Refinance
March 19, 2022

I'm not sure how anyone would rate Amerisave the number 1 mortgage company to buy or refinance a home. They are the worse company I've ever dealt with by far. We tried to refinance with them and of course when we started they promised a low interest rate and an amount the we can pull from our equity. After months of sending them paperwork they keep asking for they started to lower the amount of cash out. They then scheduled an appraisal after we've been asking several times when it's going to happen. Once the appraisal was done we heard nothing so again we called, granted they don't answer the phone or return phone calls promptly. I had to call customer service to get to our loan officer. When we finally got him on the phone all he said was our loan is with another loan officer and he gave us his name and phone number. Of course he did not answer or returned our phone calls so again I had to call customer service and still didn't speak with him. Called the old loan officer back again only for him to say they can no longer do the refinance without giving us a reason (loan officer is called Nishan). He had no empathy just we can't do the loan. I told him how disappointed we were and all he said was sorry. Told him we want our appraisal money back he said ok let me talk to my manager and I'll call you back. After 2 weeks no call, email nothing. I had to call customer service again. The customer service rep was very empathetic and she actually had our money refunded. I WILL NEVER use Amerisave again they are horrible. I gave them 1 star because I had to
Provide some type of rating I wanted to do no star.

You can't leave a review on their website even after being a customer for a couple of years. Isn't that weird? I've had mortgages through Chase and several other places. Never have I ever had a notice that informed me of an escrow shortage, receive my payment to cover the shortage, but still raise my payment for 40 more than my costs increased for the year.? So, I sent 1400 to them for a 1067 shortage, just to be certain I didn't pay interest on the escrow money. My payment would go up 300 per month for a year to cover the 66 per month increase.? So I sent more than enough to cover the shortage, my payment should stay the same. They are still taking 187 per month for the escrow, so the 1400 I added to that is 116. Per month on top of that. Now I am still paying an increase of 110 per month? So 187 was enough last year. 116 per month extra paid up front and 110 per month is for? Because they can? I have a low fixed interest rate. The payment should go up so drastically unless there are hidden fees. I was sent a letter obviously meant to confuse me. Telling when they had to pay what and why. It was absolute CRAP! The fact is the amount of 66 per month has cost me 240 per month. The explanation is, "You just don't understand how we apply the funds". Obviously I don't. It is total BS and I'm filing complaints with the Consumer Finance Protection Agency and several others who they hand cases like this to when the answer is such obvious BS. I will find another lender as soon as I can, but I would not EVER recommend you climb in bed with this bunch of snakes. I realize that suddenly the banks charge more than the mob did in interest in the 80's and they feel fine about themselves. But Chase has never in 24 years done this. They sent me a notice of the increase in my taxes and ins. This year on my other home and I sent them 600. My payment WENT DOWN! Explain that one Amerisave! They act like they are the cream and you are so lucky to have them around. No, don't buy it. They are money grubbing $#*!s that act like you're stupid if you don't just say, "Oh, OK". That's what they are counting on! There is no such mystery in the math. Plenty of these types of businesses rely on you not trying to understand your payments. They will send you confusing information about when they "dispersed" this or that and they will add in other things about how this year you owe more and we will send it on this date. Whatever! It is nothing but a myth! It's the same as those retirement programs that make up all kinds of mystical accounting and make up names for charges and then hide all their underhanded crap and make you think you are just never going to be able to really get the low down on this without just trusting them... yeah! The mystery is how stupid they seem to think people are! BEWARE!

They take $500 application fee no refundable just to mess you up. We inquire a loan 8/2021 and found a house 10/2021. This company keep asking us for the same thing again and again. Ken Krandelll and his team was hard to reach. Four days before closing they then inform us we have to sell our current house. All along they never mention it. We lost the bid and struggled get money down back. Not only that they pull our credit back to back in October. Be warned! Flee if you can. I'm so stressed out that I don't even have energy to do the complaint but we will.

Before you are even requested to upload any documents. They ask the routine obligatory questions, generate an estimate, log you in, very rapidly usher you to sign through a bunch of disclosures, and want a $500 nonrefundable lock-in after. I stood my ground and had to repeat numerous times" I am not going to give you a credit card today. I am going to compare side by side with my other estimates first." My originator belittled this and asked repeatedly, "Why is that? I can match anything anyone offers you. What other offers do you have?" I tell him, he challenges one, I tell him it is actually the one I locked already, he promises again to match. "OK. I am still not paying a $500 fee at this moment." "Well I can get my something manager to waive it something something," I had to repeat my refusal to pay 4 times to get off the phone. This kind of rushing and pressuring while attempting to initiate a major financial contract is so unprofessional and a huge red flag. Perhaps they will indeed match terms, but now I cannot trust them enough to give them the chance.

EVERYTHING WAS GOING SMOOTHLY when I applied for a home loan through AmeriSave. The loan officer Joseph Zhou said that we qualify for X amount of loan and that FHA only looks at one year of income. So, we send our two years of tax returns and every document they asked us (e.g., three months of bank statement, profit and loss, transaction history, etc.). He stated that the "underwriters" have examined our case and approved your loan. So, he sent us the preapproval and told us to shop for a house.

After multiple attempts, we got lucky, found a house, and made a bid with a large amount of appraisal waiver and X amount of non-refundable earnest money. The seller accepted our offer (although he had other offers with conventional loans). We went under contract and started signing several documents. We paid the earnest money right away scheduled an inspection (out of pocket) and FHA appraisal. We informed our landlord and paid a fee to cancel the lease agreement, and the landlord started to look for other tenants. We told everyone the good news and started packing. Not to forget to mention that the FHA appraisal report required the deck to be repaired by the seller, and the seller magnanimously agreed to fix it immediately since he was also planning to move in less than two weeks.

Then came THE PHONE CALL from our loan officer two weeks before the closing date. He mentioned that the "underwriters" are saying that 2020 income is low and needs a co-signer. I was not sure how to respond. He specifically mentioned through a text message that we are only looking at 2021 income, which is why you are qualified for X amount of loan. Now, he is saying that FHA guidelines are to look for two years of income.

My wife was devastated. I was not sure who to blame but decided to blame myself for trusting the loan officer (Joseph Zhou) and the underwriters' lack of professionalism. We felt that AmeriSave had robbed our time, energy, and joy. Now, we have to beg people to co-sign for us or plead with the landlord to reconsider our lease. What would you do in this scenario?

Stay Away
March 2, 2022

Like others, I paid $500 to get the refinancing process started. They kept asking for more and more obscure documentation (like my divocre decree from 12 years ago!) Finally, they asked me for a paystub from 2020. Not only do I not save my paystubs for years, but I was self-employed at that time and didn't have any paystubs because I was paid in distributions. This appears to be a scam.

6 months and 12 lies
February 25, 2022

My experience starts in September 2021 with AmeriSave. I was promised all of my request would be met and now at the end of February I'm out 6 months and $800 and had my loan application cancelled. I have a 740 credit score and an income of $60,000 a year and was promised this loan would be closed in a month. The communication was horrible. I had to switch loan officers twice and neither of them would even return an email. A phone call was completely out of the question. It's as if they don't wanna talk to you once the application is filled out. I put the appraisal on my credit card with what was supposed to be a recorded conversation where I was told it would be reimbursed in full for. Now I'm out $800. I do not recommend anyone deal with this company. They are not only a waste of time but are a complete joke. This company shouldn't even exist after all the lies I've been told while trying to get a simple loan.

I inquired about the interest rates. I was contemplating refinancing. Two weeks after my inquiry, I received a copy of my credit report in the mail. The credit report reflected that I was the applicant for a loan! I was furious. The lady (C. D.) had no right to retrieve a copy of my credit report without informing me! I will NEVER contact AmeriSave!

I was dealing with Theresa Lacy and at first all seem ok. My card was charged immediately for the appraisal. When I looked at the paperwork she had decided I needed an additional 10k and thought I didn't catch that. So I asked her why would she add that to my loan when I did not ask for it. Never got a response. At that point I decided not to do business with them. I continued to receive emails to sign the paperwork even thought I had sent her a message I was not going with them. I have repeatedly asked to reverse the appraisal charges since no appraisal had been done and it hasn't been credited back to my account nor does she respond to my emails. So BEWARE with this company as they will try to sneak in things you have not asked for. I do not like people who lie and TRY to take advantage of others!

Worst experience ever!
February 17, 2022

By far the most difficult, stressful to deal with. They promised the moon and delivered dust. Kept raising rates, by delaying the loan. Absolutely the worst! I ended up cancelling my refi after 3 months of insanity.

Terrible and crooks
February 11, 2022

We started the process of refinancing our home... before the application was complete, they asked my husband to give them $524.00 for assessment of the home. This was yesterday... well, we did not complete the loan application- and decided to go with another company. My husband called today to let them know we were going else where and that we wanted our $524.00 back- only to be told it was nonrefundable because we were locked in... we never completed the application! NO ONE came to assess the house!.

Wish I had looked into reviews before wasting 2 months on this company and their process. We are self-employed and have had several mortgages with just a few extra steps for income verification. Our credit is good and was looking for refi on home. They offered more than what we wanted and said we were approved. Unfortunately they started our process with my maiden name. We requested it corrected immediately and they kept pushing it off. The info (tax returns, license, business info) was all in my married name. This caused EXTREME confusion for their 'underwriters'. I am not sure what training they have since they do not know what certain tax schedules small business owners use. Finally after fixing my name they now needed me to verify who I was. 20 yr old marriage certificate and same license they had…over a week later after emails and calls went unanswered we finally got a call back from loan originator. He basically gave my husband one reason and me (thru email) another. Not once did they want paystubs or business formation to prove we were owners but weren't 'comfortable' with income verification and proving we owned business. Basically they just wasted our time and never had any intention on closing on a loan with us. By the way, they had us sign closing documents too. Not sure why they would those if they weren't comfortable being in business with us. Shameful and not professional.

Lost Cause Mortgage
January 28, 2022

We have people out of state doing mortgages. All they are wanting is for you to sign a documents to collect their $500.00 fee, which is none refundable. They give you a list of documents to be provided but they never get done with the requested paper work. There are E-mails from these folks stated for the same paperwork you already provided. No communications with the gentleman that accepted your application. He has gone on to accept more applicants. This is a scam!
Deal with your local Banks instead of getting scammed by these People!

Check Keller mortgage, giving you 1000credit plus they work fast, just be careful what you sign with them. Pay attention to every cost, fees.
AmeriSave has sent me offer with locked rate, and they called my agent, seller, title, they even send an appraisal without me acepting their offer. I am so stressed and so mad at this business that i cant believe they exists in USA. They should be closed down for being super sneaky, and working behind your back. Never work with them PLEASE> i went thru hell just because i applied to get a rate. But applied to many lenders and no one proceeds, no one. ONly AMErSave is hungry shark

$500 Rip off
January 20, 2022

Loan officer sold me good. Promised a 30 year for %2.875. Looked at the closing and was around 10k. I backed out and went with Loandepot.com got a 30 year for %2.9 with closing 4.8k. Ask for a refund of the application fee and no response. STAY AWAY FROM AMERISAVE.COM MORTGAGE. They are only concerned for the $500 application fee. Nobody else has a charge that high. Loandepot only charged $21 to lock rate.

I decided to give this company a try at refinancing my home. I did a little research on them but apparently not enough. To make it short, the loan originator told me to continue I would need $500 deposit fee. Why should I pay $500 upfront when a hundred things could go wrong I refused to pay it and now have a hard pull on my record. Paying the bills is already hard enough as it is, stay away from lenders like these.

Don't Use AmeriSave
December 8, 2021

I started a loan application with AmeriSave, but stopped immediately after they jacked up the points on my loan because the house didn't appraise as high as they estimated. They estimate extremely high using non-similar house values to draw you in. I had a percentage charged for the points, and I thought that would remain the same despite the appraisal. Once the appraisal came in lower, their other associated costs went down, thus AmeriSave's profit went down. So, they increased the points percentage, increasing my costs by $900. Plus, when the loan documents were modified due to the lower appraisal, I called to talk to my loan officer, and she was clueless as to the revised figures. This business is set up to shuffle you through like a cattle chute. They guarantee you a personal touch, but once they think they've got you cornered, you're just a number. I switched to Freedom Mortgage and the process has been much smoother.
