We recently moved out of one of the units. To any who want to rent here... tread carefully! If you are still swayed by the initial showings (as we were) then here is my advice:
1. Factor a loss of at least half of your deposit into the rental rate!
2. Religiously document the condition upon move-in and move-out.
3. Anticipate that the PM company will be unreachable, ensure that you have a back-up key stored elsewhere for safekeeping for emergencies
4. Be prepared that they will charge you ridiculous move-out fee's, despite whatever condition the unit is in. This was done to all of the tenants we spoke to who moved out when we were in the building. The only way to prevent this appeared to be threats of small claims (or outright lawsuits). Factor a loss of at least half of your deposit into the rental rate!
We had several problems with ants and rats, so be prepared to hassle the PM for assistance. There were also regular problems with the homeless making a mess of the trash can (but it's downtown, that's part of the deal).
To any landlords or potential future renters: Stear clear! This company will bring nothing but high turnover and turn away repeat customers from your business!
