Our property was fantastic. No complaints about that. I will say it was rather irritating that we were given incorrect punch codes to get into the place. They were codes that were over a month old.
Booking and communication was easy. The house was just as described. Clean, comfortable, great location.
My crew was working at the nearby Dollar Tree warehouse. So having the comforts of home always make it easier, and we thank you letting us use it. No complaints, it was an enjoyable stay.
Second time I have answered. Fix dryer vent put cover on outside outlet down by the stairs. Need instructions on how to work TV.

All good except that both of the Queen bed frames squeaked very loudly when you moved in the bed...other than that, the place is great!
We have stayed at this rental several times and it never fails to please us. Spotlessly clean, and in a great spot right in the middle of all the downtown activity in Grand Haven.
We used VRBO/Revolve for our recent stay in Tempe AZ and it was a perfect experience. Everything was easy to use, fairly priced and convenient. We will definitely be using VRBO/Revolve again in the future for any trips we make.
Condo was just as described. Plenty of room. Kitchen was well stocked. Mattress was comfortable. It's walking distance to many restaurants and music venues. Beach access is only a couple of blocks.
Communication was very timely and helpful leading up to and throughout the rental experience. There were no surprises, which was comforting. Would definitely recommend.

I've had a disappointing experience with the property management service for my Lake Tahoe rental over the past year. Despite hiring them to manage guest interactions, they frequently redirected guest inquiries to me, leaving me to manage the property. The local service company they recommended was often unavailable to assist guests, leading to further complications.
Shockingly, I discovered that our listing had been removed from Airbnb, which went unnoticed for months until a friend pointed it out. My attempts to resolve this with the management service were met with a month-long silence, only breaking after persistent calls and documented emails from my side. Even then, they failed to reinstate the listing on Airbnb, offering the weak consolation that it was still on VRBO and their own website.
This series of mismanagements has resulted in significant revenue loss, compelling me to seek a more reliable management company. Overall, my experience has been extremely unsatisfactory and far below my expected professional standard.

This company took my money for what I thought was a nice condo/hotel rental, which turned to be a nightmare the room had dead roaches just laying around as though they were the ones on vacation. I was told I'd get the money back wich they lied. They only tried to give me $130.00 which was the cleaning fee smh. The room was $509.00 where is the rest of my refund. I stayed by no choice in the dump for not even a whole 24hrs. Because I had drove 16hrs with no other place to stay. The representative who's suppose to help me resolve this matter has been very hostile in his tons when speaking with me. I was told I may not get the rest of my money but he'll try lol this company is a ripp off and I'll post more pics of my dump of a room /cond. For those considering choosing Evolve to manage your property as a short-term vacation rental, you should know what will happen: 1)Lots of bad guests will book your place. Your property will be disrespected & abused, again & again. Things will be broken, scratched, stained, etc. Rules will be broken. Why?, because Evolve does not hold guests accountable. Evolve has "insurance", and you get to experience that hassle. 2) Evolve does not care about reviews. Even BAD reviews. They just ignore them. I had more bad guests in 1 year with Evolve, than I had in 3 years total with 2 other properties using Airbnb, where you can see guest reviews and decide whether to accept or not. With Evolve you know nothing at all about who is inside your property. This industry runs off of reviews, how dumb to ignore them. 3) Lousy software. Very frustrating. 4) No contacts at Evolve for you, the owner, because you simply don't matter. Very slow response also. 5)Huge Penalty Fee if you have to cancel any booking, even in the distant future. In Summary, when I host again, I will use VRBO, or Airbnb, or another, but I definitely WON'T be using Evolve. I've learned my lesson. You have been fore-warned. Having "No guest" is Better than having a "Bad guest".

I have always found as an owner they are responsive to answering my questions in a prompt manner. I have maintained good attendance in my home. It does take time to build up a steady attendance.

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
