“Not a great program”

Linda W.

I never saw any of the promised end of section review questions. Every time it took me directly to next section. And when I "saved" thorn it took me back to beginning of each section. I sent in questions but nobody ever responded.

“Agent did not listen to us. Ever!”

William L.
8/5/22

Our agent, Trevor, was very polite, but never grasped our needs or requests. He kept asking us the same 3 questions over and over again. Finally, he told us to go through someone else because he couldn't help us. Then, he got upset with us claiming he never knew about our contingency of needing to sell our home first before we could buy our next one. Something we had been repeatedly telling him for months! So, we're going with someone else who will, at least, retain in their head what we tell them.

My experience with a variety of Century 21 brokers and agents in 22 years of real estate appraisal has resulted in positive encounters constantly. Consider that an agent has to be licensed in their area, comply with Century 21's ethics, as well as the National Association of Realtors and their local group's organization and ethics. The agent is held to an extremely high standard and must measure up or leave the organization.

I had the extreme displeasure of dealing with this company on my son's behalf in early 2020. It was a sellers market and the house pended quickly. My son had to re-locate for new job and left the state leaving his house in the hands of his agent, only with assurances by such that he would take steps to ensure required contract repairs were completed in time for scheduled closing- at my sons cost of course. Agent failed to take any action. With my son's permission, I contacted agent. He stated businesses in E. C. were busy and had an ETA for repair over a month out. What this agent failed to realize is that over a month out was way past the scheduled closing date and the agent was not concerned. I made 2 calls from my home to E. C., 8 hours away. End result: 2 appts. Set within three days time BY E. C. businesses. This agent's word was no good on all accounts. I drove to E. C. Was there 3 days. Never saw this agent (he dropped off keys to husband at hotel-couldn't make our meeting the next morning for he had to attend the closing of his new house) or agent re-assigned to my son at my request. My identity was never confirmed nor a POA asked for, yet I was making decisions for their client. New agent was no better than the first. Too busy to meet me at anytime and couldn't speak in a voice that wasn't dripping in condescension. Before leaving E. C., after all contract stipulations were met, I had the keys. Agent was too busy to take possession and secure the house properly. I had no option but to leave lock box unattached to door inside screen door- leaving the house unsecured. Agent called shortly after I left, stating she was unable to unlock the house (but finally UN-busy enough to get to the house after all this time), for the keys didn't unlock the front door and back screen door was locked. This could have very easily been prevented had either of the agents been performing their duties as my son's agent. Agent then called my son and TOLD him he had to pay for a locksmith because his "mother" had locked her out. Again, at no time did either agent confirm who I was, ask for evidence of my power to make decisions on his behalf or make any attempt to meet with me. It was she, whom failed in her duties as my son's agent to take possession of the keys and secure the house. My son refused to pay for that locksmith. Soon after, Agent called my son again and threatened him that his "mother" had placed his contract in jeopardy, eluding that the house would not close as scheduled. This was uncalled for in such an overly stressful situation and I marvel at the audacity of this agent in making such a remark. What her intent was is still not clear as contract stipulations had been met and house was on target for closing date, due to no effort on these agents part. Both these agents made claims to be real estate agents; however, their actions or lack of belie that very claim. I attempted to contact the owner of this company while in E. C but to no avail. I spoke with his executive who said she would have him call me back-my call was never returned. I made several more attempts once home, all to no avail. I contacted Century 21 Corporate HQ's who passed the buck back to this company. I recently spoke to the broker of this company (via email) whom, besides being obviously amused at my dissatisfaction, stated that both agents were, "overwhelmed by my sense of urgency". I believe both agents were underwhelmed by the fact that when I left Eau Claire there were but a few days left in which the contract stipulations had to be met. I am assuming that little unimportant fact escaped both this broker and his agents. This company failed to provide real estate services in the best interest of their client. Grounds for official complaint? Yes. But alas, my hands are tied as my son wants nothing ever to do with this company or any other Century 21 company - again. If you are looking for sub-standard real estate services, then this is the company for you. Your search is over.

Buying our house has been a nightmare through Century 21, Lake Charles. I'm in the process of filing an ethics complaint, Attorney General complaint and various other complaints against the realtor, Charlotte Curran and broker, Mike Bono. I made the mistake of using the seller's realtor, Charlotte Curran as a dual realtor. First it was, the seller needs 60 days to move, which was fine. It was to be from the time we signed the contract to buy. After that, Charlotte spoke with her seller further and now he wants 60 days AFTER closing. Charlotte sent me an amendment to allow this. I was very hesitant. After Charlotte sent this amendment, she called me on the phone in an effort convince me to sign. I told her we couldn't afford to pay rent and a mortgage while the seller lived an additional 60 days in our house. Charlotte assured me there wouldn't be a problem since we will own the house and we can charge seller/former owner rent. I texted Charlotte what we are paying for rent and we expected seller to pay that amount for the 60 days he would be living in our house after closing. The rent we wanted simply amounted to reimbursent and was extremely reasonable. Rather than respond in writing, Charlotte calls to inform me that she will talk to the seller when it was closer to closing. Well, when we were close to closing, the seller turned out to be very unreasonable. He refused to pay rent because he said,it's not in the contract! I trusted the Charlotte Curran to protect us as our realtor. She should have known to put rent in the contract, if it needed to be included. How would I know...I'm not the realtor... Why didn't you put it in the contract, Charlotte? Shame on you. I told Charlotte my intent to contact an attorney and have seller evicted after closing, since he wouldn't agree to a rent back contract.

Charlotte gave me the name and number of an attorney, Skipper Drost to contact. She highly recommended him. I learn later this is an attorney, who has a questionable reputation and was even disbarred for 2 years previously. An attorney who happens to represent that particular Century 21 franchise. I called Mr. Drost and told him my story. He said he needed a copy of the contract and would call me back with my options. I had Charlotte email him the contract. The next thing I know, he won't call me back and our closing date is coming up. There's a contract deadline for closing. My lender kept telling the realtor that we needed to close. So right after I talk to this attorney (who won't return my calls) and actually represents the broker and his Century 21 agency...Charlotte now begins to claim she can't get in touch with the seller for an extension, or to close on the house. The contract closing date expires on a Friday. Monday after the contract expires, the seller is available again. Coincidence, I think not. This was a strategic ploy to let the contract expire. Partially to protect the seller from eviction and mostly because the realtor didn't do her due diligence by adding rent to the amendment. It has legal implications for Charlotte.

After Charlotte and the seller let the contract expire, she and her assistant, Lorie Kascak began to coerce me to sign another amendment, stating the seller lives rent free for 60 days after closing and we don't get the keys to our own house. I was informed if, I refuse to sign, the seller will refuse to sign a closing date extension. (The extension that was needed because of the seller and realtor.) We had been ready to close for 3 weeks prior. If I didn't sign their amendment, we don't get the house. It's basically blackmail.

All this occurred while my husband was in the hospital and had just received a liver transplant. We couldn't start from scratch again to find another house and lose money, especially when it is the perfect home for us. I tried contacting the Broker, Mike Bono prior to closing and after closing via electronic communication. Mike Bono has never called me. He did briefly respond via email letting me know he stands by his realtor and refuses to reimburse us the 2 months rent which his realtor cost us, while we make mortgage payments on a house we can't live in. Meanwhile the seller has been paid in full for his former house by my mortgage company Mike Bono has absolutely no empathy that we have been put in a financial bind because of his realtor. My husband and I are both disabled, we are on a fixed income, and have medical bills related to my husband's transplant. We had saved just enough money for our down payment and closing costs.

My recommendation to anyone after this experience is to never do business with a dual realtor agent as a buyer. Definitely not with Century 21 Lake Charles. A dual realtor is supposed to be unbiased and not to divulge confidential information from either party to the other. Charlotte Curran was never unbiased and she divulged my confidence to the seller. That was apparent by the last minute change in the amendment. The agents and the broker have conducted themselves in an unethical manner. Giving a seller 60 days free rent while the new owner has no access to their own property is outrageous and unheard of. We have a house, but we are confined to a tiny 200 square foot rental, while my husband is recovering from major transplant surgery. Meanwhile, the former owner is living rent free in our house while we pay both rent and a mortgage. All due to Charlotte Curran and Mike Bono. I'm glad this is my last house purchase because I will never trust another realtor or broker again. BTW, I spoke with another attorney and he informed me that dual agents never represent the buyer. They are required to, but it's always about the seller... which violates the Louisiana realtor ethics commission standards for a dual realtor.

I want to let everyone know how this company treats privacy sensitive information on the internet and they will be getting a lawsuit for that as well because medical info from someone is not allowed to be shared idiots!

Enough is enough now. I will play hardball and won't back anymore from now on the game is on!

Dear all, I see a lot of people who are scammed with contracts. We have a very strong case and we are preparing a lawsuit and we are gonna seize / freeze all assets from these scammers.

If you want to join us in our lawsuit please contact me so we make sure this franchise with the biggest criminal and arrogant $#*! Jose Manual Miragaia as manager will close down and we will get our stolen money back.

The process can take a while in Portugal, but when we do the seizure via the European law it will be much faster and parallel we will let the Portugese justice system do their work and in the mean while they will have to close down because of the seizure by the European law agains thieves and scammers.

By the way the crook Jose Manual Miragaia responded that they did a lot for us but the our broker Vitor Lopes (do never hire him, he very incompetent) got in to a argument with the seller and my wife had to do all the communication and update our broker because he was to pride to say sorry.

We paid him €1000,- up front because we thought we had to do that, but what we didn't knew well enough is that the seller and the buyer are paying the broker when the transaction is handled.

When I got sick and was in the most difficult time of my life when we had to cancel the house there was complete radio silence. They where ordered not to communicate with us any more by the crook Jose Manual Miragaia.

Marina Prates was accountable for the mortgages. We have a clausule in the contract that it could be terminated if we did not get a loan. Because I got the message that I was sick she did not respond anymore and we needed a denied contract to cancel the buy of the house.

Fortunately the seller had his heart on the right place and gave us back a big part of our money, but Century21 Barreiro stole €20.000,- from us.

For now I will keep it by my social media campaign and I request everyone with these bad experiences to email me and we will demolish them.

I know a few gypsy's willing to friendly teach him some decency or I will pay them an unexpected visit myself with some of my compagnons.
