Mainstreet renewal is not a good company to rent through. Starting with the water bill, they stated it stays in their name, which is fine but we never received a copy of the bill for the first 2 months. When contacting the property manager, she was useless, 6 months in and I finally received a water bills via email, I requested them in the mail paper copies. The charges on the bills didn't match the charges on the resident portal. I've had to challenge them a few times for unwarranted and unexplained charges in the portal. I currently have a BBB complaint in requesting a refund of the overpayment. October we moved in, it's now April and I still have to request a copy of the water bill. I've even complained to corporate but their just as helpful... not.
MSR changed their headquarters address 6 month later into our lease, our lease agreement had the previous address on it... they never made us aware of those changes, and when I contacted them asking what I needed to do, they send you a generic email of what needs to be on the policy. A month goes by because they can't seem to get back to me on time or explain what exactly needs to be fixed. Instead they enrolled me into their own renters insurance policy and started charging me on the portal. I had my insurance agent at this point to find out what they needed, so the address was one fix but the other was that they wanted me co-lease holders name to be in a different spot in the policy... even though it made absolutely no difference in the legality of the document according to my agent. We can't wait to be done with our lease, we're already documenting and preparing for them to try and keep the deposit as we've read through other reviews. Document and take evidence. Don't rent through this company, you'll save yourself a lot of time and work. Renee was the office manager I've been dealing with in Florida, Incompetent.
They have very poor communication skills, also very unprofessional. Wouldn't recommend anyone to them.

After 10 months of submitting Maintenace request for HVAC repair (heat and AC) and a recent gas leak. Today, after informing Mainstreet Atlanta of the BBB investigation and attorney I've hired, they deleted all Maintenace request from the company portal. Thankfully, I had a feeling they might and had already taken pictures and emailed to those who will be assisting me in winning this case. All I asked for was my grandchildren (2 and 15) to live in a home with heat, air, hot water and gas for cooking. Mainstreet has failed on purpose to resolve these issues. To date, there has been no relocation or certified technician to fix the CODE VIOLATIONS Atlanta Gas and Light has requested prior to turning the gas back on. This is day 7 of living in inhabitable conditions and 11 months of HELL due to Mainstreet negligence. Instead of fixing the issue so that we can enjoy the bare necessatires we pay for and were promised in lease. They delete request that have already been seen by the best attorney in Atlanta and BBB. You guys are crooks

Renters please use caution renting from this company! I signed my lease and was scheduled to move into my home on 04/19/2022. I received the keys and entered the property, upon entering the property I found that there was no hot water, furnace was inoperable so I had no heat or air. There were animals (squirrels or rats) running around in the roof and the kitchen and bathroom sinks were not draining so I had standing water. Needless to say I DID NOT MOVE ANYTHING IN. Immediately filled out a maintenance request (not sure why this wasn't fixed PRIOR to me moving in) and of course it takes up to 48 hours for someone to respond and then another 2 to 3 days for someone to come "fix" it. Fast forward to Wednesday 04/27/2022 (a week later), the 1st maintenance request being serviced a FULL week later only for the bathroom sink to still be stopped up. The next day 04/28/2022 someone finally came to "fix" the furnace and still don't have air conditioning because they said they need a specialist to fix it. The heat did work and I used it as temperatures dropped to low 40's, however there was a gas smell in the air. I called the gas company and they came out and immediately shut off the gas, stating that there were multiple gas leaks in the line and someone would need to fix them prior to them cutting back on the gas. So now back to no hot water, no heat and air. Main Street Renewal said they would put in an urgent request for someone to come out as soon as possible. It is 04/30/2022 at 1:31pm still nothing! It's only been a week and a half of renting from Main Street renewal I am furious! Had I known that they were this incompetent, I would have NEVER rented this home. These issues should not be my responsibility as they should have already been maintained prior to me moving in. I want my money back and a new home! I am calling codes and inspections Monday morning.

This is by far the worst property management company I have ever rented from... I rented the house in January; 3 weeks before I arrived from the other side of the country. When I arrived, the house did not have heat or hot water and there were multiple other issues. Appliances did not work, there were electrical issues, water leaking issues from the second floor, roof issues and I was starting a new job in 3 days. Trust me when I say they did not care and expected me to be available at a moments notice for repair people to come and "look" at what was wrong and then set another appointment, after they got approval, to fix the issue. I have been in the house almost 5 months and the repairs are still not completed. I was told that exposed electrical wiring (which their person left that way) was not critical and the maintenance request was closed. I have sent emails with pictures, opened numerous maintenance requests and have been on hold for hours to try and get things done. Today was the frosting on this horrible cake. They have been billing me for renters insurance since I moved in; I have sent my policy to multiple people via email and my agent has sent it 5 times to their office. After being on hold for 24 minutes I left my number for their level 2 rep to call me back. I received a call and was told that they had received my renters insurance policy multiple times but it did not meet their standardyou see the address that my agent put on the policy for MSR was not the Texas office, it was the local office, so I have to pay for their renters insurance policy; remember they verified that they have received my policy multiple times and they have never contacted me to tell me that even though they have proof of the policy and that I'm covered the address needed to be changed. And, I live in a very high-end house for the area, I would absolutely hate to see the houses that are mid-range rent.
So, do yourself a favor and do not walk away from a house that is managed by this company, but RUN!
Moved in Sept 2021. House had been remodeled and looked good at first site. First load of clothes we washed flooded the laundry room and adjoining bedroom. Ruining all shoes and other items on the floor. We thought it was our washer. Paid the service fee only to find out the drain hose in the wall wasn't connected. When the washer drained the water went right onto the floor. Took 2 weeks for MSR to fix.
First load in dryer, noticed it was unusually hot in laundry room. After investigating the vent pipe that goes to the roof wasn't connected. MSRs garbage technician fix for this wasn't to reconnect the vent pipe. They installed a reservoir on the laundry room wall with water in it that the dryer hose blows into to catch lint. Yeah, that works great! Not! The laundry room walls are constantly plastered with lint that we have to clean and it gets so hot in there you can't walk in or breath in there if the dryer is running.
We noticed the grass beside the house getting very green and water bill was up. I dug in the area myself to find the main water line cracked and leaking. The line looked new but whatever idiot they contracted to replace it only put the line about 6 inches underground. When I pulled my truck into the back yard to spread mulch it must have cracked it. Took MSR a week to repair. The Tech that repaired said the line run is out of plumbing code. It should've been run deeper. For added fun MSR tried to bill us for the repair. I haven't called the county building inspector but after that stunt, I will be.
Yesterday the AC stops working. Call MSR. Given the history I call back an hour later for an update only to find out the vendor they sent the work order to doesn't even service FL. What an absolute joke! I called a reliable family owned AC company I know to fix. The blower in the handler is bad. $650 repair that I'll pay so we're not sweating to death waiting on the morons at MSR to fix. I'll be deducting that from my rent.
Run far and fast before ever considering a property from MSR.
FYI. This is the first review I have ever written! I'm so disgusted with MSR I had to speak out.

I'm a disabled veteran, I've had better Customer appreciation fighting in the war. I signed a 2 year lease with this company and I really wish it was a 2 month lease. My least stated the after the first year my rent would increase by less than $100. I signed and set my account on autopay. Apparently when I paid my deposit I was $. 78 short. Yes, 78 cent short and they continued to email me late payment notices. I eventually paid the $. 78 with a $3.60 processing fee. Once the 1st year expired my rent increased per the contract. Instead of drafting the new amount out of my bank, they continued to draft the 1st year total. Sadly, they didn't send me any notification about being $80 past due until 8 months later once the balance reach over $600 past due. They sent me an email on 12/7/2020 stating that I'm 7 days past due. When I called and spoke with the collections department, they stated that I should have been more proactive with my account and handling my customer portal better and that the email I JUST received is a courtesy email. So you mean to tell me that you were sending me emails for $. 78 monthly but you couldn't send me an email about $80 until 8 months later? Now I have all these late fees and I too have been impacted by the Pandemic and work. I pride myself on my bills being paid on time even if that means I can't eat today. This company has now allowed this to negatively impact my name and my values. The girl on the phone Jamila showed 0 concern on this problem happening. I will finish out this lease and be on my way to something much better. I will post this review on all social media platforms to include my Veterans to Veterans page which is more than 600k people. When I represented a seller, this company made an offer and the seller accepted their offer. So this company was a buyer. The internal person who was the main contact person wasn't up to the job for communication. Many times, emails were answered so late, no answered phone, no replied to texts. This buyer(Main Street Renewal) requested counting business days for inspection and earnest money deposit for As-is contract which counts calendar days. Seller accepted their conditions and even went with their chosen title company because the seller normally picks the title company. The buyer notified me about the home inspection date. After 10 business days of contingency, seller thought the inspection was done. All of a sudden, the buyer sent me an extension addendum for home inspection day. I called the home inspector who was supposed to inspect. He told me that it was canceled by the Main Street Renewal. It is a courtesy if the buyer cancels the home inspection when it was scheduled, they are supposed to let the seller know about it. This company never notified the seller. So I emailed them about the whole thing and why they didn't notify the seller as a courtesy. I guess they didn't like what I said to them. So I coulnd't hold of the main contact person. She hasn't responded for a long time. I literally called their main office in another State. The lady who answers the phone, said that she sees the contract was cancelled in their system. So That is how I found out the deal was cancelled. I emailed them about the whole thing what I found out, I was really upset with these unprofessional real estate brokerage firm and their representatives. The only thing they replied was the release and cancelation without any apology. Seller wasted a time dealing with this buyer. I will never recommend this type of buyer to anyone

Where to start...
Do not under any circumstances rent through this company. They will take advantage, and ignore you as objects rather than individuals renting a home from them.
Did not clean the apartment prior to move in after this was provided IN the contract. We found mold in the fridge, previous tenants kitchen spices, ants, and missing lightbulbs.
Contract says cleaning crew and yard maintenance prior to move in. The grass was 2 feet and there are still a bunch of sticks in the back piled up that we were told would be taken care of prior to move in. Submitted maintenance for fridge, and back yard with no response. Paid 50 for someone to mow the first time since a push wouldn't cut it.
Bulb went out on 16 foot high ceiling. You guessed it, after submitting a request and a maintenance guy randomly roaming the house caught on camera, marked request as unable to complete. After his third visit for this request, when we weren't home, after specifying we would prefer to be home, since this is an option on their portal(Why if ignored?). We were told in writing on one of our kitchen lists in pen that we have to provide the bulbs for the 16 foot high florescent lights...
Dryer vent was completely clogged on move in. Put in a maintenance request to clean. I was called by a cleaning company that mainstreet renewal gave my number to. Cleaning company said there would be a $100 minimum charge to us, the tenants, just to get the dryer vent unclogged when we, the tenants, moving in had not yet even used the appliance.
$1595 a month with no utilities paid for by this company. DNR: go elsewhere and let this company fail. Please, so others won't regret their future decision of going with this horrendous company, and being taken advantage of.

Update from my last post just a few days ago. Mainstreet renewable is a scam.
They are investment company who just buy up properties but, refuse to fix anything with their properties.
I have talked too several different people from Mainstreet in the last 3 day with no action.
Once I write this post someone else is going to reach out to me from their complaint department and literally take my complaint down make empty promises and no actual work happens.
My family and I have been living with bees since July 2022 and a no light at all down in our basement that we use as a room.We have recently had a baby and now it is a health risk for having our baby in the same room as bees are flying around in the room. I have talked to so many people from Mainstreet Renewable Charloote begging to have this work completed just to be told empty promises and no action behind. I will NEVER rent through them ever again, I previously rented through in Kentucky and their response time to maintenace issue was night and day. This company is the biggest joke I have ever seen in a such a huge company. If you are lucky you might be able to get in touch with their INVISBLE Area Manager but, do not hold your breath you will talk to 15 different people and they will never rely the message to the Area Manager.

This is just the process before actually purchasing/renting anything from this company!
So my boyfriend and I are looking to rent a home for a couple of years and have had absolute heck with this company. We applied Monday and my guarantors' application was canceled mid-way through the application. So we called and were on hold for 1 hour and 30 minutes! We finally got through to someone and "fixed" the problem. Today-Wednesday- my boyfriend gets a call at work saying the application is missing information. I swear he and I triple-checked everything before we resubmitted the application. But it was saying that on my guarantors' application the ss was not put into the system. We tried to fix that but it said that his application was canceled and we could not gain access to it. Next, it was saying that my boyfriend did not submit his paystubs even though that was the first thing he uploaded. Now when we were doing all of this it was saying the home was still available at noon on Wednesday, now at 5, it is saying that it is unavailable and the people we were first put in contact with when we just called said they were not able to look into the home availabilities if we already put in an application and had to get in contact the application department and it is now closed. We are also waiting for an email back from the leasing company with a PROMO (again sent around noon today) so we will not have to pay another $50 deposit for my guarantor that we have already paid for. From our understanding, we would have to spend another $150 to apply for another house if the one we applied to is now unavailable.
Absolutely horrible and way too much stress to deal with!

Starting with the rental process, both corporate and the local leasing office (Breana). The Maint/repair corp process / technicians were all knowledgeable and professional. Fast turnaround time from initial request. Our family thanks you! Starting to look for a closer home in CC that is closer to a family members work, but will check with your inventory first! My entire process, from application to move in day went smoothly! I especially want to thank Breana Matviak - Ft Myers Leasing Agent for always being available-so pleasant and helpful during this entire process. Also, Ian Dowdy - FM Leasing agent, helped as well, especially on closing day saved the day! I had the moving truck at the house and an Internet Installer on the way, but the home access code didn't work because of my error. I didn't pay the correct final payment (Renters - don't forget to also pay prorated days and/or rental insurance payments!) Ian & the Residence team followed through, and I received the Welcome email and code quickly. * I will add another review with the repair process when needed as well. TY MSR!

April 20th 2021 my family and I moved into a property located in St. Petersburg FL.
The very same day we moved we notices thing right away that weren't right. The property had not been cleaned at all. The door locks were improperly installed. The plumbing in laundry room backed up and flooded the place and when cleaning up the water we quickly realized the water was disappearing quicker then we could mop it up. The water was running outside through the wall into the drive. The stove was unusable, when turned on it smelled of a strong sent of urine. 5am in the morning on 4/21 We heard what we thought were mice in the attic. Turns out the home is infested with wood rats. We contacted main street Renewal everyday for the last 2 weeks to get some help and they have ignored us. We finally decided to get an exterminator whom told us we needed MSR permission to work on the property they called MSR and they told them no they couldn't come out and take care of the problems. My husband has argued with these people every day and they still refuse to send someone to take care of these huge $#*! RATS. WE ARE MOVING OUT TOMORROW AFTER BEING HERE FOR 2 WEEKS. WE FILED QITH THE COURTS IN OUR COUNTY TO GET OUT OF THE LEASE.

Answer: Don't bother... waste of money for an overpriced house. Their customer service is terrible. They give you the run around and the techs they send out are not certified. Look like people the just find off the street and hire for a repair to do. My husband and I are currently looking for an attorney to get out of this lease. We've only been renting from them for 4 months and have had SOOO many problems with this house. Look else where.
