Working with Evolve Vacation Rental was a very pleasant experience and made our vacation to the Pines totally worth it. The home was exactly how it was advertised and we found the property clean and very comfortable. Evolve left great directions on how to access things and their follow up was courteous and with no delay. Thank you again!
Had a guest spend an extra night without paying, brought it to Evolve's attention along with time stamped video of when they came and when they left along with conversation about them thinking about staying another day. Was told they have conversation with this guest wanting to spend another night and Evolve explaining how they need to go to the portal to book another night, (which they did not do)Sent this to the case worker and was assured there was plenty of info to collect. Then I was told by another Evolve employee that the guest did not respond so there is no recourse for me. So what am I paying Evolve 10% for?
First, your policy regarding my golf cart and the refusal to list yhe deposit I require for using it is weak and petty.
Second, I was told specifically by * on the phone before I signed that the 10% fee would only be taken from the nightly rate and not include taxes or the cleaning fee.
Shame on you. I will be out as soon as my obligation has ended.

I was a little skeptical at first by dealing with a company. I had no prior experience with, but I must say that it turned out really great. I live in Florida. My house is in New York, and everything is taken care of if I need it. I had a plumbing problem, and it was taken care of and a very reasonable price, so I felt that Evolve is a fair and professional company to get involved with if you have a vacation rental and you don't live close it
I have been with Evolve since it's inception and over the years as it's grown it has become more obvious that the owner's have less say on how they want their condo handled. Up until the last few years I have been an advocate of Evolve and let other owners know of Evolve. But the growing lack of sensitivity to our needs has me very concerned.
I had to monitor my own pricing, because they did not pay attention to it at all. They took several weeks to address reviews. They made huge glaring errors in the actual listing but took weeks to correct it. And the corrections were also wrong. They lied to me about what would happen if I left evolve and tried to keep my pictures and copy. They cost my 1000s in missed bookings because of incorrect information on the listing and huge huge delays In assistance.
Overly friendly. I almost feel like it's fake. But no everytime I call for anything, they are super friendly and especially helpful.

Our kids and grandkids all joined us for a wonderful weekend in the snow and beauty of the Lake Tahoe area! We all had so much fun playing games and enjoying meals at the huge dining table, and relaxing in front of the fireplace watching football playoffs and some hilarious Jo Koy. Even with all of the snow, we were able to build a fire in the solo stove and roast some marshmallows. We all had such a great time and agreed we will be back here again for more awesome memories!
I've had a great start out the gate. Would like to see a little more creativity to get bookings during the slow down season. Knowing the area and promoting availability for the different events should offer more bookings.
I have been an owner Dealing with evolve vacation rental. First of all I have never experienced such poor customer service and poor communication. During the pandemic I lost some reservations due to cancelations. Evolve never gave me any warning and simply debited my account without any notice. In addition I've had Evolve book people with fraudulent credit cards and debit my account without any notice. From the beginning they lied to me about how much my property would rent for. Originally they said I could get $500 a night for a 7 bedroom 5000 ft² house. In the end I got $250 a night Their damage insurance coverage is a joke. I have claims that have never been paid on. They give stupid excuses or flat out lie to me. This is a terrible company I would never recommend to anyone. Avoid this company at all costs.
We had a great time gathering with family for Thanksgiving in this beautiful home. The view of the misty lake in the mornings set the tone for a peaceful and relaxing time! I highly recommend this location and will definitely stay here again next time we are in town.
Do NOT hire this company to manage your vacation rental. Their customer service is AWFUL! They over priced and then under price your listing. They allow cancellations and don't charge the renter anything when canceling the day before. They canceled all of my bookings and then charged me! Absolutely terrible!
I rented a cabin on vrbo that is managed by evolve. I fractured my wrist at our rental because it wasn't shoveled. I have yet to receive any communication from their insurance claims department to discuss my injury. I have had to chase them down and my claim has just been pushed aside. I have been told multiple times that someone will contact me and no one has. Stay away from either company!
Booked a stay with them for a condo on Airbnb... listed as a nonsmoking property but recent reviews complained of terrible cigarette smoke in unit. Cancelled reservation and will not refund deposit. False advertising and hazardous to their guests. Will not respond to calls or messages.
First time using any sort of air bnb. The experience was awesome and the cabin rented was perfect for what we were looking for. The owner's even drove up before we got there to set up a Christmas tree. The cabin was beautifully decorated for the time of year...
I wrote and I want answers why this women would give me a bad rating and say my lock didn't work. You all give the code. I have not heard back from anyone. I have no bookings in October. I am totally upset.

Evolve helped a lot from the preparation of my property the right way to attract guests to the advertising, to managing the the properties. It is a worry free for the owners. Obviously we need to follow their guidance and do our part, but it simplifies a lot our work.
The unit was very clean on the inside. The outside of the unit needed some work such as trash in the yard and around the unit. I would stay again due the unit was very clean inside. The agent was helpful
Rented a place in Peoria, AZ last year. Description said Golf Haven. This is why I rented there. To golf (which was not disclosed), the membership fee was around $8,000.00. Was not going to pay that for a couple month snow bird visit.
DO NOT USE Evolve!They use your property to make them rich. I signed up for a service with them on 08/2023. They set up a rate without my approval, when I saw $175 per night, they did not include county tax. Only the clean fee, and after paying to evolve not even enough to pay the utility bill. I was really shocked, this is a $1.5m townhome, 2 blocks to the beach, the long term lease $6000 a month. They have my credit card and checking account on file, one day a guest was complaining, and they took my money from my bank account and refunded it to the guest without my permission!I called my bank and made disputed, after that, evolve was holding my funds from other booking, they do not want payout to my account, many times calls and emails finally they deducted amount $631 from my payout. That was 3 nights, my neighborhood rate, average $350 per night. They will steal your money.This is Sissy from San Diego.

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
