as I use them for my own home A/C maintenance.
I called the vendor and they sent me the actual invoice they sent Renters Warehouse at the end of June 2019.
Now Renters warehouse had been blaming the vendor for two days as I argued with them, they kept saying the vendors accounting office had a problem.
But A/C Doctors was not the problem and they waive that fee because they also knew Renters Warehouse was Lying and I offered to pay them on the phone.
This is NOT the First Time Renters Warehouse has tried to Lie and Cheat money out of me.
Found the house of dreams and was so excited to move in. Until everything went wrong on move in day. Went to do the final walk through on a Friday, and found a junkie living in the house and he had trashed the place- cigarette buds everywhere, literal $#*! clogging up all the pipes, the back door broken, and a huge burn mark in the carpet in the master bedroom. The Renters Warehouse rep Jason and his boss Josh promised to get the house fixed before I moved in. My big mistake was signing the leasing papers before getting the keys. The Monday after, no one had reached out to me about the house, so I reach out to Jason. For the next 3 days, he promises to keep me posted on the house. It's now Thursday and I still don't have a move date. I finally tell him that I had wanted to move that weekend because the Wednesday after, me and my daughter will officially be homeless. He then tells me that the owner still hasn't changed out any of the carpets but I'm more than welcome to move in. I tell him that that is unacceptable and I want a manager's phone number. His boss Josh is out on medical leave and he refuses to give me another manager's phone number. I threaten to break the lease to which he tells me it's going to cost me $2380 to do so. After going back and forth for some time, he finally says I can have the keys on Wednesday. Because I'm moving during the middle of the week, I have to pay a moving company to move all my furniture so that's $300-$500 down the drain. I have to take two days off of work so that's another $150 I'm losing. And to top it all off, I have to pay a full month's rent even though I'm not getting the keys until the 8th. I will never again work with this company and I will never recommend them to anyone.
This is by far the worst experience ever! Terrible company! 10/10 I WOULD'NT RENT OR HAVE THEM MANAGE MY PROPERTY! Ever! We are property owners and before buying a home in the area we decided to lease for a year. I was hesitant about going with a property leased by a management company and boy was I right! This company looks like it's a great company- they seem to have a nice website but let me tell you, from a tenants standpoint they suck! It seems like a harsh term but we've had nothing but problems with them. They DO NOT answer the phone and when they do you'll sit on hold for 15+ min or more before getting in touch with someone- then you'll actually end up going to voice mail half the time. Today I called and sat on hold for 15min, after hanging up and calling again all I get is the voice mail. Are they fielding calls?! Who knows. Why haven't I received a point of contact?! Who is even managing my things?! They maintenance guys are awful, they half $#*! the job and charge the owner full price! Oh and there's no coordination between tenant and the contractors. Once we had them just show up with no notice then the next time no one showed up! THEN, We moved and had the contractors calling us about when they could access the home?! What?! The whole thing is so odd and messed up it's not even funny. If you're a landlord I'd think twice about putting RW in charge of your investment! They do not care about it, they care about collecting your money and doing the bare minimum. When we moved in the home was dirty and the walls had mismatched paint and holes in them. The yard wasn't mowed and the trash cans were full. Mind you this is a 3k property. I'm a property manager for our properties and I know how to do the job correctly, this company seems like a scam.
