These people have created a maze of emails, calls and photo submission requests and cannot call themselves "property managers" but pimples on the butt of progress. No one can live daily life and keep up with the negligence that RW expects people to live with. The owner went right along with them. My God! The property was not move in ready by any stretch of the imagination with no hot water, working electrical outlets, leaking sinks and a cockroach infestation that took 3 treatments to get under control. Meanwhile, they taunted me with the amount of problems and telling me I'm not allowed to talk to the owner. What? They disregard the Landlord Tenant Act and in my case the owner did too. Wow! This has got to be against someone's moral code or law somewhere.

Since they took over the rental property I live in. It's been nothing but headaches and heartache. They've lost multiple payments I've given them. Never maintain the property no matter how severe. Constantly send threatening letters. Every time I call or contact them every person I talk to has no idea what's going on.

I have tens of thousands of dollars in damage and this company cannot even call or email me back. My property was rented to drug addicts, pimps and hookers. No one at renters Warehouse even cares. They did not want to evict and still kept taking my money. Evidence of drug use, child abuse and domestic violence.

Very dishonest Company
December 7, 2021

Renters Warehouse is doing fraudulent activity. The reason I say this is I pay my rent on time each month and Renters Warehouse is taking my payment then sending me emails saying they haven't received my rent and adding almost $300 late fees each month. When I call to speak with the representative the secretary take my name and number saying they will return my call but Renters Warehouse never return my calls. I been calling for over 2 months so far leaving messages no call back yet. This is one company I would never recommend anyone one to for renting or to rent their property out for them, they will just scam you all, please don't trust them.

I had the home profesionally cleaned upon move out and I cleaned for every showing - yes - for sale while we lived there. They still charged me for doing it again - $500 cleaners, $300 carpet shampoo. I already did this. They will take any funds they can get a hold of and won't let go no matter what. Glad they finally have their greedy hands out of my wallett! NEVER AGAIN!

I rented for 7 months from renters warehouse. I made a few calls to them about doors and a microwave door. In the process of moving and giving my new address I get a bills in the mail from renters warehouse saying I replaced a door that I never replaced nor touched. In all they sent the bills. If it was me I would never rent from them again. I would rather stay homeless than rent from them, and to top it off I am a veteran of war and they do not care at all, all they want is your money.

The property owner is responsible for the determination of withholdings from a resident’s security deposit, not Renters Warehouse. If you do not agree with the security deposit withholdings, you may provided our office with a written, itemized dispute. Our disposition manager will send your dispute to the homeowner for their determination. The painting will most likely not be reduced due to needing to seal the walls due to cigarette smoke, which is a violation of the lease, so disputing this would be difficult and painting that was done without owner permission, also a violation of the lease. We have emailed you a copy of your lease to review prior to sending your dispute. Sections 12 and 45 have information regarding alterations to the premise and smoking.

Deserves a ZERO!

These people are running a scam! Could not get anyone on the phone - I should've given up then but I was eager & hopeful. Called for days, left voicemails - no return calls. Requests a showing, got a text with a code to self view, can't be a scam, right? View the house, we saw it in person it has to be real, we applied. Paid 2 (two) application fees - not a married fee available - got declined right away, then received a phone call to be told we were declined because our resident score is 20 points away from their required resident score. Nowhere at anytime where we told about a resident score, let alone it being the requirement. We would've done a bit more research & not applied. They got our money & we got nothing. Reporting their $#*! to the BBB.

The online application does state that you need to review Renters Warehouse's acceptance criteria guidelines to ensure you meet the necessary qualifications before proceeding with your application. The Application Criteria states, "A credit score below 565 may result in rejection or require additional deposit and/or guarantor." Before the application could be processed you signed, acknowledging that you reviewed the landlord's tenant selection criteria. It also stated that if you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded. Renters Warehouse complies with all federal and state rules and regulations. They placed a tenant for 3 years of contract and they didn't do yearly inspections as supposed to do. I requested several times to do inspection, what they told me was unbelievable. They told me they are in short stuff, therefore, they will do the inspection once the tenant move out, but in the contract they said yearly inspections. The tenant moved out and left the house in a big mess and did not pay for the last month's payments. Renters Warehouse failed to collect the money or pay for the damages. It costed me alot to fix the house please do not go with Renters Warehouse if you are a house owner or tenant.

I had carpets and house professionally cleaned. No holes in walls. Normal wear and tear. There was a small burn on laminate countertop from pot. They charged me 1500 for painting and 3500 for a new Granite countertop and backsplash. The counters were not granite. They were 50+ years old laminate. That is illegal to charge for normal wear and tear to paint, and to charge for a brand new expensive counter and backsplash for a small burn on old laminate. It is wrong and I will fight this. Please do not trust this company, they will burn you in the end. You will not get back your security deposit. No matter how nice you leave it. Look at image, it was in great clean cond less small burn, cost me over 3500! Theives

No one in this company knows what is going on! In our rental home the sprinklers have been broken for over 6 months, instead of replacing them new company's keep coming out to see if it will be cheaper. But homeowners association wants to charge fees and I am responsible?

Worst most disgusting move in ever. Filth everywhere. Grease on vents. Black on ceilings from vents. 30 yrs of crap & filth under fridge oven w/d dishwasher so d rusted through. Waited until last minute to say it was ready. Did nothing no clean from previous tenant. No rekeyed lock window locks broken on floor. Carpet stained & holes. Took over 5500 then did nothing! Reporting them to every agency & SM.

They have missed deadlines related to inspections, and license renewals. It is impossible to contact with anyone directly. Instead, you are connected to a switchboard which sends a message to the individual they believe needs to be contacted. Then- you receive an email where nothing can be properly discussed or explained. Terrible.

My mother has unfortunately rented from RW, we should've known that when she wasn't allowed to even visit or view the property prior to lease move in date. She pays almost $2000 in rent and every time she has issued a maintenance request they respond with a list of things she needs to do first before they will even consider sending someone out. She has been asked to check electrical wiring, climb in the attic (she is almost 70 with one working leg) and since she can't do these things to "troubleshoot" for them, she has to just go without it repaired. She currently has no heat in 30 degree temps but they feel as though she should climb in the attic and try to repair it herself first. It's always a foreigner we speak with and they have zero regards to anything we say. WORST MISTAKE SHE EVER MADE.

RUN, don't walk, away from any listing run by this company. They are quite literally the worst company I've ever worked with (even worse than Xfinity and we all know that's saying something). I recently rented a house managed by RW. I waited until I got my deposit money back to post this review because I would not be surprised if they withheld it based on this review (they're that crooked). Anyway, when they feed you the like that their purpose is to protect both you and the landlord, it's complete bull $#*!. We got charged several hundred dollars for "backyard damages" and the yard looked like $#*! when we moved it. There was a period pad stuck to the side of the house, that's how $#*!ty the yard was. Anyway, when I asked to review the video footage and photos from move in to compare the yard then to the yard when we moved out, they told me they cannot do that and that "it's the landlord's choice how much to charge". So what the $#*! is the point of RW? What was the point of the walk-through before move in? What was the point of all the video and camera footage? Absolutely nothing. All they want to do is butter you up to sign the lease and then $#*! you over. Don't be stupid like me. RUN, don't walk from any listing managed by this company.

Upon review, the property owner feels the amounts withheld are justified and no adjustments will be made. This is the property owner’s final decision and, unfortunately, there is no further action that Renters Warehouse can take on your behalf in regards to this dispute.

Terrible management
November 2, 2021

Started renting with another company, but lease was (sold?) to Renters Warehouse. Immediately, administrative fees started piling up (Im disabled, with a housing voucher). The sewer lines needed fixing, as sewer gas filled the house, everyday - for SEVEN months. When a lake of sewage and poop backed up into this basement, finally, they let it sit for an ENTIRE week before they fixed it... then slapped ME with the bill for fixing it! The problem existed before we moved in.
They do not address maintenance problems on weekends. When they DO decide to address problems, there is a giant lack of communication between admins, owner and maintenance teams. It's an ABSOLUTE NIGHTMARE! I did NOT choose to do business with them, but I am paying a heavy, heavy price for having been a tenant in contract with them.
Very unprofessional and EXTREMELY inconsistent.
RENTERS, BEWARE-HOUSE!

We had a sewage leak in our basement due to a worn out sewage pump. Not only did it take a week for someone to come out and look at it, but Renters Warehouse sent out their "maintenance guy" Craig who then called a plumber to come fix it. We were charged over 2000 dollars to replace the pump, which I thought sounded a bit high. When I spoke to the plumber while he was repairing the pump, he informed me that this job cost less than 1000 dollars. Therefore, we were charged an outrageous fee by Renters Warehouse on top of the cost of the job. Not only that, but they had to tear up the carpet and told us they would send out a carpet cleaner to clean the SEWAGE out of the carpet. It has been two months and the carpet is still torn up and no shampoo service has come. We are literally living in a sewage leak and were charged for it and RW has failed to do anything to clean it.

I should have known when we moved into the house with it being not cleaned and walls not painted with holes in them that we were making a huge mistake by doing business with RW. Don't make the same mistake we did. Choose another property management company.

Renters Warehouse does not do a very good job of communication. They do a great job of taking your money and not calling you back or returning emails. We rented a house through them and had a lot of issues with the house relating to repairs. Renters Warehouse failed to return calls and emails requesting repairs. But they made sure on the first of the month they collected rent. The biggest issue we have is the home owner notified Renters Warehouse they were selling and our lease needed to be terminated early. That would not be a problem had Renters notified us. They finally did only to tell us "oh well we forgot to tell you but you need to get out of the house". When we showed our contract to them and said they had to give us proper notice they didn't care. We dealt with Todd Barton, a real piece of work that guy is. We do not recommend Renters Warehouse. Save your money and go somewhere else that looks out for Botha parties not just themselves.

Highway Robbery

I waited for 2 weeks for the property to be listed on the website, then put the application in and after I paid the app fee, got turned down for the breed of dog I have, that should be noted on the application before you even apply. They keep your money saying non-refundable. Very unacceptable and highly pissed waste of time and money, when I could have known before hand that they don't accept pitbull breed dogs. Arvis Sullivan was ok but doesn't know to much about the application process, she could have told me beforehand they don't accept pits but I guess that's how they make their money, False pretense and misrepresentation!
