Renter beware
Save all your receipts and document any agreements! The landlord will lie and claim you owe past due debt at the end even if he never mention it before. At times he gives sticky notes or small pieces of paper as a receipt, so keep every thing. He is unorganized and very forgetful.
Maintenance
The landlord is the maintenance and attempts to fix issues cheaply. He uses quick fix solutions from home depot/lowes.
Broken water heater wasn't fixed until two weeks later. He forgot he gave us a discount on rent because of it and is now claiming we missed a payment. The balcony holds large pools of water.
Pest
Put it all in writing and send it to him. Record how long it takes for action to be taken.
Look along the floor perimeter for opening to have the sealed. This is how the pest travel through the apartment. Pest control comes once a month and sprays only the kitchen. Pests I've encountered below.

Bath tub was painted white so each time you use it you'll gave small sheets of plastic paint on you
The fridge leaks water, a towel must be kept under it.
The toilet leaks water, a bowl must be kept under it.
The bathroom sink leaks water, a bowl must be kept under it.
Stove underside is filthy with built up food and grime on the surface.
The air conditioner stopped working. Most likely because there is no filter in it. There's also openings where light shines through the wall near the air conditioner.

I am a building owner and signed up for the 3 months gold plan to advertise an apartment that I had for rent.
Two weeks before the ad agreement was to end I contacted the representative that had handled the ad and informed him by email that I had indeed rented the apartment and would no longer want to renew the ad. He responded to my email and said ok that he" submitted the cancellation and everything was set for the ad not to renew".
The following month I received a statement from Apartments.com billing for the months ad.
I contacted the representative and told him about the bill and he stated that he would look into it and that it must be an error on their part.
This month I received another bill now for 2 months of ads.
I contacted the representative and he said the ad had gone another month, that it will cancell at the end of these next 3 months and that I was supposed to cancell 60 days prior to the new billing cycle.
He never mentioned the 60 days to me... ever.!
I would have cancelled 60 days prior.
In all of our conversations this was never discussed.
I asked to speak with his boss, of course his boss was in a meeting. I left a message for his boss to discuss this with me and I am still waiting.
This scam will end up costing me 1600. 00 roughly.
Not good business practices and I feel that I have been more than scammed.

You have no idea what this community and its staff and my neighbors mean to me. I love coming home every day to a beautiful resort-like community, and my lovely apartment. Watching the sunset each evening is a true blessing and something I'll never take for granted again. But the office staff is what makes the difference for me. They treat you like humans. They call you by name. They're kind, considerate, empathetic, and just wonderful human beings. I believe they are the reason that this community will continue to be successful in the years to come and be a vital part of the Hamlin community. You can't teach these skills or qualities. These are God-given talents. The maintenance staff is top-notch. If you have an emergency in the middle of the night, they will call you as quickly as possible and first try to help you over the phone to see if it's something that you can get under control by yourself. If you don't feel comfortable doing that, they will either come out straight away or ask you if they may come in the morning. Either way, they are going to get it fixed for you in the quickest way possible. I think the best way to describe this community and its beautiful amenities is like getting to go on vacation every single day. Surrounded by beautiful Lake Hartley, and so close to the Town Center of Hamlin, I think this is the perfect spot for anyone who wants to be close to it all, yet still have that feeling of privacy and quaintness. To me, this is one of the finest places to live not only in Winter Garden but in all of Central Florida. Stop by and have a look for yourself. I don't think you will regret it one bit.

Hillco Properites rents apartments in Highland Park, Deerfield, Wilmette, Barrington ILLINOIS should be AVOIDED like the plague. Any good reviews you read are posted by staff, one manager told me secretly. The owner is unethical. Does not respect female renters. Plays favorites with tenants. Everything is rosy until you sign lease. Managers only care about rent quotas, never address issues because they have no power. Every issue goes through owner, who is unresponsive and couldn't care less. Repair work takes forever and shoddy. Updated looking apartments cover up poor building structure in all the buildings they own. Walls so thin you can hear your neighbors breathe. In the summer, ants & mice. In the winter, mice.
During big snow events, good luck getting car out of the parking lots before 3pm. Single pane windows freeze shut with interior ice. You have zero control of heat in winter and single pane windows assure you of a cold apartment. We had to use space heaters.
Their hook is slightly lower rent in the area, but you get what you pay for, or less.
I don't want anyone to make the mistake we made by renting from Hillco. Keep looking.
Trust me, wherever you rent will be better than what they offer. Hillco is UNETHICAL

WORST place to live ever. I agree with Mia C.
Management is awful, rude, do not care about residents.

- Constant construction that violates residents rights, no notification of when it would start or when it will stop.

- No relocation option for residents during constructions.

- Hallways reek of hot sour garbage, weed and cheap air freshener. The main cause of this is the lack of trash chutes which means residents have to drag trash bags down the hall ways on each floor down multiple corridors to get to the one single trash chute per floor. You can actually see drizzle tracks in the hallways from leaky bags dripping garbage juice down the halls as people make the long voyage.

- Another fun fact, for some reason they lock you out of the payment portal if you haven't paid rent by the 3rd of the moth. God help you if you move in on the 5th and set up auto pay. You will find yourself in an endless loop of thinking auto pay has been set up but actually it just locks up on the 3rd of each month and charges you basically 10% late fee. Feels a lot like a scam if you ask me. Doesn't make sense to lock people out of being about to pay online if what you really want is for them to pay. What they really want is for you to get a late fee every month.

- There's also zero pool etiquette or oversight of rules resulting in lots of unsupervised kids running around, and babies in diapers in the pool. This happened so frequently that one of my neighbours actually invested in her own chemical pool safety test kit. In a word "naaasty"

- In spite of many complaints to management even to the corporate c-suite I never got any resolve on any of the complaints and ultimately decided to just pay the penalties to break my lease and get the hell out of this dump.
The only nice thing I can say about this place is that the concierge folks are very sweet.

The management sucks and the place is grossly stinky and too noisy. Would not recommend to even a hated enemy.

I'm surprised this company bothers to waste money on advertising-- that is, until I remember advertising is a tax deduction for businesses.

While many of the listings are legitimate, the best advice I can impart is that- BEFORE YOU SEND YOUR DETAILS USING THEIR CONTACT FEATURE- you note who the renting agency is and not only search their reviews but also go to their direct website to verify what listings are real and what amenities are included. Zillow is pretty great for sharing how many days a listing has been up as well as rent history (when it was changed and how much it changed).

If you DO use their message relay system, and IF you do get a reply, you'll be met with a message that seems like all they got was your contact info and no direct questions nor requests for viewing will even be acknowledged. It's probably just collecting your name, email, and phone number to build their stock value. Help them, if you like!

Apartments.com has a flag button to report problem listings but they never do anything about the issue, regardless of links included.

Don't reward failure. Apartments.com cannot be trusted.Use it like the ho it is (exactly as the listing agents do). Find out the addresses and cross reference the listing companies for legitimacy and behavior. There's nothing like finding out the company habitually posts unavailable properties to grab your application fee for something that doesn't exist.

And if you DO pay out application and background check fees to rental agencies, make sure you get a receipt with their company letterhead on it. Because THAT is tax deductible for individuals!
We can't let them get away without paying their taxes, too, can we?

Worst apartment ever
August 17, 2023

So this is not my real name but every time I do a review in my real name it gets deleted. I'm on the 2nd floor. I have lived here for several years and there is no Pros to this complex where shall I start.
1. The pool is nasty so much algae and when you talk to office you get yelled at. The pool was one of the reasons I moved in this place.
2. You send emails out about how the girls are not to wear thongs at the pool. That is very disrespectful and not many women there are even worth looking at. But it continues every day. But y'all don't even bother to come check the pool because y'all are LAZY.
3. We had our resident pool party in July and we had to purchase our own food. Berkshire is a horrible company previous owners always provided the food had games set up gift card giveaways and tv or an Alexa to give away. The manager Kara just walked around she never spoke to any residents. Way to go Kara that truly shows you don't care about the residents. Lisa had always been the best one but has now started to not care either then get out of that field and Cameron no comment.
4. James our maintenance guy left the company. He was the only one who cared about the residents and when he was over the pool it was beautiful. But you all treated him like crap always talked about him so he left and now the residents suffer.
5. The trash at the pool on the weekends are always full trash every where. People move stuff around like it is theirs. The tables are always nasty they are never cleaned appropriately.
6. So every time the apartment empties above me I throw myself a party. When complained about how they are stomping when they walk around or children are jumping off the beds. It is absolutely horrible if there is someone at home all day because they work from home like me but can't concentrate because of noise. Then when complained about you have the nerve to tell me it is children friendly please as many times as I have complained you would think you would work with me.
7. My lease is up in a few months and I am gone.
8. The dog poop is horrible and now they are letting the trash pails over flow so walking the complex is horrible because of the smell.
9. The gates are always broken and the color you chose for the apartments is beautiful but then you paint the garages black and it looks horrible. I do like the lighting.
10. Each year I renew my lease you don't clean the carpets you don't touch up the paint you just tell us to bring bowls in and I can paint. SERIOUSLY

So I have written 10 complaints that doesn't look good on your part but I can guarantee nothing will be done.

I am saving a copy of this letter so when you delete this review I will repost over and over.

Let's get Kara out of these apartments fire her.
