I booked through VRBO which had fees as a third party service, and Evolve's fees were for being the fourth party in the transaction. The house we rented was fine, but ended up being very expensive for a short visit.
The home is exactly as described, with a beautiful and functional kitchen and living space and four bedrooms. The main bath is large and very clean. There is a second bath in the back bedroom with a bowl sink and barn door that worked ok but aren't practical. The outdoor area and screen porch were awesome bonuses! This house truly is only 5 minutes from the beach and around the corner from restaurants and grocery. Perfect!
This was a great experience. The house was great and the host was very responsive. Communication was very good. They let me know everything I needed ahead of time and were quick to answer any questions
I was told that I would receive 50% of the payment for a guest who had booked <2 weeks in advance and canceled 2 days in advance. The funds were not delivered. I called and spoke to two people from Evolve about the missing payment and both said I was entitled to it. When I called a third time, I was told that, since the bank got the deposit back for the guest, I would receive nothing. This is the first negative experience with Evolve in the year I've worked with it.
A group of 12 enjoyed a relaxing weekend away. This house had everything we needed and was located by the beach boardwalk for easy access. Clean and well kept. We would book again for future trips.
My listing pics from Evolve included my neighbors' dock which was misleading and they would not change it. I received complaints from customers on this and Evolve wanted me to refund my part of the earnings. Customers would find complaints to try to get a refund on the cleaning fees to compensate for the multiple high fees Evolve would charge them and Evolve would side with the customer on the fabricated complaints. Evolve would charge a low nightly price on my property along with their multiple high fees from the customer.
This company are scammers and they won't pay for the property damage. Refused to pay for damages and just keep playing games to not reimburse me for the damage that was done by the tents. And they are very cheap I canceled my account with them because I can't trust them anymore with my property

We listed our home with Evolve for 5 years. The customer service was typically subpar and occasionally horrendous. We stayed with them to keep our AirBnB reviews and for their damage reimbursement policy. In 2023 they made changes to the reimbursement policy that basically made it worthless to us. At the same time, they laid off so many workers that customer service was nonexistent.

I booked 7 days in Tampa at one of their rentals. I paid and it went through. Two days later Envolve canceled our stay with no reason. Envolve also kept processing fees that should not be kept since they canceled, they shouldn't take any of my money... I think I'm going to take them to court to get back my fees. I'm really disappointed in this company..
Business has been extraordinarily slow. My life has been very fast & full of many tasks & responsibilities. I finally took the opportunity to look at various websites to see the information listed. One of the ladies that worked for me, went online to review postings Info & discovered errors.

The next day I got an email from Fabu with very confusing & disturbing information. It blew my mind.!
Therefore, I & spoke with Allison one day &, on another day spoke with one other whose name not remember. They both took care of me.
I've been assured that everything will be taken care of & they'd follow up with various sites to have the information corrected

Rented to minors who had parties, allowed pets and smoking against our wishes.
Underbooked our season this year only 1/2 the nights of the past 3 years.
Underperformance on rates of more than $100/per night on our whole season this year as well!

Admittedly, I hesitated to utilize Evolve for my vacation rental property. Before deciding, I checked and double-checked, comparing services, reviews, etc., with various Vacay rental companies. I had numerous conversations with the rep, Jackie Z., who demonstrated patience, knowledge and a customer-friendly demeanor each and every time we spoke. Fast forward, I am Totally Pleased with my decision to utilize Evolve for my Vacay rental needs. Admittedly I'm a stickler when it comes to customer service. However, from A-Z, ALL of Evolve's services has been nothing less than outstanding. I had a few situations with guests, and each and every time, the customer service proved to be proficient, knowledgeable, and understanding, providing a super timely response and solution to the issues...first class service. I am very happy with my decision to partner with Evolve for my Vacay rental needs. My experience with Evolve services has earned a high rating...no regrets!

We had great trip. The house was perfect, with plenty of seating, gorgeous view from sunroom windows, great kitchen and very comfortable mattresses. Extremely accommodating host. We hope to go again!
Evolve has been great from the start. The onboarding process was easy and pain free. Once all of that was completed the day to day processes are excellent. They have marketed my property, addressed any issues and that are timely with their responses. I am delighted with Evolve. I have recommended them to my friends.
I rented a cabin listed by evolve in broken bow ok.where I go several times a year.Worst experience I have had in my 4 years of going to broken bow.The A.C was out in the cabin I rented I contacted Evolve and was told by there staff my cabin didn't come with central heat and air.There was no propane to use the grill.After finally getting in touch with the cabin owner who confirm Her cabin did come with central heat and Air it was to late to have a tech come out.I wasn't offered a apology I was never brought any propane.and 2 weeks later no refund.590.00 stay was offered 137. That I have yet to receive Sad Don't rent cabins or anything from this company.

As a homeowner of vacation rentals I have been incredibly disappointed and angered by Evolve. They have been insulting and are legitimately excited to give away my income to fraudulent vacationers. I would never ever recommend Evolve to anyone who wants to have a successful short-term rental business.

I've been using Evolve services to rent my vacation home for 2 years. I hesitated at first because their services sounded too good to be true. They allowed me to try their services for 3 months and if I wasn't satisfied I could cancel. I'm so glad I gave them a try.
They took great pictures of the property, they advertised on different websites and they kept me booked. They have 24/7 guest support.
They are very prompt and professional with their responses. I'm not very good with the computer but when I have a problem they are so eager, patient and kind to walk me through areas I'm struggling with.
I love that they send out reminders of guests arrivals, and ways to strengthen their core values, and prompt payments. When I have a guest/owner related problem, they see to it that there's a fair resolution.
I love working with Evolve. They are a supportive team and I get personal time to do the things I love to do.
Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
